Location Description

Situated 150 m from the Via Chiantigiana (S222), the main road that runs through the Chianti region, the villa is perched on a hill and surrounded by trees. Some road noise can occasionally be heard. The villa rental in Tuscany is located in the hilly southern part of Panzano, considered to be the premium region of Chianti Classico wine. The surrounding countryside is rugged and hilly, dotted with vineyards, olive groves, and woods. Panzano, with grocery stores, cafes, restaurants, a butcher, green grocer, Sunday market, pharmacy, post office, bus stop, and ATM, is only 3 km away. It is also home to the world renowned butcher, Dario Cecchini. The picturesque villages of Volpaia, Greve, and Radda are nearby, as well as the Ugolino golf course and the designer outlets in Leccio Reggello.

The “casa colonica” farmhouse is built in a traditional rustic Tuscan style with white-washed stone walls, wood beamed ceilings, and terracotta tiled floors. The original farm dates back to 1085, and since 1988 it has been remodeled twice. The villa is designed to feel like a gracious vineyard residence. The unfenced estate has been frequently featured on posters, postcards and paintings. There are three structures on the property: the main villa, an office/tasting room, and a wine making facility. The latter two belong to a small boutique winery. The winemaker/caretaker (and his two small Sheltie dogs) lives in an apartment attached to the north side of the villa. The apartment has its own private entrance and patio. There are multiple private terraces, each with its own unique and magnificent view of the Chianti hills. Off the kitchen is a large terrace, outfitted with two large lava stone tables and seating for at least 10, a built-in gas barbeque, an outdoor heater, and a large umbrella. On the opposite side of the house, off of the living room, is another large terrace, which is partially covered and has a table with seating for 10. In the pool area there are 10 lounge chairs, an outdoor shower, and a pergola with an additional table and seating for 6. The salt water swimming pool is open from the beginning of May through end of September. It is 15 m long and tiled in marble. The entire pool area is private. There is a private parking area with spaces for 4-5 cars.
Interior Description
(420m2/4,520ft2)

Ground Floor: The ground floor has three rooms. One enters the large reception parlor through the front courtyard. To the right is an exercise room outfitted with state of the art fitness equipment: a Life Cycle stationary bicycle, a True treadmill, a Concept II rowing machine, and Vectra hand weights. Directly off of the parlor you will find the kitchen/dining room, designed for gourmet cooking. It includes a kitchen table accommodating 10, a granite island with 3 stools, 2 sinks for food preparation, Bulthaup cabinets, a Gaggenau oven and microwave, a Rossieres gas stove with 2 additional ovens, and a raised fireplace suitable for grilling and various cooking appliances. Beyond the kitchen and through a doorway is a “work” kitchen equipped with a Sub-Zero refrigerator/freezer, dishwasher, and large sink; to the left of this kitchen is a laundry nook with washer and dryer and a set of back stairs.

First Level (up 5 steps): Off of the parlor are 5 steps leading to a small landing. Off of this landing is a bedroom with a large queen-size bed (170 cm), which can also be made into two twin-beds upon request. There is a fireplace, desk, ceiling fan, and ensuite bathroom with shower, sink and WC. This room has its own small private patio.

Second Level (up 6 steps): Off of the aforementioned landing are 6 steps leading to a large living room. This room is furnished with 4 couches, a satellite TV and DVD player, a computer with internet access (satellite), a bookcase filled with books, a fireplace, and a ceiling fan. This room has views onto the backyard.

Third Level (up 4 steps): Off of the living room are two sets of 4 steps: the first set leads to a hallway, from which the 2nd bedroom and a private balcony (belonging to the 5th bedroom) can be accessed. The 2nd bedroom has a large queen-size bed (170 cm), which can be made into twin-beds upon request. As this bedroom has only one window, it has been outfitted with a ceiling fan and air conditioner. This room looks onto the vineyards and main patio area. The second set of 4 steps leads to small landing from which the 3rd bedroom and a large bathroom can be reached. The 3rd bedroom, the only small bedroom, has two twin-beds, a ceiling fan and offers multiple views. The bathroom, shared between the 2nd and 3rd bedrooms, has a sink, WC, and both a bathtub and shower.

Fourth Level: Off of the hallway on the 3rd level is another set of 5 steps which lead to the 4th bedroom. This is a spacious bedroom with a large queen-size bed (170 cm) which can be made into two twins upon request. This room also has a fireplace, couch, desk, ceiling fan, dressing room and ensuite bathroom with shower, sink and WC. The 5th bedroom can be entered either through the previous bedroom or by means of its balcony. This bedroom has a small queen-size bed (155 cm) with a large ensuite bathroom with shower, sink and WC.

The house has floor-heating, seldom needed from May through September. Although the thick stone walls ensure that the villa remains comfortably cool in the summer, each bedroom is outfitted with a ceiling fan ideal for use in the hottest months.

Enjoyed Most:
The house was beautiful, and really well appointed. Gorgeous glasses, dishes, furnishings, etc.
Enjoyed Least:
Too far from the town to walk. The caretakers are also the owner/vintners, which wasn't an inconvenience, as they were never intrusive, but they are right there.
Surrounding Area:
Very central and scenic.

Stay with what the owners recommend. They have done their homework and are very knowledgeable.
