Overall:
Absolutely fabulous. What a beautiful location! And the owners are the most generous of people. They made our stay so enjoyable. We would live there in a minute!

The location! The owners! The views! The meals! The wine! The fireflies! Everything was perfect.

What a perfect place for our day trips. We loved being so close to San Gimignano...what a magical town! And our trips to Florence, Siena, Cortona, Montepulciano and all the hill towns in the Chianti Classico were so memorable.

San Gimignano...probably not walking distance unless you want a good hike!
Tips or Restaurants:
Ask the owners for suggestions! They offer a wealth of information about the surrounding areas. They have predrawn maps of most surrounding sites. Also, eat at the villa on the nights they offer meals! VERY good! And drink Chianti!
Directions:
We used GPS and it was spot on!

Bring cash for the security deposit.

Overall:
The property was a dream. The location is perfect for day trips to Siena, Chianti, Florence, etc. and you could ask for a better "local" spot than nearby San Gimignano. We absolutely loved every bit of our stay there and would definitely return!
Enjoyed Most:
It's hard to pinpoint what we liked the most...the owners are amazing. We arrived late our first night in the midst of a torrential rainstorm and not wanting us to get lost on the dark local roads they met us at the local supermarket so that we could follow them to the property...the service only got better from there! The actual apartment was fantastic and quite roomy for just 2 people. There was nothing we were without.
Enjoyed Least:
The walls are thin. Be prepared to hear all your neighbors comings and goings if you're in the main house. Save for the mornings this wasn't an issue for us but it's something to be prepared for. The beds are very firm and we did struggle to adjust to this. Although the apartment is equipped with two bathrooms, they are both on the first floor whereas the main bedroom is on the the second. The stairwell is very steep, narrow and winding so navigating your way in the middle of the night can be a little treacherous.
Surrounding Area:
The convenience to everything. It's quite literally the best location for taking day trips to the varying surrounding areas and very easy to navigate.
Nearby Events or Locales:
San Gimignano. It's a gem of a town and we happily spent many evenings dining at restaurants here - Chiribiri is not to be missed...best meal of our trip. It's very very small and you must book. Don't miss the best gelato in all of Italy at least the best of our trip in the main piazza. You can't miss it. We walked the first day and it was a palatable 50 minutes...however we wouldn't advise doing this if rain is in the forecast. It was a very wet and dusty walk home!
Tips or Restaurants:
Wash cloths, beach towels, bug repellent and ear plugs for sleeping. Pick up some candles and matches if you intend on using the private terrace that is part of this apartment. The home cooked meals at the property were very good and a nice convenience rather than getting in the car to go elsewhere.
Directions:
We used a GPS to get us off the correct exit but from there don't trust it! The directions provided by the villa are adequate from there.
Check In Out:
The baggage service was fantastic. We were very grateful because our bags were verrry heavy!

It's setting, and the graciousness of the hosts, especially Nicola.
Enjoyed Least:
1. Not enough horizontal surface storage on on of the bathrooms - this is very minor. 2. Although mention was specifically made in the in-room literature about keeping children's noises to a minimum, some parents made no effort to control their kids.

Nearby Events or Locales:
San Gimignano. Walkable only by the hardy; it's probably 40 minutes, most of which is on a dusty dirt road, often enveloped by dust clouds from passing vehicles.
Tips or Restaurants:
Take advantage of the three dinners per week offered at the Villa - it was the best dining experience we had by far.

Overall:
This is a beautiful place to stay. It was convenient to all major sites and towns in Tuscany but also a tranquil setting for those days meant for relaxation. We can't wait to go back!
Enjoyed Most:
Great location, beautiful grounds and views, spotlessly clean, friendly owners, ...need we say more!
Enjoyed Least:
Noise heard from other apartments can distract you from an otherwise beautiful and tranquil setting. The private terrace associated with our apartment was just off the courtyard and other guests thought it was public space. Minor inconveniences compared to how great everything else was!
Surrounding Area:
Beautiful, winding country roads and the poppy field at the bottom of the road leading to the villa. Centrally located to Siena, Firenze, Chianti region, etc.
Nearby Events or Locales:
San Gimignano had it all: picturesque cobblestone streets overlooking rolling countryside, shops, restaurants, gelato! All with a small town feel. It wasn't within walking distance but could be reached by car within 5-10 minutes with plenty of convenient parking.
Tips or Restaurants:
The list of "what to bring" provided by our travel advisor was pretty complete and you can get just about everything else needed at the Pam supermarket nearby. Would recommend bringing a travel clock as there are none in the apartment. The restaurant on the premises was delicious and Mangiatuoi in San Gimignano was also a good meal in a romantic setting.
Check In Out:
Everyone was very friendly and helpful! Check in was fast and easy and we were walked through the apartment, making sure we knew how the appliances worked, etc. We knew that they would insist on bringing the luggage in and out for us but they refused to accept a tip. Genuinely nice and friendly!

Enjoyed Most:
The peaceful vineyard setting, quiet. The dinners available on Saturday, Tuesdays and Fridays were the best meals we had in Tuscany. The family members running the Villa were very friendly and helpful. We enjoyed our side patio in the morning having coffee and our breakfast. You must keep the gate locked as other villas do not have a private outside area.
Enjoyed Least:
The stairs leading up to our bedroom on the second level were from the 13th Century and would not be accessible to many people, or elderly couples. It would be almost impossible for "large people" to get up the stairs, also not safe for children. It was quite a trip in the night coming straight downstairs to the bathroom. The bathroom needs some shelves to put toilet articles. We had to place items on the floor.
Surrounding Area:
Property is very close to San Gimignano via a dirt back road. A great area to walk in the morning along the dirt road. Centrally located to the "Pam" food market only minutes away.
Nearby Events or Locales:
The nearest small town was Poggibonsi, approximately 8-10 minutes away. The local Pam market was not in walking distance. One would definitely need a car to stay at this location.
Tips or Restaurants:
Bring wash cloths. Let the Villa know in advance if you want the single beds made up together as it requires different sheets to make up the bed. Refrigerator is a good size to store all the food you would need. The unit did not have an oven which would have been nice considering the kitchen was equipped with everything else. I would rather do away with a dishwasher and have an oven.
Directions:
The directions were very good. No suggestions.

The owners were very accommodating bringing in and out all of the luggage on the day of arrival and departure.

We loved the setting. The people who ran the property were great and very helpful.

It is centrally located and close to both Florence and many hill towns.
Nearby Events or Locales:
San Gimignano.
Tips or Restaurants:
Explore Siena and other hill towns as much as possible and drive to restaurants in Greve. I also suggest driving to the Cinque Terre and parking in Riomaggiore.
Directions:
It is easy to find if you follow the directions. Be prepared for dirt roads, they're part of what makes the property special.
