Overall:
The villa is beautiful. There is plenty of space, with large bedrooms and modern, large baths. The outdoor area is fantastic. Big, covered porch, a patio area by the pool, a grill and an outdoor oven. The view is fantastic. It feels remote, but is still within walking distance to Subbiano.
Enjoyed Most:
The size of the rooms, the view, the outdoor space. Proximity to town with restaurants and shops, also the best gelato at Cremeria Stella. Alessandro was fantastic. Helpful and available for check in and check out and in between.
Surrounding Area:
The villa is on a vineyard, with olive and fig trees, various herb plants...the vineyard is on a hill and the views of the sunset over the hills is beautiful. The house is up a hill from a small neighborhood with quick access to roads leading everywhere you'd want to go.
Nearby Events or Locales:
Subbiano and Corleone. Both within walking distance. Subbiano has a market on Monday mornings which is fun. They also have a great butcher shop and right down from that is a small market with good produce. There is also a fantastic gelato place called Cremeria Stella. Arezzo is a 15 minute drive and is a beautiful town; the train station is very accessible with parking right next to it. The parking there is public, so a good place to park to visit Arezzo as well.
Tips or Restaurants:
Flashlights if you're going to walk up from dinner in town at night. Look up how to use a stove top espresso maker before you leave....very easy to use, have the teapot next to it with hot water and you can easily make your own Cafe Americano! 2 local restaurants we tried were Corte dell'Oca and Taverna Dei Briganti...both were great. Little English spoken, but very easy to figure it out!
Directions:
We used the daily 10 plan from Verizon, which allowed us daily to use our American plan for text, data and phone usage, without roaming or additional charges. The Google Maps function worked great all throughout our stay in Tuscany. The cost was the same as a GPS from a rental company and the plan gave us calling, other data and texting as well. There is internet service at the villa, but slower than what we're used to here in the U.S.

Check in and check out was seamless. There is a book with a local map and various things to do and see with recommendations.

Overall:
Our time at the villa was very relaxing and comfortable. The location was great - easy for day trips to the hill towns in Tuscany.
Enjoyed Most:
How easy it was to settle in. We also enjoyed the pool and being able to eat meals outside.
Enjoyed Least:
Kitchen was small but was not really an issue. We were expecting to be more out in the country - not quite so close to other houses and a busy road.

Directions were good. We did use a GPS to get to the area from Rome.

Overall:
Eight of us had a lovely stay. A convenient location for touring Tuscany, and very comfortable for relaxing and enjoying the ambiance of Toscana.
Enjoyed Most:
Size of the villa with plenty of room for 8 to 10 folks. Very comfortable and pleasant.
Enjoyed Least:
In the midst of an August drought in Tuscany we had one night without running water. It soon recovered, but after a day of touring many of us were hoping for a shower.
Surrounding Area:
Arezzo is an interesting small city. And there are grocery stores and very excellent restaurants, immediately in the area.
Nearby Events or Locales:
Yes, the villa is just up the road, a very nice bakery provided morning pastries and coffee. Grocery stores required a vehicle.
Tips or Restaurants:
Consider providing one's own electric (European) coffee pot. We replaced an aging and scary toaster. Stove top Mokas for 2-4 espressos are all that are available.
Directions:
Used GPS, which was helpful.
Check In Out:
Checking in and out was very easy. Alessandro was most pleasant and helpful and communicated very well. He was helpful throughout our stay.

Overall:
Villa Sasso was stunning and Alejandro could not have been more warm welcoming. After a day of exploring, it is was always the best part of the day to "come home"!
Enjoyed Most:
We liked the fact that everyone had their own bedroom and bathroom. The views were "picture perfect" and the hosts were extremely gracious.
Surrounding Area:
Within an easy day trip to Rome, Florence, and Siena as well as many other beautiful historic sites. And many great wineries!!
Nearby Events or Locales:
Subiano. Yes, it was possible to walk into town.
Tips or Restaurants:
The restaurants listed in the self-guided tour were excellent. A highlight was a prearranged tour through www.verytuscany.com and nothing could compare to the private dinner at Villa Sasso prepared by "Mama"

We did use a GPS and found it helpful.

Alejandro was there to greet us when we arrived. Checking out was effortless.

Overall:
Everything about our stay was outstanding. The villa is elegant and comfortable. The vineyard, pool and grounds are pleasant, and the view from the veranda is picturesque. Alessandro is a superb host. He is well known in the village and his restauranteur friends were extremely accommodating to us. His mother cooked wonderful Tuscan dinners for us.
Enjoyed Most:
Beautiful location, interesting architecture, elegant comfortable decor with modern conveniences.
Enjoyed Least:
Internet access could be upgraded, and access to the washing machine could be improved.
Surrounding Area:
The lesser know hill towns of Poppi and Anghiari were real treats. The restaurant at the top of the hill across from the castle in Poppi was excellent (no English) as was the castle. The Vicar's Garden restaurant in Anghiari has awesome views from the city wall.
Nearby Events or Locales:
Subbiano is a nice village in walking distance and very convenient to the villa. There are plenty of restaurants and grocery stores. The short river walk along the Arno is nice and passes the castle which has been converted to apartments. The two restaurants nearest to the villa are excellent.

The outdoor area and view was amazing.

It was pretty cold but due to government regulation, heating can't be turned on until November 1st.

Subbiano. Not really walking distance--but if you wanted a really long walk you could maybe do it. The driveway is pretty steep.

Overall:
Our host was great. Meals were great. All 4 couples loved it.

All the outside areas and tranquil setting.

Needed more inside furniture for 8 people. We were lucky--weather was great and never had to sit inside.

Overall:
Fabulous!
Enjoyed Most:
The covered outdoor porch with the huge round table was our favorite spot. Here is where we all sat for breakfast and lunch or dinner if we were not traveling. The beautiful grounds with the olive and fig trees, and the vineyard.
Enjoyed Least:
We were surprised by how small the kitchen was. It was a little difficult when all our "chefs" wanted to cook at the same time. The American coffee pot was very slow and too small for 8 -10 guests. We would suggest a small urn. We had one couple cancel, so we only used the upstairs bedrooms with the ensuites. The fifth bedroom's bathroom was across the entrance hall and off a hallway. It would have been difficult for many seniors in the middle of the night. Internet access was extremely difficult to use and could only be used with the owners computer. Editor's Note: WiFi is now available at the property. May, 2014
Surrounding Area:
Subbiano was a lovely village. We enjoyed shopping in the farmer's market, the butcher and pastry shops. We all enjoyed touring Arezzo and Cortona--a short distance from the villa.

Overall:
Overall, it was a pleasant stay. The building has layers of history within it. It is quite spacious and it easily accommodated the eight of us. It was neat and clean. The owner was pleasant, very charming, and attentive. He pretty much trusted us to enjoy the villa without interfering.
Enjoyed Most:
A beautiful building. The in-ground pool was wonderful. The vineyard was picturesque.
Enjoyed Least:
Kitchen appliances such as the coffee maker and toaster need updating. Also, I believe that our stay would have been more productive if we had received more appropriate information from the owner about the villa and the surrounding area when we first arrived. By the time we were able to explore, the week was over.
Surrounding Area:
I loved the Subbiano street festival. Alessandro made us feel right at home. The location, rather rural, was a bit of a ride for side trips (Siena, Florence, Assisi, Cortona, Radda) but doable.
Nearby Events or Locales:
Walking to Subbiano or Capalona was not convenient. We took the car.
Tips or Restaurants:
The two restaurants closest to the villa -- Taverna dei Briganti and Torre Santa Flora -- were wonderful. Torre Santa Flora was probably one of the best dining experiences I have ever had. The proprietors of both restaurants could not have been any more pleasant and helpful.
Directions:
Most road signs from the Autostrada and from Arezzo did not list Subbiano. We had to follow signs (we found by stopping to ask) that led to Bibbiena. Renters should know that a "white road" is an unpaved road. The villa is up the hill using the "white road." We had problems with our GPS.
Check In Out:
I would have appreciated a more thorough check-in process. The owner, due to other commitments, was available upon our arrival for only a very short time. He stopped by during the week and was very accommodating. Still, I think we would have liked to have the information we requested earlier in our stay.

Overall:
My family had an excellent vacation at the property. It is a beautiful villa with a beautiful pool and a very large outdoor covered patio. It was great for a large family get together.
Enjoyed Most:
We loved the pool and the spaciousness of the villa. Also it was clean and beautifully maintained.
Enjoyed Least:
There are some families in the area with dogs. There was one night when several dogs barked the entire night. As there is no air conditioning (not needed for the temperature) we could not close the windows. Another night there was a car alarm that went off several times during the night.
Surrounding Area:
We really spent most of our time touring around. However, we did enjoy Arezzo and we enjoyed the excellent restaurant nearby (cannot remember the name). When we stayed in Subbiano we mostly enjoyed spending time at the villa.
Nearby Events or Locales:
The nearest small town is Subbiano. It is within walking distance. It does not seem like a tourist town. However, they have a great pizza place, Pizza Toucana, and the restaurant closest to the villa, Torre Santa Flora, is amazing.
Tips or Restaurants:
It is not necessary to bring beach towels. Torre Santa Flora is a great restaurant. Future renters may want to bring ear plugs, especially in the front bedrooms.
Directions:
We flew into Perugia so the directions we received were not any help at all. We did use GPS. I asked the car rental agency to provide a TomTom. My sister purchased a Europe chip for her Garmin Nav system. Without these we would have been lost.
Check In Out:
Check In and Check Out were easy as the owners live next door.

Overall:
This was the best villa of the three we stayed in on this trip. Sandro was a great host, greeted us on arrival, saw him every day, helped us with local info and booked a horseback riding outing for two of us. Liked his homemade Rose wine. Made good use of the outdoor pizza oven and used the wood-fired grill.
Enjoyed Most:
Very clean and comfortable. The outdoor eating areas. Great pool. Sandro's hospitality!
Enjoyed Least:
Mattresses and pillows could have been more comfortable.
Surrounding Area:
Could walk into two different towns. Loved the vineyard above the pool. Did lots of day trips from this location

Subbiano and Capilona were within easy walking distance.

Didn't feel we needed anything!
Directions:
This was the easiest villa to find. Found it on the first try with no problems at all!
Check In Out:
You can't beet the warm welcome of Sandro! He was waiting with a big smile, cooled Rosé and he was genuinely happy to see us! He also accommodated us when we needed to leave very early on the day of departure.

Overall:
The villa experience enhanced our vacation. It really gave us the feel of Italy and the people. The owners of the villa were wonderful. Alessandro was so pleasant and obliging, and his mother, Rosie--what a cook! She prepared four meals for us that everyone enjoyed. They even took us for a visit to their cousins' home and winery. Villa Sasso was a great place to relax after long days of touring Tuscany. Sitting on the porch or by the pool overlooking the vineyard was delightful.

The quaintness and serenity. It really felt like authentic Italy. The owners. We had four couple and everyone had their own space.

The beauty of the grounds. The swimming pool was a bonus. The area was very quiet and picturesque.
Nearby Events or Locales:
Subbiano was within walking distance. There is a steep driveway up to the villa. Subbiano has a train station that is only a 20 minute ride to Arezzo. There is also a delightful little town, Capolona, within walking distance the other direction. It is worth walking to as there are two nice restaurants along the way and a very picturesque view on the bridge.
Tips or Restaurants:
Your suggested list of items to bring was very helpful. Even though we had a van driver (there were 8 people) for most of our Tuscany tours, we did rent a car. The car was helpful for grocery shopping and "saved" any person who did not want to walk the distance to the store, train station, or walk up the driveway. Towards Capolona, the Taverna dei Briganti was a wonderful little restaurant with a very lovely and colorful owner, Demi.
Directions:
We hired a van driver from Rome to transport us to the villa. I believed he used a GPS, although he was familiar with the area. It is helpful to know the local name of the villa is "Villa La Vigna."
Check In Out:
Alessandro greeted us as we arrived with treats prepared by his mother. He checked us in very quickly. The same when we were leaving.

Overall:
We had a great time in the villa. Everything we needed was there. Alessandro was a perfect host. Wine and a generous snack were waiting our arrival.
Enjoyed Most:
We were a party of 9. The villa had plenty of room. Each couple had their own room and bath. There was enough common area to allow for conversation or quiet reading. We had a pizza party with Alessandro, the chef. Very good and lots of fun

Convenient to most anywhere we wanted to go. Nice (but steep) walking area.

You can walk to Subbiano--good shopping and train available.

Overall:
We had a wonderful time. The outside area was great. The pool was clean and wonderful. The villa was large and spacious.
Enjoyed Most:
The management was the best. Alessandro was friendly and was very charming. The family had snacks for us on arival. They went out of their way to make the trip a great experience. We watched the family pick the grapes and make the wine from them at the villa.
Enjoyed Least:
The computer did not work. It was old and I think the hard drive was bad. We could not find ice to purchase and there were no ice trays. Editor's Note: The owners plan to buy a new computer for the 2013 season. Dec 2012.
Surrounding Area:
The location was good for most traval to many Tuscany cities. The nearby town was great (Subbiano) The Monday we got there we were lucky to see a yearly festival and it was so much fun. There was a big parade and free wine and dancing.

Overall:
Wonderful--the location was perfect. We were secluded yet we could walk to Subbiano which had a fantastic outdoor market, a grocery store, some great restaurants and the bus and train station.
Enjoyed Most:
The view was breathtaking and the property was very private. What I actually liked most was this little dirt road in back of our villa. It was quite a steep hill, but we climbed it and the views at the top were unreal!!! And, we actually walked around a lot of farms where they were harvesting olives. The road actually looped back to town in a 4 mile circle. Spectacular!
Enjoyed Least:
We did have a dog that liked to bark in the middle of the night nearby.
Surrounding Area:
We felt very comfortable walking to Subbiano and everyone in town that we ran into was very friendly and helpful.
Nearby Events or Locales:
Subbiano was the nearest and it was a very easy walk and it had everything we needed and more.
Tips or Restaurants:
The villa was full of converters, so that would be something that they would not have to pack. There was a fantastic restaurant in Subbiano run by a young couple--of course, I can't remember the name!!! It has a little gazebo out front.
Directions:
We had a driver from Florence and he had no problem finding it.
Check In Out:
Giovanna and Roberto had a nice snack waiting for us and showed us around. We checked out a day early and they had no problem accommodating us.

Overall:
Wonderful - it could not have been better... except that our son was not able join us and experience this memorable vacation.
Enjoyed Most:
The house was beautiful; the view from the vineyard was spectacular; it was extremely peaceful; the pool was perfect; the hosst that greeted us were charming and very responsive and greeted us with a lovely repast.

Plan on staying more than one week. There is so much to see and do, not to mention just enjoying the villa.
