Overall:
Excellent. Owners very helpful and generously provided much information to make the stay enjoyable.
Enjoyed Most:
Views from the villa, the tranquillity of the location, and the elegant furnishings. The villa is beautifully appointed, and within easy reach of some of the most attractive sites in the area. The taxi driver recommended by the owners was excellent.
Enjoyed Least:
Access to the town is down some steep steps which restricted easy access to the town centre.
Surrounding Area:
The walks along the coast, the elegant beach side properties, the beauty of the Mediterranean, and the Villa Effrussi.
Nearby Events or Locales:
Cap Ferrat. Yes, a long walk, perhaps, but possible on foot.
Tips or Restaurants:
For younger travelers wishing to explore the area, a car would be an advantage. For older travelers, it would be best to make use of the driver recommended by the owners, even though it adds substantially to the cost of the holiday.
Directions:
A GPS would be essential if using a car.

Overall:
Absolutely blissful. Out of all the Rentvillas properties we've stayed at, this is one of the very nicest.
Enjoyed Most:
It's hard to pick a favorite. The views are peerless, the grounds are lovely, the house is well designed for a large family to spend time together yet find privacy. The furnishings are very attractive and yet entirely comfortable. The location - in genuine walking distance of the village - is exactly what we were hoping for.
Enjoyed Least:
No negatives at all.
Surrounding Area:
Beaulieu-sur-mer is lively and interesting all on its own, to say nothing of the major towns and perched villages in easy driving distance.
Nearby Events or Locales:
Beaulieu-sur-mer is the small town in which this house is located. It's a very easy walk down, and a completely manageable walk back up.
Tips or Restaurants:
Absolutely everything you need is provided by the generous, well traveled landlords, who live next door. The "book of the house" has solid restaurant recommendations. La Reserve is definitely worth the splurge.
Directions:
GPS helps. We also had a motorcycle escort up from the village when we first arrived.

Overall:
Amazing! The villa was very comfortable, and it has an amazing view of the bay. It's a very quick walk into town.
Enjoyed Most:
I liked the living room area best. It was spacious, bright, and a great place for the family to sit down all at once.
Enjoyed Least:
I really don't know. Everything seemed excellent.
Surrounding Area:
It was very friendly, and there were a lot of great restaurants and cool sights within a few miles.

Beaulieu-sur-Mer, and yes.
Tips or Restaurants:
I'd recommend Cafe Le Beaulieu- it's a bit loud when there's live music, but the food is great and the service was quick. I'd also suggest bringing some warm clothes if you're there in March, because it was kind of cold some of the time.
Directions:
The directions were fine, it's just a bit confusing to find your way up to the house the first couple of times. We did use a car GPS, but only for a day or two.

The view and the outdoor areas.

Torn between loving this beautiful home with its solitude and wanting proximity to Nice. Because we did not have a car it was more difficult than we expected to enjoy the city and excitement of Nice. A taxi was too cost prohibitive to take back and forth on a daily basis.

The restaurants and friendly atmosphere.
Nearby Events or Locales:
Villefrance-sur-Mer and St. Jean Cap Ferrat were close.....Cap Ferrat was about a 35 minute walk.
Tips or Restaurants:
A car if you want to visit other areas....would recommend Blue Bay Restaurant at Monte Carlo Bay Hotel--great dinner there!

Overall:
Our overall experience was marvelous. All expectations were exceeded. The property is meticulously maintained by local owners who really care about every small detail. They were very welcoming and hospitable. The house is well equipped with every amenity imaginable. This was a perfect week for us.
Enjoyed Most:
We liked absolutely everything about the property. The living spaces were well appointed and comfortable. The views of the sea, the town and the mountains were incredible. The location was excellent - private and safe, yet close to everything on foot or by car. The pool was refreshing and offered a priceless view.
Enjoyed Least:
What we liked the least was having to leave. There was nothing not to like about this property.
Surrounding Area:
The priceless views. A quaint and welcoming town. Easy access to Nice, Monaco and just about anywhere we wanted to go. Beautiful scenery along the roadways. One of the most beautiful drives in the world.
Nearby Events or Locales:
The nearest small town was Beaulieu-sur-Mer. It was within walking distance. It is a charming town with every necessity available but not so large as to not have a small town character.
Tips or Restaurants:
Bring good walking shoes. Otherwise, everything is provided except clothes and food. A washer and dryer means you don't have to over-pack. We prepared many meals at the house following daily visits to the market and shops downtown. Our favorite meal out was the magnificent La Chevre d'Or atop a cliff in the nearby ancient town of Eze, with stunning views as far as Nice and Monaco. It is the only Michelin 2 Star restaurant in the area. We also had a nice breakfast at Gran Caffe on the square in Beaulieu across from the park.
Directions:
The directions were adequate. I had no trouble finding the house the first time. I had also previewed the route all the way from the airport on Google Maps so I was familiar. The owner had also made his cell phone available should we need directions.
Check In Out:
The Check in and Check out process could not have been easier. We were met at the gate and given a thorough tour. On check out day we said our good-byes and handed the owners the keys.

Overall:
We had a wonderful week. The home and view are even more beautiful than the pictures. The gardens and pool are amazing.
Enjoyed Most:
The view is breathtaking and the home is very well appointed. The owners live next door and were very gracious and helpful - this was our first trip to France and they were made us feel so welcome and were sincerely interested in our comfort.
Surrounding Area:
We felt like a true local when shopping at the market in the square. The bread, cheeses, wine, fruit and vegetables from the vendors were delicious and fun to buy.

We did walk to Beaulieu down the 170 steps - easier down than up but not terrible.

Housekeeper came two days early in error to clean the house (our stay was 9 days); it was fine, she went away. Otherwise, everything fine.

Overall:
It was wonderful - the villa was lovely and well-equipped and we enjoyed cooking our breakfasts and most of our dinners. The gardens are beautiful and the heated lap pool was a plus.

Overall:
We loved our villa and had a wonderful week. It was fabulous--lots of room and so beautifully furnished. We lacked for nothing and our hosts greeted us with food and drink. We had a beautiful view of the Mediterranean Sea.
Enjoyed Most:
The villa was very spacious and comfortable The view was also fabulous. The location was perfect and we took several day trips to nearby towns. Beaulieu is a peaceful and very pretty village and uncrowded, unlike some nearby cities. The kids were able to swim everyday in the pool and we could walk to the beach.

The area around the villa was beautiful. We had a lovely yard and a pool.

Beaulieu sur Mer was the nearest town. It was an easy walk, though uphill on the way home.

We did use a GPS and had no trouble finding the villa.

Overall:
My group of adults had the most wonderful time. Everything was exceptional!
Enjoyed Most:
We loved the view, the living space, the close access to Beaulieu and even the 169 steps to the beach. The owners made the experience that much more fun! It was peaceful and private as we dined every evening beside the pool. There was nothing lacking in the villa.

I truly cannot think of anything negative.
Surrounding Area:
We ventured to the surrounding cities and enjoyed lunch in each. Very very enjoyable. We also walked or ran to Villefranche and Nice and Cap Ferrat. There was something for everyone to enjoy.

Beaulieu was easy access from the villa. We found grocery stores and casual shopping and dining very nice.
Tips or Restaurants:
Probably a good idea to diet before you arrive and bring along good music and great friends... You will then enjoy a superb experience.
Directions:
We read the instructions from the owner and found our way with no trouble.

The owners made the experience very simple.

Overall:
Awesome! The property in a great location. We would go back in a heart beat. The area is beautiful and the location of the property high above the sea takes full advantage of the views.
Enjoyed Most:
The view was STUNNING! The house is close to the town and is first class. Marble floors, beautiful appliances, furniture and fittings. The art work is by the talented owner and perfect for the home. We loved it.
Enjoyed Least:
The walk to town was more of a mountain trek. Lots of steps down to town and it seemed even more back up the hill. Great views along the way though. There are three bedrooms on the second floor down from the living area. The third bedroom on this floor does not have an en suite bathroom. The third bedroom shares the attached bath with the second bedroom through a hall connection. This made for a bit of a turf war at prime times. We ended up using the bathroom on the lowest level at peak times, since the fourth bedroom was not occupied. This is the only issue, otherwise the house was perfect.
Surrounding Area:
All of the surrounding area is beautiful. We spent lots of time in Ville Franche Sur Mer and in Beaulieu. The drive to Eze is cool. The whole of the French coast is outstanding. The antique market in Nice is not to be missed.
Nearby Events or Locales:
The town is within walking distance for the young and fit. Beaulieu was a typical French coastal town. Very chic. Nice market and friendly people.
Tips or Restaurants:
The property is perfectly situated on the hills overlooking the Med. You will need nothing as it is all supplied by the owners. The restaurants along the waterfront in Ville Franche are fantastic from inexpensive to 4 Star.
Directions:
Get the owner to meet you the first time as even with great directions there are a few turns that are confusing.
Check In Out:
We enjoyed a glass of wine with the owners of the property who reside next door. They are friendly, informed and "tres chic". They were always ready with suggestions for dinner, shopping and entertainment. They both went out of their way to make sure we were comfortable and happy. Exceptionally warm and wonderful people.

Overall:
Our stay at Villa Beaulieu was magical! Each morning, we'd lift the sunshades and rediscover the breathtaking views over the Mediterranean and Cap Ferrat. The owners could not have been nicer or more helpful. Everything was as described in the listing, indeed even nicer. We would definitely love to return to this lovely villa.
Enjoyed Most:
The views were amazing, and the location between Nice and Monaco provided a perfect base for our daily trips up and down the French Riviera.
Enjoyed Least:
Our main complaint was the lack of air conditioning on the top floor living room-dining room-kitchen. We were there in August, and we often had to close the sunshades and lose the lovely view to reduce the heat on that floor. Also, we were there for 2 weeks, and the owners only provide 2 hours of cleaning after the first week, which is definitely not adequate to clean the villa for the next week.
Surrounding Area:
The beaches, restaurants and museums in the nearby surrounding areas made it easy to find enjoyable day trips while avoiding the August traffic snarls.
Nearby Events or Locales:
Beaulieu-sur-Mer is within easy walking distance DOWN the stairs at the end of the street, although the walk back up is good exercise. Eze, which is a short drive down the coast, is an absolute gem. We spent several enjoyable afternoons wandering up and down the winding streets of this lovely hill chateau town.
Tips or Restaurants:
The villa was very well stocked, even including some food offered by the owners for our first day. We loved Paloma Beach in Cap Ferrat, both for the beach and the restaurant. We also had a special celebration dinner at Chateau de la Chevre d'Or which was delightful though expensive.

Overall:
The owners are incredibly welcoming and warm. The view from the villa is absolutely impressive, and the location really can't be beat. The villa is very well decorated, and features much of the owner's own art - a very personal touch that we enjoyed!

The view, the view, the view.

The 169 stairs down to the main road, but hey, you can't get those views without a little altitude.
Surrounding Area:
Great food. We loved touring Cap Ferrat and Beaulieu. Just lovely scenery from everywhere. Great market in the square and really friendly and wonderful people.

Beaulieu is within walking distance down 169 stairs and about 1/2 a mile walk along the main road.
Tips or Restaurants:
Villa Kerylos was a great way to kill some time in Beaulieu-sur-mer. Chateau Eza in nearby Eze Village is a must!
Directions:
No matter the cost, get the GPS with your rental car. Although the owners have provided good written directions, the GPS was indispensable to us. It's incredibly difficult to find if you're not used to the narrow, windy roads.

Very nice owners. Great suggestions for things to do and see and places to eat.

Enjoyed Most:
Beaulieu in general and the villa location in particular are beautiful and occupy the very best location in the Riviera. The villa is new, modern, light and extremely well appointed.
Enjoyed Least:
The second and third bedrooms are not equipped with en suite bathrooms.
Surrounding Area:
Amazing views and great walks and drives along the choice locations of the Riviera. There was also a great selection of cafes and restaurants.
Thanks to the special arrangements made by the villa owner, Beaulieu is reasonably accessible on foot, though not as easy as the promotional material suggested.
Tips or Restaurants:
Do not try to find your way by car. It is impossibly complicated to locate the entrance road and the drive is hair-raising for the first few days. Accept the offer of the villa owner, who is most helpful and charming as is his wife, to meet you in the town and then follow him.
Directions:
The generosity and kindness of the villa owners, who live in the adjacent villa, more than compensate for this. In all other respects the arrival arrangements were splendid

Overall:
We called this place our Yoga retreat. In the morning the sun would rise from the sea in front of you and you just had to stretch and meditate. It was an incredible way to start and end our days.
Enjoyed Most:
We loved the location. We were able to access two different villages on foot. This made it fun for our children to walk to the beach or get an ice cream. The views were spectacular. You didn't feel you needed to leave the property to know you were in the Cote D'Azur. It was magnificently displayed right in front of you. The owners were very kind and respected our request for privacy.
Enjoyed Least:
We did have a difficult time finding the property. It is challenging to drive the French way - fasst and narrow - while looking for very small street signs. The home was well worth the search.
Surrounding Area:
This home is snuggled in the hills of a beautiful little town. It is right next to Nice. So you could zip over to Nice in about 15 minutes to go to the museums or shop and then return home to a slower pace and quieter location. It was a very nice balance for us.
Nearby Events or Locales:
Three towns are within walking distance. There are 170 stairs - my daughters counted. So if you are a good walker and enjoy stairs (which we did), this is a great place for you.
Tips or Restaurants:
Bring wash cloths, CD's and a wetsuit for the cold pools of France.
