Overall:
This property is excellent. The owners are the most wonderful people. They were always gracious, helpful and friendly. We had a two bedroom apartment with a reading room upstairs. It more than met our needs and there was an abundance of space. The views from the room and property were outstanding. We felt like we were in a story book setting and loved every minute of our stay. We took advantage of the dinner that they provided and it was perfect. The atmosphere of several small rooms was great for the guests to meet and talk with each other. The décor with the wine racks added to the romance of the evening. The food was excellent in preparation, taste and presentation, and the wine suggestions made for the perfect pairings. Overall this was one of the best experiences I have ever had traveling either within the states or overseas.
Enjoyed Most:
The owners and the location of the property come to the top of the list. The owners made us feel like part of the family from the moment we arrived until our departure. They were always there with helpful hints, a warm greeting and recommendations for restaurants. The location of the property was perfect for travel in any direction within the Tuscan region whether we wanted to head to the Chianti trail or visit small villages or head over to the large cities. The property is about a 15 minute drive to the train station, which gave us the option of traveling to the large cities without having to worry about parking.
Surrounding Area:
The beauty of the rolling hills with the vineyards and villas all around. The sunsets across the valleys and the rainbows were beautiful. It was the perfect place to relax and unwind with a hike or reading a book.
Nearby Events or Locales:
San Gimignano was the closest town and some of the guests took the hike. My wife and I chose to drive to the village.
Tips or Restaurants:
The owners gave us several recommendations for local restaurants that were great. We found a couple of others that were wonderful.
Directions:
We had a GPS provided with our car rental, and that got us close. The maps in the GPS were very old. When the GPS failed to get us there, we stopped at a local market and called. They cane right out and led us back. They were great!
Check In Out:
Both processes were smooth and quick and they had placed our luggage in our room during the process. The introduction to our suite was very nice and informative. They should keep doing what they are doing.

Overall:
All four of us loved the place. The pool was so beautiful, the perfect place for my wife and I to renew our vows after 5 years of marriage. The setting was stunning, the food incredible, the people warm and gorgeous--oh, those italians know their fashion!!
Enjoyed Most:
The pool, the view, the food, the staff, the rooms, the beautiful wildlife and nature all around.

The kitchen could use a better stove.
Surrounding Area:
The vineyards, the farmers fields, the dogs and cats, the wild birds, the sounds of the breezes in the tall grass and trees.

San Gimignano was only 5km away and we enjoyed our walks to and from town.
Tips or Restaurants:
Bring your sense of adventure and your open heart to kindle the romance of love. Also, bring your running shoes because Nicola is a runner and can suggest great running trails.

Yes, the GPS had the property about 1 km past where it really is; the sign could be a bit bigger.

It lived up to all the reviews we had read and the description on your web site.
Enjoyed Most:
The people, the fantastic views, the setting and above all the wonderful home-cooked meals served on the terrace in the early evening.
Enjoyed Least:
The gravel road from the highway to the property. The laundry facilities are very basic and located some distance from the units and take over two hours for each of the washer and dryer.
Surrounding Area:
Such a convenient spot to enjoy the countryside and perfect for day trips.
Nearby Events or Locales:
San Gimignano was an easy drive--particularly using the back road from the property.
Tips or Restaurants:
The best food is that which was served right on the property. Great to meet other guests, relax, and enjoy a culinary delight.
Directions:
We did not have a GPS and found the last 2 kms a bit of a challenge. Perhaps more details could be given regarding landmarks. We turned back too soon and had to call borrowing a cell phone from a local; we were encouraged to try again and drive further than we had on our intial attempt.
Check In Out:
Meeting us in the parking lot and carrying our luggage to our rooms was a real bonus. The check-out process was similar and greatly appreciated.

Overall:
WE had a wonderful time and throughly enjoyed our stay. We did change rooms as ours did not have an outside entrance to the garden and were very pleased with the new spack. the hosts are wonderul and very helpful. The gorunds are beautiful and the property impeccably kept with loving care.

The views, the closeness to Sangimignano which we loved as well as other wonderful day trips.
Surrounding Area:
It is a beautiful area with gorgeous views and lots of places to explore nearby - wineries, small hilltop towns, and close enough to Siena and Florence that it would be very easy to make day trips. We would strongly advise a car.
Tips or Restaurants:
The villa serves dinner 3 nights a week and we would strongly advise booking. Sondra gives very good restauant suggestions but our favorite was Com Quisto - yum! All the suggestions from other renters covered everything we needed.

A teapot - tea drinkers are always discriminated against as opposed to coffee drinkers. Egg cups, always rare in rented apartments. Bring soap, the gel provided smelled more like shampoo than soap. In Siena, Nonna Gina's restaurant served wonderful Tuscan food.

Overall:
We loved this property and were really sad to leave. Saundra and Riccardo are lovely people and they have obviously put a lot of love and hard work into making their rental properties as beautiful as can be. The apartment and all of the amenities far exceeded our expectations. We were lucky to also experience the home cooked dinner served in the cellar restaurant. Wonderful food, wine, service and an opportunity to meet other folks staying there. Bellissimo!
Enjoyed Most:
Everything about this property is perfect. The location, the comfortable accommodations, the friendly and welcoming owners, the restaurant, the many outside sitting areas, cleanliness, spacious bedrooms and modern baths, the views from our apartment.
Enjoyed Least:
We experienced several days of unseasonably cold weather. The heat in our apartment was programmed to come on twice a day. Early morning and evening. The apartment did become chilly at times but if you bring the right clothes you can layer for warmth.
Surrounding Area:
The scenery in Tuscany is breathtaking. We did several day trips and were constantly in awe of our surroundings. This property is perfectly situated for exploring both near and far.
Nearby Events or Locales:
The nearest town, although not small, is Poggibonsi. We went there frequently for grocery shopping. It is not within walking distance.
Tips or Restaurants:
Recommend that renters bring their own washcloths. Italians do not have terry type washcloths. Their version of a washcloth is more like a linen napkin. Not particularly good for face washing.

We did use a GPS as well as the directions provided.

The pool was great. The meals at the property was the best we had in Italy. The hosts were very helpful.

We didn't have a balcony directly from our unit. We had to go outside the main entrance to get to the outside area.

Overall:
Idyllic.
Enjoyed Most:
The whole "package" of location, amenities and mostly the relaxing, inviting, friendly atmosphere created by the owners - they made you feel like you were home and that they were part of your family. It was magical.
Enjoyed Least:
Nothing - the walls were thin as others mentioned - but it was never a problem. I noticed it, made note not to spill any state secrets myself and that was about it.
Surrounding Area:
The close proximity of historical and fascinating smaller and major sites. We LOVED San Gimignano in the late afternoons and evenings. We loved being able to make Siena or Florence easy day trips.
Nearby Events or Locales:
San Gimignano - long, dusty walk that we chose not to make - only 10 minutes driving.
Tips or Restaurants:
Bring a bar of soap and toilet paper - or pick it up at the PAM as you get near the villa prior to arrival. Don't bring dish soap, dishwasher soap or laundry detergent - they provide these things. DEFINITELY book every meal you can at the villa - it is one of our trip highlights - amazing food, amazing wine, amazing atmosphere for family or just couples. Our teens loved it too. Don't forget a bathing suit - the pool is a great place to grab a lunch from PAM and then hang out with some wine before an afternoon excursion.
Directions:
We did not have a GPS and we managed just fine - the directions were perfect.

They were so gracious in their help with luggage and with everything.

Overall:
We had a great time, the owners were helpful and friendly. The place was clean, beautiful, and well kept up.
Enjoyed Most:
The setting, proximity to San Gimignano and other places in Tuscany. Great views in all directions. The meals they prepare on site are wonderful. The pool is beautiful, clean, and refreshing!! And big!!
Enjoyed Least:
For our property, there was no place to relax in the dining/living area. They need to put a couch and/or chair in the area. Because there was no area to dry towels, there was no place to hang towels in the bathrooms. Also, major problem was wireless connectivity. There should be connectivity in all rooms to the Internet.
Tips or Restaurants:
Adaptors. The plugs are weird by normal Italian standards. Perhaps they are ahead of their time, and newer than what we Americans are used to having.
Check In Out:
They carried all our bags, with smiles and they made us feel welcome.

The walls are paper thin and the fellow nest door would make it difficult to get good sleep; however, he slept like a baby.

Bring salt, pepper, sugar and tea bags instant coffee if you like.
Directions:
We arrived in the dark and that was a disadvantage; the sign needs to be noticeable from both directions.

Overall:
Wonderful. We spent our first week at a different villa and would have preferred spending both weeks here. We are already talking about another trip to Tuscany and will stay here again!
Enjoyed Most:
View out the windows and when walking around the area was incredible. Dinners at the property were the best we had during the trip. Owners were very friendly and helpful with directions and suggestions of places to go. They spoke good English and were at the property daily.
Enjoyed Least:
The walls are a little thin and we could hear others in the adjoining rooms. This wasn't really a problem, but the only negative I could think of.
Surrounding Area:
Walking around the area was beautiful. The villa is close to San Gimignano which was our favorite Italian town of those we visited. The villa was fairly central to the places we wanted to visit. If you go to Florence, take the bus. It was an easy day trip from here.
Nearby Events or Locales:
The villa was close to Poggibonsi and San Gimignano. Both are a little too far to walk unless you want a good workout.
Tips or Restaurants:
The PAM supermarket in Poggibonsi was easy to find and was open even on Sundays which isn't true of supermarkets we encountered elsewhere in Italy. This was great as we weren't stuck all weekend with no supplies. The restaurant at the villa was great. It was only open 3 days a week, but it was open on Saturday and it was nice that we didn't have to find a restaurant the night we arrived the menu is fixed, so make sure you want what they serve that night.
Directions:
GPS was extremely helpful. Coordinates from Rentvillas got us right to the parking lot.
Check In Out:
Schedule the check out earlier than you expect, especially if you have a flight to catch.

Overall:
We love the property, the owners, the dinners, and the area. This is our second visit, and we plan to return. 9 is great!
Enjoyed Most:
Location, helpful and friendly owners. One of our favorite things was the three dinners prepared by the owners on-site during the week-long stay. Number 9 was beautiful, clean, airy and spacious. Also, the refrigerator and dishwasher were great. Our daughter called her room the "fairy-tale room" -- she loved it. The grounds and building are fabulous. We hiked to San Gimignano 5k each way which was fun. We loved the little towns like Certaldo and Volterra which are not quite as touristy as San Gimignano. It is also fairly close to Siena and Florence.
Enjoyed Least:
Very hard beds, which is a problem for side-sleepers. Smokers tended to congregate in the common areas just below our apartment, causing both smoke and noise. The stove is electric and there is no oven or grill for cooking, so the kitchen is only so-so for cooking own meals. The walls are thin and noises carried to and from other apartments. The couch in the living room is uncomfortable.
Surrounding Area:
Lots to do -- this is wine country. San Gimignano is beautiful, especially from afar. Tuscany is beautiful and romantic. We visited a small winery -- Il Paradiso -- where the owners took us on a private and gracious tour during the crush time. Their wine is delicious.
Nearby Events or Locales:
San Gimignano. We walked one day, although the 10k round trip was challenging both for us and our 5 year old daughter. I wouldn't recommend a visit without a car.
Tips or Restaurants:
Bring mosquito repellent. We used citronella candles which helped some.

Overall:
We had a great stay at Il Cortile del Borgo 10. Everything was exactly as it appears on the web and as mentioned in other reviews. The owners were extremely helpful and friendly and really care about their property. The kids loved the pool and we would all come back again!
Enjoyed Most:
It was accessible to everything. It was clean and very relaxing. The dinners served on site 3 times a week are AMAZING! Do not miss the chance to have dinner there. They will also accommodate changes to the set menu for dietary reasons and picky kids! Great local wines for very reasonable prices are also on the menu.
Enjoyed Least:
Nothing about the property itself, but bring your insect repellent and Benadryl! The bugs loved us!!
Surrounding Area:
Very close to all the walled cities in the area. Siena, Volterra, Monteriggioni were all very close. Pisa and Florence a bit further but very doable for a day trip. The beauty of the area could not be beat.
Nearby Events or Locales:
San Gimignano and Poggibonsi are the nearest towns. There is a supermarket in Poggibonsi PAM that has pretty much anything you need. It is not walking distance. San Gimignano is very touristy during the day but great at night when all the tourist buses leave. You will find great food, gelatos, and shopping there. The only down side to San Gimignano is the parking - there is only paid parking lots around the city. It would be a long walk from the property.
Tips or Restaurants:
The villas do not have any food staples, so you will need to purchase oil, vinegar, coffee, sugar, etc. if you plan on using your kitchen. You do not need to bring cutting boards or knives as is recommended in the book; our place had it all. Also, there is laundry facilities there and it will cost 5 euros per load to do in a small machine. Forget paying for the dryer - dried it for an hour and a half and the clothes were still wet. Just line dry them at the side of the house as they suggest. Also, follow the written directions on how to reach the property. The GPS will lead you the long and wrong way.
Directions:
We used a GPS and it led us the wrong way the first time. Follow the written directions. Even then, it is a bit tricky to find.

All very easy.

Overall:
We had a fabulous stay! The owners were wonderful hosts, welcoming, charming, informative, and always very helpful. The villa is set in a classic Tuscan setting with long views over rolling vineyards and olive groves to nearby hills, each crowned with a villa and the tall green spires of Italian cypress. The villa is close to exceptional hill towns, including both well known and not so well known sites, and, to local shopping for exceptional produce and local wines. We thoroughly enjoyed our evening dinner at the villa and the willingness and inventiveness of our hosts in accommodating our food allergies. The wine suggestions were excellent and his story of the black rooster and its role in the early wars between Florence and Siena will bring smiles for years to come.
Enjoyed Most:
The setting and architecture of the villa, the fine architectural details, furnishings and layout of our rooms, the lush Mediterranean plantings on the property, the picturesque views to the surrounding countryside, and our morning and evening chats with the owners. We were impressed with the attention to detail, texture, choice of colours, and energy conservation features of this exceptionally well cared for property.

Surrounding Area:
The medieval hill towns! The towers of San Gimignano were a short few minutes away and were visible from the villa in the early morning light across a rolling countryside Siena and Florence were a short 30 minute drive away. Among our favourites were Pienza, Volterra, Cortona, and the three remarkable villages suggested by Simone.
Nearby Events or Locales:
San Gimignano and Poggibonsi. They were a bit too far for us to walk, but Poggibonsi was only a ten minute drive to great vegetables, fruit and wine.
Tips or Restaurants:
Your suggestions of what to bring, thoughtfully listed in your "white booklet", were excellent. I would not have thought to bring a small flashlight, an umbrella - one brief morning shower in 21 days of brilliant sunshine, a cloth shopping bag for groceries, among other things.
Directions:
We found them to very clear and helpful.
Check In Out:
We were charmed and grateful to be met by one of the owners at the bottom the very steep driveway, with directions on how and where to park. A bonus was being shown how to engage reverse in our Fiat rental car...something which had eluded me to that point and which had encouraged some very artful driving. AND, to have our bags taken to our rooms.

Overall:
It was a wonderful experience that exceeded our expectations.

The property was very conveniently located for day trips to the many hill towns in Tuscany. The apartment was very comfortable with beautiful views of the countryside. The managers were very pleasant and accommodating. The swimming pool was much nicer than we ever would have expected, and the meals we ate at the property were delicious.
Enjoyed Least:
Having to drive up the 2 kilometer gravel road to reach the property or leave for a day trip, dinner, etc.

Overall:
Yes. The property was "A" all the way. The owners were so nice. Basically, everyone who worked there was friendly and gracious. The villa units were all occupied and they were very busy but never hesitated to assist you at all times. Finally, we miss being there and we would return in a heartbeat.
Enjoyed Most:
The scenery was breathtaking. The property was extremely well maintained. The entire staff was very attentive and gracious at all times.
Enjoyed Least:
The only problem with the property was that you could hear people in the other units. But that did no bother us too much. The entire property was rented and all the guests were careful about creating noise.
Surrounding Area:
Everything. We enjoyed all of it.
Nearby Events or Locales:
We rented a car and travelled around the Chianti area. In addition, you can travel to other great towns like San Gimignano, Florence and Siena.
Tips or Restaurants:
For us, we just went to the Pam grocery in Poggibonsi for all of our needs. If anyone is interested, as you make your way up the gravel road towards the villa, to the right, there is a stand where you can buy and taste wines from the nearby vineyard called Pietrafitta. Great Chianti wines, white or red. We enjoyed a lot of wine outdoors in the evening out in the main courtyard.
Directions:
Don't let the gravel road scare you. Just take it slow.
Check In Out:
It was quick and organized. No one has to lift a finger. They take care of your luggage upon arrival and departure.

Overall:
It was magnificent and the customer tips regarding mama's dinners were right on! Her meals were some of the best of our entire trip while in Italy and the ambiance was unbeatable! Two nights outside and one inside the wine cellar - all were glorious.
Enjoyed Most:
It would be a "toss up" between the beauty of the property as well as the Villa and the warm, gregarious manner of the family who own and operate the propery.
Enjoyed Least:
There was nothing that I would change - perhaps add an oven. There was a dishwasher, but one can always hand wash - can't bake without an oven.
Surrounding Area:
It was an excellent location for exploring the surrounding Tuscan cities. For example, Siena was only about 30 minutes away and San Gimignano only about 10 minutes away by car - so I felt I could visit each more than once.
Tips or Restaurants:
We followed the owner's recommendations for restaurants - all very good. Wouldn't bring a pool towel; the property has them to rent for a nominal fee.
Check In Out:
I was amazed at their efficiency! We drove up after a very long day in Florence at about 6:30pm and followed directions to the parking lot - located above the property - we were still in the car, when the owners drove up to take all of our bags and all of our groceries to our room.

Overall:
This is a beautiful property excellently managed by owners who are clearly passionate about maintaining the villa in a pristine but comfortable manner. The owners are thoroughly devoted to their clients and provide a wealth of information regarding the region. The water in the pool is crystal clear and we found the pool a great place to unwind at the end of the day and to chat with other renters about their daily adventures.
Enjoyed Most:
The property is beautiful! Not only were we taken with the spectacular view of vineyards and rolling hills, but the immediate property is extremely well tended.
Enjoyed Least:
Hmmm, not sure I can think of anything.
Surrounding Area:
While the villa is in a quiet, peaceful area but amenities are not far away.
Nearby Events or Locales:
The nearest town is San Gimignano and while it is within walking distance we didn't actually walk there. It was easy to drive to and park in the town.
Tips or Restaurants:
The units are very complete and all the basics are available. Towels for the pool can be rented for 6 Euros per week, dish detergent was supplied as was shampoo, toilet paper, etc.. The kitchen is well stocked for simple meal preparations. The apartments are immaculate. Poggibonsi has a great grocery store, Pam, that has everything else one might need. The dinners at the villa offered 3 evenings a week are excellent. Otherwise, the owners of the villa can offer great advice for other restaurants.

Overall:
Make sure you do not miss the meals offered by the villa. The mother is a fabulous cook! What a pleasure it was to meet the friendly, enthusiastic staff. They made us feel so very welcome. We look forward to a return trip to Tuscany and another stay.
Enjoyed Most:
We loved our stay. The villa was nicely decorated and spotlessly clean. It honours the typical Tuscan decor, with tiled floors, plaster walls, wooden beams, warm colours. It is a beautifully restored villa.
Surrounding Area:
We enjoyed the beautiful view from each of our villa windows the beautiful Chianti hills, cypress pines, olive groves, grape vineyards. The villa is within an easy drive to two beautiful small towns and the gorgeous Chianti hills.
Nearby Events or Locales:
The villa is located a short driving distance from San Gimignano and the less crowded Poggibonsi.
Tips or Restaurants:
By law in Italy no one is allowed to turn on the central heating until November 1st. Since we were there the last week of October it tended to get a little chilly in the apartment. It would be wise to bring warm slippers and a heavy sweater to take off the chill.

I would definitely stay here again.

The owners were warm, friendly, and eager to be helpful. The location was fantastic being in the heart of Chianti country, and the scenery from the villa was awesome.

In some rooms other guests could be heard in their apartments.

Convenience to San Gimignano and Poggibonsi as well as the scenery.
Tips or Restaurants:
Depending on the season, mosquito netting over the windows would be a plus as there are no screens on the windows. Any restaurant recommended by the staff will be very acceptable. Dinner meals served at the villa are excellent and the wines were wonderful.

Owners made guests feel welcome from the start, and were very accommodating upon checkout.

EVERYTHING! Beautiful, clean, well maintained. Beautiful views and atmosphere. Excellent optional dinners 3xweek. We ate all 3 days and the meals were as good or better than any restaurant we ate in. Also, served on a beautiful outdoor terrace overlooking the Tuscan countryside. Pool area was very nice with plenty of comfortable lounge chairs.

Only 1 washer - first day I had to visit the laundry room multiple times before I found it empty.

San Gimignano was about 2-3 km away. Within walking distance if you want to walk that far. Probably not a bad walk, but we drove. San Gimignano had many great restaurants and OK shopping. Nice to be near it.
Tips or Restaurants:
Restaurants - La Vecchia Mura in San Gimignano - great food, family run- we ate inside, but make reservations a few days ahead of time to eat on the terrace outside. Excellent food and very relaxing dinner at the property as mentioned above.
Directions:
It would be good to warn people about the steep, hilly, dirt road to the property. Once Nick told us to drive the whole way up in 1st gear, we were fine.

The photos seen of the residence prior to arrival do not do justice to the overall quality of the total restoration work done to this lovely house. The owners are absolutely wonderful people! We have made fabulous new friends in Tuscany and intend on returning very soon!

Dinners at the villa are optionally available 3 nights per week. Fabulous local cuisine, prepared by the owners' mother! A must for anyone staying at this property and at a reasonable price, for a 4-course dinner! The food here rivalled that of any of the better restaurants we dined at during our stay. We did not have a bad meal anywhere in Tuscany. Crowded sidewalk cafes or hidden back street restaurants all serve extremely good food. Bring lots of enthusiasm!
Directions:
Very easy to find, per the directions given. A 2-3km dirt road up hill to the property was no problem. We could see a fabulous villa from the main road, but couldn't believe what we were seeing was the actual villa property we were about to check into. Seemed like a dream come true.

Absolutely smooth process. Leave your bags in the car. The owners take them to and from your villa apartment, check-in and check-out.

Our unit, number 10, was 2-story - with the living room upstairs. The couch was also a bed. The TV was in the eating area - the dining room. Therefore, the dining room was the main room. The table was a great big old beautiful table, but the chairs were not comfortable. Also, you had to climb stairs to get into the unit. I would stay there again, but would want a unit on one floor with access to a patio.

Overall:
We planned a lot of day trips the week we stayed, and did not get the opportunity to fully enjoy the property to the extent we could have. If I were to go back to the same area of Italy I would plan on staying here again for some serious R and R and enjoy the pool, the views, the peacefulness of it all, and of course the food.

Everything about the property was very good. The property was kept in immaculate condition. The views were spectacular. The owners were very welcoming, sweet and gracious people.

Visually the villa is beautiful and very well kept. Liked the fact that the people who ran the villa were present and were available to help if required. We had a truly terrific stay in the villa and in Italy.
Enjoyed Least:
In our opinion, this apartment is not suitable for 6 people if you want to sit around together inside. It sleeps 6, no problem, but there is one 2 seater couch upstairs which doubles as a sofa bed for the 5th and 6th person. This problem could be solved if the owners put another 2 seater couch upstairs and a TV so that all occupants can sit comfortably in the evenings. The smell that would enter our apartment windows in the evenings.
Surrounding Area:
The villa is accessible from the main road up a dirt track. Just past the villa on the same dirt track some 5km further is the town San Gimignano. This we found very handy to pop up to in the evenings to stroll around, eat or shop. Would highly recommend the restaurant Il Pino just instead the gate of San Giamangio - nearest the villa.
Nearby Events or Locales:
Poggibonsi - 5km on the main road. There is a handy photo shop at the top of the pedestrian street which will off-load your pictures to CD for 2.50.

Were able to settle up our bill on Friday night which is a bonus in that you can leave the property early on Saturday without having the fuss of sorting the bill out.

Enjoyed Most:
The owners were so wonderful. Their pride of ownership shines through. And the property clearly is a labor of love for them, with every nook and cranny lovingly restored. It's a masterpiece, and they are to thank.

The room shares a wall with another apartment that isn't very soundproof.
Surrounding Area:
The Chianti region is very close, with charming walled cities, where the kids could chase pigeons and the parents could sip a relaxing coffee, and all could soak up the glorious weather, views, and food.
Nearby Events or Locales:
San Gimignano was about 3km away along a gravel road. It's walking distance, but hard to do on a really hot day.
Tips or Restaurants:
Ricardo recommended Chiri Biri, a trattoria in San Gimignano, that was fabulous, and very reasonably priced. It was probably the best meal we ate. Some of the apartments had their own little terraces. Unit 9 had great views, but not its own terrace.
Directions:
Others had trouble finding the gravel road, but we found it without any problems. However, the signage on that road isn't great, and we turned around before we reached the property because we thought we had missed it. So, keep sharp eyes.
Check In Out:
Come prepared to shell over your security deposit in Euros -- you can't do it with a credit card.

Overall:
This was the second week of our honeymoon, and we could not have made a better choice.
Enjoyed Most:
The views of the surrounding hillsides, villas and vineyards were spectacular. The family -- Sandra, Nicola, Carla and Riccardo -- were wonderful and accommodating. Carla helped us with restaurant selections and reservations as well as directions to lesser know areas to explore. We took advantage of all three dinners served during the week, and they were wonderful... I would not miss this opportunity.
Enjoyed Least:
We loved the property and will definitely go back. From our point of view, it was unfortunate that we were there on a week with several families with young children who could be a bit noisy. This was a minor annoyance, however. If quiet is a concern, I would recommend an apartment with an outside door, since the hallways tended to magnify the noise when families were coming and going.
Surrounding Area:
We hiked every day and found that walking was a much better way than driving to see the countryside. Sandra told us that we could go anywhere among the surrounding vineyards, so we hiked up and down the hills... great exercise!
Nearby Events or Locales:
San Gimignano is a short drive and a long walk away. The views of the town as you walk toward it are amazing!
Tips or Restaurants:
The Pam in Poggibonsi is handy and well-stocked. Be aware that a Euro must be deposited in order to release the shopping cart. It is returned when you re-secure the cart. Also, it is customary to use the plastic gloves provided when handling the produce. You weigh the produce yourself, ing the item from a screen that is keyed by number to the point of sale areas. Restaurants were plentiful. We enjoyed Chiribiri in SG... small and inexpensive with wonderful local food and very friendly service. Dorando, also in SG, was among the best retaurants we encountered on our trip whch included Venice and Lake Garda... the food was superb in terms of quality, preparation and presentation, the service extremely professional, and the atmosphere elegant but comfortable. L'Antica Trattoria in Colle Val d'Elsa also was excellent... though pricey and not quite as friendly and comfortable as Dorando.
Directions:
The directions provided were perfect. The winestand is a very helpful landmark.
Check In Out:
The check-in and check-out process went very quickly and efficiently. The staff handles the baggage each way as both a courtesy and to preserve the beautiful paint jobs in the hallways.

Tuscany is so beautiful with so much to see. We took advantage of drives to several small towns in Chianti as well as to Siena and towns south of there, like Montalcino and Montepulciano. We also scheduled a marvelous one-day Tuscan cooking lesson in Montecatini. All easy day trips.

San Gimignano is 5 km distance and can be walked. The skyline is visible from the property. Poggibonsi is a few kilometers away and has a terrific market called Pam which had everything we needed.

VicoFurbo - a pizza trattoria tucked into a small piazza in the town of Vico D'Elsa just outside Poggibonsi. Wonderful atmosphere, friendly staff, and an unbelievable antipasti buffet in the evening.

The owners are great and so friendly. We had dinner at the Villa twice and it was great, I would highly recommend it. It was just perfect, we are definitely planning to come back.

Hard to answer this one - everything was great!!! The renovated villa was splendid. Our apartment was beautifully decorated in typical Tuscan-style yellow walls, cotto terracotta tile floors, beamed ceilings and beautiful antiques. We are planning on duplicating some of this in our own home to create a Tuscan room. The bathrooms are modern with great showers. Top on my list, the apartment was absolutely spotless. The mini-kitchen was small but very well equipped. We wished we had an oven, though there was no room for one.
Enjoyed Least:
The only thing I can think of that would be a nice touch would be a small CD player-radio in addition to the TV. This is an improvement though - there really wasn't anything I didn't like about the property.
Surrounding Area:
This property is in a great central location. San Gimignano is just 3 miles away and is a wonderful town. We found it had some of the best prices and best products as well, and bought a beautiful ceramic platter in a shop on the main square. We took day trips to Cortona, Castellina and Radda in Chianti, Volterra and Siena, which is only a half hour away. The countryside is just gorgeous, especially the hills between San Gimignano and Volterra.

San Gimignano is about 3 miles away. We didn't try to walk to it, but another couple that stayed during the week did and found it was closer than it appeared.
Tips or Restaurants:
The nearest large grocery store, PAM, is in Poggibonsi, a 5-10 minute drive. You can find EVERYTHING there so there really is no need to bring anything. I strongly recommend buying a mosquito control gadget that they sell there called Vape Mat. It is an electrical gadget which you plug into an outlet, with mosquito repellent tabs that you change every day. I would get one right away and use it! The mosquitoes were vicious and they sometimes kept us up at night. I would have liked to have some music to play during dinner, so if I had room in my luggage, i would bring a small radio-CD player and some CDs. We loved La Mangiatoia restaurant in San Gimignano. We had lunch in a different town every day, and they were all great. You really can't get a bad meal in Tuscany.

The place was maintained so well. The pool was sparkling - a nice place to relax after a day of touring. The location could not have been better. It was so easy to tour and get back. And the owners, Sandra, Nicola, Ricardo, Simona and their folks made us feel right at home. They provided valuable and accurate information on the area and places of interests.

It was perfect, but my wife would have liked a bit bigger kitchen.

Absolutely beautiful! We were close enough to major points of interest but far enough away to relax and enjoy.

Definitely take advantage of the three meals offered on the terrace during the week. The food and service were superb. Be sure to watch for the wine stand at the foot of the hill.

Wonderful and easy. Luggage was transfered to our apartment , and tips were refused! It was considered part of the service.

Enjoyed Most:
I loved the owners. Their pride of their property really shows. The pool area was great, restaurant super and very accomodating toward kids, and the help with the luggage very appreciated. The complimentary washer and dryer was an incredible plus. If you are worried about communicating in English, don't worry. English is spoken and while we were there, there were at least three or four couples who spoke English. Air conditioning was very high tech and was nice after some very muggy days.
Enjoyed Least:
Not that it could be helped, but the steep driveway was challenging. Our room's balcony was more decorative than usable. Some outside privacy would have been nice. There were other balcony areas, but it wasn't clear which space was for which units or if it was common space. Had I'd taken the time to ask I'm sure there would have been something that would have been just fine. Also, our unit's shower had an slight slant that made the water drip out instead of drain back into the shower as you are toweling off.
Surrounding Area:
It was great being so close to Pam, the big grocery store in the area. Very easy to use and great hours. You can get everything there for your apartment. San Gimignano was a nice town.

There isn't any town within walking distance from the property. Nothing is far by car, but you must drive to get anywhere.

I was expecting a more family-style dinner experience at the property. In fact, it was a true restaurant, which was really nice and fairly priced. Incredible service.

We really enjoyed it, and feel privileged to have been able to stay there.

Its position off the main road, the care taken with the restoration, the helpfulness of the family. We enjoyed the meals on the evenings these were available and the friendly atmosphere they engendered.

It might have been helpful to have had more than one key, since the place potentially sleeps six, and not everyone will necessarily be going in the same direction!! Minor detail though.

We were prepared to enjoy ourselves and to enjoy Italy, not necessarily expecting it to be like home. Probably buying a whole bottle of olive oil, balsamic and 1kg of washing powder and then abandoning them was mildly irksome but then I'm not sure I would have wanted to travel with them all!!! The kitchen was well equipped.

A bit hot in the summer, but with air conditioning, it wasn't a problem. Next time I'd rent a flat on a lower, cooler floor, so air conditioning would not be necessary. A couple of items in the kitchen would be nice, i.e. salt, pepper, dishwashing soap, enough coffee for first morning, etc. The first morning was a Sunday, and it was difficult to have to find a store, with all of us so hungry.

Bring enough food for the first morning. Also, it would have been extemely helpful to know that dinner is served there Saturday night, because it is necessary to make reservations ahead of time.

Our visit to Italy was a surprise for my sister's 50th birthday and our stay at the villa was the highlight of the trip. My sister was absolutely thrilled! Sandra and her brother Riccardo, who own and operate the property, were so sweet and helpful and always available when needed. The apartment itself was immaculate-everthing seemed brand new. We felt like we were at a spa. I have travelled extensively throughout Europe and have never stayed at such a wonderful place that was also so reasonably priced. It really made our trip. We were surprised how well equiped the kitchen was....you will need to supply.. hand soap...dishwashing soap...dishwasher soap. They even had dishwashers wow!! The property is very picturesque--on a dirt road in the middle of hills and vineyards. The vapartments are very nice and and funished nicely. The property has a nice pool, although it wasn't used much when we were there in May. The patio is a good place to gather for some late afternoon refreshments.

The landscape is beautiful. Lots of quaint villages to visit in the surrounding area.

San Gimignano was a couple of kilometers away on the gravel road that led to the property. This is the back road and has a nice view of the seven towers. We took the car most of the time but did walk to town on occasion.

The owners speak English and are on site each day. They are very helpful with their information and suggestions. Be sure to take the short tour they suggest--you'll see some neat villages. When they didn't know an answer to a question, they did some research on the internet for us.
Directions:
The directions are very accurate. The hardest thing to find is the final turn off on the road from Poggibonsi to San Gimignano. Look for the wine tasting stand on the right. The property is on the right hand side of the road if are coming from that direction. Can't miss it.

The residence was fantastic. We greatly enjoyed its location and the staff was warm and friendly (and spoke English!). We utilized the nightly dinner option once and really enjoyed the great food made at the Villa. The pool was great and the apartment was very nicely decorated. You could hear some noise from adjacent apartments - but it wasn't disturbing.

The location was great. It was close to an Autostrada and a grocery store which was very useful. It had absolutely beautiful surroundings.
Enjoyed Least:
I didn't really dislike anything. My only personal comment was our room did not have direct outside access - but there was a seating area we could use. In addition, the air conditioning (part of why we rented the place) was inconsistent - it would go on and off as it pleased which was frustrating. The hot water was also inconsistent and would be scalding hot and cold - nothing in between. We understand this is their first year open and am sure they are working on these issues.
Surrounding Area:
We loved the views of the vineyards and the proximity to the great Chianti region. Absolutely beautiful!
Nearby Events or Locales:
The Renaissance Fair in Monteriggioni was amazing. Even not understanding Italian we greatly enjoyed it! San Gimignano is always fun (the most delicious Gelato in Italy is here!). Siena was close enough we could go there several times for great meals.
Tips or Restaurants:
If you want direct access outdoors -Corennano 9 does not have it. Some of the other apartments did - so choose carefully. The meal option is well worth trying at least once. The wonderfull owner's family makes the meals and serves it al fresco with a good wine selection.
