Overall:
There were three couples/friends sharing the villa. The three bedrooms downstairs were quite nice and all had their space. The owner was lovely. Accommodations for the week were perfect.
Enjoyed Most:
The view!!!!! Everything was springtime in Tuscany. The vineyards, farms, fields in the distance. Three mountain ranges. Isolated but Montepuliciano a short drive. Two very good restaurants along the way. We all enjoyed the stay.
Enjoyed Least:
Dusty road to the villa.
Surrounding Area:
We stayed on another week in Monticchiello, and three nights in Pienza. We are ready to move here. I could write a book.
Nearby Events or Locales:
Sant'Albino is walkable but carrying the bottles of wine back is difficult.
Tips or Restaurants:
No such thing as a bad restaurant, all good but dinner is from 7 to 10 PM. Don't go to early but don't wait too long. If restaurant is busy it's good, if no one is there, pass.
Check In Out:
Silvia has it down pat. Can't get any better.

Overall:
The property was easy to find and perfectly distanced to the town making shopping and dinner choices easy. The views were wonderful and a great place to have morning coffee and dinner watching the sunset.

The convenience to towns and the views.
Surrounding Area:
Montepulciano was great and the private tour of the vineyard from the owner was very interesting and enjoyable.

Montepulciano but it's not walking distance.
Tips or Restaurants:
We had to buy some essentials for the house (e.g. salt ) but otherwise found plenty of towels and what we needed. We brought pool toys with us but if you did not have kids, that would not be a must.

Silvia was great and really reviewed everything with us when we arrived. At checkout I was a little surprised by the cleaning costs at the end. Editor's Note: As stated in the description, the weekly cleaning cost is 200 Euros; this amount is deducted from the security deposit, which is due on arrival and returned on departure day less an additional expenses.

Most all can be had in the supermarket in town, so do not think anything is really needed to bring.

Very simple process. Enjoyed meeting Silvia (the owner) and look forward to meeting her again sometime.

Overall:
We enjoyed our stay at Villa Rosa very much. The view is so beautiful and peaceful! We made good use of the porch to drink in the view while we were drinking wine! The bedrooms were spacious. The beds were very comfortable. It was great to have your own bathroom. We found it easy to get to other Tuscan towns for day trips. It was convenient to the train for a day trip to Florence.
Enjoyed Most:
The view was amazing. Also, we so appreciated the quiet!
Enjoyed Least:
Lighting in some of the bathrooms could have been better.
Surrounding Area:
We liked being able to walk through the vineyards. It was also very convenient to Montepulciano.
Nearby Events or Locales:
Sant'Albino was the nearest town. We did not walk in but drove in several times for groceries and dining.
Tips or Restaurants:
It would be helpful to toss in some garbage bags. We ended up buying some because we soon ran out. We also brought along coffee, wet wipes, some laundry detergent and dishwasher tabs. We went into Sant'Albino to grocery shop. We ate at Tre Stelle which was a fun local family type of place. We also ate at La Casina which was more upscale and very good. We enjoyed dining at Osteria dell'Aquacheta in Montepulciano for a unique dining experience, great steaks, and chatting with other patrons. Osteria del Conte was also very good!
Directions:
The directions to Montepulciano were good but they became confusing. We did not know when to count the turns in the road, before Montepulciano or after. The GPS would have gotten us there but we called Silvia to confirm and she had us pull over and came to get us.

Check in and out were very smooth. No problems.

It seemed very quiet and isolated, yet it was close enough to sites we wanted to visit to make it practical.

Bathroom lightning was poor.

Bring washcloth, cheese slicer, washing machine detergent and dish washer detergent.

A bit cramped for a large group. The work area in the kitchen is small.

The countryside was beautiful with vineyards and olive trees.

It is not really set up for use with a large group, but fine if you want to eat out and sleep or swim there.
Directions:
Definitely use GPS as it is well off the road and quite hidden.

Silvia was welcoming and efficient. Make sure you receive an extra front door key as we only had 1.

The fresh pasta shop in Chianciano Terme was brilliant with several varieties of pasta and fresh sauces which made meal preparation easy.

Wow! Many things: perhaps the large bedrooms and bathrooms with awesome views.

Sant'Albino. Yes, we could walk.
Tips or Restaurants:
Maurizio and Sylvia will make great recommendations and reservations for restaurants. La Grotta in Montepulciano and L'Assassi in Chianciano Terme.
Directions:
Used a GPS but you may have to contact Maurizio or Sylvia but once you've been there it's not hard to find.

Overall:
We so enjoyed our stay! It was beautiful and relaxing. The owners were helpful and welcoming.
Enjoyed Most:
Location!!! Big rooms, gorgeous views, and the outdoor amenities like a pool and the outdoor eating area.
Enjoyed Least:
The indoor living area only seated 5 (we had 6) and the villa had room for 10. Couches were old and uncomfortable.
Surrounding Area:
Stunning views with the villa in the middle of vineyards and great area to take walks. LOVED the surrounding area! We could enjoy the view from the patio and pool. What a treat!
Nearby Events or Locales:
Sant'Albino and we walked there daily (2 miles away). Montepulciano was close too, but 4 miles away.

Go explore all the nearby small towns.

Overall:
Beautiful new villa with outstanding views. We really enjoyed ourselves.
Enjoyed Most:
The view was outstanding. The place was very modern and clean. Being part of a working farm was fun. Being convenient to several towns with restaurants, grocery stores etc. was good too !

The living room area was quite small.
Surrounding Area:
Our view from our patio was superb. We were situated on a working winery and as they were harvesting grapes there was lots of action. All of the workers were extremely friendly. Easy to get to areas like Cortona, Siena, Orvieto, etc.
Nearby Events or Locales:
Nearest town was St. Albino and we couldn't walk there. Easy drive though. Only a few miles to Montepulciano.
Tips or Restaurants:
We ate at La Porta in Montichello about 6 miles away. Fantastic experience. Local pizza etc. in both St. Albino and Montepulciano was good too. We hired a chef for a cooking class and that was wonderful.
Directions:
Directions were very easy. We had GPS but really didn't need it for this place.

The lady who owned the place was very hands-on and very helpful. No problems at all.

Overall:
My family always gets together after a new adventure and we ask the question, "would you go back?" Villa Rosa received an almost unprecedented 6 out of 6 who would go back. It was lovely, and we very much enjoyed our stay.
Enjoyed Most:
It's a great location from which to travel around Tuscany. 10 minute drive to Montepulciano. We made day trips to Montalcino, Pienza, Siena, Monticchiello, and Orvieto and were back with plenty of time to enjoy the pool. Lovely grounds for walking around. There were enough lounges by the pool which was situated in a very pleasing location for relaxing. Each bedroom had its own bathroom which for us is great. Most of the time it was peaceful and quiet. Outdoor patio and tablet area was very convenient for alfresco dining.
Enjoyed Least:
Possible improvements: Screens on some of the windows; the air conditioning is expensive, and there was a nice breeze in the evening--screens would have allowed for some cross flow ventilation while keeping out the bugs. Longer shower curtains; everytime we showered the floors were soaked. We paid for the Internet but did not have it for two days. Two of us had to check in at work and that was a problem. They did give us a partial refund. The pool had not been cleaned before we arrived and it needed it. When we called a guy came out and cleaned it and told us it had not been cleaned on Saturday as it was supposed to have been.
Surrounding Area:
Day trips to the surrounding hill towns of Tuscany. Beautiful countryside settings and scenery.
Nearby Events or Locales:
Montepulciano. 3 miles. Roads are narrow and not safe for walking.
Tips or Restaurants:
Bring hand soap and extra TP. Poliziano in Montepulciano is a great restaurant. We had a wonderful Chiana steak lunch in Monticchiello.

We had a GPS from the rental car company.
Check In Out:
Silvia was very friendly, helpful and accommodating.

Overall:
We had four couples at the villa. All were extremely comfortable with king beds and private baths. The villa is very quiet, comfortable, and well kept.
Enjoyed Most:
Comfort, quiet, and views. Beds and baths are great.
Enjoyed Least:
Internet access was unstable and there were not enough towels. The TV was not working--which we didn't mind--and has a very small screen. Editor's Note: The owner confirmed that there were some problems with the Internet on Monday and Thursday, due to a change in service provider. The towels provided at check in per room are: 2 large bath towels, 2 medium towels, 2 small towels, and 2 pool towels.
Surrounding Area:
It's Tuscany. That says it all!
Nearby Events or Locales:
There is a small village nearby with a few shops, but walking is not advisable as roads are tight and not set up for walking.
Tips or Restaurants:
The house has everything you need. La Grotta restaurant in Montepulciano is a favorite.
Directions:
We used a GPS. It was very helpful. Suggest arriving in daylight. It would be extremely hard to find for the first time at night.

Overall:
We loved it. Tuscany is beautiful. The weather was perfect and the villa is lovely.
Enjoyed Most:
The view is spectacular. Five bedrooms each with their own bathroom is a great plus. The villa is in a beautiful spot, and the pool is great. Silvia was very nice.
Enjoyed Least:
I've not rented in Italy before, but some of our friends have, and they commented on the following: a place that sleeps 10 only had 8 wine glasses, 8 juice glasses, etc. There were no potholders.
Surrounding Area:
Small hill towns are all within an hour's drive, just beautiful.
Nearby Events or Locales:
Montepulciano was the nearest real town. You couldn't walk, but it was only a five-minute drive.
Tips or Restaurants:
Do grocery shopping on the way in. But really, it was lovely.

Overall:
This villa was a great base for exploring Tuscany. Our hostess, Silvia, had a great personality and gave us a rundown on the area when we arrived. We were also given an enjoyable tour of the cantina downstairs and some great tastings of the wines produced on site.
Enjoyed Most:
The bedrooms and bathrooms are large and private and the beds were the most comfortable I have slept in. There is no noise apart from what we made as we indulged in the local wines and produce. The beautiful distant views across the surrounding vineyards were amazing especially the big red sunrise and sunset each day viewed from the outside terrace.
Surrounding Area:
Montepulciano, Pienza, Cortona, Montalcino and Siena are just a few of the standout towns which are all an easy drive through magnificent farmland. We also visited Chianti for the wine festival and Sansepolcro for the medieval festival with crossbow challenge and flag throwing.
Nearby Events or Locales:
San Albino is just a 3-minute drive, and has a good butcher, bakery, and pizza shop. Chianciano Terme is 10-minute drive and has the closest supermarket. There is no suitable road edge for walking.
Tips or Restaurants:
Make sure you have your Tom Tom and you will have no trouble finding your way around. La Grotta was our pick for quality food and great service and at just 48 Euros a head. Cafe Poliziano in Montepulciano is a must for lunches.
Directions:
Tom Tom took us within 100 metres of the villa.
Check In Out:
There were no problems. We paid for the wine we had consumed from the supply left for our use and the WiFi (30 Euros). Also paid for the home chef night which was well worth the experience (70 Euros). There were no surprises.

The bathrooms. Showers had no place for soap, shampoo, etc. and there was only one towel per person for the week. We felt that the floors could have been cleaner. There were spiders in one of the bedrooms. The washing machine was tiny, and there is no dryer. Editor's Note: The following towels are provided for each person per week: 1 bath towel, 1 face towel, 1 bidet towel, and 1 pool towel (when the pool is open).

Overall:
Very good. The house is a part of a wine farm. Several days the farmer-owner came early in the morning to work in the vineyards with his tractor and other machines. He also worked some of the day at the wine cantina under the house.
Enjoyed Most:
Large bedrooms with good beds and bathrooms for each bedroom. A large veranda and a good-size pool.
Enjoyed Least:
The outside furniture needed to be updated. The chairs and the sunbeds were not comfortable and the pillows looked tired.
Tips or Restaurants:
The restaurant La Grotta was excellent!

The place was better than advertised! Thanks for your help in setting this up. We had a killer time.

The owners are lovely people and make a very fine wine on the premises. Being at a working vineyard was special. All 6 of us felt the same.

The move-in was made easy by the fact that they work through their shop manager in the town so no awkward scheduled meetings to turn over keys, etc.
