Can't think of any. One great restaurant was in Poggibonsi but can't recall the name. It was adjacent to a small hotel. Also a great pizzeria in the main square of Volterra.
Directions:
Put the actual address of Il Cortile rather than the address of the owner's residence. We were using a GPS which took us the owner's residence which is about two kilometers from our destination. We had to call them to lead us in.

Overall:
Superb! It's a beautiful and beautifully-maintained property.
Enjoyed Most:
The owners were very welcoming and warm. The dinners were superlative and were the highlight of our stay at the villa. The views of the surrounding hillsides were beautiful.

San Gimignano was a few kilometers away. It would have been a lengthy and dusty walk, so we drove.
Directions:
You absolutely need a GPS for driving in Italy.

Overall:
We were impressed with this property from the time we drove in to the time we had to say our goodbyes to the lovely owners. It was a very relaxing place to be. It is also centrally located and was easy an easy drive to Florence, Siena, San Gimignano and other wonderful towns. We met other wonder families at the villa. Some of them were on their second and third stays. That is a true seal of approval. We will return one day.
Enjoyed Most:
There were so many thing we loved about this villa. The owners were very friendly and were on site everyday to answer any questions. The three authentic Tuscan dinners cooked at the villa were phenomenal. The apartment was clean and nicely decorated. The view was amazing and the pool, which is located in an olive grove, was a relaxing place to be after a hot day of sightseeing. My daugher and I took the cooking class that is offered on the property. It was taught by a local chef with the help of a translator. We both thought it was a fun experience and worth it.
Surrounding Area:
We enjoyed the town of San Gimignano. It is a couple of miles down the road. The views were amazing and we enjoyed being able to take half day or full day trips to the surrounding towns.
Nearby Events or Locales:
The nearest small town is San Gimignano. It is not in walking distance for most people. The villa is situated off a dirt/gravel road. Once you get to the main road San Gimignano is about two miles. Save your feet for walking through the towns.
Tips or Restaurants:
Having a car is almost a necessity. We rented a car in Florence, which was relatively easy. The supermarket is in a nearby town. The villa's kitchen had basic items such as dishwasher detergent, dishtowels, pots, utensils and dishes. Beyond that we had to purchase some things at the supermarket. The use of the washer and dryer for a nominal fee was nice to have. There is one washer and dryer for the entire property but that did not seem to pose a problem. The best place for a meal is on the property. It is offered three times during the week. We had dinner all three times as well as most of the other guests. There is also a restaurant in Siena that is worth a visit. It is Le Logge. It is on a street right off the piazza. We did not have reservations but it is probably recommended. Try to avoid the restaurants on the piazzas unless you want the experience of sitting on the piazza. We were disappointed in the food.
Directions:
The directions were very good. The only wrong turn we took was on the dirt road leading to the villa. There is a fork in the road and we went the wrong way. You should go to the right at the fork.
Check In Out:
Check in and check out were easy. The owners deliver your bags to your apartment after check in and take them from your apartment after check out and load them in your car for you.

Overall:
We thoroughly enjoyed our experience at Il Cortile del Borgo 12, from welcome reception to departure. The folks were so lovely and accomodating. They went out of their way and certainly made us feel welcomed and relaxed.
Enjoyed Most:
The location near San Gimignano and the seclusion only 5 kms away. The views were what we expected of Tuscany. The meals prepared on site were exceptional. We did all 3, four course dinners. Wonderful food and wine and service. The aroma of the meals cooking each day was something to look forward to.
Enjoyed Least:
Not much at all.
Surrounding Area:
Very central for going to Siena, Florence, and Cinque Terre (2 hrs by car). The Pam Supermarket was 10 minutes away.
Nearby Events or Locales:
San Gimignano was 5 kms away and we walked it once. Not any easy walk, especially when you got to the busy main road with little walking area. Poggibonsi was only 15 mins, as well.
Tips or Restaurants:
The best gelato in the world is in San Gimignano. Don't bypass the winery next to this property; their wine was the best we tasted in Tuscany and at the best price.
Directions:
We used the GPS to get to the San Gimignano area but the instructions to the property were perfect. Don't get discouraged going up the windy, dusty dirt road to the property. It's there and well worth the dust.
Check In Out:
The folks there will take credit cards. Good internet reception on site. They took care of our luggage to and from our vehicles.

Overall:
The villa was beautiful. We stayed at another villa 9 years ago and this was far better. The owners spent a great deal of time and money to restore the property and it shows! I can't imagine staying anywhere nicer. They also went out of their way to make you feel welcome and make sure you were having a good time.
Enjoyed Most:
The restoration was superb. A class act all the way.
Enjoyed Least:
The road to get to the property was not very good but it was worth the effort to get to this beautiful spot.
Surrounding Area:
The surrounding area was very picturesque with vineyards and olive groves everywhere. Our location on top of a hill gave a great view for miles around.
Nearby Events or Locales:
We were very close to San Gimignano which was our favourite Tuscan town. I don't think I'd want to walk that distance!
Tips or Restaurants:
We went to a restaurant called Calandrino twice while we stayed there. It was in a small nearby village called Borghetto, about 10 min. away by car. It catered to locals and the food was very good. We also ate at the villa twice and that was well worth it, too.
Directions:
We did use a GPS but I don't know the coordinates. The roundabouts are tricky but it wasn't too bad to find.
Check In Out:
We arrived at 1:00 and check-in isn't until 5:00, but they took our bags and told us to come back in an hour and we could check in. We went into Poggibonsi to buy groceries and at 2:00 our bags were being moved into our rooms. Very smooth.

We spent a wonderful week using the Villa as a base to visit surrounding areas and relax.
Enjoyed Most:
The spaciousness of the villa. Easily accommodated 5 adults. Views were magnificent.

San Gimignano. Just over 4kms from villa - a relatively easy walk.
Tips or Restaurants:
The restaurant at the villa and Lamole restaurant, Lamole near Greve. Both were excellent.

Overall:
Our stay was brilliant. The staff were fantastic, very friendly and helpful. The property was very well maintained.

The fact that there was one washing machine and dryer for all the guests to use. A few more machines would not go astray.

The charm of the area. Every village had wonderful character and some great history and stories to tell.

San Gimignano. It was 4 kms away. It was an easy walk.
Tips or Restaurants:
Bring some soap for the shower and some paper towels for the kitchen. These can be picked up at the PAM in Poggibonsi which is open till 8pm. It has EVERYTHING you need. The Falorni family butcher shop in Greve was inspiring with its amazing range of meats, cheeses and wines. The church in Siena was so beautiful with the stunning floor mosaics, just unbelievable and well worth a visit.

Overall:
We enjoyed every moment at Il Cortile del Borgo 12. The weather was a little unsettled when we were there but didn't hold us back.
Enjoyed Most:
It was spotlessly clean and the owners were just wonderful hosts. The pool was a delight and kept our kids happy and a great way to meet the other families who were staying there.
Enjoyed Least:
The road leading to it. Like most Tuscan farmhouse vacations they are off a long gravel road. The washer works well but dryer not great and the large stone apartments don't allow clothing to dry very well - and you can't hang stuff outside apart from a little hidden area.
Surrounding Area:
Loved the town of San Gimignano. All the views from the property terraces are just wonderful. Takes about an hour to drive to Florence and half an hour to Siena. Owners share fantastic knowledge re best places to park etc.
Tips or Restaurants:
You must ABSOLUTELY eat at the property on the nights the owners cook. Best food we had in the 11 days we were in Italy. Enjoy the owners - they are fantastic. They keep the property spotlessly clean and couldn't do enough.
Directions:
We had a GPS system. Don't think we would have found the place. It registers as a different address on GPS and the address given took us to property almost a mile away.

Overall:
It was a wonderful experience, staying three weeks kept us from rushing to visit other cities and retain flexibility to decide our agenda. It was peaceful, unassuming and the owners were terrific.
Enjoyed Most:
Tranquility, views, and the swimming pool was essential for my family. We had a 4-year old and a six-year old. The villa was renovated beautifully and the location could not be better, close to Poggibonsi and San Gimignano as well as Siena and Florence. The informality of the experience was great and we did not use all the clothes we packed. The larger cities were not as enjoyable for visits because of our small children, thus the visits to Volterra, Lucca, Radda, Castellina and more were more appreciated.
Enjoyed Least:
The driveway was a bit of challenge but acceptable knowing we were on the top of a mountain and couldn't enjoy the views otherwise. Handicapped friendly, Europe is not.

Walking for us was out of the question. Some guests did so but it was more of a hike than a walk.
Tips or Restaurants:
Pool towels were available for 6 Euros per towel for your entire stay so if you don't have luggage space these are items you can leave home. All other recommended items worked out fine.

Overall:
It was our second visit and we enjoyed the villa and Tuscany even more than we had 3 1/2 years ago.
Enjoyed Most:
The setting is lovely, views spectacular, and the people who own and run the property are absolutely delightful.
Enjoyed Least:
It was a little cold and damp in early April, making it impossible for towels to dry. Another hour or two of heat would have been appreciated.
Surrounding Area:
It's close to so many places: Florence, Siena and San Gimignano are all easy to reach by car, yet it is truly a country retreat. You have the choice to stay at the property and relax, enjoying the lovely rooms within the villa or taking in the beautiful views, enjoying the birds and flowers. Or you can easily drive to any of Tuscany's cities or hill towns, returning to comfortable and reasonably priced accommodations.
Nearby Events or Locales:
A car is recommended. San Gimignano is about an hour walk but not one you'd want to do every day.
Tips or Restaurants:
We actually found good restaurants everywhere we went, with wild boar and rabbit on the top of the list of the local specialties we thoroughly enjoyed. The one exception to the generally great food was the Tuscan bread which we found tasteless regardless of the restaurant. Le Vecchia Mura is a particular favorite in San Gimignano.

The property owner was most gracious, meeting our car and assisting with our luggage.

Overall:
Staff was very helpful and courteous. Unit was immaculate when we arrived and the pictures on this website did it justice. Couldn't have asked for a better place to spend a week. The four of us really enjoyed it and we all believe that this week's stay was the highlight of our trips. Will definitely come back and hopefully to the same unit.
Enjoyed Most:
The unit was large and roomy and had all the comforts of home. Bedrooms were good sized and the great room was huge and airy. The kitchen was pretty well equipped with dishes, pots and pans, wine glasses. And although there was not an oven, the range, microwave, and panini maker managed to get us through breakfasts and a couple of pasta dinners. The table outside the door made for several wonderful evenings drinking local wines, eating wild boar salamis and pecorino cheese, and discussing the daily travels around the region.
Enjoyed Least:
Although the bathrooms were modern, the showers were really compact!!! Also, the laundry room did not have great hours--one would have expected that it would have been open during the evenings when people returned from their days of travel, but they closed around 5. Made it hard to do laundry without staying in for a day.
Surrounding Area:
Was in close proximity to Siena, Florence, Volterra, Chianti, San Gimignano. We even did a day trip to Deruta known for ceramics, although that was the farthest we drove any one day. The location was perfect for seeing the surrounding area, with a drive of one hour or less. Loved the countryside so picturesque with lots of Kodak moments.
Nearby Events or Locales:
Villa was located between San Gimignano and Poggibonsi . Although we did not take the walk into San Gimignano., we passed several people who were walking the dirt road. Looked fairly level, if not dusty. Something to do on the next trip.....
Tips or Restaurants:
Bring some herbs, salt and pepper. Bring a couple of rolls of TP. You will end up buying perishables at the local store PAM in Poggibonsi great selection of fruits, veggies, breads, bottled water. Don't bring any powdered clothes soap - their washers use only liquid soap. Had two meals at the villa both were wonderful and definitely plenty of food---staff did a great job of preparing meals that concentrated on regional specialties. We had wild boar one night.
Directions:
Definitely easier to find the place in the daylight. Nighttime was a different story. Also we never could retrace our way back from San Gimignano on the dirt road. We always had to get to the property from the Poggibonsi side.
Check In Out:
Staff was great in getting luggage to and from unit on check in and check out. Staff requested actual departure time the day before we left, so it made for a smooth departure.

All four of us would return tomorrow! I cannot recommend this property highly enough.
Enjoyed Most:
Everything! The property was spectacular, exceeding our wildest dreams. The pictures on your website, although enticing, can't possibly do it justice. The setting was perfection, just like the background of every Italian Renaissance painting you've ever seen. Our suite was lovely; the staff was charming and helpful.
Enjoyed Least:
The laundry facilities, which are small. But this is a quibble.
Surrounding Area:
We were in the Tuscan hills, the slopes of which are planted with vineyards and olive trees. Each day, we drove to one or two the medieval towns that crown the hills. Some of our favorites were Pienza, Monteriggioni, and Colle di Val d'Elsa.

San Gimignano, which is within a 20 or 30 minute walk.
Tips or Restaurants:
Do sign up for the meals the staff prepares 3 times a week. They were superb.

Overall:
The property owners are so lovely, so accommodating, and so helpful. They are warm and enthusiastic and clearly take pride in their property. And rightfully so! I have been to Tuscany before, and while my other property was nice, this property exceeded all expectations and we would absolutely returning again!

Il Cortile Del Borgo is in such close driving proximity to so many wonderful hill towns, and is centrally located to go for day trips to both Sienna and Florence.

San Gimignano is the nearest hill town. We saw people do it, but it is on a narrow dirt path and there is a fairly steep incline. We drove into town - about 3 minutes away by car.
Tips or Restaurants:
Stop at the market on your way in and buy some coffee. They have a wonderful old fashioned authentic Italian coffee maker. It is similar to a French press, but Italian and no pressing involved! My husband had such fun making our authentic Italian coffee each morning! It was delicious.
Check In Out:
We arrived on Sunday and left Friday and typically the property requires Saturday to Saturday stay but they were there to greet us and help with baggage. and also had no problem with the day early checkout. They are just lovely people to deal with!

Very beautiful - great design and lovely spacious rooms.

Nothing really - the only slight issue was the "hump" between the dirt road and the properties drive that grated on the bottom of the car each time we went over it - but it was a rental car so no worries.

San Gimignano - not really walkable in the summer - more like hike-able

Overall:
This is a great find - you can be assured that your recommendations are right on the money. We would definitely seek them out again.
Enjoyed Most:
The hosts were excellent and the location perfect for touring the region. The restoration of the villa was very well done and so interesting to learn about. The village of San Gimignano was nearby and fun to tour and "hang out" in, despite the crush of tourists.
Enjoyed Least:
I would have made more comfortable seating in the living area but it was fine for two couples. The drive in is an adventure but also gave us a wonderful country setting, so it was all in all, not a problem.
Surrounding Area:
The vineyards, the olive groves and the landscapes were breathtaking. It was exactly what one would hope for in Tuscany. There were many tourists, but we had a great time and would definitely go again.
Nearby Events or Locales:
San Gimignano - not within walking distance unless you were up for a long, long hike.
Tips or Restaurants:
Since we were from the South, we were unprepared for the chilly evenings. I wish I had some slightly warmer clothing. San Gimignano has a few restaurants that are OK. There are some good supermarkets nearby in Poggibonsi plus roadside fruit stands.
Directions:
Stress that you must take the Poggibonsi Nord/North exit.

Overall:
The family that runs the property were very gracious and accommodating. Ricardo told us about the extensive renovation process. They are very proud of the finished product and they should be.
Enjoyed Most:
Although the pictures depict rustic charm the facilities are very up to date and modern including the bathroom and kitchen facilities, but still very Tuscan. We had more room than we really even needed.
Enjoyed Least:
I need to think very hard to come up with something. The dishwasher would not run when you turned off the lights when leaving. Really not a big deal. We would just run it at night. As the bedroom doors were about two inch solid wood you could not hear it. Also we really wanted to eat at the restaurant. It did not open until the weekend that we left. But we knew that before arriving.
Surrounding Area:
Just the beauty of it all. We saw pheasants almost every day. It looks just like pictures you see of Tuscany only better.
Nearby Events or Locales:
San Gimignano was within walking distance. However it was down a dirt road that was a cloud of dust when vehicles went through. We did go for walks in the early morning and my husband jogged down to the main road a couple times. The views were incredible and there were other properties along the way but we did not use the road to walk to town.
Tips or Restaurants:
We laughed at someone elses comments about a spatula but wished we had brought one. We ate out only one time. After touring during the day we would gather wine, cheeses, salami, fruit and tomatoes from a local market and eat al fresco every night. We did not have a drop of rain until the last day when we had light showers. I bought some mini speakers that plugged into my Walkman which provided us with music.

Overall:
I would stay at Il Cortile el Borgo 12 or other number again in a flash - the whole experience was wonderful! Five stars!!
Enjoyed Most:
There were many things - it is hard to pick one! The views from the villa were outstanding. The helpfulness of the owners and helpers was exceptional. Our dinner on the Tuesday night was excellent at such a reasonable price. Our rooms were bright, large and decorated in what we think is the Tuscan style. There was attention to detail - hangers in the armoire, comfortable chairs and lots of dishes.
Enjoyed Least:
Only one towel and the fact that we could not wash them ourselves. The kitchen also needs a good spatula for our fried eggs. These are very small things - otherwise everything was wonderful.
Surrounding Area:
Again the scenery from every angle was phenomenal. The wonderful hill towns within a few minutes drive were plentiful. The abundance of vineyards, olive groves and cypress trees gave us a true Tuscan experience. The grocery shopping was good in Poggibonsi.
Tips or Restaurants:
We appreciated having plenty of toilet paper. It was suggested we bring our own! Bring a spatula for the eggs as mentioned above and maybe an extra towel.
Directions:
The road to the villa is very windy and tricky but the directions were good. We had no trouble finding it.
Check In Out:
We had not gotten out of the car before someone was there to meet us and to carry our heavy bags to our villa - great!

We couldn't have asked for anything more. What a terrific find! Loved it!
Enjoyed Most:
The view was magnificent. The grounds were filled with olive groves, pomegranates, lovely flowers and vineyards. Everyone had their private patio to sit and enjoy a true Tuscan countryside. Meals were finely prepared and mouthwatering. The owners the most hospitable. We could not have asked for anything else.
Enjoyed Least:
The only thing that we missed was the opportunity to play music on a CD player during cocktail hour or when we had dinner in the villa.

The sheer beauty of the land. The sense of feeling out in the countryside and yet having towns and grocery stores less than 10 minutes away.

The property--it was a beautiful well kept quiet private villa--I said to my two older sisters after we walked in for the first time "I did good" The both agreed theie little brother had rented a great, great place. And the dinners were the best we had anywhere.

I guess it is the road--my sisters did not like the ride on the road--I really could have cared less.
Surrounding Area:
Everything--the view--San Gimignano--closeness to other great cities--ease to the train in Florence.
Nearby Events or Locales:
San Gimignano--yes you could walk it
Tips or Restaurants:
Rent it--it was the greatest vacation I've ever had. You could stay in the villa and go nowhere else and have a great time--but travel to other scenic towns was easy-the train is easy--spend more time in Siena--also make sure you take all the meals at the villa!!

Have dinner on the property. It is fantastic and you will be depriving yourself of a great opportunity if you don't.

The turns on the gravel road could be a bit better marked. But after the first time it is easy.

Be sure to not arrive late on Saturday or they cannot check you in. This needs to be accounted for in your planning.

Enjoyed Most:
The property had very beautiful views, was in excellent condition, and was in a very good location for exploring Tuscany.
Enjoyed Least:
We had little hot water on some of our days. Also, we had sleeping space for 6 but the living room area only had seating for 4 people.
Surrounding Area:
Very close proximity to San Gimignano was a big plus for this property. We enjoyed the views of the vineyards and olive groves. In the evenings we also enjoyed the pool, which we found to be a very pleasant spot.
Nearby Events or Locales:
It was a one and a half hour walk to reach San Gimignano, a walk well worth the effort.
Tips or Restaurants:
We enjoyed a restaurant in San Gimignano called La Stella, which was recommended in some of the guidebooks. We enjoyed the small towns better than the cities as we found Florence and Siena to be too crowded and hot inside the walls. We liked Pienza, Volterra, Montalcino, and the coast near Livorno, although our favorite was San Gimignano.

Enjoyed Most:
The views were simply amazing. The staff are concerned with the renters' enjoyment and comfort and are very helpful in offering suggestions. Ask for a private tour of the olive groves at the villa and ask how one owner makes his own olive oil and you'll be pleasantly surprised.
Enjoyed Least:
If I had to think of something, and that would be hard to do, it would be the unpaved gravel road leading up the mountain to the villa.

The amount of things to do around the villa was astounding. We were within an hour of Siena, Pisa, Florence, Chianti, and other small and exciting Tuscan towns, as well as the coast.
Nearby Events or Locales:
San Gimignano was about 2 miles away. To reach it, one can drive or take a moderate walk along a gravel road which gets quite dusty when cars go by. The views, however, make up for the coating of dust you get.
Tips or Restaurants:
Having a rental car made all the difference in the world in getting back and forth to town. Make sure to explore the town of Poggibonsi (only a ten minute drive from the villa) for good local fare without the tourists.
Directions:
There could have been more detailed directions for travellers coming from either Siena or Florence.

The owners were very helpful in getting us checked in and out of the property in a stress-free process.

Overall:
We loved our stay and would recommend it highly to any future travelers. We would love to return there someday with more of our family. Our only regret was that since we planned so much time for sightseeing San Gimignano, Siena, Firenze, even Venice, we left too little time to just relax and enjoy this beautiful location. If we are ever able to return we would spend more time in the villa and surrounding area.
Enjoyed Most:
Everything! The surroundings and views from the bedrooms and terrace were just beautiful, along with birds singing to compliment the setting. The interior was just as beautiful. The bedrooms were spacious, attractive and very comfortable. The bathrooms, living room and kitchen area were also excellent.
Enjoyed Least:
There is nothing that we can say to detract from this property.
Surrounding Area:
It was well situated for us. Close to San Gimignano it was also close enough to Firenze and Siena, Pisa as well as Chianti. The vineyards and olive trees, wineries and landscape, even the two km. gravel road up to the villa were scenic.
Nearby Events or Locales:
San Gimignano was the nearest town and although within walking distance, it would be quite a walk.
Tips or Restaurants:
We just missed getting to go to the restaurant - since it wasn't opening until the day after we left. The Rentvillas reviews of this restaurant were very good. Check for holiday dates. We arrived the day before Easter Sunday and learned too late that the food markets would be closed Sunday and also the day after Easter which is a national holiday in Italy. We couldn't get food for the villa until Tuesday morning.
Check In Out:
They were very helpful and pleasant and fortunately for us, spoke more than adequate English.

Overall:
One could not ask for more accommodating, gracious owners.
Enjoyed Most:
We loved the owners. The views unbelievably wonderful. The beds firm, the linens great. Being able to hike into San Gimignano was a great treat. We pinched ourselves at how lucky we were to be able to do such a magical walk at will.

The stairs. but not a big deal

Everything. and we've spent quite a bit of time in Italy before.
Nearby Events or Locales:
San Gimignano. Yes, but as we usually only walk one way. One couple would drive and we would switch off as it was a little rigorous for folks our age to walk both ways.

The eating was great and finding the off the beaten path places was much fun.

Overall:
We could not believe how clean, equipped or how beautiful they restored this magnificent piece of architecture. The Pam Supermarket has everything you would need. We took only salt and pepper and Equal with us and ate dinner there the first night -so we were set.
Enjoyed Most:
Everything. The owners are just wonderful. This was the first time in my travels that the property was exactly like the pictures, and even better.
Enjoyed Least:
Probably the road going down to the property - it is bumpy with dirt speed bumps but that just added to the charm in the end and we were only concerned when we arrived in the dark. A small thing, too, about getting only one towel each, and having to pay 3 euros for additional.
Surrounding Area:
We rented a car and travelled to Chianti country, San Gimignano, Volterra, Siena, Pisa and Lucca, and of course Florence. Tuscany was stunning - I had been to Montecatini Terme for a one-night stopover so this was such a treat to be there for seven nights in all that beauty and it was sunny every day even in October which is notoriously rainy.

Poggibonsi - not walking distance unless you are a hiker and then it it the least attractive of the Tuscan towns. San Gimignano is not far, but you have to traverse that dirt road down to the asphalt and then it is 8 Km to San Gimignano, which is perfectly beautiful.
Tips or Restaurants:
The owners had great suggestions and also your fellow villa mates do, too. We went to Vecchia Mura and Cirribiri in San Gimignano and they were great. Did not like the Le Terrazze which we got from travel books - that was in San Gimignao as well. The dinners at the villa were wonderful - they took over 2 hours but we eat too fast, anyway, and it was nice to slow down and talk about our day. I also would like you to pass on to your clients NOT to purchase the American Express Travellers Cheque Card. We had nothing but trouble and I ran up 45 euros in telephone bills calling their international collect number.

Overall:
The reviews before made me book it, and they were right on. The furnishings, linens and everything at this location are first class.
Enjoyed Most:
The views, location, personnel and the decor
Enjoyed Least:
Having just one key for the whole apartment, inconvenient when you have a group that goes in different directions. Also, too easy to lock the key in the apartment as the door key is on a chain with a small key that has to be inserted in the wall in order to have electricity. Our unit needed more living room seating. The one couch and chair were insufficient for 6 adults.

Very close to San Gimignano along a beautifully scenic country road through the wine and olive groves. One hour to Florence or Siena
Tips or Restaurants:
Bugs are bad in the area. Bring bug spray. Also, it would've been nice to have music, so take a CD player. There is a wine and olive oil stand that is at the end of the gravel road next to the San Gimignano entrance which is wonderful. We took a hot air balloon ride with Stefano and it was well worth the money to float over the Tuscan landscape

Overall:
We had a great time. Highly recommend it to anyone who likes the solitude of the countryside and doesn't mind driving a few miles for dinner or sightseeing.
Enjoyed Most:
Gracious hosts, excellent food--we definitely recommend taking advantage of the meals on the evenings they serve dinner. The food was wonderful, and served on a covered patio with a beautiful view of the Tuscan countryside. Our villas was very comfortable, spacious and tastefully decorated.
Enjoyed Least:
The key system is environmentally sound, but needs some tweaking. There were five of us coming and going at different times, and if someone took the key, the rest of us would have no electrical power or AC. Also, we felt that one change of towels during the week would be reasonable for the price of the villa, and that a beach towel should be included in the price. Also, extended hours for the washing machine. The room was locked at 7 p.m., and most people are out touring during the day. By Friday, there was a long line for the machines!

Wonderful day trips to Volterra, Chianti country, Siena.
Nearby Events or Locales:
We did walk to San Gimignano. We thought it would take us about 50 minutes, and it took about 1 hour 15 minutes. Gorgeous views along the way, stopped at a local producer of Vernaccia de San Gimignano and olive oil, tasted and bought some.
Tips or Restaurants:
Take advantage of the dinners, they are wonderful. We loved Volterra, beautiful small town with great alabaster!
Check In Out:
We were met at the driveway and all our luggage was transported for us, and also when we checked out. Everyone was very friendly.

Overall:
The owners could not have been nicer hosts - we really felt like part of their family and they simply could not do enough for us.
Enjoyed Most:
This property was lovingly restored a few years ago by Sandra, Richard and their families. It was just lovely, modern and quite a beautiful place. Set among olive trees and vineyards it was truly the Tuscan experience we all want. The location was great - 10 minutes to San Gimignano.
Enjoyed Least:
We did not care for the dirt roads up to the property - but the property itself was great.
Surrounding Area:
We really explored and found our way to Pisa, Vinci, Florence train - real easy- Siena - yes, we saw the race and had dinner with one of the Contradas. San Gimignano, Poggibonsi and a number of small towns. We even went over to Rimini for a day and had a great dinner on the way back in Arezzo. This place is perfect if you like to explore and get a bit lost so the trip is as important as the destination.
Nearby Events or Locales:
Poggibonsi and San Gimignano were both within 10 minutes - we could have walked to the tower city. We had a great dinner there and there is a fantastic Gelato bar in town that won the best Gelato in Italy contest a few years ago - it was great - the kids had seconds.
Tips or Restaurants:
We never found a bad restaurant - there was several times that we did not have any reference material or recommendations and the food was great. We even gave one local place a standing ovation for the cook grandma and implored her to come home with us.

Overall:
The property so lived up to what we had read about it! Even our cousins from Pisa thought it was great and amazed that they knew nothing about it!!
Enjoyed Most:
The villa and its grounds were just beautiful! Have to admit a bit nervous driving down the dirt road, in from San Gimignano and wondering what we might be getting ourselves into - but, made the turn down the driveway and we were thrilled!!! Our cousins came in with us from Pisa, to spend the day and even joined us for Saturday night dinner. They also loved the place, its view and the well kept grounds.
Enjoyed Least:
The only thing was the drive at night down the country road. We were five in one car and some of the holes in the road, well maybe we hit them just a bit to fast - quite a ride!
Surrounding Area:
Of course, we loved San Gimignano and treated ourselves to many trips there. Also 2 days drove to Florence! We visited Siena again. Spent a day in southern Tuscany and loved all that we saw and tasted! Brunello wine became an instant favorite!
Nearby Events or Locales:
San Gimignano!!! Read it was within walking distance, but the weather was quite warm and we did not take the walk.
Tips or Restaurants:
We loved our dinner at the villa on our arrival night, so renters should really plan on at least one night doing that. Restaurants in San Gimignano very good and enjoyed cooking dinner at the villas ourselves! After a full day of sightseeing, back for a swim and then a feast! Certainly had not planned to cook a full meal, but kitchen is well equipped and we had fun shopping at PAM market, which had everything needed for a delicious dinner!
Check In Out:
We sadly had to leave on Friday since we were traveling to Rome. The owners made a point to be there in the office to check us out. We just loved being able to say goodby, hugs and many thanks for the great time!

We were told that the air conditioning wasn't working or wasn't scheduled to start working until mid-June. This was unfortunate, since it was quite hot, and we had particularly looked for a place with air conditionning.

Lovely landscape; lots of small towns to explore, etc.
Nearby Events or Locales:
San Gimignano. About a 3.5 mile walk. We did it once, when the weather cooled down a bit. It was an easy walk with beautiful scenery.

Overall:
We travelled with our adult children and all 6 of us were extremely pleased with this property and would go back tomorrow if we could. Our only disappointment was that we had so many places to see that we never came back early enough to enjoy the restaurant at the villa. We felt that if they put the same love and attention to detail into their meals as they do into the lodging that we probably missed a good dining experience.
Enjoyed Most:
This property far exceeded our expectations in almost every way. We found it immaculately clean, with fresh crisp linens and a nicely equipped kitchen. Our outdoor seating area was a pleasant surprise.
Surrounding Area:
We were in Tuscany to tour the countryside as well as to spend a couple of days in Florence. Driving to Florence took less than 45 minutes and parking at the south gate allowed us to easily walk into the city. There are countless beautiful hill towns within easy driving distance. Poggibonsi had a great supermarket PAM and a good restaurant that our hosts recommended.
Nearby Events or Locales:
San Gimignano is the nearest town, within walking distance for an avid hiker. But the property, a long ride up a country road, is really too remote for someone without a car.
Tips or Restaurants:
We were pleasantly surprised to find that even soap and toilet paper, at least enough for a few days, were provided. We were also able to request fresh linens if we needed them and towels for swimming were provided at a cost. The PAM market was open until 10:00 and we were able to find everything there we needed. One of the travel books we had with us, Loneley Planet, seemed to be right on with all their restaurant picks.
Check In Out:
The hosts are all charming and the limited English they speak actually made the experience more fun. Our baggage did not arrive with us in Rome. Our hosts were most accommodating in giving the airline their number and coordinating the delivery so we could go out and enjoy ourselves. When we returned to the villa Sunday evening after dinner we found all our luggage had been delivered straight to our apartment!

This was a great locaction because we were reasonably close to all the areas we had planned on seeing.

Buy basic staples such as sugar, salt, oil, vinegar. We loved Chiribiri in San Gimingnano.

Overall:
I was not for renting a villa at first. I am a hotel kind of girl, but our experience was so good, I would do it again in a heartbeat. My husband is a pilot and I am a flight attendant, and we have traveled a lot and stayed in a lot of places. We really enjoyed our stay at the villa and would do it again.
Enjoyed Most:
The family who ran the property were so nice and helpful. The views were amazing and the villa was very clean and in wonderful condition.
Enjoyed Least:
There were not enough towels to last the whole 7 days and you had to purchase the use of more towels. Everything else was great!
Surrounding Area:
The villa was very close to Siena and Florence, plenty of shopping, sightseeing, and wine tasting.
Nearby Events or Locales:
The nearest town was San Gimignano, but it was not within walking distance.
Tips or Restaurants:
Everything you need you can find at the PAM supermarket right down the road. The villa supplied toilet paper and soap for the first night.

The directions were very clear. We had no problem finding the property.
