Overall:
This was an excellent choice. The villa itself was beautiful both inside and out. We were four couples with diverse interests and this was a great starting point each morning. Silvia was very helpful both before and during our stay.
Enjoyed Most:
Each couple had a large bedroom with en suite bathroom. We spent a good deal of our time in the kitchen area - great place to gather.
Enjoyed Least:
Can't think of a think we didn't like
Surrounding Area:
We could get to Montepulciano in 10 minutes, Florence and Siena in about an hour. Also many interesting wineries including Croce de Febo owned by our hosts.
Nearby Events or Locales:
St Albanio was a five minute walk. We got pastries there five mornings and ate at Tre Stella three nights. Also had two small grocery stores for small items

Overall:
Very spacious, peaceful, plenty of outdoor living and great views. The villa had wonderful interior space. We enjoyed our stay. Great location for access to Tuscany hill towns.
Enjoyed Most:
Many large separate bedrooms each with a separate bath, outdoor space, ie pool, loggia, interior space.
Enjoyed Least:
We found the living furniture to be uncomfortable for reading or hanging out. No English TV station. All shower/bath drains drained slowly.
Surrounding Area:
The local town of Sant'Albino was great and had everything we needed such as a market, pastry shop, bank, gas station and friendly people.

Sant'Albino and it was within walking distance.
Tips or Restaurants:
Bring music as in CDs for the player. Also wash cloths if you want them. No where in Italy do they provide wash cloths. Tre Stelle is a great local restaurant but you need to make a reservation. Good local pastry shop as well.
Directions:
We used GPS and it got us to the property with no problems.
Check In Out:
Silvia met us at check in and walked us through the villa providing instructions on how to use the washer and dish washer. Check out was convenient and simple.

Overall:
Our family of 7 adults have travelled to many places and had numerous wonderful experiences but all agree our stay at the Villa Degli Artisti along with touring Tuscany was the best. My wife and I chose this location and time of year as we wanted to be in Tuscany on the day of our 40th wedding anniversary and we were not disappointed! The villa owner Silvia was awesome and she went above and beyond to make our stay perfect. She also stocks the villa with her wonderful wines along with a very reasonable price list.
Enjoyed Most:
Everything. Villa, scenery, local area, privacy, spaciousness, wine, etc. The property captured the essence of Tuscany.
Enjoyed Least:
There is little to criticize as this property is wonderful. Our only suggestions would be more comfortable living room furniture and better lighting in the hallway.
Surrounding Area:
The property is located in the heart of Tuscany's rolling hills and hilltop medieval Towns. The scenery while driving is incredible. The property is a great launching point for many great nearby destinations Montepulciano, Montechino, Pienza, etc. There was absolutely no commercializations in the hilltop towns which was a welcome change for us. (no MacDonalds, Starbucks, billboards,tour buses, etc)
Nearby Events or Locales:
The nearest small town was Sant'Albino. While it was in walking distance we usually drove into town because the walk back at night was on a dark gravel road. Sant Albino is a more modern town so there is nothing to see. However, it had everything we needed including bank/ATM, small grocery store, gas station, etc. Food in Tuscany exceeded expectations including the Tre Stelle in Sant Albino. After a day of visiting the countryside and eating a great Tuscan lunch in a hilltop town, we wanted to have dinner close to the Villa and Tre Stella was awesome (it was so good and inexpensive that we ate there 3 times).
Tips or Restaurants:
The rolling hillside scenery is spectular. We went in mid September just after harvest so the rolling hills were not colorful (but nonetheless still specular). The hillside must be even more breathtaking before harvest or in October after the farmland had grassed over.
Directions:
Definitely use a GPS.

Extraordinary in every way.
Enjoyed Most:
It was the realization of an American's fantasy of a luxury Tuscan villa set in a vineyard and olive grove. Fresh sweet grapes from the vinearbor over the patio, almonds and pears for the picking were all a surprise.
Enjoyed Least:
Not a single thing.
Surrounding Area:
The beauty of Tuscany is legendary for a reason. Montepulciano is minutes away with Cortona, Montalcino, Siena, Orvieto and other hill towns accessible in under an hour.
Nearby Events or Locales:
San Albino. Montepulciano was a short walk but not disturbing to the tranquility of the property.
Tips or Restaurants:
Silvia provides local restaurant recommendations in an information binder at the villa. The ones we tried were especially welcoming when we told them "Silvia sent us" with one in Montepulciano offering us free wine with lunch. The Champagneria in Orvieto was exceptional with an interesting approach they keep bringing out food until told to stop. We also prepared a number of meals and all of our breakfasts at the villa supplied by the local grocery coop a ten minute drive away. Ingredients were so fresh we could not produce a bad meal.
Directions:
We operated with an iPhone GPS throughout Tuscany and had no issues at all.

Check in and out convenience is dependent on the owner. Silvia was a gem.

The experience was wonderful! Peaceful, beautiful setting, gorgeous grounds and loved the pool!
Enjoyed Most:
It was very serene and peaceful. The pool was a plus since the weather was warm and humid. The bedrooms were large and each had it own bathroom, plus large gathering areas.

Walking distance to Sant'Albino. We were minutes away by car to some great restaurants and close to Montepulciano.

St Albino... it was perfect and within walking distance. Perfect for a walk in the morning for coffee.

Overall:
We had the most amazing time - it was ideal for visitors that were there a week or a month!

The fresh air, being on the hill, we always had a cool breeze. The grounds and the pool were amazing and helped make it a very relaxing venue. Proximity to the town was great for walks every morning. The owners were very welcoming, helpful and engaging.
Surrounding Area:
Getting to know the people from San Albino - Ignacio and Elizabeth from the town grocery store were amazing, the butcher, coffee shops and bakery staff were very inviting and sweet! Proximity to Montepulciano was ideal as well as to other surrounding towns. Everything was very convenient.

Good location to get to other hill towns. Pool. Outdoor eating space. It was nice to have a bath towel and a pool towel provided. Nice to have two dishwashers.

The washing machine was not up to par. Malfunctioned, takes way too long, hard to operate.

All the obvious - it's Tuscany!

Montepulciano. You could walk to get coffee and small groceries. Also, there is a spa close by.

There are several good restaurants near. There is a larger grocery store, called COOP, just down the road.

We did use GPS, and I highly recommend it to anyone trying to drive around Tuscany. It was very helpful.

Overall:
Outstanding! We fell in love at first sight, and had the trip of a lifetime. What a remarkable way to share an adventure with friends!

It is beautiful! So beautifully maintained and the antiques are stunning. It was like spending a week inside a museum. Also, the location is ideal. A perfect jumping off point to explore the mountain towns of Tuscany, and a nice stroll into the village for all our needs.

The mattresses were firmer than we would have liked.

What did I NOT enjoy? Montepulciano! The surrounding mountain towns, the village of Sant'Albino, the hot springs, you name it. It was all spectacular.

Sant'Albino, and yes. The owner arranged a dinner reservation in a wonderful local restaurant. We cleaned out the local market more than once. Everyone was so kind and welcoming to us.

Bring or buy extra dishwasher pods and toilet paper - you will need both! We visited 2 restaurants walking distance from the villa, and both were wonderful.

The villa is secluded, but still an easy walk into town. Beautiful grounds and views. Everything needed for a self catering stay is provided.

The property itself is outstanding.
Enjoyed Most:
The fact that every bedroom had its own bathroom and the rest of the house was spacious.
Surrounding Area:
The location is central enough that you can easily make day trips to many locations throughout Italy. Some in our group even went to Rome and back in the same day.
Nearby Events or Locales:
St. Albino. It would be fairly easy to walk, but we always drove in (we had lots of rainy weather and early autumn dark).
Tips or Restaurants:
Supplies are minimal at the proerty. One roll of TP in each bathroom, 3 dishwasher tabs, one extra trash can liner. Checking in on Saturday afternoon makes shopping difficult because many stores are closed on Sunday. If possible, do your shopping ahead of time and plan to purchase all sundries.
Directions:
It was a little difficult to find the turn off from the main road as it is not marked. Not sure how to help with that. As typical with GPS it says have arrived at your destination before you actually have, and in this case it is a church which is still several hundred yards from the villa. One member of our group actually interrupted a church service because she thought the church was the villa! You must continue up the road past the cemetery.

It is in excellent condition, roomy and well decorated. Sylvia is an excellent host and readily accessible. In fact one of our group required a doctor so she made the appointment, drove them to the doctor and helped with any translation issues.

A little hard to find initially. It helps to use Google Maps before you go to see where to turn off the main road. Watch for the pizza sign.

Spaciousness inside and out, privacy, pool, expansive kitchen where all can gather, library with generous information and maps, outside dining arbor, having an outstanding chef prepare gourmet dinners and then cleanup washing machine with a large outside clothesline, being able to walk to center of Sant'Albino di Montepulciano, unlimited parking.
Surrounding Area:
Close proximity to many classic Tuscan hilltowns. Most enjoyed Montepulciano, Pienza, San Quirico d'Orcia, Montalcino, Cortona, Volterra (longest ride) and Sarteano (castle). Don't miss the Gregorian chanting at L'Abbazia di Sant'Antimo, also. Also enjoyed the outstanding cooking class with Nonna Ciana near Siena followed by a visit to Siena. Close proximity to Deruta, Torgiano and Bettona in Umbria.

Sant'Albino di Montepulciano. Yes, easy walking just down the hill from the villa where there are coffee shops, restaurants, grocery store and mailbox, etc.
Tips or Restaurants:
Bring a flashlight for walking back to the villa after dinner. Good restaurants in Sant'Albino di Montepulciano: Tre Stelle - family restaurant, and La Locanda del Vino Nobile - for adults.
Directions:
GPS is very helpful. The road sign is visible only coming from Montepulciano, and it is on a building. The road to the villa is directly across from the sign for Pizzeria Saloon Ristorante. Once you turn on the road to the villa, you will pass houses on your left before seeing the sign for the villa. Follow the road past the church on your left until you reach the gate to the villa.

Very easy. Silvia is warm and welcoming.

S Albino was at the end of the driveway, but there isn't really anything there.

Avoid the restaurants in S Albino. We ate very well at a couple places in Montepulciano, loved Osteria la Porta in Monticchiello.
Directions:
The road can be deceiving at first. Once you pass the church the road turns into one lane and then turns to gravel once you pass the cemetery.

Overall:
13 ladies had a great time exploring the area. Went to a winery with lunch, did a cooking school, toured Montepulciano, Pienza, Siena, Florence, and Chianti area. Loved that we could walk to the small village of Sant'Albino.

Being able to walk to a small village and a bathroom for each bedroom.

Automatic light in foyer turns off too quickly and we had several near mishaps walking down stairs.

Overall:
Wonderful! From the minute we arrived we were impressed with the manicured yard, fruit trees, the lavender border around the pool, and the lovely home, all surrounded by vineyards with grapes ready to be harvested and olive trees. It was picture perfect with beautiful scenery! When we walked in the door, our first impressions continued.....we were truly in an authentic Tuscan farmhouse made with brick, stone and stucco, furnished with simple, rustic, lovely antiques.
Enjoyed Most:
The big kitchen and overall spaciousness with 7 bedrooms each with an en suite bathroom. Also the great wine that was produced by the owner's vineyard.
Enjoyed Least:
Nothing, really! A dog barking and noise from a plant/factory in the distance broke the silence occasionally.
Surrounding Area:
Wonderful to be in such close proximity to so many interesting villages and hill towns, both small and large. Also, many wineries and vineyards to visit, the cheese farm near Pienza, all with beautiful scenery. LOVED the location! Every day was an adventure with the friendliest people!!

Tips or Restaurants:
We brought ziplock bags from home which came in handy. Otherwise you can buy everything you need at the little store in Sant Albino. We used one of the tables in the kitchen as our "Concierge desk" where we kept a lap top, our travel books and recommendations to plan everyday, including restaurants. We advise reservations with a large group. We were there the last week in September and were turned away from several places because of no reservations. Many good restaurants are in the area but our favorites were Enoteca San Giorgio in Montalcino and Osteria del Conti in Montepulcaino. Both are locally owned and very friendly with very good food, but not fancy. Also enjoyed the bakery in Sant Albino and going to the fresh pastry store, Pastificio Pellegrini (Sylvia sent us there) in Chianciano Terme.
Directions:
One of our cars used a GPS and another went by your directions. Both arrived safely.
Check In Out:
Check in and out was easy but lots to learn as you first get there. As others have commented, have at least 2 people listen for instructions on how to operate appliances, etc. Sylvia, the owner, was a punctual, a marvelous hostess and very helpful in giving us advise and directions.

Phenomenal. What a great villa and pool. The photos on the website did not do the outside justice. The villa was surrounded by olives and vines.

Atmosphere, generous space for everyone, multitude of features (working fireplace, pool, large dining area, etc) And the owner, Silvia. So great, helpful, pleasant.

Overall:
It is a wonderful house and we enjoyed very much being there. Proximity to the village is a great advantage. It is much bigger than we expected, very spacious.
Enjoyed Most:
It is just lovely and the photos on the site do not do it justice.
Enjoyed Least:
Many stairs - not a great disadvantage but one needs to know. I missed more comfortable chairs under the pergola; there was no lounging in the shade during the day and pool beds were too heavy to move.
Surrounding Area:
Endless lovely villages and towns well worth a visit. Pienza for one but many others too and then the nearness to the main sites. Chiusi is also worth a visit. Lovley little old town.
Nearby Events or Locales:
S. Albino (a village, not town, but has all basic shopping--all closed at siesta time which may last till 4.30)
Tips or Restaurants:
There is a cupboard with games and stuff but you must ask Silvia for it or else one would not know.
Check In Out:
Actual check in/out were easy. Be sure to ask questions! Written instructions were not provided, so it was hard to remember everything. We were told to separate garbage, but were not provided with bins for the kitchen in which to do so. We tried to use plastic bags, but this didn't work well.

Overall:
It was the most beautiful property and setting we had ever experienced. It was a joy to stay there in the middle of vineyards, olive groves, and the beautiful Tuscan countryside. The villa itself is very comfortable providing private accommodations for each of us as well as common areas to be together in a beautiful setting inside and outside of the villa. We loved every minute of our stay there.
Enjoyed Most:
It was drop dead gorgeous in every way. It was early summer and the villa's gardens of flowers and the surrounding fields were bursting with color and life. We loved cooking in the kitchen and dining together at the large dining table. We had a chef, "Alessandro", cook for us one night and it was truly a highlight of our entire trip to Italy.
Enjoyed Least:
Can't think of anything. Everything was so special that we did not notice a thing that could be made any better.
Surrounding Area:
The small town San Albino was convenient for dining out locally with great restaurants and stores to purchase supplies. The people there were also most friendly and helpful. The villa is also located in an area of Tuscany that has many beautiful small hill towns within easy driving distance.

San Albino is within easy walking distance.
Tips or Restaurants:
Be sure to drink the wines produced by Silvia's husband. They were excellent. The tour of his vineyard and winery were also a lot of fun and very interesting giving insight in to the Tuscan ways of sustainable organic agriculture.
Directions:
GPS is a must for visiting the many hill towns in the area. We would have been lost without it.
Check In Out:
The owner Silvia Vincenti was a delight and very helpful and available when we needed something. She has put her heart and soul in to making this property a special place. You can see it everywhere you look. She also has a personal touch which made us feel welcome. We will always have fond memories of her and our stay at the villa. As a side note, I lost my passport on the day before we where to leave Italy. She personally made phone calls to help find where I might have left it. Well, she found it and drove me to Chiusi about 20 minutes away to get it. She definitely saved us from a potentially difficult situation. Thank you again, Silvia!

Overall, the experience at Villa deli Artisiti was outstanding. The reviews and pictures at RentVillas.com were very accurate. We had a group of 10 people (3 couples and 4 singles), age of group mid-forties to mid-sixties. Every couple and every single had their own room.
Enjoyed Most:
The property is not "in town" but close enough to walk. There are rolling hills, vineyards, and olive groves all around the property. Some in our party said they were disturbed by a barking dog on occasion, but personally, I never noticed. The bedrooms were very spacious and each had a bathroom. There are 3 bedrooms on the first floor (still requires 3-6 steps to access the first floor from kitchen). Two of these bedrooms on the first floor have large attached sitting areas and the bathrooms have a claw-foot, step in bathtub with shower). The third bedroom on the first floor has a walk-in shower. The remaining 4 bedrooms are on second floor (about 10-12 more steps up from first floor and about total 20 steps up from the kitchen). The 4 bedrooms on the second floor have walk-in showers. The water pressure was good and plenty of hot water. The villa is actually on old farmhouse so the stone walls are very thick which helped to keep it nice and cool during the "heat wave" of 90+ temps we experienced during our week there. If you keep the wooden shutters closed it helps to keep it cool. The villa is gated....you receive a key fob to automatically open and close the gate.
Surrounding Area:
The town of S. Albino has everything you would need within walking distance (10 minutes to walk). There is gas station, ATM, grocery store, butcher, pharmacy, farmers market on Saturday, gelateria (ice cream shop), a couple of restaurants and a couple of pizzerias also couple of pastry shops (we did not try). Montepulciano is a larger city on the hill about 3-5 miles away with lots of shops, restaurants and views. It is easy to take day trips and journeys to the surrounding areas....Cortona (38 km), Pienza(16 km), Arezzo (54 km), Siena (69 km), S. Quirico d' Oracia (29 km), Florence (126 km), Pisa (119 km). Some of our group took the train from Chiuso (15 km) to Florence.

The town of S. Albino has everything you would need within walking distance (10 minutes to walk). There is gas station, ATM, grocery store, butcher, pharmacy, farmers market on Saturday, gelateria (ice cream shop), a couple of restaurants and a couple of pizzerias also couple of pastry shops (we did not try).
Tips or Restaurants:
We brought mosquito netting based on previous renter suggestions but never had the need to use it during our stay (first week of June 2014) The kitchen is well equipped with all cooking utensils, including an American coffee maker (bring your own coffee and filters) There are some spices (salt, pepper, oregano, olive oil, balsamic vinegar, etc) there and any others that may be left be renters. We brought extra towels, but did not need them. The villa provides white towels for the house bathrooms and blue towels for the pool. We bought garbage bags while there. There are recycling bins for plastic, paper, glass, etc. We bought dishwashing detergent. We drank only bottled water but were never told NOT to drink the villa water so am sure it was fine for drinking. We did use villa water for coffee, tea, and cooking. Hair dryers are provided in each bedroom. Tre Stelle (S. Albino) was great for pizza, minestrone soup,...all things on the menu were great. The grocery store has very limited fresh meat....mainly proscuitto, salami, cheese....but the butcher next door has fresh meats.
Directions:
We had no problems getting the the villa by using Garmin(GPS). When you turn left (coming from Chianciano) or right (coming from Montepulciano), you turn onto paved road for short distance (300 feet), but then the road is rockdirt.....keep going on this rockdirt road, past the small walled cemetery and you will reach the front gate to the villa.
Check In Out:
Check in - We arrived early (at 01:00 pm instead of scheduled 3:00 pm), called Silvia, who arranged for Paula to check us in at 1:00 pm. Paula took security deposit of 600 EURO, gave us a tour of the villa, showed us how appliances worked, lighting, etc. and gave us her phone number for any problems. Check out - another member of our party did the check out and she relayed that it was a very smooth process Since many members of our party were driving out very early the morning of check out, Silvia programmed the gate to stay open to accommodate taxis, personal cars, etc so we would not have to be concerned about getting the gate fob back to her.

Overall:
Absolutely wonderful. Exceeded our expectations. We are a group of thirteen adults who have been friends for years. The villa provided lots of wonderful communal space while at the same time plenty of opportunities for privacy. Sylvia and Maurizio were delightful hosts and Alessandro, the chef, was very accommodating for our meals and cooking classes. The whole week was truly a dream come true.

Everything...the grounds were beautifully and well maintained , the pool area was perfect with spectacular views, the rooms were lovely, clean and spacious and having an en suite bathroom for each suite was a rare find in Italy.

Overall:
A wonderful week! There were 10 adults at the property for my 50th birthday. The house was very spacious. We had plenty of room to spread out so people could have private and group time. After much review, I rented this property because you could walk to the small town and every bedroom had it's own bathroom. As others have said, pictures do not do it justice, it is just beautiful.
Enjoyed Most:
The outdoor area for breakfast and dinner - we only ate one meal indoors. We also loved the pool and the August weather made it perfect. We did alternate days of lounging and site seeing which worked perfectly.
Enjoyed Least:
Bees. There was a problem with bees that were coming in the house. The house was sprayed. One of our group was stung. Sylvia's husband, Maurizio, was very helpful in getting her to a pharmacy for treatment and serving as interpreter.
Surrounding Area:
The short drives to the hill towns. Montepulciano is very close. Don't miss Montalcino, amazing drive and a beautiful little town. Hired a guide for a Pienza walking tour. A highlight for all, wouldn't have known half as much about the town.

Sant'Albino is within walking distance--small market, pizza, bar, post office, pastry shop, church at the end of the driveway. Hours of the stores are variable so you need to be flexible.
Tips or Restaurants:
Recommend the spa, Terme Di Montepulciano, within walking distance of the villa. We did the Grotta Lunare, in which 5 of us were in a private soaking spa--very fun--and then had mud treatments. Took a recommendation from an earlier visitor and booked a cook for arrival and departure nights. Well worth it. Also, if WiFi is slow, unplug and reboot.
Directions:
Roads are well-marked, but we still found a GPS very important. We had two cars and one GPS for 10 people. This worked well as there was always a lead car on new excursions.
Check In Out:
Sylvia was charming and very helpful. Check-in and check-out were quick and easy. During check-in we were jet lagged and should have made one person responsible for listening about working stove and dishwasher. Everyone thought someone else got it.

Overall:
Our time was all about family and the villa worked so well for that. Because of the cold weather, we spent most of our group time in the kitchen, which was a great space. We stoked up the little wood stove and laughed and cooked together.
Enjoyed Most:
The location. So accessible to the local hilltowns and Montepulciano. Also the village offered some nice local family markets and a real "village" feeling.
Enjoyed Least:
Because of the unusally cold weather and our concern about the high costs of heating the villa, we minimized our use of the space to our bedrooms and the kitchen. We were prepared for the cold with lots of sweather and socks, but it really limited our enjoyment of the entire house.
Surrounding Area:
The lovely Tuscan countryside and easy access along country roads to other towns.

St. Albino; it was just a five minute walk from the villa.
Tips or Restaurants:
Be sure to have Alessandro cook for you. He prepared two dinners for us - the first a typical Tuscan menu, and the second involved a cooking class, which included planning the menu, then shopping with Alessandro at the farmer's market on Thursday, and finally preparing dinner with him. It included fresh vegetables that aren't available in California, two kinds of gnocchi, fish and a fabulous dessert. It was a great experience and we learned recipes to recreate back home. Also, a tour of the owner's vineyard and winery was very interesting. They do organic growing and the use only labor intensive, hands-on methods to harvest and make their wine.
Directions:
Our advice: Get a GPS. Ours was valuable for getting around and allowed us to use secondary and more unique and scenic routes than we might have otherwise. Also, if you are traveling in and out of Florence airport, the rental car lot and airport itself are very poorly marked, as well as our hotel. We never would have found it without the GPS. We also turned in the car before going into Florence and the rental car agent called a cab for us, which took us right into Florence (Academia).
Check In Out:
Silvia, the owner, was very accomodating and responded very quickly to any problems we encountered. She is charming and friendly and offered good suggestions and advice.

Overall:
This was a great location in Tuscany. The short walk to the local village was easy and the owners of local facilities were all very welcoming. Great coffee, pastries, butcher and supermarkets are nearby. Montepulciano is a short drive and provides a great counterpoint to the local village.
Enjoyed Most:
Excellent outdoor area for al fresco dining and a wonderful kitchen and eating setting adjacent. All 7 bedrooms are large and comfortable each with their own bathroom, making it ideal for couples.
Enjoyed Least:
The bedrooms need a little more lighting and the bathrooms need shower curtains.
Surrounding Area:
A great location to enjoy all that Tuscany has to offer. We travelled easily as far afield as Pisa. Lucca, Assisi and Florence. Proximity to Montepulciano was a highlight and we came to love the town and made many visits to enjoy its restaurants and attractions, such as shopping.
Nearby Events or Locales:
The nearest village is Sant Albino, a very easy walk of only two hundred metres. Great coffee, wonderful people, helpful and welcoming shopkeepers.
Tips or Restaurants:
Make sure you go to restaurant Tre Stelle. The best pizzas and good food at very attractive prices. (Don't drink the whole bottle of Limoncello, you are supposed to have only one drink on the proprietor!!) Also visit Il Locando for very good food and wine. Make the acquaintance of the butcher for some wonderful meat for the BBQ at Villa degli Artisti and make sure you drink lots of Croce de Febo wine. Sylvia's own production is available at great prices and worth every penny.
Directions:
A GPS is essential. The local roads twist and turn and you save a lot of sightseeing time by not getting lost. Our favorite comment from one of our group "I know where you are, I just dont know where I am !!"

Overall:
This villa was a dream come true for me! About 20 years of yearning to go to Tuscany and this villa enhanced my dream and definitely did not disappoint. My children had arrived before us on our day of arrival and were excited for me as they knew how much I was going to love it when I saw the inside. They made me close my eyes and led me into the main bedroom before I could open my eyes. When I did, the tears of joy started and I was shaking I was so excited. For the first few days in Tuscany I literally felt as though someone had plonked me right in the middle of my own dream! The villa itself was amazingly grand and the surroundings were equally as beautiful. We enjoyed discovering all the little towns and everywhere we looked the countryside was picture perfect.
Enjoyed Most:
We loved the size of the villa. Every bedroom was huge. The dining area where we spent most of our time was also very big and the kitchen was great to cook in.
Surrounding Area:
The easy walk to the shops was one of the reasons I chose this villa. We wanted somewhere that we could walk to shops. The pool was also beautiful but unfortunately it wasn't quite hot enough to swim. Only one person braved it! On a few occasions we could hear hunters in the forest.
Nearby Events or Locales:
The small town of S. Albino was a very short, easy walk where you could get any supplies you needed. We can't believe that some earlier reviews had said it was a steep walk! It was a very easy walk and not steep at all--we did it several times.
Tips or Restaurants:
We had to buy our own dish washing detergent, etc. but this can be bought from the small supermarket in town. The local butcher had lovely mixed meat kebabs that we cooked at the villa and were delicious. Lots of good restaurants in the town Montepulciano and on our last night we decided to get take-away pizza and walked into town to get it; this was a super cheap meal.
Directions:
We drove there without a GPS but found it fairly easily. Drove past the street the first time.

Overall:
An absolutely wonderful experience. The owner Silvia, made our stay not just comfortable, but very special. The property is perfectly kept and the outside areas were manicured. The villa is on top of a hill with fantastic views and is surrounded by vineyards, olive trees, and many fruit trees. Silvia gave us permission to pick and eat whatever we liked and there was plenty to choose from. The villa is also part of a working vineyard and Silvia was gracious enough to give us a personal tour and tasting. Great wine and olive oil produced by the villa. The first night there Silvia explained the villa to us and gave us a bottle of the wine they produce.
Enjoyed Most:
And what's not to like about this place. We were in a party of twelve and there was more than enough room to enjoy ourselves without running into each other. The kitchen was a professional design with modern appliances and plenty of dinnerware and glasses. There is a great pool just a few meters from the back door with chairs and lounges to spare. Two sitting areas were enclosed in arbors covered with fruiting grape vines. Right outside the kitchen there was a large covered patio with enough tables and chairs to accommodate our large party.
Surrounding Area:
The villa is located perfectly in Tuscany with beautiful hill towns in every direction. Montepulciano is just 8 kilometers away along a beautiful tree-lined drive. The town is magnificent. Several tourist destinations are an easy drive from the villa. We visited Assisi, Volterra, Orvieto, Civita' di Bagnoreggio, Pienza and many others. There is a train station just 15 kilometers away where some our our party took trains to Florence and Pisa. Rome is just a two-hour drive. The whole area around the villa is dotted with grape vines and olive trees.

The villa is just a short walk to the town of Sant' Albino which is very small but has everything you need. There is a church, bank with an ATM, restaurants, bakery, coffee shop, and grocery.
Tips or Restaurants:
For a quick bite there is a small salon pizzeria walking distance from the villa. Great pizza and a sleeper of a shrimp plate that was outstanding. Montepulciano is full of great places to eat and Silvia made reservations for us at a restaurant in Montalcino at sunset with a tremendous view. Here is a sleeper for you on the road between Montepulciano and and the villa: It's called Ristorante Il Covo, on Strada per Chianciano, 5 53045 Montepulciano. This small non-touristy place has a classically trained Italian chef and the food was out of this world.

We put the address provided with our rental package in our GPS and it took us to the entry gate.

A quick phone call to the number posted at the gate and Silvia, the owner was there in 2 minutes.

Wonderful.
Enjoyed Most:
Every room had its own bathroom so it's great for a group of adults. Thick walls so always quiet no matter what was going on in another room. Well equipped kitchen for lots of cooking.
Enjoyed Least:
No screens on windows and although it was generally cool even in a heat wave, it made leaving the windows open in the evening difficult because of insects.

Well located within Tuscany--easy to get to many great surrounding hill towns

Sant Albino - a few minutes walk down the road.

Find the woman making fresh pasta in the shop just down the hill from the main street. Speaks no English but makes wonderful pici and ravioli--and fruit tarts!

Overall:
Wonderful experience! There were 12 of us - 5 couples and 2 singles, so everyone had their own bedroom and bath. The facilities were spacious, attractive, and comfortable. There were enough tables inside and out to seat everyone for meals and the owner was available to us for the few questions we had. The location - near a village - was excellant so that we could walk less than a mile to get pasteries, pizza, and groceries. The grounds and pool were kept up and beautiful, too.
Enjoyed Most:
We liked the outdoor area and pool (they even had pool towels for us) the most. We also liked the large kitchen with 2 dishwashers and the large spaces for socializing inside and outside. There was a washing machine and a clothes line which was well used. Being within walking distance to a village was wonderful so that we did not have to use the car to go everywhere.
Enjoyed Least:
The oven door did not close properly and the oven did not have a temperature gauge so we had to guess at the temperature. The owner said she had ordered a door in Feb and it had not come in, so that part is being taken care of. Some of the bathrooms have showers with no tubs and the water spilled into the room -- slightly inconvenient. There was a plant nearby that made some noise, but it was not much of a problem -- the shrubs around the house masked it so we could not see it.
Surrounding Area:
We were close enough to many towns -- Montepulciano, Montalcino, Pienza, Siena -- so that we could take some day trips. Five people in our group biked from Montepulciano to Cortona with a company called Cyclopossee -- they came to get us in a van and fitted us with helmets and bicycles and we rode on back roads that were not too hilly and had a wonderful day!

St Albino was the small town within walking distance to the villa. This town had at least 3 restaurants, a pastry shop, a fresh pasta shop, a small grocery store, and many more amenities.
Tips or Restaurants:
Make sure you bring bathing suits!! We have cooks come in twice while we were there and were very happy with the dinners. We had arranged one before going and after we had it, we were sorry we had not set one up for the last night. Sylvia, the owner of the villa, made a phone call and got a dinner lined up for us. The restaurant at the bottom of the hill from the villa has their own wine and olive oil, so we bought stuff from him. The villa owners also have their own winery and a tour is free to any renters. It's very interesting!
Directions:
We rented a car in Florence and had no trouble finding St Albino, but the sign for the villa was hidden by some tree branches. We had lunch at a restarant and they showed us where it was. -- very friendly and most speak at least some English.
Check In Out:
It was very simple -- we did not all arrive at the same time, so the first people there had copies of everyone's passport and the deposit and everything went smoothly. We didn't realize that the tax was not included in the cost of the villa, so we were surprised with about 250-300 euros extra. Editor's Note: The Tourist Tax in Italy was instituted in late 2011 and 2012 and is mandatory. We have it listed below as payable upon arrival, since it goes directly to the local authorities.

Overall:
We had a FABULOUS time. We were a group of 10 friends celebrating my 65th birthday. The villa was just perfect for everyone to have their special space and yet all be together with plenty of room. My friends had a special birthday dinner for me; Silvia helped arrange the chef and a keyboard player. The food was wonderful. All 10 of us thought the villa was perfect and if anything, exceeded our expectations.
Enjoyed Most:
The spacious beautiful rooms, the view, the convenience to all of the Tuscan hill towns. We rented three cars and every day was a new adventure. Can't wait to post some of our pictures. The villa is really perfect. Had a tour of the winery that Silvia and her husband own a few miles away and it was fun. There is no cost for the tour and the wine isn't sold there but you can buy some of it at the villa.
Enjoyed Least:
Wish it had a dryer as after our Tuscan villa stay we were in Italy another week and a half and with 10 people it took a long time to wash and then hang out laundry to dry. Washers in Italy take about 2 hours to wash and we had some issues trying to make the washer work.
Surrounding Area:
You MUST go to Pienza and Siena. I love this part of southern Tuscany. I feel it is the most beautiful part of Italy. Around every bend is a photo worthy spot. Don't try to do too much and instead just enjoy the ride and hit one hill town a day--then eat in the town or cook at night so you don't have to drive .
Nearby Events or Locales:
Yes, you could walk but we didn't, as we did enough walking all day. I wouldn't suggest going to this villa if you didn't have a rental car. You would be better off then being in a town.
Tips or Restaurants:
RentVillas did a good job telling us what to bring before we went. We are all experienced travelers and have rented villas many times in the past, so we were prepared. We also know that we were in a foreign country and that things work differently then in the US. If you don't like that idea you shouldn't be traveling abroad! 3 Stella was a good restaurant in town. We ate there twice, plus got take out pizza one night. We did the Italian thing - big, nice long lunches during the day in whatever town we were in, then simple dinners at night.

When you get into St Albina, the sign to the villa is small. Yes, GPS is OK for getting into town.

We had a wonderful time at the beautiful villa. Our group of 12 agreed that it offered so much more than we had hoped it would. The villa was so large with plenty of room to relax. The swimming pool was crystal clear. The property was outstanding, just like a Tuscan farm house. As a group we love to cook and the kitchen area was large enough with room to spare. I would go back again.

I think I used the the word "large" many times in the previous statement. With 12 people in the villa we had so much space. I loved the kitchen/patio area; it was perfect for celebrating the food, wine and people of Italy. The property outside the villa was beautiful. We had many, many lavender and rosemary bushes on the property. Fresh fruit trees for apples and pears. Cut wood for the fireplace in the library. The property owner was so fabulous and considerate. She is a fabulous lady and we enjoyed a morning at her winery. She and her husband make local quality wine and we made sure to have many bottles of their "Vino Noblile" varietals.
Surrounding Area:
We liked the local town of San Albino. The shop owners were friendly and helpful. We could visit the hill top town of Montepulciano with an easy 15 minute ride. The town is beautiful and great for shopping or eating. We did take 12 day trips to Cortona, Siena and other interesting towns. Make sure to visit the local wineries.
Nearby Events or Locales:
We were able to walk to San Albino, however, when grocery shopping we took the car. The local grocery store was fabulous and the owner was helpful and gracious. We did buy Tuscan steaks and chicken at the butcher shop and had a feast that evening at the villa. Yes, always out on the patio until the stars came out in the sky. You can also walk to the Montepulciano Terme spa . We purchased cakes from their bakery in town and they were excellent.
Tips or Restaurants:
Just enjoy the villa and the beautiful Tuscan countryside. We did hire a local cook to prepare dinner for us on the day of our arrival. We were all arriving late from various parts of Italy and it was a treat to sit down and be served a lovely dinner along with bottles of wine from the villa's vineyard. Well worth it!
Directions:
The directions were fine. We did not have a GPS or even a local map. That was our fault. It is strongly advised to use a GPS as it will make your trip more enjoyable.

Sylvia was gracious as we were the trip coordinators and we were two hours late. She waited for us and was so nice. Sylvia was a most gracious host.

Overall:
Our group consisted of nine extended-family adults, the first Italy experience for seven of us. Our week at the villa was the perfect pause between tours of Rome and Florence and its location within walking distance of San Albino provided a true taste of Italian living. What a wonderful experience!

We were delighted with the villa's beauty, spaciousness and cleanliness as well as its walking distance to San Albino.

Morning walks to the bakery for fresh baked goods and cappuccinos, shopping at the local market and interacting with the locals, especially the staff at the local pizzeria. We cooked at home, but also enjoyed the festivity and eating of fresh mozzarella delivered from Napoli to the pizzeria on Thursday.

San Albino is just a few minutes walk, a delightful stroll past olive groves, a small church, garden and apartments.

We travelled by train to Chiusi, where we rented cars to drive to the villa. Cars were 'manual', but were newer, in great condition. Easy drive to the villa - nice road, a bit windy thru the hills, but easy to find San Albino and villa. Then we had cars to visit hill towns, Montepulciano, Siena, etc.

Overall:
This place had a lot to live up to – it was voted first choice out of 30 places by all families involved, after much research, so we had great expectations. When we arrived, we were overwhelmed - it was even better than expected. The pictures don't do it justice. Everything about this villa is high quality and elegant. The house reflects its owners – relaxed, efficient and organised. They have introduced modern facilities into this old Tuscan building while beautifully preserving its historic character. Everything has been well thought out. The spaces flow, and relate to each other so well. For example there is such generous space in the kitchen area/living area. Even cooking and clearing up could be communal activities – where else could you expect to find 2 dishwashers and a lovely big preparation area where several people could work? The utensils and appliances match the generosity of the whole house. Only problem – the house was so good that you hated leaving it, and so were always torn between exploring the area or staying at home. Of course this could be solved by staying longer than 1 week the next time. It was a holiday we will never forget.
Enjoyed Most:
It is perfect for a family group get together. Although there is a range of suite sizes, no one felt left out, because every option available was special in its own right, each with a king size bed and own ensuite bathroom. As well as their own private areas, people had a wonderful choice of shared spaces, both inside and out. This gave so many options for whatever you chose to do. You could dine indoors or out, and as it was summer we always ate outdoors in the beautifully shaded patio. The owners are such an inspiring couple. They epitomise expectations of Italian vibrance and warmth. Hardworking, stylish, enterprising, open, unobtrusive – they had thought of everything to make guests comfortable. The extensive grounds are fabulous for energetic children to run freely and play, including flying kites. The pool is special, aesthetically and functionally, with a bubbler which the kids just loved. The pool and its surrounds were used extensively by everyone – to swim, or chat, or just relax with a good book.
Nearby Events and Locales:
The villa was chosen partly because it is close to so many hill towns and major cities of Central Italy, and is within walking distance of a small town,Sant Albino de Montepulciano, with a group of shops, including eating places, ATM, patisserie, and small supermarkets. At night, on this walk, the children were fascinated to see fireflies and a glow worm.
Tips or Restaurants:
A catered dinner was organised for the night of our arrival, as we were travelling down from another villa in the Lucca area. This arrangement turned out to be a perfect choice (adding to the feeling of being totally pampered and looked after). We can highly recommend this service - two cooks initially to set up the meal, with one remaining to present it.

Overall:
The hills of Tuscany and surrounding cities were very close and each one was different. Some of the best wine i have tasted ever!! Twelve of our closest friends celebrated my 50th birthday and our 20th anniversary, truly never to be forgotten!!! Personal chef came in twice. Very, very good.
Enjoyed Most:
The kitchen and dining room and attached veranda.
Surrounding Area:
The town of Montepulciano and S.Quirico. S. Quirico market day was really quite enjoyable. We stayed and had a fabulous lunch out on a terrace at Trattoria Bar Osenna. Market day is Tuesday morning. Truly an Italian experience.
Nearby Events or Locales:
San Albino is within walking distance down the dirt driveway Fabulous pastry shop fresh each morning - closed one day - small market and very good deli with staples.
Tips or Restaurants:
San Quirico Trattoria Bar Osenna has the best gnocchi around. Make sure when you are finished to go to the front and pay your bill. They will not bring it to you.
Directions:
Directions were fine; no GPS needed. We arrived early and found the villa and went to have lunch at the ristorante, pizzeria/trattoria. The owners and their family were also dining there. Terrific lunch.

Overall:
We travel a ton, and I cannot honestly think of a better vacation or a better place we have EVER stayed. The villa was beyond spectacular. The owners were SO nice and helpful. The rooms were enormous. The dinner they brought in was incredible. The cooking lesson was perfect. Just cannot say enough about the Villa and ownership.
Enjoyed Most:
EVERYTHING. The kitchen was perfect. The dining room was enormous. The bedrooms all felt like master bedrooms. Clean, beautiful.
Surrounding Area:
Perfect location. Easy short walk to the store and morning espresso. Perfectly located near Montepulciano and near everything else Pienza, via Cassia, etc.
Nearby Events or Locales:
YES you can walk to Sant Albino.
