Overall:
Better than average! We started off with a little construction noise upstairs and were dismayed, but the management was very good about postponing work for a month or so! It should not be a factor at this point (summer, 2012). The building is in a fairly quiet location. We miss hearing the church bells in the distance! Occasionally people can be heard as they walk home after imbibing too much but nothing compared to most rentals located in piazzas. It is generally very quiet. The apartment is on the top (fifth) floor. The view of the Uffizi museum and gallery is splendid!
Enjoyed Most:
Location location location! The view out the window of Ponte Vecchio, the Uffizi Gallery, and the Arno River is terrific, although you do have to open the window and crane your head out a bit to see the bridge. Took lots of great pictures from the apartment. The WiFi was always reliable. Mauro the portiere in the lobby is always cheerful and Giuseppe, the handyman, was too.
Enjoyed Least:
The third bedroom has small twin beds--really only good for very small adults or children. I used the closets and drawers for my clothes, etc. The television had only a few English Channels (all news), and also typical of Italy, there is no clothes dryer but they have a drying rack we kept by the kitchen window.
Surrounding Area:
The views are splendid and the location is greatly convenient to public transportation, the grocery store, restaurants and our favorite local hairdresser (Enzo and Luigi at Mauro near the Ponte Vecchio) and cappuccino place. A new smoothie place opened near our building. On Via Bardi just behind our apartment there is an elevator that takes you up one flight toward the Villa Bardini. You walk uphill through the garden the rest of the way and there's a little cafe there and great views.
Nearby Events or Locales:
We were in the heart of the historic district of Florence on the Oltrarno. (The other side of the Arno from the Duomo). We had a car (super expensive to park and you can't drive in most of Florence so we don't recommend one) but it was nice to drive out to Greve in Chianti and to the coast. We used the car for major grocery shopping at the superstore Esselunga which had a wonderful variety.
Tips or Restaurants:
I will have to add this information later but for sure have Sunday brunch a few blocks away at Il Rifrullo. Very local and nice people. You can walk up the stairs to the Piazzale Michelango from there. Cammillo's nearby is good as well, and offers gluten-free pasta. We had a hard time changing dollars and travelers checks at banks (some days they'll exchange money, some days they won't!) so suggest you use ATM's. If you need a larger amount use the bank across the street from the Pitti Palace nearby.
Directions:
You can have their driver Alessio pick you up from the airport or any taxi will find the address. There are always taxis at the airport. By the way, when you use the apartment phone to call a taxi, they know your address automatically and the cabs always came within 3 to 4 minutes! They confirm the address "Lungarno Torrigiani 33 (or Trenta -tre)" and then they tell you how long and the taxi number that will pick you up.
Check In Out:
I already suggested they have better instructions for the dishwasher and washing machine during check-in. Just put the washing machine on number 6!

Overall:
We loved it. We were there for a week and I came to think of it as home! Much better than our hotel in Rome, which was good, but hot and of course not spacious.
Enjoyed Most:
Spacious, great view, good air conditioning very important in Italy in July, good broadband Internet, comfortable living room and great conveniences in the kitchen. The property manager was at the property to meet us and was very helpful, leaving nothing unexplained.
Enjoyed Least:
The twin beds were a little small and bathrooms in foreign countries will always compare unfavorably to those in the US, but the bathrooms were still relatively good and the twin beds were not a big deal. I could just as easily have left this part blank.
Surrounding Area:
Nice to be near but not in the tourist center of Florence. San Niccolo is a convenient and pleasant area.
Tips or Restaurants:
People really don't need to bring anything to this place. As far as restaurants go, we liked I Tarochi up by Piazza Demidoff and Mama Gina on Via San Jacopo. MagiMart up by Piazza Demidoff also very handy, along with nearby laundry.

Overall:
We were very happy with the apartment. It was clean, quiet, spacious, well lit, and extremely well located.
Enjoyed Least:
Our only complaint was water pressure, which was at times variable.

Enjoyed Most:
Location! Location! Location! The property is so close to the Ponte Vecchio, the Pitti Palace, the Uffizi and central Florence. The property contact, Maria, and our doorman, Mauro, were very friendly and helpful.
Enjoyed Least:
The biggest challenge, as expected, was poor water pressure and wild variations of temperature with the showers.
Surrounding Area:
There are good basic shops within easy walking distance of the property, making it easy to get supplies with a minimum of effort. A couple of the small electric bus routes are very close by, as is the stop for the sightseeing bus that tours Florence.
Nearby Events or Locales:
The property is in the historic center of Florence, so all the major sites are within easy walking distance. Exploring Florence on foot is by far the best way to go.
Tips or Restaurants:
I'd highly recommend Trattoria 4 Leoni, which is maybe 5 minutes walk from the apartment. If you're willing to go a little further afield, try Ristorante Giglio Rosso. Take mosquito repellant with you for the warmer months, as recommended by Rentvillas.
Directions:
When giving a taxi driver the address, if they need any further assistance mentioning "vicino a Ponte Vecchio" helps.

Overall:
Appreciated the nice bed linens, large bath towels, and quality dishes in the kitchen. Overall, a fantastic experience.
Enjoyed Most:
The view was totally awesome, the property was very comfortable, spacious, and immaculate. All the shops, restaurants, and fun things to do were well within an easy walk. This side of the river was nice because if offered a little more quiet than the north side, but, at the same time, was extremely close to all the sites. The doorman was also very friendly and accommodating. It was nice, too, to receive a nice bottle of wine upon our arrival. We would definitely stay in this property again.
Enjoyed Least:
There wasn't anything terribly bad about this property; occasionally the hot water would give out, but this was only temporary.
Surrounding Area:
Everything! The museums, churches, restaurants and shops were all interesting, fun, and accessible.
Tips or Restaurants:
We loved Mamma Gina great, reasonable food and personable waiter, also unbelievable Tiramisu!. Osteria Belledonne was also great - communal type tables, tiny, casual and the best pesto I have ever had! Trattoria Sostanza also wonderful - fantastic beef Steak Fiorentina. Vivoli's gelato a little out of the way was the best!
Check In Out:
We were asked to leave early on our last day due to another party checking in that afternoon. Had originally been told we could stay all afternoon. However, the office was very accommodating and allowed us to use another apartment in the building until we departed for the airport around 6:00PM.

Overall:
This was our second stay in this apartment and the first time I saw it, it was beyond what I expected. I can recommend the apartment because any small inconvenience is outweighed by it's beauty and convenience. The view is truly spectacular.
Enjoyed Most:
The apartment had a terrific view of Florence. It is located close to grocery shops and restaurants. All of the museums are within walking distance or you could use the bus conveniently. It is furnished very nicely.
Enjoyed Least:
At times the water pressure was insufficient to take a shower. You had to choose the right time of day.
Surrounding Area:
The surrounding area was pleasant to take walks along the Arno river and to explore the small streets and stores.
Nearby Events or Locales:
The nearest small town of interest was Fiesole a bus ride of half hour. The restaurant, Aruora was very good with a view of Florence. The Roman ruins and museum are worth a visit.
Tips or Restaurants:
Future renters should bring any Kitchen items that they are able to, for example spices, peanut butter, and favorite snacks.
Directions:
We took a taxi so we really did not need directions. The check in time is a little rigid considering a flight from the U.S. Flights do get delayed.

Overall:
We were a group of 23, spread out over 4 units in this same building. We found the locations and amenities to be perfect for our large group. We were able to congregate and talk and also have large family dinners and breakfasts. The host in the lobby was very helpful and he was able to assist us in getting places and calling taxis and such. You will find the same comments attached to the other apartments that we had together as a family.
Enjoyed Most:
Spacious rooms which allowed us to congregate other family members over for food and conversation. In addition our children had space to play during the day and were less likely to be disturbed when sleeping.
Enjoyed Least:
Parking was a bit problematic. The street is monitored and only available for parking by residents. This required parking in a garage down the street near the Ponte Vecchio at a pretty steep rate. Florence is not known for its wide streets and ample parking, we lowered our expectations and were prepared for some difficulties regarding vehicles.
Surrounding Area:
Views of the Arno and Florence were great. Access to the Autostrada and other connections to hill towns was eased because you are on the other side of the river. It was refreshing to be able to access all the sites, shopping and restaurants on foot and still have a quiet pleasant location next to the river to return to at night.
Nearby Events or Locales:
We did several excursions to nearby hill towns by car and bustrain. Of course all the local sights are within easy walking distance. Michelangelo Square was a good walk up the hill but a great view of the city and surrounding hills.
Tips or Restaurants:
The location has all your needs covered. I would suggest picking up a current train and bus schedule so that you can plan your connections accurately. Figure out how much time you will need to get to the train station and other locations on foot and by taxi. I suggest Il Ritrovo on Via di Puchi for a great dinner at a decent price. The entrence to the restaurants is a bit conspicuous but a great meal awaits. Marco, the owner-chef is a wonderful host and conversationalist.
Directions:
Take time to research the parking situation surrounding the area.
