Location Description
The property is 1.5 kilometers away from Cortona, an ancient Etruscan hilltop town that is full of art, history, and culture. Visit ancient Etruscan tombs dating back to the second century BC. Tour frescoed churches from the 13th century, explore the original city walls, and then take in an art exhibit in the 16th century fortress. You won’t have any trouble finding restaurants featuring delicious Tuscan dishes and there are plenty of shops selling antiques, crafts, wines, and olive oils, as well as a bank, post office, and pharmacy.

Nearby Attractions: Arezzo is perfect for a day trip. Once one of the most important Etruscan cities, today Arezzo is beautiful for an array of architecture spanning centuries, from Etruscan ruins to the Roman amphitheater and the Medici Fortress. The first weekend of each month brings a popular antique fair, while annually there is a festival called "Joust of the Saracens," where all of the citizens dress in medieval attire and knights representing each part of the city charge at a target representing a Saracen king. Other excellent day trip destinations from the property are to Lake Trasimeno, where you can participate in water sports, Arezzo, Perugia, and Siena.

Exterior Description
This 18th century villa is gated and sits on a hillside overlooking the valleys below and olive groves. The pool, set amidst the garden, is 8x/14m (open the beginning of May through mid October, depending on the weather). There is also a covered patio with a table for alfresco dining.
Interior Description

(110 m2/1,184 ft2)
Ground Floor: There is a living room with a sofa, armchair and fireplace, a dining room, and beyond that, the fully equipped kitchen with American coffee maker, stove, oven, and microwave. There is also an annex with a stone oven and indoor barbecue for cooking bread and pizzas. There is a double bedroom with a 160 cm queen-sized bed and a bathroom. There is also a laundry room with washing machine and a wine cellar; the owner provides guests with a complimentary bottle.

First Floor: (15 Steps) There are two more bedrooms on this floor; a double with a 160 cm queen and a twin with two narrow 80 cm beds (most appropriate for young people). There is also a second bathroom on this floor.

Overall:
Wonderful stay in a beautiful area with plenty of great areas to explore.
Enjoyed Most:
The serenity and the view.
Enjoyed Least:
Kitchen very small if there are more then 2 people.
Surrounding Area:
Cortona is lovely, and there are so many neat and interesting towns and vineyards to visit and explore with a small car.
Nearby Events or Locales:
Cortona. Longish walk mostly up hill not for anyone with some disability.
Tips or Restaurants:
Easy to get nice things at market to make at Villa. Very nice places to eat in Cortona. Had no ice trays so we got baking cups and made ice daily.
Directions:
If you drive, get a small car like our Fiat Panda. It is a manual shift. Get a good GPS if you are exploring. Narrow roads with some gravel and dirt to get up to villa.
Check In Out:
All good. The manager was amazing. Even gave us wine he and his father makes. It was very good!

Overall:
Lovely place on the mountainside. The view was amazing and the villa was very comfortable. It was a perfect location for all our side trips to hill towns. We traveled to Florence twice on the train. The Conad grocery was well stocked and even carried many GF foods.
Enjoyed Most:
It was secluded. It was rebuilt from the stones left there from years ago. The inside had modern bathrooms and kitchen. The king beds were comfortable. Beautiful views of the valley. We were surrounded by olive trees.The large rosemary plant in front of the villa was a bonus.
Enjoyed Least:
The living room was tiny even for the four of us. Need more seating. The upstairs bath only had a hand shower in the tub.
Surrounding Area:
The roosters in the morning, the view of the Under the Tuscan Sun movie house and the beautiful palace above us. (which is now an art school. ) We were within an hour of several hill towns. The train was close by in Camucia. People are friendly and the food and wines are fabulous
Nearby Events or Locales:
We were in Cortona. It was a 30 minute walk uphill. We walked into town twice. Many restaurants, churches and shops.
Tips or Restaurants:
The restaurants in Cortona were all good. You need reservations on the weekend. We usually had lunch in another hill town and either had dinner in Cortona or prepared dinner in the villa. The first couple of days when it was warmer we ate outside. There is a washing machine so you don't need to bring as many clothes. Wear comfortable walking shoes for the hills and steps everywhere.
Directions:
Someone met us in Camucia and lead us to the villa. This villa is off the beaten path down a walled road in the countryside. Our GPS helped us after that. I would advise getting a GPS for Italy before you go or rent a car with one.
Check In Out:
It was easy. Sauro was the owner. He knew we were seasoned travelers and left us alone.

Overall:
It was a beautiful place to stay. The owner was friendly and it is a good location to see Tuscany and Umbria. It is within two miles of a train station for train trips.
Enjoyed Most:
The view of the valley. It overlooks the house used in the film Under the Tuscan Sun.
Enjoyed Least:
While I liked it, the location is a little remote, which may bother some people. The roosters do wake you up but you get used to them.
Surrounding Area:
The area is fabulous since we got to travel all over Tuscany and Umbria and take the train to Florence, which is just over one hour.
Nearby Events or Locales:
Cortona, which is one mile away, but it is uphill and not an easy walk.
Tips or Restaurants:
There are numerous good restaurants in Cortona. We ate at least 8 meals there and they were good.
Directions:
We were met in Camucia and guided to the property, which might be hard to find. We did use the GPS to find our way back after the first day or so.
Check In Out:
It went well, especially the check out.
