Overall:
Terrific! It is a very lovely villa - the online pictures don't do it justice. All the charm of an historic villa plus recent renovations that resulted in state-of-the-art bathrooms and kitchen. Great location for exploring Tuscany. Great support by the owner/caretaker.
Enjoyed Most:
The spacious rooms with charming décor. Modern spotless bathrooms (7 of them!) with rainfall showers. The lovely pool area. The views were amazing. The kitchen is state-of-the-art - terrific!
Enjoyed Least:
Nothing, really. The crowing roosters from the nearby property were slightly irritating a few mornings, but that was a very minor item.
Surrounding Area:
The location was perfect - very easy to get to Florence, Siena, and many of the lovely smaller Tuscan towns. The countryside around the villa was just gorgeous.
Nearby Events or Locales:
Staggia. Not really walking distance, but very close.
Tips or Restaurants:
There are several good restaurants in the towns around the villa. The owner provided a nice list of recommendations that we consulted daily. We contracted with Chef Matisse for two meals - he was amazing! The best meals we had during our 3 weeks in Italy. He is highly recommended.
Directions:
The directions were fine. We did use GPS.
Check In Out:
Check-In and Check-Out went very smoothly - no trouble at all. It was wonderful to have Tomaso, the owner/caretaker, and his lovely wife on the top floor. We hardly ever saw them, but knowing they were there if we needed anything was great.

Overall:
Prima Casa is a fabulous villa set in the bucolic Tuscan countryside! We were so impressed with the villa the pictures don't do it justice! It felt like you were part of a 16th century documentary, just an amazing place! The villa was conveniently located between Florence and Siena, which was perfect for our daily outings.
Enjoyed Most:
I enjoyed the large bedrooms and modern, luxurious bathrooms, the pool, the living room, the outdoor areas, and, most of all, the views. It is an incredible place!
Enjoyed Least:
My least favorite thing was that there were only 3 stools in the kitchen (it was a great morning meeting area) and only 3 large coffee cups.
Surrounding Area:
The pastoral countryside, the neighborhood farms, the vineyards, and the wonderful views all made this a great place to stay.
Nearby Events or Locales:
The nearest small town was Staggia. It was not within walking distance.
Tips or Restaurants:
We were glad that we brought clothesline and clothes pins. The washer/dryer was brand new and worked very well but it was handy to have a place to hang out your clothes if they weren't quite dry.
Directions:
The directions were good. We also used our GPS. The road to the villa has several areas (the bridge) which are only one car wide. Be sure to look for the convex mirrors to help you see oncoming vehicles.
Check In Out:
Check in and check out went very smoothly. The caretaker couple are lovely people and offered to help us with any of our questions about the area.

Overall:
We had a great time! We were 2 families of 5 (including 6 teenagers). We had plenty of room. The location is perfect for visiting much of western and central Tuscany.
Enjoyed Most:
The grounds and peace and quiet.
Enjoyed Least:
We didn't use the formal living rooms much.
Surrounding Area:
It was a great location.
Nearby Events or Locales:
Staggia Senese Technically we could have walked, but we were up a steep hill and it was hot. We always drove.
Tips or Restaurants:
We didn't need anything special in the Villa - everything was there. We loved Il Pozzo in Moterrigioni. Be sure to explore the castle in Staggia - it had a really cool modern art exhibit.
Directions:
We didn't have any problems. Once we found the property, we just used the name of the town as a reference in Google Maps.
Check In Out:
It was easy. Tomaso was very accommodating.

Overall:
It was a wonderful experience for our group of 12. Everyone thoroughly enjoyed every minute of our time.
Enjoyed Most:
The view and the spaciousness of all the rooms. Also the hospitality of the owners.
Surrounding Area:
The views were incredible. We liked that Staggia was close enough to get most everything we needed.
Nearby Events or Locales:
Staggia. You could walk but it would have been quite a climb up the road back to the villa.
Tips or Restaurants:
Most everything we needed was provided.
Directions:
We did use a GPS to the property but I think we could have found it with the directions provided.
Check In Out:
Tomaso and Chiara were absolutely wonderful and we very much appreciated their hospitality. Both check in and check out were very smooth.

Overall:
We were a family of 10 with teenagers and younger children. (8 and10) All of us were simply in awe when we drove into the villa and saw the accomodations. It is like a feature property in Travel and Leisure magazine.
Enjoyed Most:
Modern kitchen, bathrooms, individually controlled AC in the bedrooms and spotlessly clean. It appeared that we were the first to use the villa. The view from the terrace is beautiful and we had Mattisse cook a meal for us which we ate under the arbor looking over the hillside. How could it be better?
Enjoyed Least:
A change of towels without cost even once during the week would have been appreciated. Also, night lites for the bedrooms would be a safety feature. When the window shutters are closed, it is "cave like" dark and an accident can happen if one gets up during the night.
Surrounding Area:
Beautiful scenery--close to many attractions. It is halfway between Florence and Siena, Pisa not too far of a drive, San Gimignano Greve in Chianti.
Nearby Events or Locales:
Staggia--it is walking distance but a steep up hill climb back to the villa.
Tips or Restaurants:
The restaurant in Staggia was very good and inexpensive. If anyone wants a pizza, order one per person, because the crust is paper thin. The villa provided every conceivable kitchen utensil, appliance plus dishwashing and dishwasher soap, washing machine soap--all unusual when renting. The caretaker's father has a place about 45 minutes away from Prima Casa. We were asked if we wanted to go there for dinner one night, which we did. The property is high on a hill and at the end of the road. The view took in all the distance even to our villa. Accommodations are basic, but the view, ambiance and friendliness cannot be compared. Also, the price for all the food and wine (all home produced) you could eat was very reasonable. Definitely a recommendation.
Directions:
The directions were perfect. We did not use a GPS and had no problem coming in from Bologna.
Check In Out:
The owners were wonderful owners/caretakers. They could not do enough for you--made dinner reservations, provided bus and train schedules, very pleasant and was distreet in being around the villa. He and his wife live on the 3rd floor.

Overall:
Fabulous! Beautiful views, so many different places to take it all in. The Villa is centrally located for travel to Siena, Florence and of course Monteriggioni. The Villa has elegant furnishings. We had to address one of our companions as "Lady" beginning shortly after our arrival.
Enjoyed Most:
The many outdoor sitting areas to have morning coffee or evening wine and take in the view! We used it all, the pool area, the terrace, the tree-lined front garden and even the area just off the kitchen.
Enjoyed Least:
We would have liked a change of towels on cleaning days. We tried to wash them, but with no dryer and at first we couldn't find the drying rack, we had to resort to using the pool towels.
Surrounding Area:
I would recommend a visit to Monteriggioni. An incredible walled village with great vistas, shopping and restaurants.
Nearby Events or Locales:
Staggia Senese is the nearest town. The road leading to the Villa is not walker-friendly, although we saw many people running on the road.
Tips or Restaurants:
They apparently don't use wash clothes in Italy, so if you can't live without one, bring one along. Again, the restaurants in Monteriggionni are wonderful, the "steakhouse" in Staggia Senese is really good, although the night we ate there we were the only patrons (even at 11pm). YOU MUST HIRE A CHEF. Chef Mattisse fed us at the Villa on our first and last night, what an experience!
Directions:
We used a GPS, and along with the written directions, found the Villa with no problem.
Check In Out:
The owner was easy to work with, he let the Chef in because we hadn't arrived yet. He was eager for our stay to be wonderful, and it was!

Overall:
Wonderful location. Beautiful house and property. Extremely helpful owner and caretaker.
Enjoyed Most:
The 18th century house is a pleasure to inhabit. The location is perfect for access to cities and hill towns, not to mention fattorie and restaurants--you might mention a nearby restaurant, Vallechiara accross from Lilliano, 10 min. from Vianci. Wonderful setting and food, but not obvious.
Enjoyed Least:
The chemicals in the pool were a bit harsh.
Surrounding Area:
Wineries, wonderful hill towns, Castellina etc.
Nearby Events or Locales:
Staggia, excellent coffee bar and panificio--the restoration of the castle is also interesting.
Tips or Restaurants:
Yes, I'll mention again the restaurant Vallechiara which is located on a small lake in a gorgeous gorge of vineyards and olives. You have to take the white road opposite Lilliano. The food is more than traditional Tuscan and the people are wonderful. For our money, the best restaurant was Albergaccio in Castellina, though pricey.

Overall:
We thoroughly enjoyed the villa and our stay! We had a lot of people coming and going - and everyone really loved the villa.

The location. The caretakers on the 3rd floor were wonderful.

A few things didn't work, but we called the number you gave us, and people came right away to fix them.

Central location for day trips.

Overall:
I will come back. It so easily became HOME for me, that I felt when I left that the next guests were intruders! Again, it was so much more than I imaged in every way.
Enjoyed Most:
EVERYTHING! The villa was more enchanting and scenic than I could have imagined. The rooms were spacious and comfortable. Each bedroom comfortably served our guests. The kitchen, though small and simple, was often filled with happy people and delectable smells. We had many meals on the spacious veranda. The pool area was also larger and so enjoyable. People used it in the AM and in the PM. The friendly caretakers provided an added delightful authentic experience. She watered all the plants daily, and he helped with the pool cleaning. The Italian people in the towns. Though it took several times to receive their hearty smiles and greetings, it was priceless when it happened. The LOCATION was excellent. 1 hour from Florence, 20 minutes from Siena, and in great proximity to so many gorgeous locations.
Enjoyed Least:
Nothing. Only two guests complained about the bedding and mattresses. Out of 22 guests. Though no one complained and we all came to live and love them, the roosters and chickens were noisy, sometimes night and day!
Surrounding Area:
The countryside, which was magnificently viewed from all windows as we are on top of a hill. I came to love the Tuscan countryside more and more. No pictures can do it justice. I shall attempt to show you our pictures! The food was always outstanding. I choose the more simple dishes, but all were made with such fresh ingredients. We all laughed about how we could never eat in an American Italian restaurant again.
Nearby Events or Locales:
I walked to Staggia each morning. It took less than an hour when I took the direct route, though I took longer as I stopped each morning in town at my favorite bar for my coke and sweet roll. By the time I left, the owner had offered me a job. I also walked the long way to town, entering Staggia from the back. That walk took 1 hour and 15 minutes, but the countryside was more peaceful and lovely. We could not enter the fort, built in the 1200's, but it was wonderful to see and walk around.
Tips or Restaurants:
The town had two great restaurants. We traveled everyday to some incredible town, where we never had a bad meal. We used a guide book at times, but most often we just stopped at any bar or restaurant when we were hungry. We hired a personal chef for one evening, and he recommended a town by the sea. It was almost 2 hours southwest, but worth the trip. It was a change from all the ancient walled cities.

The villa was cleaned spotlessly.

Overall:
We loved staying at the villa. The pool was lovely, and the housekeeper extremely friendly.
Enjoyed Most:
It is a magnificent house, very beautiful and spacious enough to allow for privacy even with a large number of people.
Enjoyed Least:
The kitchen is small and poorly equipped. For example, there were only six wine glasses for a house that sleeps ten people. There was no radio, no telephone, no CD player or method of listening to music.
Surrounding Area:
The surrounding area is spectacularly beautiful, and the location of the house allows for easy day trips to nearby towns and villages. We went to Florence, Siena, Volterra, San Gimignano, and the Chianti villages, among other places.
Nearby Events or Locales:
Staggia and Castellina Scala are the nearest towns and are about equidistant---not really within walking distance, but an extremely short drive, for groceries or coffee.
Tips or Restaurants:
The closet good restaurants, and also the best gelato that we found were in Castellina in Chianti. As there is no house phone, an international cell phone is a good idea. A small radio or CD player would be nice too.

Overall:
The villa is heaven. It was a lovely and gracious home that exceeded our expectations. I was amused at how much of a home it became for the eight of us even though it is so grand and none of us ordinarily inhabits a villa! It was large enough so that we all had a sense of our own space. Since we were there in October, we did not use the pool, but it is a lovely part of the grounds.
Enjoyed Most:

I liked the view from my bedroom the most. I felt like I was in a Merchant Ivory film. Also, the bed linens were very nice.
Events or Locales:

All of us really liked Volterra. The villa is close to Siena, and I highly recommend several trips there and San Gimignano as well.
Tips or Restaurants:

One of the top 10 restaurants in Italy is in nearby Colle, and is called Arnolfo (or close to it). That was a wonderful place, and an absolute treat. I was not too crazy about the restaurants. We enjoyed cooking at home. Bring an Italian cookbook and shop at the nearby Coop for ingredients.
