Overall:
Overall the experience was great. The reception from Simona was warm and helpful. The apartment was clean and comfortable. It is well located for visiting Tuscany.
Enjoyed Most:
Good location from which to make daily visits to various Tuscany villages. Simona and Nicolo were particularly friendly and made us feel like guests at their home. The surroundings are stunning as most countryside in Tuscany. The cooking class with Patrizia and Laura was a lot of fun.
Enjoyed Least:
The WIFI signal was available only in front of the reception office and most of the time only between 9 AM and early evening. We tried the Friday night dinner at the property. It was disappointing. We had dinner at another Tuscan property where friends were staying close to San Gimignano and the meal quality was much better.
Surrounding Area:
It is well located to visit all neighbouring Tuscan towns by car...San Gimignano, Siena, Florence, Montalcino, Montepulciano, Lucca, Pisa, etc.
Nearby Events or Locales:
San Gimignano...but it is not walking distance...it is 3.3 kilometers on a dirt road and then 1.1 kilometres to the entrance of San Gimignano, under a Tuscan sun!!!
Directions:
The location is two kilometers from the highway between San Gimignano and Poggibonsi...however it is 3.3 kilometers from the highway on the other side coming from the north.

Overall:
Our experience at the property was better than imagined. The villa was nicer, the views were more amazing, the food tastier, hosts/owners/service more exceptional, some pool areas more secluded than others. Overall, everything was "better" or "more" than we ever dreamed in anticipation!
Enjoyed Most:
There is so much we liked "most" but I guess the views of the surrounding Tuscany hills and vineyards were better than any pictures we had seen of the region beforehand.
Surrounding Area:
Again the hills, lush greenery, vineyards was just beautiful, quiet and left you breathless.
Nearby Events or Locales:
We enjoyed going into the older part of San Gimignano, I think it's known as "City of Towers." Very inviting place to explore, shop or just sit in the Piazza and have a drink, dinner or gelato. We actually went into town about 3 times during the one week stay at our villa. We drove as it's a couple of miles away from the villa but there are 3-4 parking lots available only a short distance from the entrance to the town.
Tips or Restaurants:
As far as restaurant "finds" near San Gimignano, we enjoyed the local town food when we ate there but the dinners we "really" enjoyed were the two dinners we signed up for that the villas themselves hosted. There is a fee but it was so worth it to enjoy the gorgeous views while dining on food and wine selections that are just as good, if not better than the restaurants we enjoyed. Well worth trying, my husband and I both agree!
Directions:
I dont remember the directions that the property provided. We weren't able to rent a GPS with our rental car so we had to use my cell phone GPS and it was pretty accurate. Directions were never an issue with us.
Check In Out:
All went very smoothly. During our entire stay all four owners that we met were very accommodating, friendly, patient--always available.

Overall:
It was a great place to stay and I highly recommend it. The dinner experience at the villa was truly special and I wouldnt miss it.

The people who run the villa are very friendly and helpful. We also loved the location, room, grounds, pool and especially the dinner. We loved being able to meet new people and share a wonderful meal.

Being so close to a charming town. We also enjoyed being centrally located to visit many different towns.

Overall:
Very nice. Our hosts were very gracious and helpful in every way possible.
Enjoyed Most:
The pool was great, especially since the time we were there was unusually hot. It was great to be able to swim and cool off after a day of sightseeing.
Enjoyed Least:
Probably the mile or so of dirt road leading to the property. It was dusty, but it really wasn't so bad, and it likely kept the traffic passing by to a minimum.
Surrounding Area:
The rolling hills, with alternating wheat fields and vineyards and forests. The whole area is extremely picturesque. Like being part of a postcard.
Nearby Events or Locales:
San Gimignano was about 2-3 kilometers away, mostly on an unpaved dusty road. It would have been OK to walk if there was little or no traffic. We drove about 4 -5 km to do our grocery shopping, to the town of Poggibonsi.
Tips or Restaurants:
Best meals we had were at the villa, prepared by the staff there. The meals were outside, overlooking the beautiful countryside, and they were superb. The presentation was first class, the ingredients were fresh and delicious, they offered a great seledtion of wines, and the service by the staff was fabulous. Magnifico!
Directions:
Did not use GPS. Directions were excellent.
Check In Out:
The staff came out to our car and took our bags to our room. They did the same when we were ready to check out.

The location and view. The owners are absolutely fabulous: Riccardo, Sandra, Nicola, and Angela. They are very attentive and hospitable.

The walls are a little thin between apartments, but we really only noticed one morning.

San Gimignano is probably 4 kms from the property. We didn't walk, but others did.
Tips or Restaurants:
Ask Sandra about restaurants and have her draw you maps. They are excellent. Make sure you take advantage of their al fresco dining which they host 3 times per week at the villa. The food is excellent and Nicola is a suberb sommelier!!
Directions:
We had difficulty finding it, but that might have been our own issue.

This place is super. Everything about the villa is so very nice. It comes as no suprise to me that I met people who had returned over and over to this property.

The apartments are very nice and very clean. The people who manage the villa are very helpful and friendly. Mama's Dinners are the best--don't miss one. The views and the quiet are breathtaking. The pool is great for an afternoon dip.

Can't think of a thing. It was better than being home, very warm and friendly.

There are many points of interest--and town for supplies--only minutes away.

Poggibonsi is the nearest town. You will need a car to get to town and anywhere else you would like to visit in the area.

Visit this place and feel your blood pressure drop. It's very cool.
Directions:
When traffic on the main road is pushing you, the turn-off to the right onto the gravel road is easy to miss. Otherwise it's not hard to find.

It took longer than expected to find it. It's just a matter of getting used to the roads and the rental car and the GPS.

Overall:
it was great..had a real good time there, will definitely consider coming back one day.
Enjoyed Most:
we enjoyed the landscape it was so nice to see nothing but rolling hills and vineyards. we enjoyed the pool a lot it was the perfect setting for a few sun downwers. Also, last but not least, the dinners where delicious.

Didn't like the showering facilities. They should really come up with a better system instead of having a bath and a hose with a shower head attached to it.

Overall:
Simply wonderful! The grounds were beautiful and exceptionally well maintained. The hosts were friendly and very helpful. Evening 5-course dinners in their wine cellar were splendid. Ambiance exactly what you want when you travel within Tuscany. Close to Florence, the Chianti region, San Gimignano, Volterra , Siena made staying at this Villa a very pleasant holiday. Beds were comfortable and the nights were very quiet.

The views were breathtaking and especially that of San Gimignano. Very quiet at night which permitted us to have a good sleep . The inside of the villa was very charming, clean and well equipped. The hosts gave us a tour of the other villas on their property . They all have character with full bathrooms . Pictures on the Internet do not do the place

The road to the Villa itself is quite rough, although it a very short distance. Walls were fairly thin, however everyone staying at the villa was aware and tried his/her best to limit the noise.

Location, cleanliness . Food markets very close and produce very fresh. It was nice to pick up fresh grocery items every day.
Nearby Events or Locales:
San Gimignano was approximately 3kms from the villa. Easy to walk to, and thus no need to worry about driving and or parking in the town.

May good restaurants. The owners have a good repertoire of must-go restaurants.
Directions:
We arrived at night and we had trouble finding the place as it is in the country.

Overall:
We would absolutely visit again and highly recommend the property. My husband and I went as a couple and there were many families vacationing there with their children. However, we had read to expect this online and we enjoyed the family atmosphere. By the last night at dinner everyone staying in the villa for the week was acquainted and enjoying one another. We loved visiting the pool in the afternoon after touring the countryside.
Enjoyed Most:
The location within the Tuscany region was wonderful. We had a perfect home base to visit the hill towns and the Chianti region. The owners did a beautiful job with the renovation of this property by keeping the feel of the old with the feel of the new. We very much enjoyed the dinners prepared at the villa and served on the beautiful terrace!
Enjoyed Least:
The walls between our bedroom and those of the flat next door were thin and allowed us to hear the conversation next door. Luckily everyone was aware of this situation and quite considerate.

The countryside was beautiful with the grapes beginning to turn on the vine.
Nearby Events or Locales:
The nearest small town was San Gimignano. While both my husband and I are in excellent physical shape, the walk to town was more than I would want to attempt.
Tips or Restaurants:
I wish I had discovered the alimentary/grocery on the outskirt of San Gimignano earlier. We would have purchased our meal supplies like cheese, prosciutto, and bread there instead of at the PAM in Poggibonsi. Take a walk in the vineyards! Visit the Paradiso winery close by.

Absolutely let them help with the bags. I loved being welcomed in the parking lot on arrival.

I would go back again tomorrow if I could! I loved it!
Enjoyed Most:
The property was spectacular and immaculate. It was like spending a week inside a postcard. Every view was a photo op. And the two couples that ran the villa were extremely nice, accommodating and filled with tips and information!
Enjoyed Least:
The long dirt road up to the property was a bit treacherous at first, but we got used to it.
Surrounding Area:
San Gimignano was fabulous - one of our favorite places in Tuscany. Great restaurants, great shops, and great atmosphere.
Nearby Events or Locales:
San Gimignano was an hour walk away. We didn't do it but others staying at the villas did and said it was LONG but enjoyable.
Tips or Restaurants:
You don't need to bring kitchen supplies - they have it all! Bring a small radio, as it is beautifully silent there. Bring slippers. And eat at the restaurant - we ate there twice and they were both some of our favorite meals of our trip!
Directions:
You are on the dirt road to the villa longer than you might expect. You come to a fork in the road - bear right! Left is Pietrafitta - a winery. Once you bear right, it is still a ways down the path.
Check In Out:
If you leave early on Saturday, you will have to bring your bags out the night before so pack early! They move all the bags so that you don't mark up the walls which are beautiful!

Overall:
We would certainly go back to enjoy the Tuscany area and the friendly Italian people, country ambiance and food.
Enjoyed Most:
The couple that run the villa was fantastic. They assisted us with whatever we needed and the views were exceptional.
Enjoyed Least:
The bathroom did not have a stand up shower. So baths were the issue of the day. The dirt-gravel road up to the property created a lot of dust and dirt.
Surrounding Area:
The location was excellent. The daily trips around Tuscany were a thrill to say the least, and the restaurants in the local towns of Poggibonsi, Greve, San Gimignano were outstanding.

San Gimignano was the closest town, but not within walking distance.
Tips or Restaurants:
Ask for a shower in the bathroom. The restaurant on the piazza in Poggibonsi was excellent and the steaks are outrageously good. The restaurant caters to the local population, not much English spoken, and the prices were the best ever!

Go in the daytime.

Enjoyed Most:
The hosts were most gracious and helpful. We could not have had better people. The meals at the villa were excellent and quite reasonable in price.
Enjoyed Least:
Our neighbors could be heard through the walls talking and scraping chairs on the floor. The hours for the laundry should be extended. If you sight see all day, when you come back and wanted to do laundry, it closed at 7:00pm and opened at 9:00am, you were out of luck. They only have one washer and one dryer. They need two of each.
Surrounding Area:
The villa was a great place as a staging area for visits to various sights in the region. It was welcome sight in the evening as were came back from our adventures.
Nearby Events or Locales:
San Gimignano. For the truly adventurous it was within walking distance. You had to be in very good shape to do so.
Tips or Restaurants:
You covered all the things to bring in your book. The best restaurant was in San Gimignano, Chiribiri. I had the best osso bucco ever and Maria had an outstanding salmon dish. We ate there twice, it was so good.
Check In Out:
They carry the bags from the car to the apartment and from the apartment. If you want to leave before 9:00am, they take the bags the night before and put them in the car for you. A very nice service.

The vineyards, olive trees and cypress trees were beautiful and made it very easy to sit and sip wine and just enjoy the scenery.

Enjoyed Most:
The property managers were very helpful and friendly. The dinner the first night was fantastic. The view from the kitchen window and panoramic views from the property were incredible. The central location in Tuscany was perfect for exploring towns to the north, east and south. Other residents were very friendly and considerate. We loved the property.
Enjoyed Least:
The only negatives about our villa were the couch and lack of a shower, just a bath. The couch just had throw pillows for a back. It was not the couch pictured on the web page.
Surrounding Area:
We enjoyed easy access to a grocery store, fairly easy access to the bus stop for an express bus to Florence, very quick access to San Gimignano where there were great restaurants and wonderful, easy shopping. All in all, it's in a beautiful area with convenient services.
Tips or Restaurants:
Bring toilet paper and a wash cloth and an extra towel as change of towels during the week is extra. Stock up at the Pam grocery store at the roundabout in north Poggibonsi on Saturday before going to the villa. Enjoy the fabulous cheese department there. Shop for bread, cheese, wine, juice, fruit, tea or coffee and large bottles of water for refilling a small water bottle to take everywhere. Be aware that Tuscan bread contains no salt and can seem rather tasteless when you are choosing breakfast bread. We enjoyed Tuscan bread when eaten with cheese. You cannot purchase food or supplies anywhere on Sunday.
Directions:
It would be helpful to note that there are two Poggibonsi exits off the superstrada, Poggibonsi and Poggibonsi Nord. Take the Poggibonsi Nord. We took the first and went through town.
Check In Out:
The staff members were very friendly, helpful and answered all questions clearly.

Overall:
We will definitely go back and plan to stay here again.
Enjoyed Most:
The location was very convenient to the different areas that we were interested in seeing. The views from just about every angle took our breath away. Meals were fantastic. Decor was charming. We enjoyed laying out at the pool and looking out over the vineyards however, we went the first week of May and the water temp is still to cold to swim. Days were sunny, nights were chilly.
Enjoyed Least:
The walls are VERY thin. Also, I think construction was going on around the area which made the noise level much louder. No terrace leading off of our unit.
Surrounding Area:
The closeness of the vineyards for wine tastings. The convenience of the other cities.
Nearby Events or Locales:
San Gimignano is in walking distance. Poggibonsi is only 10 minutes away by car.
Tips or Restaurants:
Careful what you plug in. Even with an adapter. We fried our digital camera adapter-charger and my hot curlers. Definitely stop at PAM in Poggibonsi on your way up and get supplies. Bring extra soap and toilet paper. If you're planning to go to Florence, Siena, Pisa, drive into Poggibonsi and take the bus. It's about 18 Euros round-trip for two and well worth it!!
Check In Out:
When they tell you to let them get your bags, please allow them to do so. They have spent a great deal of money in regards to painting the walls, etc., and would prefer to carry them for you to avoid dings and dents. They don't mind and will not accept tips.

Overall:
The owners treated us like family. The property is meticulously maintained and the time we spent there was the best week of our month in Italy.
Enjoyed Most:
The location outside San Gimignano was great. The pool was large and well maintained. The views across the valley were lovely, the staff were very friendly, and the dinners available three times a week were really enjoyable.
Enjoyed Least:
The walls separating the apartments were not soundproof. Bring insect repellent.
Surrounding Area:
Authentic Tuscan countryside, the closeness to San Gimignano was a big plus and Siena was only 40 minutes by car.

Poggibonsi was the closest town with a supermarket 10 mins by car, but is a modern city not woth sightseenig. San Gimignano was the closest town, 12 mins by car for sightseeing.
Tips or Restaurants:
The restaurant at the villa has great food and views, but is only open three nights per week. Ask the staff for recommendations in San Gimignano, they will also ring and book for you.
Directions:
Nice that it gives directions coming from north or south.

Enjoyed Most:
This was a warmly hospitable and lovingly maintained villa. The views from our kitchen window were like an ever changing painting of the Tuscan countryside you dream of, and glimpse in the background of Renaissance paintings. The warm tones of the walls, the smell of lavender, the curtains aglow in sunlight and billowing in the breezes, the hooting of owls and the drone of cicadas, a glass of Vino Nobile on the terrace as the hills turn golden in the evening... it fills the memory as well as the moment. We thoroughly enjoyed cooking in the well-equipped kitchen.
Enjoyed Least:
We had to hear from one family how little they appreciated Italy. We could not fathom how they could not love the land, the people, the food, the Art, the sense of history, the joy of taking your time.
Surrounding Area:
Early morning strolls through the vineyards, listening to the land wake up, startling hares, turning at a bend in the road and seeing San Gimignano's towers marching along the ridge of it's hill. We found it quick to drive to Siena and to explore the Chianti villages.
Nearby Events or Locales:
To walk to San Gimignano meant getting up early to beat the heat, and braving a dusty road. We found it a short and pleasant drive and always found free roadside parking within two hundred meters of the Porta San Matteo before 10 A.M. or again at dinner time when the tour buses have left.
Tips or Restaurants:
Trattoria Chiribiri was crowded, noisy, authentic, and offered great local specialties rabbit, boar, etc., at reasonable prices. The Lucia Maria bar - Via San Matteo 55 - makes great cappuccino and macchiato, has a washroom, and discounts your coffees if you stand at the bar and chat with the delightful barristas while you sip. The meals at the villa are not to be missed! Book your first night dinner along with your room and watch for the posted menus after that. This is a 3-hour experience that will define great eating for the rest of your trip. Buy your food at the Pam supermarket in Poggibonsi before you arrive on the first Saturday. They have short hours on Sunday. Watch for wine specials there, like the 2 Euro Vernaccia we found! Also remember to not touch the fruits and vegetables in Italy with your bare hands. They provide plastic throw-away gloves.
Directions:
Watch for the wine stand at the bottom of the hill. Directions are clear.
Check In Out:
They will meet you at your car and carry in all your luggage while you check in and do the opposite when you leave!

Overall:
Don't go in the summer if you don't like to listen to a lot of kids. Conversely, if you have kids, this is a great place to bring them.

We could hear our neighbors conversations very cleary through the walls.

The vineyards and the villa studded hills.

San Gimignano. I could walk there but it was about four miles, so my girlfriend, with her bad knees could not.
Tips or Restaurants:
Get groceries at PAM in Poggibonsi on the second circus after the Poggibonsi Nord exit. Don't forget to go to Volterra while you are there, as this is an overlooked but excellent day trip. Don't miss the dinners given at the property--the food is delicious and a bargain.

Enjoyed Most:

Washing Machine - Be prepared it's slow, but works well. Clothes Dryer - Even slower Make sure you get instructions down before attemping to use them.

Beautiful countryside and quaint little towns. Great wine and olive oil
Tips or Restaurants:
Take a tour of the San Donato Winery; it can be arranged by the villa owners.

Overall:
This was our first, but definitely not last trip, to Italy. Our villa exceeded our expectations. The pictures on the website do not do it justice. It is absolutely fantastic. I will recommend this location to anyone!
Enjoyed Most:
The overall beauty of it. Being there prior to 'peak season' provided a peaceful and relaxing escape. In addition, the hosts on-site were wonderful. They spoke English very well and recommended several towns to visit that weren't initially in our plans, but were well worth the visit.
Enjoyed Least:
The 'thin walls'. The concrete and stucco conducts sound and if the neighbors were noisy it was hard to sleep.
Surrounding Area:
The convenience of location. San Gimignano was about 5 - 10 minutes by car, or a 45 minute walk. Siena, Volterra, and Poggibonsi were also very close which made for very enjoyable day trips. The Chianti region was also a wonderful day adventure.
Nearby Events or Locales:
San Gimignano was the nearest. It was walkable if you are in shape. I would say it was about 4 km away on a hilly, back road. Definitely walkable in nice weather - in the hot summer I wouldn't recommend it. Plus, the shopping is some of the best in Tuscany, prices are the lowest compared to other nearby towns so if you buy a lot, you'll need a car.
Tips or Restaurants:
With the PAM nearby, you can buy anything you need or forgot. If you have a favorite soap, shampoo or lotion bring it. Also, the pool is up a slight hill, so flip-flops or water shoes are a smart bet. Simona recommended a couple of Trattorias that were excellent in San Gimignano - make sure to ask her if you want a great meal!
Directions:
It seems longer than it is. The directions will get you there - just be patient.
Check In Out:
We left a day early to see more of Rome before flying home and our request was accommodated graciously.

Overall:
Friends of ours were renting unit 1 at the same time as us and all of us were so sad to leave. It definitely was the best week of my life.
Enjoyed Most:
There was too much that I liked to narrow it to one thing. The location between San Gimignano and Poggibonsi was ideal. The staff was amazing as was the villa and the grounds. It was an excellent stay!
Enjoyed Least:
I think the thing we liked least was how thin the walls are. We could hear people's conversations while we were in the bath. We also would have liked the on-site restaurant to have been open, but we were there too early in the season .
Surrounding Area:
We spent two weeks in Italy and the week we spent in Tuscany was the best. The people in the area are so kind and friendly. We also were so pleased with the proximity to Florence. It was a quick 30 minute drive on the autostrade into the city.
Nearby Events or Locales:
The nearest small town is San Gimignano and is a walking distance for those who are fit enough. The walk just along the dirt road was a great one for pictures and you can stop at the bottom for a glass of wine!
Tips or Restaurants:
I would suggest hitting the COOP grocerys store before you check in. Pick up things like snacks, breakfast items, laundry detergent and dish washing soap. We did eat out for lunch and dinner everyday but found ourselves having breakfast at the villa before striking out. The best restaurant that we expereienced in all of Italy was Castinetta del Nonno in San Casciano. If you can find it, it is such a wonderful place!!!

Enjoyed Most:
The staff!! The building was also strikingingly beautiful, as were the views.
Enjoyed Least:
The bathroom in our unit had no shower curtain enclosure and because I am tall, the telephone shower hose was short for me. Showering was a precarious activity.

The small towns and the olive and grape fields stretching down the hillsides.

Overall:
Family-owned and operated and you can tell. Highly recommended.
Enjoyed Most:
Very Clean! The dinner is a must-do, very authentic and overlooking the valley. The accommodations were brand new, yet distinctly Tuscan. Exceptional and professional service from the owners, who also spoke English.
Enjoyed Least:
No real complaints. The matteress was a bit firm, but we placed a blanket under the sheet and that worked well.
Surrounding Area:
Vineyards, hilltop view, inground pool, everything.
Nearby Events or Locales:
San Gimignano, maybe 3 miles away. A good distance away from the hustle and bustle, yet close enough.

The people who worked there were great. Our I talian was horrible, but their English was great. They were very knowledgable about the area and were helpful in all respects.

There was nothing to disliked. It was serene and picturesque.

The surrounding area was just what you would imagine Tuscany to be.
Nearby Events or Locales:
San Gimignano. Nothing was within walking distance...but that was the best part...it was peaceful.
Tips or Restaurants:
Bring toilet paper. We did and we are glad we did. You always seem to run out of toilet paper at the worst times.

Overall:
The villa serves dinner 3 times a week. We were sorry we could never match our schedule to theirs, as the food smelled great. We won't hesitate to recommend this villa to our friends or anyone else who will listen.
Enjoyed Most:
The villa where unit 3 is located could not have been nicer. The full time staff was very friendly and accommodating, the view was wonderful, the grounds were perfectly manicured, the apartment was perfectly maintained, extremely comfortable, and well equipped.
Surrounding Area:
The villa is very central to Tuscany. Florence, Pisa, Siena, Volterra, et al are within easy driving distance. The Chianti district is just to the north and offers numerous scenic day drives and wine tasting opportunities. The Chianti towns are also somewhat further off the beaten track than say San Gimignano or Volterra, so are much less crowded.
Nearby Events or Locales:
San Gimignano, probably the most visisted in Tuscany, is a longish, but very pleasant walk from the villa. Poggibonsi is a major town about 6km from the property and offers any service you might need.
Tips or Restaurants:
Don't drive to Florence for day trips- take the train or bus! Florence isn't very car friendly and we spent most of our time looking for a parking place rather than seeing the sights; the public garages are really difficult to find. Don't worry about taking along much cash. Bancomats (ATMs) are everywhere, are multilingual, and offer a much better exchange rate than the exchange services. I can't remember the name, but we discovered a restaurant a couple of km outside of La Castellina in Chianti on the road to Radda which was just wonderful. The pork tenderloin served on a bed of spinach flavored with honey and chili peppers was beyond description! The salmon wasn't too shabby, either.
Directions:
The turnoff from the paved highway isn't well marked. There is a very small sign which says Tuscan Holidays---which wasn't mentioned in the instructions and we saw it only by chance after driving up and down the road several times.

The view. The fact that it is very well located almost in the middle of Tuscany and a very short distance from everything interesting. Very convenient for one-day trips. The owners were also very nice. Always there when you needed them but very discreet at the same time.

San Gimignano. 3km walk but up and down hills. You really need a car.
Tips or Restaurants:
I just don't want to say too much so future renters can enjoy the same surprise I had! Too good to be true.
Directions:
The directions were just perfect and frankly we did not have any problem finding it.

The owners were very helpful. The process was efficient and as long as we informed them in advance we were able to check out at our convenience.
