Location Description

Badia Agnano is a charming little village in the heart of Tuscany with shops, bakeries, and markets as well as old churches that date back to the 17th century. Arezzo is a much larger town located about 23 kilometers from the property and is considered one of the most important Etruscan cities. Arezzo is home to the renowned medieval square, The Piazza Grande, which features thirteenth-sixteenth century Romanesque architecture like the Episcopal Palace, and the Palace of the Lay Fraternity. Also in the area are several gothic churches, including the Cathedral of San Donato, as well as medieval and contemporary museums. It was also a filming location for the film Life is Beautiful. If you decide to vacation during the summer, annual festivals are a great way to learn more about the history and culture of Italy. The Joust of the Saracens is celebrated every June and September and the popular music festival is celebrated each July. Day trips to other famous cities, like Siena and Florence, are easily feasible via train from Arezzo or there are any number of destinations that can be accessed easily by car.

This villa is surrounded by a large garden and vineyard with flourishing olive trees and views of the Italian countryside. Renovated in 2005, it is secluded and promises privacy at all times for there are no other houses nearby. Just outside the kitchen is a patio with a marble table, four chairs, and a bench big enough to seat two. There is also a barbeque area and nearby is a large grass garden. A second patio with a large table outside the living room faces the large, private swimming pool (6m x 12m) open from early May to the end of September. Reachable by stairs, the enclosed pool is surrounded by a lawn area with gazebo and a paved patio with lounge chairs. There are two full bathrooms outside with showers - just right for bathing after your swim!

Interior Description
(250 m2/2,690 ft2)

Ground Floor: In the living room you will find a lovely floral couch, which is also a sofa bed suitable for one, situated in front of the stone and brick fireplace as well as a satellite television. Behind the couch is a large dining room table made out of wood in which one side offers a connected bench-like seating, whereas the other side has four chairs. There are many windows, each with views of the surrounding countryside. From the living room is direct access to the adjacent patio through glass doors. Also on this floor is a well-equipped kitchen with an oven, dishwasher, and toaster. There is also a bathroom with a shower.

First Floor: The first floor is comprised of four bedrooms and an open anteroom with a sofa bed suitable for one person. Three of the bedrooms have king-sized (180 cm) beds while the fourth bedroom has two single beds (90cm).(twins can be joined by request). Each bedroom has an ensuite bathroom with a sink, toilet, and shower. Please Note: One of the bathrooms has a step up from the bedroom.

We had a wonderful time at the villa. It is very centrally located so we did day trips to some of the hill towns in Tuscany during our stay. The villa is large and comfortable, the outdoor spaces are amazing. Roberto was very helpful in suggesting places to see and restaurants. We had a wonderful meal on our first evening that was prepared by Roberto's wife.
Enjoyed Most:
The views, the tranquility, the ability to be together with our friends.
Enjoyed Least:
The beds were on the firm side.
Surrounding Area:
We enjoyed walking to Badia Agnano. It's very steep coming back, but doable (we were a group of fit 60 year olds). We had dinner at a very good restaurant in Badia Agnano (Roberto can give you the name) and there was a nearby winery that was amazing. I can't recall the name, but it was within 15 minutes of the villa. It was family run and for 15 Euros we not only got wine tastings, but they fed us an amazing lunch! It was a highlight of our trip.
Nearby Events or Locales:
The nearest town is Badia Agnano, which is about 2K from the villa. Steep hill on the way back, but doable if you are in decent shape. There's a good restaurant there, but I wouldn't recommend walking home after dark as the road is very narrow and windy. There was also a little shop/bar where we stopped for ice cream bars a couple of times.
Tips or Restaurants:
Best restaurants were the one in Badia Agnano and one in Civilitta (about a 20 minute drive to this small hilltop town). I don't remember the names of either, but Roberto could tell you. The house is very well equipped, but WiFi is a little spotty and slow.
We had no trouble finding the property with GPS.
Check In Out:
Roberto and his wife are lovely people. They will help you with pretty much anything you need. They left us some pastries in the refrigerator on the first day, which were delicious and gave us a beautiful keepsake when we left. They are a class act.

It was excellent. The property was exactly as advertised and our hosts were exceptional!

Great location, nicely sized for our group of eight adults and very comfortable.

Internet reception to the property was variable - sometimes it was good and occasionally it was very poor.
Surrounding Area:
Very pretty and peaceful location.
Nearby Events or Locales:
Badia Agnano, not within walking distance.
Tips or Restaurants:
Plug adapters - there aren't many outlets in the rooms if you have multiple devices to charge. We had a chef in to teach us a cooking class one night, and our hosts catered a traditional Tuscan meal for us on our last night there - both were fantastic!
Driving directions were just fine. We had a GPS as well but it was very clear.
Check In Out:
Our hosts were there to greet us with a warm reception and and made us feel very welcome. Same thing leaving - terrific hosts!!
