Overall:
Fantastic! Beautiful, comfortable villa with exquisite views. Our caretakers were amazingly helpful and kind. They went the extra mile to help us maneuver around a rather tricky area.
Enjoyed Most:
Hard to single out. The villa was stunning and very comfortable. The views amazing.

I wish it was a tad closer to Firenze.

Tips or Restaurants:
Arrive in daylight. The first time is a bit challenging. But the caretakers were most gracious and drove out to "rescue" us. Then once you know where you're going it's easy. The caretakers recommended some great restaurants and even made us reservations the first night.
Directions:
GPS only worked to a certain point. Didn't get us to the villa. I would recommend arriving during daylight hours. The caretakers were most helpful and picked us up.

Overall:
We had a wonderful experience at Villa Montopoli. We were late in arriving due to heavy traffic en route from France and the owners were incredibly flexible and even offered to buy us groceries and leave them in the refrigerator. The property was amazing, very large, and looks better in real life than illustrated on the website. The pool is first class.
Enjoyed Most:
The pool and the physical layout with a lot of space to sprawl out.
Enjoyed Least:
Very minor thing to mention, but the long driveway and the gate. However, this is incredibly minor. Prior visitors commented about the cats, but we saw only one and he never bothered us at all.
Surrounding Area:
The proximity to Pisa, Firenze, Siena and San Gimignano (take the train from San Romano 5 minutes away....much easier than driving and parking). The town of Montopoli was very charming and quiet.
Nearby Events or Locales:
You could walk to Montopoli theoretically. However, it would probably take 30-40 minutes and is mostly up hill.
Tips or Restaurants:
The house is incredibly well stocked so you don't need to bring anything extra. Definitely hire a chef through RentVillas. Cinzia was wonderful and the food was truly excellent.
Directions:
The property would be hard to find with only a GPS. The extra written directions (take a right at the cross and a left at the church!) were vitally important.
Check In Out:
Check in and check out was about as informal a process as is possible. They greeted us, grabbed copies of our passports and didn't even ask for the security deposit.

Overall:
It was a delightful stay and the location couldn't have been better, with easy train access to Florence, short drives to Lucca, San Gimignano, nearby villages, especially Montopoli, which is very interesting and provides two really great, memorable restaurants, and a lovely very old Roman Catholic church.
Enjoyed Most:
The outstanding gardens, landscape and views. The quietness reflected the 18th century age of the villa. Sitting on the upper terrace in the evening was a real treat. The sunsets were magnificent!
Enjoyed Least:
The cats. Although outside, they were always at doors. The owners say they are working on the problem. Humidity and mosquitoes and difficulty in drying clothing.
Surrounding Area:
Beauty, quaintness and historic atmosphere.
Nearby Events or Locales:
Montivilla was a less than 5 minutes drive, but would have been an uphill walk. Owners at nearby villa walk frequently. San Romano was also nearby with good size market and the train station for the area.
Tips or Restaurants:
The meal prepared by Chef Mattisse at Villa at Montopoli was a major highlight of the trip. His food could only be described as simply elegant! And delicious hardly describes how good it was and how much we all enjoyed the food and his charming personality. Future travelers certainly should be prompted to hire him. His fees were very reasonable and worth every bit we paid. Thanks to RentVillas for recommending him. Bring mosquito repellent and clothing that dries very quickly. The Quartro Giglies is a hidden gem in Montopoli with wonderful, wonderful food and atmosphere. Also was greatly entertained and deliciously fed by fourth generation village butcher of ancient breeds of Italian beef and pork and various local sausages.

We had no problem finding property but did have GPS.

Overall:
We very much enjoyed our stay and believe the pictures/descriptions were accurate to what we saw/experienced.
Enjoyed Most:
The pool and pool area was as represented--even better.
Enjoyed Least:
The living area and lack of air conditioning in the living area was a real problem. The furnishings in the living area were rather dated, though consistent with the pictures. The drive to the villa was challenging. Finally, no English TV except news.
Surrounding Area:
We drove extensively in the region and explored many small and large towns nearby. Each more beautiful than the next. The countryside was as beautiful as I had hoped, with castles and towers sticking out from ever hill.
Nearby Events or Locales:
Montopoli was the nearest town; it's within walking distance.
Tips or Restaurants:
We bought a ball and frisbee for the pool and were surprised that no such items existed. Not a big deal, but fun for playing games in the pool. We bought both items at a nearby market.
Directions:
Written directions were good and the GPS did help.
Check In Out:
We were delayed by lost luggage and then had to make the trip late arriving in the dark. We called the caretakers twice and they were waiting for us at the villa. I could not say enough nice things about the caretakers and how wonderful they were.

Overall:
We all thoroughly enjoyed our stay at Villa Montopoli. The property was everything we wanted and more. The owners could not have been more helpful and accommodating. When one of our group did not have their luggage arrive at the airport, the owners called and made sure it was delivered that night. They were so helpful. Overall, a great experience we would love to have again.
Enjoyed Most:
The overall ambiance of the villa and town. Extraordinary views from every window, terrace and porch!
Enjoyed Least:
A bit difficult to find at first, even with GPS.
Surrounding Area:
The views from the villa are stunning.
Nearby Events or Locales:
Montopoli is the nearest town and you can walk to it although it is a bit of a walk and involves some slight uphill walking. It was easier to drive into town and park in a public parking lot that was near to everything.
Tips or Restaurants:
Everything we needed was provided for us in the villa.
Directions:
GPS told us we had "arrived" at our destination a bit before the actual villa gates. It is confusing at first if you are following the GPS only.
Check In Out:
The owners could not have been easier to work with. So kind and responsive to our calls. Check in and out was very easy.

Overall:
It was the vacation of a lifetime! We loved the villa and its location.
Enjoyed Most:
This is a tough question because there was so much we liked. The pool and grounds were beautiful. We felt so welcome, too. Maurizio and his family were great. They were so helpful with our questions and accommodations. The meal they prepared and shared with us and our neighboring villa guests was the highlight. Not only was the food unbelievable, but it was wonderful to make new friends and share their hospitality.
Enjoyed Least:
We had a little problem with the wireless internet. Hardly worth mentioning.
Surrounding Area:
The beauty and location was exactly what we were hoping it would be. We were close to Florence, Pisa, and historic sites, yet immersed in the countryside and the Tuscany experience. We enjoyed it immensely.
Nearby Events or Locales:
Montopoli was the nearest town, and within walking distance. We did not walk to town, however.
Tips or Restaurants:
We enjoyed dining at a butcher shop and restaurant in Montopoli called Marianelli. It only serves dinner Thursday through Saturday evenings. You eat the prepared fare. The 25 euro charge per person covers all the food and wine you can enjoy. Excellent!
Directions:
We used the directions to find the way on Google Maps prior to leaving for Italy. We used the street view and had a good idea of the landmarks. We even found the sign at the turnoff to the property.
Check In Out:
Check in and out was very easy. Maurizio was very friendly and helpful. We had contact numbers, which we used to get answers to some of our questions. Erica was very helpful, too.

Overall:
It was amazing! The only thing to keep in mind when traveling in the off season is that local stores are not open at specific times. For shopping, go into Pisa or Florence.
Enjoyed Most:
It's a very clean and beautiful large property with a view.
Enjoyed Least:
Paying for heat! It was almost 400.00 Euros for one week. We had great weather and kept the heat down most of the time. There is no dryer.
Surrounding Area:
I loved being in the villages around our villa. Very historic and every turn offers a breathtaking view.
Nearby Events or Locales:
Montopoli is within walking distance through it is an uphill experience. Roundtrip it takes 45 minutes to an hour.
Directions:
It was a challenge to find the property.
Check In Out:
Went very well, the owners are very helpful.
