Overall:
We had a lovely stay in this property. In 25 years, we have rented 10 different houses and flats 20 times in Italy, through a variety of agencies, direct from owners, through friends, etc. obviously we stayed in some more than once. I have to say that, overall, this is the best property we have ever had. While small, the kitchen is very well stocked with good-quality items. The numerous seating areas, both inside and outside, including outbuildings, allow privacy as well places to gather. There are several places to eat al fresco. The furniture is a mix of old and new, but nothing is precious, giving a more home-type feel. You can imagine living here.
Enjoyed Most:
It is difficult to pick out any one thing, but I suppose it would have to be that both the grounds and the villa itself are very lovingly cared-for. The grounds are particularly beautiful. I was very happy that the pool was open in May, because this year we had very warm weather and were able to use it.
Enjoyed Least:
There was nothing that we did not like. I'll just note in response to another comment about the heat in August that there are now three large portable fans that should help with that.
Surrounding Area:
The location is perfect for visiting Perugia and other beautiful towns in Umbria and Tuscany, visiting vineyards, and going down to the lake for lovely lake-side meals. There are so many things to do that we did only a fraction of what we had considered we wanted to reserve time for simply enjoying the property! One thing we did NOT like was driving around the perimeter of Perugia. Even our GPS kept getting confused!
Nearby Events or Locales:
Agello is within walking distance, although it is quite uphill and requires walking along the highway. We drove, mostly stopping on our way through going somewhere else.
Tips or Restaurants:
I second the recommendation to try Da Faliero, as it is a unique experience. Also try restaurants on the lakeside in San Feliciano. The butcher (macellaio) in Agello is excellent, using only high-quality meats. For a real treat, go in the morning that he has porchetta and get it to take back to the villa for lunch.
Directions:
Directions to Agello are fine, and Roberto led us to the property. A friend did get lost trying to find us based on the Case Sparse address, as the villa is not actually located on the strada Case Sparse. However, he would not have had the problem if he had spelled the name of the villa correctly in his GPS or used the coordinates, because is is already there as a location (at least on our Google Map).
Check In Out:
We were able to meet the owner during our check in, which was very nice. She and her brother checked in at the weekend between our two weeks and again near the end. Also, Roberto was wonderful. As I am fluent, I was able to have many long discussions with him to learn about his family the villa and the town. He was extraordinarily helpful in getting me information so that we could see the Mille Miglia vintage automobile race as it came through Perugia.

Charming house in lovely setting. Cool evenings without heating.
Enjoyed Most:
Good situation. Nice surroundings. Charming house.
Enjoyed Least:
Very basic kitchen. Small espresso maker - inadequate for the 5 people in our party.

About 1 km. Walkable though we didn't.
Tips or Restaurants:
Cafe and bar in village. Pizza restaurant in next town.
Directions:
Directions from Perugia airport were not provided. GPS very useful.

The caretaker, Roberto, was very helpful.

Overall:
Wonderful! The property was beautiful, well cared for, clean, lots of amenities.
Enjoyed Most:
The living space within and the well kept gardens outside with plenty of areas to sit and enjoy the wonderful property.
Surrounding Area:
It was quiet (save for the fact that hunting season started the morning after we arrived. Not pleasant to wake up to gun shots at 6 AM, but at least we were warned about it by Roberto), the grounds are well kept, short walk up the hill to the bar where we met and were welcomed by the locals.
Nearby Events or Locales:
There were many towns nearby (Lake Trasimeno, Perugia, and Cortona) but not within walking distance.
Tips or Restaurants:
We were out every day for day trips to the surrounding areas and did not have any meals at restaurants. We prepared our own dinners and truly felt like we "lived" in this beautiful farmhouse.
Directions:
We did use a GPS, which was somewhat accurate. We met the key holder, Roberto, at the local grocery store and he took us to the property. Having the co-ordinates would be a great addition to your directions.
Check In Out:
Roberto was great during the check in and check out process, as well as throughout the week. Very accommodating as we had to leave by 7 AM and he was there as promised at 6:30 AM. He did not speak English, but as I speak Italian, he felt very comfortable coming by daily to see how we were doing. He was a great source of information and entertaining.

Overall:
Our group of six (three adult couples) had a wonderful time!
Enjoyed Most:
There was a beautiful view and you really feel like you are getting away from it all and getting into a non-touristy part of Italy.
Enjoyed Least:
The spacious four bedrooms offer accommodation for lots of guests, but the two common areas in the house aren't big enough for the same number to lounge comfortably. You'll have to go outside and down to the reading room or to the outbuilding that's been converted to a game room for that.
Surrounding Area:
Great locations for easy day trips!
Nearby Events or Locales:
Agello was the nearest small town. You could walk distance-wise, but the road is narrow and there are no sidewalks. We drove.
Tips or Restaurants:
There were no cleaning amenities that many American rentals typically come with like dish soap, dishwasher soap, and hand soap for the bathrooms, so stock up on those at the store.
Directions:
Directions to the town square where we met the caretaker were easy to follow.
Check In Out:
The very friendly and welcoming Roberto, who checked us in and out of the house, didn't speak any English, and we spoke no Italian, but we managed to figure everything out that we needed.

Overall:
The property was better than we expected - larger, more room and wonderfully private.
Enjoyed Most:
The outdoor space - eating "al fresco" every day - enjoying the fresh figs from the beautiful and grand fig tree in the middle of the backyard.
Enjoyed Least:
August is hot and the rooms were very hot throughout the nights. The guests on the second floor found it almost unbearable.
Surrounding Area:
Although Agello is not a tourist town, the villa is well located to some of the most remarkable towns, cities, food and wine in Italy! Siena was an hour away. Orvieto 70 minutes. Gubbio 80 minutes.
Nearby Events or Locales:
The villa is situated just outside of Agello which is an easy 10 minute walk to get cappuccino at the Circolo bar or groceries at the Alimentari Margherita.
Tips or Restaurants:
The kitchen was relatively well suited to cooking. We had a great experience getting our meal with the many Italians who vacation in the Lago Trasimeno area at the Hotel Faliero - Torta Al Testo, gnocchi, tagliatelle etc.
Check In Out:
The property manager Roberto, was wonderful. Although he spoke no English he was warm, accommodating and took very special care of us.

It was wonderful, once in a lifetime experience! Never to be forgotten.

It was everything we hoped for, serene, inviting and the pool was so welcome in the heat!

There was nothing!
Surrounding Area:
We loved the views, the people and the quiet of the property. Yet it was close enough to towns to explore, go shopping and sightsee.
Nearby Events or Locales:
The neartest town was Agello. It wasn't really close enough to walk to but only 3 minutes by car.
Tips or Restaurants:
I took the advice given and brought re-sealable plastic bags. The owners of the property were wonderful and gave us a number of restaurants in the area.
Directions:
A GPS would have been a great idea but my husband is wonderful with directions and anyone we asked for help were so friendly and tried to assist us in any way.
