Overall:
The apartment was perfect for our needs. We each had our own bedroom and bathroom. I loved the location as it was not in the heart of Florence and therefore afforded us some "down" time in our lovely space.
Enjoyed Most:
The layout of it was wonderful. We were on the top floor, but there was an elevator so it was very convenient to get to it. Also this afforded us an outside space right off of the living room.
Enjoyed Least:
I felt it could have been cleaner. The floors were not clean at all so we were forced to keep our shoes on whenever we were there.
Surrounding Area:
The convenience to the train station which was only about a 15 minute walk and also we found some wonderful restaurants in our neighborhood and a market right down the block.
Nearby Events or Locales:
We were able to walk to most of our destinations. The Academia, the Uffizzi, the Ponte Vecchio, and the Santa Croce church. We discovered the Leather School right behind the church which sold beautiful products. It was wonderful.
Tips or Restaurants:
We loved eating at Carmen's which was around the corner and up the block from us. Wonderful food and an outdoor eating space which we chose each time. We did go to the market when we got there to buy bottled water and wine (of course) and paper products.
Directions:
I really can't comment to this as we came in on the train from Venice and took a taxi which took us right to the front door.
Check In Out:
The check-in process was a bit lengthy. We were confused by the check-out process. Our key holder told us to leave the keys on the table when we departed as we had a very early flight. However, then I received calls from someone else asking us if we wanted to check out early the day before. We ended up leaving the keys on the table when we took our taxi to the airport early the next morning.

Overall:
My experience was fabulous and above expectations. The apartment had a perfect lay out for my purpose as I had many friends and family coming and going. The furnishing were very satisfactory but could eventually use refreshing. It was clean and everything was in good order. I stayed for a month and the time flew by.
Enjoyed Most:
The location was fantastic...away from the crowds but close enough to be anywhere you wanted within minutes and it was all very walkable. The gelato store on the corner is one of the best in Florence.
Enjoyed Least:
The patio is noisy but you get used to it. The living room rug could should be replaced sometime soon. I am a designer so my expectations are always above average.
Surrounding Area:
Everything was convenient and the Santo Spirito daily market was a real plus. I went there every morning. The local merchants were friendly and helpful. The restaurants on the Oltrano were the best .
Nearby Events or Locales:
I was in Florence and I could walk everywhere.
Tips or Restaurants:
You must go to Quattro Leoni...it was the best! The kitchen is well supplied and I bought things like flowers and candles to make it more of my own.

I took a taxi and they had no trouble.

Overall:
The apartment is great. We enjoyed the terrace a lot, even though it does not have the best views, just the roof tops, but it is very private.
Enjoyed Most:
Three, private bedrooms. We had four adults and two children, everybody was accommodated easily. The beds were nice, too.

We were not prepared to have mosquitoes in the apartment in April ?!. Also, I could not figure out how to use a VCR, but in the end we did not really need it - we spent most days outside.
Surrounding Area:
It was close to everything. Also, a 15 minute walk to the train station. It's convenient if you need to visit other cities or towns.

Overall:
Our experience was spectacular. The weight of history is with you in every moment at the villa. The little neighborhood around the villa is also lovely. The restaurant "Dante's" right across the street is great for casual lunch and dinner. Explore the neighborhood. Great little coffee shop just a block to the south of the villa where we could get croissants every morning.
Enjoyed Most:
Everything worked. Everything was clean. The plumbing was modern. The amenity we used the most was the living/dining room. But we also enjoyed the terrace.
Enjoyed Least:
I simply have no complaints.
Surrounding Area:
Great restaurants, markets, found a great little laundry, butcher shops, fruit and vegetable stores. One thing you have to do is find the little market run by two Italian women just down the street west of the villa. Almost everything you need there plus they will cook special orders for you.
Nearby Events or Locales:
We were two blocks from the Ponte Vecchio, a short 5 minute walk to the historic area, 10 minute walk to the train station. I did rent a car on two days. Drove over to Pisa on the coast. On another day, we drove to Vinci to see the birthplace of Leonardo and tour the lovely museum there and then drove down to Siena to have a late lunch and enjoy that most beautiful of cities. All within a short drive from Florence.
Tips or Restaurants:
Listen when they check you in. Ask where the markets and laundries are. They know and they will tell you. Alessandro checked us in and he was a polite and knowledgable young man who really took care of us. On our last night there, we found a wonderful new restaurant between our villa and the Ponte Vecchio, right on the River Arno. It is called Nuvo. It was romantic and beautiful. Fantastic food ... an Asian-Italian fusion. When we asked for a wine list a man appeared and said, "I am the wine card." It was a fantastic meal to end the trip. For everyday meals and dinners we enjoyed Dante's just across the street. We also went there for take out pizza a couple of nights to bring back to the villa. They are lovely people and very accomodating.

The kitchen is poorly equipped, the hot water is inadequate, appliances are inefficient and don't work, the tub is chipped, inefficient shower that alternates from too hot to too cold, as it is not thermostatic, the washer-dryer does not work. Great neighborhood and convenient to all central attractions.

Overall:
The two people who met us and checked us out were professional, kind, well-spoken people One man and one woman. No-one could have treated us better!
Enjoyed Most:
Where it was located in a neighborhood close to what we wanted to see, yet away from most tourists.
Enjoyed Least:
The cleaning people's lateness for service and the poor cleaning of the living room. I addressed this in my email. Despite this, we loved the place in all ways and all six of us would return to it.
Nearby Events or Locales:
We stayed in Florence except for one side trip via train to Cinque Terre.
Tips or Restaurants:
We brought lots of various dried spices so that we didn't need to buy them there, and used local fresh spices as we found them.

Surrounding Area:
Quiet "local" neighborhood but very convenient to all the main tourist attractions. Best gelato in town right on corner near bridge.
Tips or Restaurants:
All restaurants previously suggested are good. Buy paper towels! We got in late Friday evening and never seemed to be anywhere convenient to pick some up, so we pretty much "licked" our fingers all week.
Check In Out:
We have a very late arrival on Friday. My brother was also visiting Florence, at a different property, and we were able to prearrange for him to pick up keys. It was a life saver, he was waiting at the apartment for us and then we were able to go out to a delightful dinner after a very harrowing travel day.

Location, location, location! We thoroughly enjoyed the property. It was very easy to get around Florence from this spot.

We actually only took a cab once and that was from the train station.

Dante's across the street was excellent. Our favorite restaurant was Il Latino! You don't have to worry about making any choices, they do it for you and in a big way!

Overall:
We would definitely stay there again. It beat all the hotels we stayed at hands down! The terrace is nice and private. The website shows it decorated with flower pots but there were none when we were there.
Enjoyed Most:
The location was fantastic. We could walk everywhere. The apartment was spacious and provided plenty of privacy and enough bathrooms for 4 women. It was clean and well-equipped.
Enjoyed Least:
Very noisy at night. It was warm when we went and we had to keep the windows open as we could not figure out how to use the AC, so we were attacked by mosquitoes. I understand a screened property is hard to come by in Tuscany. Also, as noted by everyone, the washer-dryer is difficult to operate and takes forever to complete a cycle.
Surrounding Area:
Oltrarno is THE area to stay when you go to Florence. The surrounding restaurants were mostly inexpensive, and the property was close to several internet cafes, shopping, antiques and craft shops. It was also close enough to walk to the train station and most sights.
Nearby Events or Locales:
Fiesole is the nearest small town. Not walking distance, but a short 20-minute bus ride from the train station. I highly recommend a day trip - it is beautiful and offers spectacular views of Florence and nice hiking trails.
Tips or Restaurants:
Bring coffee filters - 4 cone size. We had just enough to make it through the week, but if you want more than one pot you are out of luck. Dante's next door is fantastic.

Overall:
The apartment is utterly charming and everything we hoped for. But as lovely as the inside of the apartment is, it was its location in Florence that was the star.
Enjoyed Most:
Unlike many European beds I have "experienced", this apartment has two large double/queens and two twins that were totally American in their comfort. The separate bathroom for each bedroom is also a find, especially if three couples want to share the apartment Although my bedroom did not include a shower, there was no problem in venturing into one of the others for that purpose. Unless a visitor has a toddler to worry about, I cannot imagine why the separate 7 or 8 stone stairs between two of the bedrooms and the living room would be anything but a benefit in providing additional space and privacy between the rooms. The little patio was lovely the one time we sat there. We were up and out early each morning to beat the pre-Easter crowds in the city. By the time we came back it was too dark and cool to sit there. We used the kitchen often and it was well equipped.
Enjoyed Least:
We had been warned about the mosquitoes, but thought that we would be safe because it was so unseasonably cool. A few brave bugs did arrive the two warm days we had, but they were swiftly dispatched. Keep warning people about them.
Check In Out:
The check in and out of the apartment was easy.

Overall:
We adored the place. The heating was even and comfortable as was the water supply--things that can make or break an experience. It was nice to have the office downstairs for any questions. They were lovely.
Enjoyed Most:
We adored the area around our property and would rent it again, probably will, to return to Florence. I really can't imagine a more convenient or friendly area.
Enjoyed Least:
The living room could use some sprucing up--perhaps a comfortable chair and new slipcovers. The laundry was fairly useless, but we figured that it would be. No surprises there. There was an excellent laundromat, better that in America, a few blocks away. There was also a dry cleaners and laundry even closer.
Surrounding Area:
The availability of all the restaurants, small grocers, laundromat was unsurpassed. We had a plethora of excellent restaurants within 5 minutes walking time, and all the people were friendly and fun.
Tips or Restaurants:
Be sure to visit the Protestant-English Cemetery--near the Piazza Donatella. It is spectacular, but no one mentions it. It was used in the opening scenes in "Tea With Mussolini".

Overall:
I would go back in a minute to this apartment. Nothing is perfect, but I've taken home a vision of an Italian city that I would never have had as a hotel patron. Yes a city view would have been great, but the roofs, bell towers, and the kids at the Niccolo Machiavelli High School will always stay with me.
Enjoyed Most:
First, the location was just the best - close to the historic center, but away from the bustle of the crowds. It was a relief to walk through our wooden doors into the tranquility of the ancient hallway. We loved the neighborhood shops and restaurants. We were very pleased to be on the top floor away from most street noise. The apartment itself was welcoming, warm and restful after a long day out. Lots of room for 4 people to spread out and be private, Also, the porch was wonderful. We enjoyed peeking at the kids in their high school classrooms across the street.
Enjoyed Least:
We didn't mind the various levels although we felt you had to keep your wits about you when traversing the apartment. There was a night-long hum in our middle bedroom which we assumed was an exhaust fan elsewhere in the building, a bit annoying but we survived. We appreciated the initial welcoming pasta meal, but would have loved to have a few more condiments and cleaning materials on hand.
Surrounding Area:
Everything! The bakeries provided our breakfasts. I'm still longing for the gelato from the corner store. The view of the river was such a short walk. The kindly young man at the phone and internet shop - so close and cheap. Several nearby restaurants were great!
Nearby Events or Locales:
Of course, being in the city, everything was walking distance. We found the Mercato Centrale and carried back our groceries. Nearest small town was Fiesole - a short bus ride. I ate all I wanted and still lost 4 pounds from all the walking.
Tips or Restaurants:
The only minor irritation was the kitchen supplies. Don't bring anything; just find the right stores for paper towels, napkins, etc. more quickly that we did. Ask the office where they are.
Directions:
We took a taxi to and from the apartment so directions were no problem
Check In Out:
Lots of info from the charming young woman at check in. She explained the washing machine, but its mysteries were too deep for us.

Enjoyed Most:
Overall we were very happy with the apartment and would stay there again. The location was excellent. We were able to walk to most attractions. There were some excellent restaurants in the area. We loved the idea of being in a former Medici home with a small courtyard as you entered the property. The rooms were spotless and comfortable. The staff was welcoming and we were allowed to enter the apartment before the scheduled time.
Enjoyed Least:
We had a lovely balcony, but most of the time it was too noisy to sit out there. However, the bedrooms faced the back so they were quiet. The slipcovers in the living room were clean but faded. As other visitors have noted, we had problems with the washer, even though we were shown how to use it.
Surrounding Area:
As mentioned earlier, we were able to walk to all the main attractions-just over the Ponte Carraia. There were several good restaurants in the area - Dante's, Il Santo Bevante, Quatro Leone, and several deli's and pastry shops. I personally enjoyed watching the rowers on the Arno River, which was half a block down the street.

Overall:
The villa is well set up for a family or couples traveling together. Each bedroom is private and the two full baths and half bath allow for stress free mornings.
Enjoyed Most:
The balcony. We could hear the World Cup celebrations, watch the moon rise over roof-tops and listen to church bells ring the hour.
Enjoyed Least:
The air conditioning is a little weak and only one satellite station is in English. Almost all stations were German.
Surrounding Area:
There were many shops, restaurants, and museums in proximity.
Tips or Restaurants:
There is a friendly wine bar only a few steps from the apartment. Have Windows on Tuscany make dinner reservations at Il Latini.

Overall:
My family and I can't wait to return. We love Florence every time we have gone, and this was truly a great place to stay. If you want to feel like a resident and not a tourist, book it immediately.
Enjoyed Most:
The location was outstanding. The building was well kept, the apartment was spacious and clean. The living-dining area was very comfortable and a great spot for the family to take a break during the day. The apartment with the windows closed and AC on was very quiet. No sound from neighboring apartments. The American style coffee maker was a nice treat. We bought freshly ground beans two blocks away and had great coffee every morning. Also, the mid-week maid service was a nice surprise at no additional cost.
Enjoyed Least:
There was really nothing not to like. The AC was not great in one of the bedrooms but it was over 95 the entire week. I would stay here again in a minute. Also, one needs to plan accordingly if you use the washing machine. It takes a very long time. The negatives were extremely minor.
Surrounding Area:
The Otrano district is close to everything but feels like you are away from the crowds. It's very much a neighborhood where you feel like you are living in Florence rather than being a tourist. The little markets had the highest quality foods and the kitchen was well equipped. Great wine at the grocery store for 4 or 5 Euros. It's truly an easy walk to almost everything, even in the heat.
Tips or Restaurants:
Why carry anything, condiments, whatever are all available at very fair prices. There is a CD player but we did not use. There is excellent gelato right down the street and an excellent Pizza restaurant as well.
Directions:
We took a taxi from the train, as we were tired and hot, but it's an easy walk. The check in person was great and explained everything.
Check In Out:
Check out was great as well. They were flexible and let us stay later. Very helpful in providing a map and directions to the car rental for our stay in Tuscany.

Tips or Restaurants:
Bring A Food Lover's Guide to Florence!! All the authors star picks were really stars. You do not have to bring toilet paper, but I would recommend bringing Kleenex as it seems to be nonexistent in Italy. I would also suggest making the Pitti Palace your first stop as you can buy tickets there not just for the Pitti and the Boboli Gardens, but also for the Uffizi and Accademia and not have to stand in another ticket line! They don't advertise this, you have to ask.
Check In Out:
The property manager was eminently accommodating as we missed our flight from Rome to Florence and were several hours late. She met us when we got there without any problems and she checked us out at exactly the time we requested the morning we had to leave.

Overall:
Maybe a strange thing to say, but it was EXTREMELY clean the floors, kitchen and bathrooms gleamed. The beds and linens were very comfortable, and there is enough room between the bedrooms that everyone had plenty of privacy. Also, there are two showers -- one bathroom has a tub and shower; one just a shower -- which is helpful when you have a group. And all the bathrooms are lovely, modern and well equipped.
Enjoyed Most:
Large, lovely, quiet apartment in a very convenient part of Florence. There were six of us staying there, and there was plenty of room for all of us, as well as the spacious living-dining area where we could gather. The kitchen was more than adequate -- we even cooked an entire Thanksgiving dinner for 11 people!
Enjoyed Least:
There are LOTS of stairs, even within the apartment -- I would be wary of having small children or anyone who has trouble with stairs staying here.
Surrounding Area:
Good shopping, good markets the one around the corner is excellent, good restaurants -- all within a couple of minutes walk. And the heart of Florence is just over the bridge, not more than 10 or 15 minutes away.
Tips or Restaurants:
There IS a hairdryer in the apartment, so you don't need to bring one. There was also a nice "welcome basket" of foodstuffs there -- instant coffee, tea, pasta and sauce, olive oil -- but plan to get to a market soon to pick up other things you'll need. We found that we particularly needed paper goods - paper towels, napkins, tissues.
Check In Out:
We got in late because of airline problems in Paris, and the people were VERY accommodating. they gave my daughter the keys so that we had no trouble getting in. Very helpful.

Enjoyed Most:
The location just south of the Arno was ideal for us. We were able to walk to all the tourist sites, yet we were in a residential neighborhood that gave us an excellent feel for living in the city as a local. Even the prices at the local shops in the area are much less expensive than the north side. We were at the apartment for 3 weeks, and never once had an issue with property equipment. We liked the multi-level floor plan which seemed to make areas more private.
Enjoyed Least:
No screens on the apartment windows--mosquitoes had free reign. Although some have complained about the noise on the terrace, we found it relatively quiet for a big city considering the dense population of Florence.
Surrounding Area:
Everything! Internet cafe right around the corner, grocery store around the other corner -the store is called Magi on Via Sante Monaca; trattoria in Piazza Carmine very close and our favorite neighborhood cafe, Cafe Royale was on Borgo Frediano at Piazza Dei Nerli, where we went mornings for espresso and most evenings for wine - a liter of house wine was 4Euro. The Duomo and other tourist sites were a 20 minute walk away, the Ponte Vecchio was 10 minutes, and the train station was about a 15 minute walk. We had two 7-year-olds, and there is a DVD rental place nearby that came in handy a few nights.
Tips or Restaurants:
We walked to a supermarket about 25 minutes away for coffee filters---it would be easier to bring them. Overall, the kitchen was much better stocked than we expected. Plenty of glasses, plates, coffee cups, pans, silverware, knives, etc. The apartment is even stocked with shampoo and soap. There is a great restaurant on Via Sante Onofrio - it has a yellow and white striped awning and stools for chairs that serves the best steak for 2 that we've had in years. There is an elevator that made it easy to get the luggage in and out, and the staff at the rental office were very helpful - they were in our same building. If you're planning on watching TV, the Satellite TV seemed to get mostly German channels. We were pleasantly surprised the apartment had a little stereo and speakers in the living room, so bring your MP3 player. The DVD player does not play American DVD's, but there is a rental place nearby.
Directions:
If you have small roller bags walk from the train station instead of taking a taxi. It's only a 15-minute walk.

Enjoyed Most:
The property was spacious and the bedrooms and bathrooms were distanced from each other providing privacy. It was an excellent location; we walked to everything. Excellent restaurants and shops very close by. The apartment was very secure. The local staff were extremely helpful and pleasant.

The traffic sounds were too noisy to be able to enjoy the terrace. The washer-dryer was tempermental.
Surrounding Area:
Excellent restaurants.
Nearby Events or Locales:
We were in the Oltarano neighborhood and could walk to the city center and the outlying areas very easily.
Tips or Restaurants:
Bring coffee filters. The restaurants were Quattro Leone, Angiolino right around the corner on Santo Spirito, Olio and Convivium further down the same street.

Overall:
In addition to using to using Rentvillas.com, again, we would probably request the same apartment, again.
Enjoyed Most:
Our property was convenient to everything that we did. It was a short walking distance to all sites and many restaurants. The best part was being out of the main tourist area and being in a neighborhood with many local shops and restaurants. It gave us the opportunity to see where real Italians lived. It also afforded us the pleasure of eating in much better restaurants than on the other side of the river.
Enjoyed Least:
We loved our property but if we had to change something, maybe a garden area would be nice. However, we know that there is no room for it.
Surrounding Area:
As I mentioned before, we very much enjoyed the proximity to the neighborhood stores. We also met many people, despite the language barrier, that were extremely friendly and helpful when we had questions and wanted reccmendations for various things. Oltrarno is now the area we will stay in the future . This was our second trip to Florence and by far the best, primarily due to our apartment.

We traveled to several small towns by car.
Tips or Restaurants:
The apartment was equipped with everything that we needed. My only suggestion is that for people bringing children, they should be informed that the DVD player will not play American DVD's. It took us a while to figure that out, but fortunately, we brought a portable DVD player and we went out and purchased an Italian ScoobyDoo DVD. Of course it won't work here in the states but it has turned into a great travel story. We have two restaurant recomendations. The first is just around the corner from the apartment called Ristorante S. Agostino on Via S. Agostino, 23-25r . They don't speak English, but they try really hard to help answer questions . The food was fantastic both times we dined there. They also own an adjoining enoteca which helped to stock our apartment with the essentials. The other restaurant is across the river near the food market, Trattoria Toscana Gozzi Sergio, on Piazza S. Lorenzo, 8r. They serve lunch only but it was superb.
Directions:
We arrived at the train station, hailed a cab, and gave him the address. We were there in about five minutes. It couldn't have been any easier.

Enjoyed Most:
The location was fantastic for us - close enough to the touristy places, yet far enough from them so we felt we were in a genuine neighborhood. The apartment itself was lovely, spacious, and well furnished. The building was quiet. We played many games of scrabble on the porch, accompanied by wine and cheese. We had breakfast on the porch every morning.
Enjoyed Least:
The only complaint we had was the washing machine was small, hard to operate, and did not completely dry the clothes.
Surrounding Area:
It was genuine! We went to several shops where the people working there spoke only a few words of English. Many surrounding restaurants were simply terrific.
Tips or Restaurants:
Do enjoy great pastries for breakfast at a little place on Via Sant' Agostino - excellent and inexpensive red wine and tasty cheeses. Get food at Mercato Centrale and bring it home to cook in the well-equipped kitchen; get tickets in advance for the Uffizi - you can do it online at the internet cafe around the corner so you don't have to wait in line for hours. Wander through the Boboli Gardens. Realize that this wonderful city has so much to offer that you won't be able to see everything, and promise yourself that you will return. We especially enjoyed the following restaurants: Il Giostro, not nearby. but rather on Borgo Pinti; Dante Restaurant which is just across the street; Il Cantinoni, which is just down. I think, Via de Santo Spirito - for a good meat dinner. We took a train to Pisa for an afternoon, an experience of a lifetime. Make sure you try limoncello for an after-dinner drink.

Overall:
It is a lovely, private apartment. I would enjoy staying there again!
Enjoyed Most:
Spacious and pretty accomodations with a great covered terrace overlooking the rooftops of Florence. We could see the bell tower of the church , Santo Spiritus, as well as the tip of the Duomo.
Enjoyed Least:
The apartment is on a noisy, busy street, but the bedrooms are away from the street. The noise was noticeable in the AM about 8-900 and in the afternoon 5-630.
Surrounding Area:
The apartment is one block from the Arno River, so it is convenient to the Uffizi, Pitti Palace, Ponte Veccia, Duomo, etc. It is also within walking distance to many neighborhood shops and restaurants. We felt like we were natives, not tourists.
Tips or Restaurants:
Make sure you have a warm jacket or sweater and an umbrella. Two great, small restaurants near the apartment Il Sergio, Il Guscio.
Check In Out:
The local managers were very pleasant, helpful, and efficient. They had an answer for all our questions, and assisted us with reservations, parking facilities, and carrying luggage!

Overall:
I was a little concerned about renting an apartment in a foreign country but i must highly recommend this one. We were extremely happy with the folks at Rentvillas.
Enjoyed Most:
With 6 people it was great to have a large apartment to come back to. It was also nice to be close enough to all the sites within a 15 min walk but to be in a residential part of the city and very quiet apartment. The local management was extremely helpful and handled any complaints we had immediately and completely.
Enjoyed Least:
The couches were clean but threadworn, desperately screaming to be replaced, especially since all the other furniture in the apartment was in great shape.
Surrounding Area:
Loved the surrounding area. Felt very comfortable sending my 15 yr. old son out for gelato at 10 at night, and it was great that all sorts of things were so close. Gelaterias, a bakery, and a cafe right downstairs.
Tips or Restaurants:
Went to Dante twice and found their food was great and the service was good. Also went to Carmines.

Overall:
We would definitely come back. We found everyone very easy to work with and it was great having the management office on the first floor of our building. We asked for advice on a tour of the Tuscany countryside, and help to get a taxi when we left, and the assistance was much appreciated.
Enjoyed Most:
The property is a sheer delight when traveling to a city that beckons you to be out and about, attempting to see it all. It is so nice to have an accomodation so close to everything that welcomes you back to rest and refresh for the next journey. From the time you step through the hugh front doors on a very busy street, you are welcomed into a beautiful inner courtyard space that is private and quiet and leads to the elevator that takes you directly to the front door of the apartment. The apartment is well appointed with a lovely living room, kitchen with all the essentials, a wonderful loggia, and three comfortable bedrooms and baths with plenty of privacy for each bedroom space. The feel of history adds so much to the charm and enhances the Florentine feel.
Enjoyed Least:
We really enjoyed everything. The kitchen is small but efficient and all you really need.
Surrounding Area:
We really loved the location. It is very easy to walk almost everywhere in the city and yet return to the Oltrarno area, which has an old neighborhood feel There is a small grocery store around the corner, two lovely small cafes, gellato on the corner, an ATM across the street, and great restaurants nearby.
Tips or Restaurants:
We really were not missing anything in the apartment with the exception of dish detergent for washing dishes by hand. We mostly used the dishwasher. We enjoyed several good restaurants in the area. Our favorite was Camillo Trattoria and Trattoria 4 Leone. Dante's which is on the corner across from the appartment was also very good. We enjoyed many walks around the Oltrarno area and enjoyed the shopping on the south side of the Arno
Directions:
Directions to the property are great. We were told someone would meet us there and stood outside a while before it dawned on use to ring the bell
Check In Out:
Check in was quick. Nice to have an explanation on the washing machine etc. Someone met us for check out on Sat. afternoon because of our Sun. morning departure, which was very nice for us.

Overall:
We were spending Christmas and New Year's in Florence in order to be with our daughter, who is attending school in Venice. Our married daughter and son-in-law were also with us. They were all delighted with the space and said it was like being in our home! It was nice having enough space to feel that we had some privacy at times, and also great common space in the living and dining areas. What a nice situation in which to spend family time for the holidays. We couldn't have been happier with our experience and have already told many people about our time in Florence and your service.
Enjoyed Most:
The location was very convenient with some stores close by. I liked the configuration of the space-there was plenty of privacy and separation with the bedrooms and also great common space in the living room and dining area. It was comfortably and charmingly furnished. Good lighting and lots of lamps and what a nice CD system. The rooms were cozy and warm once we figured out the heating system, which was our fault for not reading more carefully.
Enjoyed Least:
I had a love-hate relationship with the washerdryer. It was hard to figure out some of the directions and there were no adequate directions for how long the dryer should or could run.
Surrounding Area:
Everything! We were close to the shops and big market. It was great to cross the river every time we went into the main shopping area. We also loved the neighborhoods on our side of the river-charming shops, a nice Italian grocery for pasta and bread and a great green grocer's for fresh yummy vegies and fruit.
Tips or Restaurants:
I would suggest bringing a few basic condiments-pepper, basil and oregano, if in the winter. Bring washcloths if they are important to you, as none are included with bath towels. Bring a few zip bags for storing leftovers.

Overall:
We chose this property to celebrate my parents 60th anniversary. We had such a perfect trip. Even at the end of November, we were able to enjoy the balcony during the day. The apartment was absolutely perfect in every detail. We enjoyed the living area also it is a comfortable place to rehash the days events. The local agents were extremely helpful. I wish we had stayed more than a week.

A perfect location! Very central so it was impossible to get lost. It's a nice neighborhood even my parents felt comfortable venturing out on their own.

The kitchen is well equipped and there are many great markets nearby . We enjoyed eating at the Olio and Convivium which are located a few blocks away

We did not find any restaurant in all of Florence that we did not enjoy, but dinner at Caffe Ricchi on the Plaza Santo Spirito was exceptional, the seafood was great and the atmosphere was wonderful. We also tried lunch on the patio, it was a completely different menu and also great.

The property was fairly well furnished, with 3 toilets and 2 baths, a working kitchen with dishwasher, a washing machine and a lovely loggia. Fairly efficient air conditioning and comfortable beds. The one matrimonial bed was about a king size. Comfortable accomodations for 6 people.

The location and the space were excellent.
Enjoyed Least:
Really nothing, we loved everything and would go back in a flash.

Located down the street from an excellent bakery and gelateria and close to many good restaurants and stores.

Overall:
The apartment was clean and well laid out. The separation of bedrooms on different levels made it very private. The common areas were great for when we all wanted to be together.
Enjoyed Most:
I liked the location of the property the most. Initially, I thought it would be nicer to be closer to some of the sites on the other side of the Arno, but by the end of the week, I was thrilled that we were on the Oltrarno. It gave us more of a sense of what it's like to live in a Florentine neighborhood. Almost everything we wanted to see was within walking distance; buses and shuttles were nearby.
Enjoyed Least:
Some of the furniture is beginning to get a bit worn. The current construction in a nearby building was quite loud, but we were out and about most days, so it didn't matter that much.
Surrounding Area:
The neighborhood is great. Lots of interesting small shops and restaurants.

The bar pasticceria Marino near the bridge was great and we visited the fornaio (bakery) on Via S. Agostino almost everyday!

Overall:
Overall an excellent property. The three bedrooms are all on different levels which provided privacy and the living room and terrace were spacious and comfortable. The kitchen was large (by Italian stanards) and everything needed was there to use. The property was located very close to several grocery, cafes, and internet places.

The space and the multi-levels the apartment was laid out in.
Enjoyed Least:
The only negative was that there is construction taking place in the property next door, and they start working promptly at 9:00 am and it is quite loud. The building that is being renovated is quite large, so I would think that the construction will take place for some time.

This property is conveniently located for easy walks to shops, restaurants, museums and other sites of interest. Although on a busy street, the sleeping quarters are quiet and the property is secure.

Having air conditioning during a summer stay is a comfort that can not be over-rated. The proximity to friendly shops and small restaurants is also a plus.

Although not an issue during our stay, the street noise on the loggia could be an irritant for some travelers.

Overall:
We knew it would be nice, but we had no idea how nice!
Enjoyed Most:
It was quite hot when we were there and after hours of sightseeing it was heaven to be able to close the big wooden front door, leaving all of the noise and heat behind. We loved the terrace and spent many hours there. Although we had been "warned" that the view was only of rooftops, we were spellbound by the lighting on the steeples in the distance. The bedrooms and baths were quite private from each other, the beds comfortable and the showers excellent. The staff of Windows on Tuscany were always friendly, patient and helpful. My husband counted on good telephone/internet connections for his work and all worked wonderfully.
Enjoyed Least:
That's a tough question! I guess it was a bit dark in the living room for reading, but given the heat outside, the dark was a relief! It would have been nice to get one English-speaking channel out of the 30+ offered.
Surrounding Area:
The location was excellent, near sightseeing, shopping and restaurants. And because it was just a block from the river, a scenic walk was always available. There is also a great walking/running path that runs alongside both sides of the river. The neighborhood of San Frediano is much quieter than downtown, and the shopkeepers are all gracious, helpful and friendly.
Nearby Events or Locales:
Piazza Santo Spirito, just two blocks away, bustles with daily markets and nightly concerts (in the summer). Piazza del Carmine hosts beautiful frescoes and a great restaurant. There are many good trattorias nearby. Chiesa San Jacopo held free concerts.
Tips or Restaurants:
If you want music, it's worth it to tote along a small CD player, but remember to bring adaptors and converters. Restaurants: Osteria Santo Spirito, Becofino, Il Cinghiale Bianco, Trattoria del Carmine, Dante.

Overall:
We thought that the entire building and apartment had been beautifully restored. And this particular apartment was very comfortable, with three quite separate bedrooms with bathrooms off of each, a comfortable living/sitting room, a nice little terrace.
Enjoyed Most:
We appreciated the care and detail that had gone into the restoration -- the brick and wood-beamed ceilings, the detailing around doorways and windows, the wide-planked wooden floor. As mentioned above, the apartment itself was both lovely and comfortable, and we were very happy with its location, just a block off the Arno River, within easy walking distance of the center of town and town market. The apartment itself was quiet, which we appreciated, as well.
Enjoyed Least:
We would have appreciated instructions in English on how to work the washing machine and the heat in the apartment. We struggled quite a bit with the washing machine and could have used extra blankets, as our first few nights there in April were a bit chilly. We also would have appreciated a little more kitchen equipment -- a dishtowel, more dishwasher detergent, a large bowl for pastas, some oven mitts.
Surrounding Area:
We liked being near some nice little antique shops, and having small groceries and pasticerias nearby. We liked being able to walk across the bridge and be right near the main tourist attractions, as well as San Lorenzo market and the train terminal.

We loved the shops on Via Ognissanti, we loved going to Boboli Gardens nearby, we loved going to San Lorenzo market and buying fresh produce and cheeses for dinners, and of course we enjoyed the museums and the Duomo.

Far exceeded expectations! We were a family of parents and three adult children. Privacy and communal space for all! Wonderful hospitality from Rentvillas and Windows on Tuscany. Great bathrooms with plenty of hot water.

Boboli Gardens, Open Markets for leather goods and the Ponte vecchio; Jewelers bridge was fun to go over and see. The Ufizzi Museum is a must see, but be prepared for a long wait. We waited three hours, so we took turns sittng in the square and one in line and then we would break each other. Once you are in it is something to see. The artwok of Da Vinci and Botticelli is a treat to see. I could take my time and look around, so it was worth it.

Wear your walking shoes and go out and explore. We took a day trip to Greve and wine tasting.

We had five people staying in the apartment, and we all liked it very much.

One bedroom, and pull-out bed was very small for two people.

We had all of Florence within walking distance. One night a music and dance festival was held in the Piazza del Carmine.
Tips or Restaurants:
Take bus to railroad station, where cabs go to airport. This avoids having cab stop in front of apartment, tying up traffic. Three excellent restaurants in the neighborhood are: Cavolo Nero, Via dell Ardiglioni 22; Beccofino, Lungarno Guicciardini; Dante, Piazza Nazario Sauro.

Overall:
We had a most enjoyable time in Florence, and the apartment was brilliant. The property was in fantastic condition and had all mod cons. The perfect place to relax after a hard day's sightseeing!
Enjoyed Most:
The terrace and the fact that it was so quiet inside when we were on such a busy road (the terrace was noisy, but that was to be expected). The kitchen was great for cooking and storing food (large fridge and a freezer). Viviana from Windows on Tuscany was extremely helpful with one or two little problems and her English was excellent.
Enjoyed Least:
It could have done with one more sofa or some comfortable chairs in the living room (but that is a small comment and not a complaint).
Surrounding Area:
Great location in an area with every amenity that one could wish for. And all of central Florence within walking distance.
Tips or Restaurants:
I Raddi was a wonderful restaurant nearby with excellent food and friendly service.
