Overall:
We had a lovely time although the weather was not cooperating. Gabriella was wonderful. The welcome dinner was great and the rooms are large. The whole house was very clean. We really enjoyed our stay.

The wonderful quietness of the property.

The quaint towns and vineyards.
Nearby Events or Locales:
Gambassi Terme was the nearest town but the walking path was long and wet. Walking on the road seemed as though it would be unsafe.
Directions:
We used a GPS and it didn't work very well. A better sign out in front of the villa would have been helpful.

Check in and check out was very easy.

Make sure you ask about the washer and dryer. It took us 2 days to find them and then another day to figure out how to use them.
Directions:
Once we got on the property, it took a few wrong turns to find the villa.

Overall:
There were 18 of us there for a family get together. It was perfect! Lots of room for kids and adults. The pools were great, as were the bedrooms! It was a very relaxing week.
Enjoyed Most:
We really liked the patio area with the pool. The bedrooms also were excellent with lots of choice for all. Having laundry facilities on site is wonderful! Gabriella is also a wonderful resource, there if you need her, but not intrusive.
Enjoyed Least:
They need to have 2 refrigerators to accommodate large groups. Also, we had to remove our own garbage from the property. It would have been nice if it could be picked up. Lastly, the oven wasn't heating up fully, so it made cooking challenging. Editor's Note: There are now two refrigerators. November 2012. The removal of trash is commonly the client's responsibility in Italy. There are large bins along the roads and in towns for the disposal of trash.
Surrounding Area:
We loved visiting the smaller and less touristy hill towns. Gabriella provided us with several excellent suggestions.
Nearby Events or Locales:
Gambassi Terme was the nearest small town. It could have been in walking distance, but it would have been a tough haul home with food, etc.
Tips or Restaurants:
Absolutely get a Tuscan meal cooked on site at least once! We did it and wished we had arranged it again. It was wonderful, and a bargain!
Directions:
As we had read, the directions sounded vague, but actually were very good when you were executing them. We did not use a GPS, but others in our party did, and it brought them right to the drive.
Check In Out:
At first we couldn't find Gabrielle, because we arrived early, and were worried about paying her, but she was fine with everything and very accommodating.

Overall:
Everyone greatly enjoyed our time at the villa. The space was lovely and the amount of outside space was tremendous. Lots of areas for people to get 'lost' in and not feel as if they were on top of each other.
Enjoyed Most:
The beds were very comfortable, the bathrooms very clean and had great water pressure. The kitchen, with the outdoor prep area right out the door, was great. It was stocked with everything one needed to cook. We had some very creative cooks with us and they found everything they needed! Also, earlier reviews mentioned the need for fans on the 2nd floor of the bedroom space. They are now there!
Enjoyed Least:
There is a smaller property literally right next door. We were fortunate because it wasn't rented during our week. Editor's Note: Since 2011, this house is no longer rented separately from the villa. November 2012.
Surrounding Area:
It is very conveniently located. Lots of small villages nearby, grocery stores are readily available. The train station at Castelfiorentina was very convenient for trips into Florence.
Nearby Events or Locales:
You must have a car for staying at this property. It would be a long hike to the nearest town for groceries - about 2.5 - 3 miles each way. But, if you have a car, then there are numerous choices and the house book has very useful info about nearby resources.
Tips or Restaurants:
Definitely bring insect repellant. We were fortunate - almost no mosquitoes or bugs due to unusually pleasant July weather. But, the last night, there was a definite increase. We brought melita coffee filters - large ones - and there was a coffee pot that we could use. Some supplies of dried spices that you might like to use is helpful.
Directions:
When I first got the directions I thought they were very sparse and I was a bit worried about finding the property. But, as we made our way there, we discovered they were as specific as they could be and actually were sufficient to follow the road signs.
Check In Out:
We were warmly welcomed by our host with a thorough orientation to the house.

Overall:
It really was perfect. We all 16 really enjoyed the property and our hosts. We got to watch the olive harvest!!! We were in love with San Gimignano and all of the villages nearby. The trip to Florence by train was great and no problem - just perfect.
Enjoyed Most:
The location was perfect; close to just enough to fill our days. Our host and hostess wee just fantastic; they brought us train schedules, restaurant guides and offered to do more!!

Can't think of anything...
Surrounding Area:
It was quiet and peaceful, but close to great restaurants and scenic drives, and beautiful little towns and villages.
Tips or Restaurants:
We did not have a bed meal...each place we went was better than the last!!
Directions:
It was raining the night we arrived, but it was well-marked, and a fire was going in the fireplace when we got there!!

Overall:
Overall, the villa was lovely. It has charm, was clean and very spacious. There were 16 people and there was plenty of room for everyone to feel they had enough space. I would definitely recommend the villa for a large group that is looking for an affordable place in Tuscany.
Enjoyed Most:
The house is in a beautiful location and in close proximity to many interesting sites,drives, and towns. The owner was very responsive.
Enjoyed Least:
The owners should supply instruction sheets for the appliances. We had 2 engineers and it took a while to figure out how to work the washing machine. One of the stove burners wasn't working. It would have been good to have a microwave. As there are no screens, we had wasps in two of the rooms the last few days of our stay. We had some brave souls track them down.

Enjoyed Most:
We rented 2 villas, side by side. We loved the setting, with the lavender in bloom and the peace and quiet. Although it was unseasonably warm in the mid 90s some days, the lower floors of the house remained comfortable. There was plenty of room for all of us. The kitchen was well equipped--important to us because we did a lot of cooking. We discovered rosemary, thyme, fennel, and bay growing all over the place, so we were able to cook with fresh herbs.
Enjoyed Least:
The top floor of the villa was quite hot. Luckily we were able to avoid using bedrooms on that floor most of the time. Having electric fans would have helped with the heat we could find only one, however.
Surrounding Area:
This villa is superbly sited for Tuscan sightseeing. We explored well known and little known destinations easily. Pisa and Florence were an hour's drive away. Siena was 45 minutes away. San Gimignano was a 20-minute drive away. And Volterra was also nearby. The wineries were fun to explore there were many nearby, including one in Gambassi Terme.
Nearby Events or Locales:
Gambassi Terme is the closest town. It's quite a long walk, though it's about 4-5 km away, and the road is hilly. GT has an ATM, a large supermarket, and several restaurants.
Tips or Restaurants:
We mostly cooked for ourselves. We found the COOP supermarket in Montaione about 5-6 km away very well equipped. On Sunday, there is a market open there as well. A fan is useful if you come June-August. Temperatures in late June were in the 90s. Bring sunscreen. It is pricey in Italy and it's harder to find the higher SPF varieties. If you like to cook, consider bringing spices and dried herbs that aren't available locally. We brought cumin and cinnamon, for example. Stores may carry these, but in larger quantities than we needed. We had been warned about insects but didn't find them much of a problem. But we still were glad we brought insect repellent. We retained the services of Lydia, a local caterer, to prepare dinner for 20 of us one night. It was a good meal. Plus she cleaned up the kitchen afterwards, leaving us the leftovers. We ran into a few wild boars. They lurk in the woods nearby, evidently. Cell phone reception is poor at the villas. However, if you walk up nearly to the main road to the meadow, reception is excellent.

Centrally located in Tuscany - We visited Florence, Siena, Volterra and San Gimignano.

5 km to the nearest grocery in Gambassi Terme was a little inconvenient.
Tips or Restaurants:
Remember that the nearest grocery shop closes at 8:00 on Saturday, and remains closed on Sunday.
Directions:
The sign on the main road is very easily missed.

Overall:
We would highly recommend this villa to anyone seeking an enjoyable Tuscan retreat, or base of operations for exploring the Tuscan region. In addition, we would seriously encourage large families and or groups of close friends to consider this property as it is wonderfully warm and accommodating. The cozy family room and living room, and the expansive dining room that seats 20 were awesome. We consider it our good fortune to have located this villa, and our privilege to have occupied this wonderful Tuscan property.
Enjoyed Most:
The villa was well maintained and the surroundings were appealing. Although we had a large group, there were no complaints concerning the accommodations. We also enjoyed meeting and speaking with the villa's owners, who were gracious and helpful in every way.
Enjoyed Least:
Quite honestly, there was very little not to like about this property. We had some issues concerning hot water for showers. However, with such a large group having to get ready at the same time, it is difficult to label this issue as more than a minor inconvenience.
Surrounding Area:
The area where the villa is located is wonderfully picturesque. The location was conducive to day trips to many of Tuscany's major cities. The people in the area are friendly and helpful, and the food is incredible.
Nearby Events or Locales:
Gambassi Terme is the nearest town. It was not within walking distance, but it was a short drive, and provided us with a grocery store, bakery, ATM, and restaurants.
Tips or Restaurants:
Yes!!! We had a most incredible Easter Sunday meal at the Venti Mediceo restaurant in Borgo Forte, about 5-7 minutes from the villa. The owners, Maurizio and Debora, were wonderful hosts. This small restaurant accommodated our group of 20 without batting an eye. The food was excellent, and left every one of us salivating. By unanimous vote, we returned to Venti Mediceo for our last dinner before leaving Italy. Once again, we were not disappointed. Maurizio, Debora, and our young waiters, Leonardo and Daniel deserve the highest of kudos. The gnocchi were out of this world!

Enjoyed Most:
The villa was large enough to accommodate our family of 17 people. The setting was rural and pleasant. The location made it easy to get to San Gimignano, Volterra, and Siena. More than enough seating for meals inside and out. Lots of dishes, tableware, etc.
Enjoyed Least:
The other two villas are close by. Therefore, your peace and quiet depends upon the behavior of the neighbors. We were lucky during our stay, but with inconsiderate neighbors it could affect your privacy. The above-ground pool was not popular with our group. There could be a view, if the surrounding bushes and trees were thinned. There are many stairs to the second and third floors.
Surrounding Area:
Typical Tuscan countryside. Great views from the roads.
Nearby Events or Locales:
Gambassi Terme is the nearest town over 5 km. away. Not a practical walking distance.
Tips or Restaurants:
Bring mosquito repellant as there are bugs. Grocery shop in Castelfiorentino at the COOP supermercato for the best selection and prices. The train out of Castelfiorentino has good connections to Pisa, Florence, Siena, etc. Il Castagno ristorante and pizzeria only 3-4 km away. The ristorante in the monastery of San Vivaldo. Ristorante Mugnano, 6km from the town of Colle Val d'Elsa. The television is via a Satellite dish with 100 channels but only two in English, BBC World and Bloomberg. The remainder are in Italian and German.
