Overall:
What a lovely villa! The location was perfect to get away from the crowds of Florence. Such a beautiful setting amongst the olive trees and vineyards nearby.
Enjoyed Most:
We loved hearing about the history of the property. For small children the pool was wonderful!
Enjoyed Least:
July heat means mosquito season. The property manager was very helpful trying to help mitigate them. However you have to decide between keeping the windows open to enjoy the fresh air, or run the A/C which is so expensive in Italy.
Surrounding Area:
We loved visiting some of the nearby vineyards and wineries. The Antinori vineyard is very close and worth a visit. The town of Mercatale is a lovely nice Coop market that is clean and has everything you might need. The baker in Mercatale is so patient when dealing with a non-Italian speaking tourist and has a nice selection of bread, pasteries and cheese.
Nearby Events or Locales:
Mercatale, five minutes by car.
Tips or Restaurants:
Bug spray and mosquito repellant in July. The property manager, Babeth will have great restaurant suggestions.
Directions:
This is not an easy property to locate without GPS. Once you are off the main road there are a couple of turns...with GPS its easy and our rental car had no issues.

Overall:
Casa dei Frati is like someplace out of a dream. We loved staying there and are already looking forward to returning. The house is utterly charming and very comfortably appointed. The grounds and views are beautiful, with ample outdoor "living" spaces. The staff (key holder, housekeeper, and gardener) were lovely and a great pleasure to interact with.
Enjoyed Most:
The house has been thoughtfully renovated while still retaining its architectural authenticity and unique historical vibe. We really had the sense that we were staying somewhere very special. We especially loved the grounds, the stunning views and the abundance of outdoor "living" and dining spaces. Having a pool house down at the level of the swimming pool was also very much appreciated. We were pleasantly surprised by the generous size of the property and the privacy it provided.
Enjoyed Least:
The main stairwell in the house is a tad unnerving if you have toddlers or young children in your group. It is a stone stairwell with a slight "downhill" pitch to the stairs. The dirt road leading up to the property becomes bumpy in the last 50 yards or so leading up to the house. Travelers are encouraged to rent small cars for driving in Tuscany, but as a results navigating the dirt road was challenging. Our small rental cars did not have the clearance to make it over the bumps (and deep trenches) without "bottoming out".
Surrounding Area:
The epic beauty and stunning views - olive groves and vineyards for as far as the eye can see. Tuscany feels like it exists on its own planet - it truly is a world apart. The villa is in a great location for a variety of day trips. The furthest we ventured was the Cinque Terre and even that was only about a 2 hour drive. We also enjoyed day trips to Florence, Siena, Volterra, Greve and a number of wonderful wineries. We particularly loved visiting and shopping in the nearby town of San Casciano in Val di Pesa - very sweet town.
Nearby Events or Locales:
The villa is situated about halfway between two hilltowns San Casciano in Val di Pesa (larger) and Mercatale (smaller). You could certainly walk to either town, but it would be a considerable hike roundtrip. I would not attempt to walk to the towns if I was going after groceries. In terms of food, there are more shopping options in San Casciano. The grocery store (Coop) is much larger here and a wonderful assortment of specialty shops (fresh pasta, butcher, cheese shops, etc.) can be found in this town. Mercatale does not have as many options and the grocery store (Coop) is considerably smaller, but it will do in a pinch.
Tips or Restaurants:
The house is well stocked in terms of standard household items, but if you're traveling with children bring some toys--pool toys, too. Casa dei Frati is a wonderful place to enjoy your own cooking - we loved eating al fresco at the large outdoor dining table.
Directions:
We did not use a GPS as none were available for our rental cars. Having GPS might have made things easier, but we had to rely on the written directions provided by RentVillas. The written directions were fairly good.
Check In Out:
We very much appreciated Patrizia's (the key holder's) flexibility in accommodating the staggered arrival times of the members of our party and the challenge this presented in collecting everyone's passport photos for her. We also had early flights on the morning of our departure and Patrizia very kindly allowed us to handle the check out procedure on the night before our departure.

The villa was the most amazing place we have rented in Tuscany.

Peaceful, views incredible and just overall a really exceptional villa.

There was not a thing to complain about!
Surrounding Area:
The villa was very centrally located and really accessible to all the great cities of Florence, Siena, etc.
Directions:
We had a professional tour guide/driver pick us up in Rome and drive us there.
Check In Out:
The manager was exceptionally helpful. Made dinner for us the night of our arrival, shopped for us and took some of us to the grocery store on her own time. We loved her!
