The nearest town had everything we needed. Very nice local people.
Directions:
It's down a very small street. We actually only got lost once getting. Would be tricky to find in the dark for the first time.

Overall:
Our group had a wonderful time. We all enjoyed our time at the Villa. Our host was there to meet us and was very welcoming and could not have been more accommodating. We were short 2 fans in the bedrooms and as it was very hot he returned a short time later with 3 brand new fans. He checked on us every day and could not do enough for us. The villa was clean and, if not luxurious, had all the essentials.
Enjoyed Most:
The view was amazing. The pool was lovely to cool off in after a day of sightseeing. The beds were large and comfortable. The chef was great, and the amount of food for one meal fed us again the next night, good value. The outside eating area was lovely with huge pots full of lemon trees laden with fruit. (very Tuscan)
Enjoyed Least:
More pillows for the beds. The bathrooms, although adequate, were not great. The kitchen was a little small but well stocked. The grass needed a mow. The yard was a little unkempt but still charming.
Surrounding Area:
The view from the bedrooms and side yard was just beautiful. During the day you could see the Dome in Florence and at night the lights were a sight to behold. We sat and watched the sunsets from the yard overlooking the pool and it was spectacular. The villa was on a very quiet road so only a small amount of local traffic.
Nearby Events or Locales:
The small village of Capannuccia was within walking distance, but not much there. A nice walk (about 2.5 km) past other villas and wildflowers along the roadside.
Tips or Restaurants:
The chef (from the small restaurant in Capannuccia) was very good. The villa is quite isolated so you do need a car. Our group of 12 had two cars, good for running to supermarket in Grassina. For our sightseeing trips we hired a driver and van from Florence. This worked very well when cost was split between 6 couples. We used the villa as a base and went on sightseeing trips to Florence and surrounding towns. It was a lovely place to come home to at the end of a busy day.
Directions:
We had no trouble as we had a driver who picked us up at Florence train station. He knew the area and took us straight to the villa. Our friends with a car and GPS had a bit of trouble finding it.
Check In Out:
Our host was excellent even though he was not fluent in English (which made the experience all the more exotic,) and we had even less Italian. The check in/out was very smooth, we had no trouble making ourselves understood.

Overall:
The best vacation of our lives.
Enjoyed Most:
It is spacious, beautiful
Enjoyed Least:
There is no air conditioning and it does get quite hot in the summer. However, the windows open at night with the breezes were tolerable.
Surrounding Area:
The quaint town had a wonderful bakery, people were friendly, and the local grocery store even stayed open until 8:00 pm.
Tips or Restaurants:
Cappenelli bakery had a fantastic fruit tarte. The local bus could get you to Florence.Make absolutely sure if you are depending on computers or electrical things you get the correct convertor. Some will not do a laptop but will charge your phone or camera.
Check In Out:
Paolo doesn't speak much English, but his daughter helps. It takes at least an hour for check-in, since he needs to teach you the gas, and the kitchen useage. They also stop by daily to see if you need help.

Overall:
Wonderful villa with the best views of Tuscany and Florence.
Enjoyed Most:
The view and the owners--outstanding people. We were a party of 10 and we were never on top of one another. The pool helped to cool us down since there wa no A/C.
Enjoyed Least:
The kitchen was small. No screens on the windows; we had a problem with bats coming in at dusk.
Surrounding Area:
The views are to die for. We felt isolated yet the nearest town was 5-minutes by car.
Nearby Events or Locales:
Grissina, 5-min car ride. Walking it took about a half hour there and twice as long back as it's uphill.
Tips or Restaurants:
Bring extra towels; you only get 2 large towels per room. They don't supply toilet paper, dish soap, or bar soap. Also, the stereo wasn't equiped for an iPod.
Directions:
We used the GPS but it didn't work for finding the property. best to use the directions on the voucher.
Check In Out:
The owner speaks no English, however his daughter does and she is available by phone.

Overall:
Great.
Enjoyed Most:
Overall the building was beautiful and view was spectacular.
Enjoyed Least:
We had trouble with the bathrooms. Two of the showers backed up and one shower was very small and difficult to use. The kitchen stove was also difficult to use; we ran out of matches. Be aware that heating is expensive. Editor's Note: The owner has confirmed that the drains have been fixed. December 2011.

Very peaceful.

Nearest town was 10-minute drive.

Overall:
Could not have been better. The appearance, spaciousness, and condition of this masterful renovation far exceeded our expectation. The immaculate architectural detail illustrates a true labor of love.
Enjoyed Most:
The feeling of warmth. When we met the owner and his family, it was obvious they were genuinely kind and gracious and concerned we were completely satisfied with the accommodations. Major shopping was just a few minutes away in Grassina. We submitted a pre-arrival shopping list which was perfectly executed and with a little advance planning only made two shopping trips during our week stay. With the professionally equipped kitchen available, we enjoyed cooking most meals at home.
Enjoyed Least:
The villa is somewhat remote and not within practical walking distance of shopping and restaurants. Location is subjective, however. We appreciated being in the countryside with little or no traffic buzzing by.
Surrounding Area:
The villa hillside setting among 150 or so acres of olive trees was absolutly stunning. Watching the evening sunset soon became a nightly tradition. On clear days Florence and the grand Duomo were visible to the northwest. Thoroughly enjoyed Greve in Chianti and the surrounding towns. The wine tasting at Le Cantine with over 1000 labels is a must.
Nearby Events or Locales:
Nearest small town was Capannuccia, just a short drive away. We shopped in Greve, a pleasant half hour drive down the Chiantigiana road, or at the Coop in nearby Grassina.
Tips or Restaurants:
The Greve area is loaded with too many good restaurants to mention. We particularily enjoyed lunch at Cafe Le Logge on Piazza Matteotti. As to the villa, it is very thoroughly equipped. Everything we needed was there including beach towels for the pristine pool.
Directions:
The only problem occurred after exiting the A1 from Rome at Firenze Sud. We could not find a Grassina sign. After making another approach, we found the sign to Siena and Greve which led us to Grassina. From there on, the directions were fine
Check In Out:
It was absolutely pleasant. We received our full deposit less the pre-arrival shopping list cost.
