About The Experience
Surrounded by a large garden which is then surrounded by olive groves and vineyards, this traditional Tuscan home dates back to the 1800’s and features antique floor tiles and furnishings. This holiday farmhouse is within walking distance of a few shops selling local products as well as fresh bread and is a twenty-minute drive from Arezzo. A large family or group of friends will have lots of fun here swimming in the private pool, having a barbecue, or enjoying the panoramic views. Of course, visits to Arezzo and Cortona are must-see’s!
Location Description

Located in the Casentino region of Tuscany, this property is located 800 meters from a couple of food shops and a bakery. Just two kilometers away is the town of Santa Mama where you’ll find a market, pizzerias, post office, bank, and gas station. The towns of Poppi, Bibbiena, Pratovecchio, and Stia are interesting villages to visit in the area. Arezzo is a much larger town located about 24 kilometers from the property and is considered one of the most important Etruscan cities. Arezzo is home to the renowned medieval square, The Piazza Grande, which features thirteenth-sixteenth century Romanesque architecture with the Episcopal Palace, and the Palace of the Lay Fraternity. Also in the area are several gothic churches, including the Cathedral of San Donato, as well as medieval and contemporary museums. It was also a filming location for the movie, Life is Beautiful. If you decide to vacation during the summer, annual festivals are a great way to learn more about the history and culture of Italy. The Joust of the Saracens is celebrated every June and September and the popular music festival is celebrated each July. A day trip to Cortona by car, and Florence by train (from Arezzo) are very worthwhile excursions.

Exterior Description
(37 acres) This farmhouse originally dates back to the 1800’s but was completely restored in 2006. The grounds are full of cultivated olives and vineyards. The farmhouse is situated within a fenced garden of five acres that can only be opened by a gate. There is an annex, which is accessible from the farmhouse’s kitchen that has a laundry room with a washing machine, as well as a terrace with a barbecue, and a bathroom with a sink, toilet, and shower. There are also tables with chairs. A private swimming pool (6m x 12m) is also in the garden and surrounded by sun loungers, chairs, tables, and umbrellas. Parking is available within the property grounds.
Interior Description

(400 m2)
Ground Floor: There is a living room with couches, chairs, a fireplace, and satellite TV. A doorway from the living room leads to the kitchen, which is equipped with a cook-top, oven, microwave, kettle, and dishwasher as well as a large dining table with chairs. There is one bedroom on this floor with a 190 cm king-sized bed and a door that leads to the garden. There is also a bathroom with a sink, toilet, and shower.

First Floor: An iron staircase from the living room leads up to a mezzanine with another living area with a couch and chairs. This living room leads to four bedrooms. The first bedroom has a 190 cm king-sized bed and an ensuite bathroom with a sink, toilet, and shower. The second bedroom has a 190 cm king-sized bed, fireplace, and an ensuite bathroom with a sink, toilet, and shower. The third bedroom has a 190 cm king-sized bed and an ensuite bathroom with a sink, toilet, and tub with a handheld shower. The fourth bedroom has a 190 cm king-sized bed and an ensuite bathroom with a sink, toilet, and shower.

Second Floor: A staircase of 15 steps from the first floor (opposite side of the farmhouse from the mezzanine living room) leads back down to a large room that is most commonly used as a children’s playroom. It has a bedroom with two 90 cm single beds bed and a bathroom with a sink, toilet, and shower. This room is also accessible from a door from the villa’s main living room that leads outside and around the corner.

Overall:
Loved everything. More than I had ever expected.
Enjoyed Most:
The seclusion was perfection. We were in our private valley. The location of the pool was perfect. The outdoor dining table by the BBQ was perfect. And they had internet. Totally unexpected.
Enjoyed Least:
The seating in the living room was a rundown couch. But I spent only a small portion of time there.
Surrounding Area:
Perfect, fire flies and all. Couldn't have created a better setting.
Nearby Events or Locales:
Nothing in walking distance -- for us, but driving time to many near by towns was easy.
Tips or Restaurants:
Don't bother bringing anything for the pool. They had towels, toys, etc. We wish that there was more information about the surrounding restaurants.
Directions:
We did use GPS and arrived at the door. Perfect.
Check In Out:
Very accommodating person. Perfect. What a fantastic experience.

Overall:
The property and owners were wonderful! Everything about our stay went very smoothly!
Enjoyed Most:
The location, view and furnishings were all great! The antiques and iron work were amazing! There is also an outdoor seating area, kitchen, pizza oven and stone grill. What a nice treat! We also lucked out, the weather was very mild for October!
Surrounding Area:
The countryside was beautiful, mountainous, lots of trees rolling hills etc.
Nearby Events or Locales:
We could not walk to a town, you need a car.
Tips or Restaurants:
One thing I suggest the renters bring are washcloths, as they are not supplied. The owners have a book with a lots of restaurants and things to do. We did daily 'day trips'. One day it was to Florence, another Arezzo, Perugia, and Talli.
Directions:
We met the owners at a shop and she directed us to the property. We had a GPS, but not knowing the roads and driving the first time in Italy made it a little tricky...there are lots of 'roundabouts'. I suggest patience. Once you get the hang of the roads it becomes very easy to navigate the roads.
Check In Out:
Everything was very easy and pleasant. The owners were a delight!

Overall:
We had a wonderful stay at Villa Casa Felice. Everything we needed was there and the view was spectacular--as well as the villa itself. The furnishings added character to this villa and the showers and bathrooms were wonderful.
Enjoyed Most:
The large kitchen where all nine of us in the villa could cook and enjoy our meals and all be together at the same table.
Surrounding Area:
So beautiful and quiet and a wonderful place to relax with local restaurants which were wonderful to enjoy.
Tips or Restaurants:
Hair dryers and plugs that work for the villa and your own curling irons etc. They will provide but just easier if you have one in hand.
Directions:
We were taken to the villa by the owner. We did use a GPS after that.
Check In Out:
All went very smoothly.
