Overall:
Wonderful. Felt like having a nice and relaxing vacation on a beautiful property with the comforts of home.

The scenery. Very relaxing and enjoyable to stroll up and down the winding paths. Chianti wine countryside is a must see.

The property is outside San Gimignano, not walking distance, but fairly close by car.
Tips or Restaurants:
Indoor slippers. Bug repellent a must. If you want to use kitchen, need to prepare or purchase all the condiments. Wild Boar Pasta dish at 'Chirbiri' in San Gimignano is awesome.
Directions:
While we were at the property, we saved the location in our Garmin and that's how we got around after that.

Overall:
Could not have been more lovely. Our hosts were so sweet, caring and helpful. Property is beautiful and the views are TUSCANY!!!
Enjoyed Most:
The restoration is incredible. Beautifully done.

The steep (though short) hill down to our room, but it is what it is and we can't see any way around it. Wouldn't stop us from going back again.
Surrounding Area:
Ease of access to sites of interest such as Florence (a breeze by train and not bad driving), Siena and San Gimignano. The beauty of the rolling hills and trees.
Nearby Events or Locales:
Poggibonsi Nord was close by, but not within walking distance. Nothing is within walking distance...
Tips or Restaurants:
There' a very nice super market (PAM) in Poggibonsi Nord where you can get anything you need. Suggest bringing coffee, sugar, cream (or not) and breakfast makings and whatever you drink, including water (the tap is is safe to drink, but not to everyone's liking). The only food service they provide is dinner two nights (very good and reasonably priced). The owners are wonderfully helpful and sweet. You'll love it there. We especially enjoyed dinner at La Mangiatoia in San Gimignano. Avoid eating at the little pub/restaurant on the left, just past the turn off to go up the hill to Il Cortile del Borgo...not so good.
Directions:
We did not use GPS, but had no trouble finding the property. At the very top of the hill make a sharp right or you end up in the winery. If driving down from Florence, just as you leave Florence be sure to keep heading toward Siena.
Check In Out:
FYI--there is a telephone in your room with access to the office and the outside world.

Overall:
Our overall experience was very good. Our hosts were excellent, very friendly and helpful. We had no trouble with directions on our GPS and we phoned on our way; Riccardo made sure we knew the way. The food is gourmet and we recommend at least the first night which lets you meet everyone there. Also, the cooking lesson was well worth the price and we had a great time!
Enjoyed Most:
Having our own place to come back to everyday. It was quiet and private. The one bedroom apartment had lots of room and air-conditioning (a must as it was 35C everyday), and a great kitchen. The views are spectacular.
Enjoyed Least:
The apartment smelled musty but not so much that we didn't get used to it. Our outside seating area was not outside our door but down next to another apartment; it was shared.
Surrounding Area:
San Gimignano is a quaint village quite close by with lots of history, shops, and gelato! Volterra is another village on a hill close by and we also enjoyed it. Florence we visited twice as there is so much to see.
Nearby Events or Locales:
Poggibonsi is 10 minutes by car but unless you are very fit and part goat I wouldn't recommend walking to any of the close villages.
Tips or Restaurants:
The GPS always got us back to the villa. Stop at Poggibonsi on the way to shop at the grocery store (PAM). There was nothing in the kitchen and the store has everything you need. San Gimignano has excellent restaurants and stores and it is just fun walking around (and eating gelato!)
Directions:
The directions we received were excellent and we did program in the coordinates to our GPS.
Check In Out:
Checking in was easy; we phoned on our way and they were waitng for us. This was around 4:30 PM on Saturday. Checking out took longer as everyone is leaving at the same time. If you need to get out early I would suggest letting them know of your schedule.

Overall:
The villa was beautiful, and the grounds were well maintained and there were plenty of places to sit outside. The staff was very friendly and helpful.
Enjoyed Most:
The views of Tuscany! The location is great, too.
Enjoyed Least:
There were a few Enjoyed Least: we could hear our neighbors above us and beside us. One of them had a baby, so we could hear the child crying at times. There were also lots of other children at the villa. I was surprised by that. We also had a bit of an ant problem, but we bought some Raid at a nearby store.
Surrounding Area:
San Gimignano is beautiful, especially at night. The villa is close to many other towns for day trips.
Nearby Events or Locales:
The nearest town is San Gimignano, and no, I would not walk that far. The villa is on a hill down a long gravel road, and then San Gimignano is 4 km away. The roads are very curvy, and it would be dangerous to walk that far.
Tips or Restaurants:
I would tell guests to take day trips to Volterra and Siena and to take a wine tour down the Chiantigiana. Bug spray is a must if they want to sit outside at night! The dinners the owners put on were very good, and I highly recommend them. They were better than any food we had in restaurants during our visit.

Very pleasurable. We loved the unit we stayed in. We would have like to have better access to a view from our sitting area outside.

Didn't know how to use coordinates on the GPS but followed the written directions and they were very clear. You might want to add to veer to the right when you hit the sign for the factory when you approach the top.

Amazing! The villa was beautiful, the hosts were gracious, and the food was amazing.

I enjoyed the peace and quiet, the pool, and the gardens.

I felt that our apartment was a little damp. We could've opened the windows to alleviate this but were concerned about mosquitos.
Surrounding Area:
San Gimignano was gorgeous. We just loved how pretty it was and how quiet.

I would suggest the future people plan on eating there every night they are there that the Mother is cooking. They should take a cooking class - that was fantastic. The owner has all the info and can make the arrangements.

I would suggest that the people who go to Tuscany bring or rent a GPS it is a must.

Overall:
Enjoyed every minute of the Villa and Tuscany. We could have stayed there for the two whole weeks.
Enjoyed Most:
Very clean and well managed. The owners take their guest very seriously and treated us very well. The owners are very much involved and offered many suggestions for day trips. Each evening at 5pm several couples would meet on the patio for happy hour and talk over our daily experiences often enjoying a laugh with the owners, too.
Enjoyed Least:
Really nothing. Some didn't think the dirt access road was the best but its rural Tuscany. For us it was not an issue.
Surrounding Area:
All the small villages were easily accessible. Short day trips around the area were very enjoyable.

The Village of San Gimignano and Poggibonsi are very close.
Tips or Restaurants:
We found everything at the villa we needed. We made diner a couple of nights in our suite. The three diners hosted at the villa you do not want to miss. The owners cook, wait tables and were most enjoyable.

Check In Out:
The owners moved all the luggage for everyone. A real treat. The whole process was very smooth and quick.

Overall:
The staff were wonderful and very helpful. Upon arrival at the property they had two men meet us at our car in the parking lot, and within 30 seconds and transport our bags to our room and did the same upon departure.
Enjoyed Most:
Accommodations were very modern like a four star hotel. Once inside we felt like a King and Queen. Views were outstanding.
Enjoyed Least:
My wife had injured a knee shortly before our trip and required assistance to get up and down the driveway. Someone who is handicapped would have difficulty. We did know in advance that the walls were thin at the villa and that you could hear your neighbors very easily. Although this was true it was not an issue for us as others tended to respect the quiet. The 3km dirt road back to the villa left your car in constant need of a wash, but we weren't complaining since it never rained when we were there.
Surrounding Area:
The surrounding area is beautiful. San Gimignano was very close and Volterra was another 20km past it. Staff at the office were very helpful explaining how to use public transportation from Poggibonsi. We found use of the bus to both Florence and Siena a breeze.
Tips or Restaurants:
PAM is a great supermarket in Poggibonsi. Stellas Ristorante in San Gimignano has the best in local cuisine and is worth the long wait.

Enjoyed Most:
The property is centrally located for day trips to basically anywhere in Tuscany. The owners are absolutely amazing and very approachable.
Enjoyed Least:
Our apartment did not have a terrace, although we were offered the use of a terrace attached to the main house. There is no noise insulation between the apartments. Only the lounge had an unspoilt view.
Nearby Events or Locales:
San Gimignano was a 10 minute drive.
Tips or Restaurants:
Bring mosquito spray. The mosquitos are African and the bites will remain for several days stinging and itching. Go to all of the dinners arranged by the owners. We made the mistake of just going to one. It was amazing and actually much cheaper than eating at any other restaurant we encountered. Unless desperate, skip Florence. Go to Lucca, Siena, San Gimignano, Montalcino. Do ask about the outlet shops. The owners can give you advice and directions.
Directions:
TomTom saved our life. We highly recommend bringing a portable GPS.

Drive to the coast, between Piombino and Livorno. It is beautiful and there are relatively few tourists. Also go and see Volterra; it is amazing and is not spoken of in most guide books

Overall:
This was the first time we have rented, we will do it again, based on this experience. We enjoyed everything about Il Cortile.
Enjoyed Most:
The owners were wonderful! They gave us directions, made dinner reservations for us, gave us a wonderful history of the Villa.

We enjoyed taking day trips throughout Tuscany; the property is very centrally located.

San Gimignano was the nearest small town. We saw people walking, but we drove.

The Trattoria Chribiri in San Gimignano was great; we ate dinner there twice. We had dinner at Il Cortile twice - that was very good. I highly suggest that you just eat there on the nights they serve.

The directions were very easy to follow.

Overall:
We have travelled extensively and have never enjoyed a stay more than this one. We would highly recommend this property to everyone.

Everything! the views were fantastic, the proprietors were outstanding, extremely friendly and willing to accommodate you in any way possible. The meals at the villa were a highlight. There were plenty of sites to see within easy driving distance and the villa was extremely peaceful if you just wanted to relax. The staff was most helpful in helping you plan activities.

The scenery along the Chianti wine road was breathtaking.

San Gimignano. It would be a long 45-60 minute walk mostly along a dusty road, but doable for the adventurous.

Overall:
We have been back for one week and I can't wait to go back. The family owners are the most hospitable people I have every met. They are why I will go back the Tuscany.
Enjoyed Most:
Its location. It is the perfect location from which to see Tuscany. Our travel time was usually less than an hour. The owner family was absolutely wonderful in every way. They were friendly and extremely helpful.
Enjoyed Least:
There really isn't anything I disliked. However, everything is uphill. This villa is located on the side of a mountain -- breathtakingly beautiful, but uphill.
Surrounding Area:
Poggibonisi and San Gimignano were 10 minutes from our door. Poggibonsi has a grocery store that is just minutes away and it had everything we needed for our stay.
Nearby Events or Locales:
San Gimignano was probably closer than Poggibonsi but about 5 miles away. I would not be able to walk it.
Tips or Restaurants:
The villa is very well equipped to get you started. However, you must bring insect repellant and the first thing you should do when you get there is by a product called Vape. It is an inexpensive plug-in repellent. There are no screens on the windows. I brought a small coffee pot and coffee. Laundry is expensive compared to US. I used Rick Steve's reference books for restaurant suggestions and he was right on.

This is a very well run property. Everything was perfect. I couldn't have asked for more.

Sandra, Riccardo and Nicola were absolutely wonderful hosts. They were so charming and helpful! The apartment was perfect and the surrounding landscape looks just like a postcard. The patios, the pool, and the dining cellar were all superb. The dinners were some of the best food we had in Tuscany!

Nothing, it was just perfect.
Surrounding Area:
The villa is in a great central location for day trips and we easily ventured to Florence, Pisa, the Chianti region, Siena and Montalcino.
Nearby Events or Locales:
San Gimignano was very close along a beautiful, winding road. We enjoyed going there in the evenings for dinner. It's a very short drive with easy parking.
Tips or Restaurants:
There is a good grocery store, PAM, nearby in Poggibonsi.

They were very accommodating and brought our luggage to our room.

Setting. On a quiet road, overlooking the Tuscan hills - how could you go wrong. Beautiful pool area.

Spectacular, refreshing view. Easy driving to access Sienna and many other Tuscan hill towns.
Nearby Events or Locales:
San Gimignano. You are able to access it by walking on old roman road - 30 - 45 minutes, minimal road traffic. Makes a nice day to walk there early in the morning, shop , eat lunch and walk back. If it's hot you can cool off in the pool.

Gourmet dinners are organized in the wine cellar on property three nights a week. Excellent value.

Moved very smoothly. Franco and Carlo were there to assist with handling of baggage to rental unit. As our unit was not immediately available, staff provided directions to the local food store 15 minute drive and we able to get our supply of provisions for the week. When we returned, our luggage had been placed in the unit for us.

The stunning views, well kept and attractive property, seclusion, and the feeling of staying in an authentic Italian villa.

Our room was cold at times with a slight musty smell in the air.

You don't have to go very far to see a lot! San Gimignano is a charming town and has everything you could need. We also loved Poggibonsi as a neat place to take in daily life and see inhabitants going about their business.
Directions:
We went the wrong way and still ended up right where we needed to be. It was easy to manage the Tuscan roads.

Enjoyed Most:
Very friendly and helpful owners. Extremely high standard of accommodation and fixtures-fittings. Meals a real hit - excellent quality food and wine in wonderfully romantic setting served by pleasant staff.
Enjoyed Least:
Steep terraced property - would not suit older clients or those with disabilities or toddling children. Very peaceful location, but those wanting complete privacy could be irritated by noisy children. Kitchenette lacked an oven, limiting cooking options for those inclined to full self-catering. Microwave was provided however.
Surrounding Area:
San Gimignano and Siena terrific and not far away. East access to Florence 45 minutes by car . Chianti area close by. Ideal central location for exploring Tuscany.
Nearby Events or Locales:
San Gimignano is within walking distance but only for the fit, and outside the hot times of day. About 1.5 hours each way and quite a climb on a dusty road to get back.
Tips or Restaurants:
Meals provided on site better than any restaurant we found locally. Bring plenty of insect repellent. Some suggestions for the owners: Towels can be replaced but only for a charge - perhaps they could be replaced mid week free of charge? Bikes to rent?
Directions:
Access road is pretty rough - tires and exhaust vulnerable !

The property was absolutely beautiful. However, the atmosphere and ambiance was truly the greatest aspect about the property. The owners were the most gracious hosts that anyone could possible encounter!

We enjoyed all of the restaurants, wineries, and our trips into Florence.

Given the location, there wasn't anything within walking distance, except for those very hardy and experienced hikers. However, one could walk around the area and enjoy the views!

You absolutely must enjoy any meal that is prepared at the villa. They exceeded our expectations and would be rated as the most delightful of all of our meals!

Overall:
We would highly recommend this property. It was the highlight of our visit to Italy. We didn't see any other facility that was as well situated and had the amenities. A sidelight is they make their own olive oil and it is beyond description, so save room in your suitcase. The other guests were delightful and from across the world.
Enjoyed Most:
The setting was magnificent and the hospitality top drawer. The entire staff went out of their way to make sure we enjoyed Tuscany, including trip suggestions and restaurant reservations. The meals served on the property were delightful. The overall renovation of the property was very well done and the amenitities were outstanding.
Enjoyed Least:
It is important to make clear that the property is on quite a slope and it would be difficult for people with limited physical condition. Some of the units do not have outside patios and enjoying the wonderful outdoors was very important, so they accommodated our need even though our unit did not have an outdoor living space.
Surrounding Area:
The ambience of the area was as delightful as anywhere we have traveled. The vistas, the local people, the history, the wine, the weather were a terrific combination.
Nearby Events or Locales:
San Gimignano....If you were a hiker one way might be a delightful journey one day, but a bit overwhelming on a daily basis.
Tips or Restaurants:
The staff at the property has all of the suggestions necessary for dinner from very elegant to where the natives eat. Bring swimsuit and some basics for cooking, like salt and pepper as none was supplied. Have reservations made before you come for wine tasting as it can be difficult to arrange on short notice. There is a terrific supermarket, PAM, just 4 miles away in Poggiponsi that has everything you could want.
Check In Out:
No problems and the staff moved the luggage from your car to your room and visa versa very graciously, as they did everything you asked.

Enjoyed Most:
We enjoyed everything about the property! The view of the Tuscan countryside is breathtaking and the proximity to the major Tuscan sites is excellent. The staff is extremely helpful and friendly and always happy to make a recomendation on restaurants, directions, things to see and do, etc. I really can't say enough good things about our stay. During our stay in early April never saw any other guests who were staying at the property-there's plenty of privacy and a few great places to sit and enjoy sunsets.
Enjoyed Least:
Nothing.
Surrounding Area:
The proximity to San Gimignano is fantastic. On our first day we enjoyed a great walk there. It's about 3 miles away roughly, and full of striking views of the city.
Tips or Restaurants:
The property is well equiped with modern amenities-and they provide you with some soap and paper goods to get you through a few days or so. I would, however, suggest that visitors stop at a market prior to their arrival to pick up some basic provisions such as olive oil, bottled water, cooking supplies, coffee, shampoo, a bar of soap, and extra roll of toilet paper, etc.

Overall:
Our best memories will be of the wonderful staff, all part of an extended family. They made our stay extra special.
Enjoyed Most:
We loved our rooms -- bright and cheerful. The bedroom was huge and very comfortable. The employees were so friendly and helpful. We ate all 3 available meals on-site and loved the atmosphere, people, food, and wonderful wine list.
Enjoyed Least:
The brick floors really carry noises--not a problem if you are upstairs, but can be annoying if there is a room above yours.
Surrounding Area:
The property is located on a quiet rural road that was great for daily walks. The location is really spectacular for just hanging around San Gimignano or as a home base for daily trips all over Tuscany.
Nearby Events or Locales:
We jogged daily to San Gimignano for coffee and a pastry. Very convenient, but probably a bit far for causal walkers. It turned out to be one of our favorite towns in Tuscany. We had spectacular meals at Trattoria Chiribiri, but you need a reservation.
Tips or Restaurants:
The weather was quite cool, so we did not open windows, but still managed to attract mosquitoes. Bug repellent is a good idea. The grocery market PAM in Poggibonsi is great for anything you might need.
Directions:
Distances listed are a bit deceiving and the signs on the main road are a challenge. Just don't give up and you'll find it eventually.

My favorite thing about the villa was the fabulous dinners on the beautiful terrace off the restaurant. We had some of our best meals in Tuscany there.

We were pleased with being close to San Gimignano and not too far away from Florence and Siena. I think we had a great location!

San Gimignano was about a 7-minute drive.
Tips or Restaurants:
The restaurant at the villa was fabulous. The food was homemade served by the friendly family who owned the villa. They were very accommodating to our children, allowing them to order things not on the menu discussed in advance, and not a complete 4-course meal. The terrace has a spectacular view.
