Overall:
The estate is an absolutely beautiful working farm with every pastoral Tuscan scene of olive trees and vineyards you can imagine. The original villa was built in 1580 and is still used for weddings and special occasions. The surrounding villas (one of which we rented) were originally built in the mid-1700s for estate/farm workers. Some have, of course, been restored for rental but maintain an old world charm.
Enjoyed Most:
The check-in was welcoming. Everyone we came in contact with during our seven day stay was friendly and helpful, ready to assist in any way to make our stay more enjoyable. We asked for several extra items for our kitchen and the staff accommodated us immediately! One of our party suggested that a new clothes dryer was in order because the old one took several hours to dry our laundry. A new dryer arrived the next day and was installed at the laundry facility!! The villa interior was extremely clean and charming in its simplicity. It sleeps 8 people with ample storage room for clothes and luggage. The two bedrooms upstairs with en suite baths are comfortable and roomy. The two downstairs bedrooms share a bath, but each room is spacious and the bedroom wing actually closes off from the rest of the villa. Each room upstairs and down has its own temperature control for air conditioning which was a fabulous bonus!
Enjoyed Least:
The kitchen was poorly stocked with cooking utensils for creating Tuscan style meals. This was remedied as soon as we requested additional utensils.
Surrounding Area:
The villa exterior is a delight to the eye every direction you turn! The picturesque backyard has a barbeque, and chairs and table on a patio. The lawns and yards are beautifully maintained. The pool area has spectacular views of the surrounding countryside and was a remarkable way to relax after a day of travel to the hill towns. The roads through the estate made a morning or evening walk a pleasure...something not to be missed. The location near a major freeway made our travels to other parts of Tuscany efficient and easy once we were acclimated to the area and the traffic.
Nearby Events or Locales:
The nearest small town is not within walking distance, though it is only a ten minute drive from the villa to the grocery store. The reception staff give great directions to the grocery store!
Tips or Restaurants:
You must provide all your own food for cooking. We brought spices, salt and pepper etc. with us to avoid having to buy them. There is a restaurant within walking distance (we suspect the property was once part of the estate) and is a delightful, truly Italian experience. Don't buy wine before getting to the estate because they have excellent wine at very reasonable prices!!
Directions:
We did not use a GPS to find Varramista. The directions were all we needed.
Check In Out:
The rental villas are located quite a distance from the check-in area, so if you are looking for this estate on an internet map you need to look at the surrounding countryside to find individual villas. The reception staff takes guests to their villas.

We loved the privacy of the property.
Enjoyed Least:
We would have preferred to have housekeeping throughout our stay. The washing machine and dryer were difficult to use because the instructions were not in English.

We enjoyed the location of the property because it allowed us easy access to several cities.

The nearest town is Montopoli in Val d'Arno and it is not within walking distance.
Tips or Restaurants:
Make sure you have mosquito repellent.
Directions:
GPS was very important in locating the property.
Check In Out:
Valentina was lovely. She allowed us to check in an hour early and was informative and very helpful.

Overall:
Fantastic. Incredible view. Perfect home. Great help from Valentina, the manager.

The view of the vineyards.

The HDSL connection was not compatible with Mac.
Surrounding Area:
San Gimignano and Siena and Viareggio were easily accessed by rental car from our site.
Nearby Events or Locales:
Capanne, not safe walking distance but a 3-min car ride.
Tips or Restaurants:
Quattro Gigli ristorante in Montopoli was amazing, with beautiful view and fragrant flowers, just somewhat slow service. We were unable to get a chiavetta/USB internet key for for our Mac at any of the many TIM and electronic stores we tried between Rome and Tuscany. This may be a general problem in Italy, since the truly wireless WiFi offered in Venice was not compatible with Mac. There is actually a supermarket in a nearby town Santa Maria a Monte, called Coop.
Directions:
The rental car GPS was very good. The only coordinates we had to put in were the street name listed on the rental documents, and this worked. Maybe just clarify that the exit to the Fattoria Varramista is not actually the Montopoli centro exit off SS67, it's the next one after.

Overall:
We thoroughly enjoyed spending time on the villa grounds.
Enjoyed Most:
The grounds were beautiful. Beautiful lawn with umbrella table. Lovely pool with great lounge chairs. Great walks on the country roads.
Enjoyed Least:
Close proximity to main highway FI-PI-LI. Also, nearest towns are not particularly scenic, especially Pontedera. The towns south of the villa in the hills were lovely.
Surrounding Area:
The town of Palaia is lovely. Relatively easy access by train to Florence and Pisa. Fun to shop at local street markets.
Nearby Events or Locales:
Castelfranco was the nearest town. It is not within walking distance. The old city center is charming but the rest is modern suburban sprawl.
Tips or Restaurants:
The kitchen is not stocked at all -- you will need to bring salt and pepper. Also, bring pool towels. We enjoyed a local restaurant about 6-7 kilometers south on the road to Palaia.

The central location was key in seeing all of Tuscany. The accommodations were outstanding.

We had trouble with the directions.

Tips or Restaurants:
Restaurants....La Baccara south of Porcari on the dike road...I think we were the only Americans that place has EVER seen...amazing food and atmosphere. Il Mandalero - take a left out the main gate for about a mile or two...on the left - wonderful food and atmosphere. Watch out for the wild boar if you come back to the villa at night!

Overall:
A wonderful gem. After experiencing the hustle and bustle of Rome I was so thankful that I had enjoyed such a beautiful week under the Tuscan sun.
Enjoyed Most:
First of all we were overwhelmed by the fact that the property exceeded our expectations. The breathtaking vistas were incredible and the proximity to the Fi-Pi-Li highway was extremely convenient.
Enjoyed Least:
Nothing really. If something - then the fact that the washing machine was extremely slow.
Surrounding Area:
We were able to travel to Cinque Terre, Pisa, Sienna, Lucca, San Gimignano, and Vinci so conveniently. Only 50 minutes from Florence.
Nearby Events or Locales:
I believe that Capanne was the next town. You could walk there however, Montopoli d'Arno was less than 5 km and Pontederra was about 8 km.
Tips or Restaurants:
If American, bring a wash cloth. Europeans do not provide them - and soap. Large super market is in Pontedera so you can get everything you need. If you are staying in Tuscany, you need to rent a car. I used Argus.com and they were quite reasonable and informative. The property stsff offers some restaurant choices. They gladly make reservations for you however, there are no addresses, so make sure that you have directions before you start out for the restaurant.
Directions:
It could have just been my inability to pay attention to detail, but I never realized that I was staying on a winery. When we were looking for our villa, we were in fact looking for the gated winery where we would eventually find our villa.
Check In Out:
Roberta was very professional and eager to make our stay comfortable.

Overall:
Staff were very nice and it is a beautiful location.
Enjoyed Most:
Very beautiful and special countryside. Provided a unique Italian experience.
Enjoyed Least:
Their wine was expensive at 34 Euros, compared to Tuscany wine sold in town for approximately 7 Euros. Because of cost we never tried it. I would suggest they have a reduced cost for the guests.
Surrounding Area:
Beautiful countryside. It is like a giant postcard. People of the area were very nice to us.
Nearby Events or Locales:
Montopoli, easy car drive away.

Enjoyed Most:
We enjoyed the peace and quiet although we were the only ones staying on the property. Not sure how we would have felt if we had to share. The staff were very polite and friendly. .
Enjoyed Least:
Only problem was a very expensive guided tour to Montepulciano and Montalcino with a guide who knew absolutely nothing other than to speak English. She was early 20's, had never been to the cities and didn't drink wine. We paid 120 euros per person for six of us and basically had only transportation.
Surrounding Area:
Very accessable to everything but you must have a car. Would recommend something small since you have to drive everywhere.
Tips or Restaurants:
La Tagliola was great as was the restaurant recommended in San Miniato. We also enjoyed hiring the cook for the evening, Bendetto. He cooked a very Tuscan meal and it was delicious. Would also recommend the villa wine tour.
Check In Out:
Check in was fine but the check out had to be arranged since there is no one who can do it on the property before 9:00am.

Enjoyed Most:
It was all sooooo spectacular! Arriving from Rome after traveling overnight, we were pleasantly surprised by the mature tree-lined drive at the property, and the pheasants who made the golden fields their home. The house was everything we needed - comfortable and well-equipped we were even able to hook our IPODs up to the CD player! The creme de la creme, however, is the pool. Set on a private knoll overlooking open fields and distant hills, it was the perfect place to start and end our days of sightseeing. The view is to the west, so the sunsets were incredible. You don't get an idea of the size of the pool from the on-line photos - it's huge. There were just 3 in our party and the house next door to us was vacant while we were there - so we enjoyed the entire property alone. All 32 chairs lining that pool, all to us. It really is spectacular! Having air conditioning throughout the house was awesome! We were there the first week in June and already it was in the 80's. We got a LOT of use of the pool!
Enjoyed Least:
Nothing. If we had traveled with children, the fact that there were not bath tubs, showers only, may have been a problem. I was surprised there were no bidets in the house, too.
Surrounding Area:
You can't beat the convenience. It is literally right off the Superstrada. The book they put in the villa describes very well the surrounding towns, restaurants and shopping. The proximity to Florence is unbeatable, too! Less than 45 minutes drive.
Nearby Events or Locales:
Capanne was the nearest town and it WAS walking distance, although we did not walk it. It was a sweet little town with a bank and a great little Italian grocery. I would avoid the Panorama markets! UGH!
Tips or Restaurants:
The house book was excellent. We had dinner in Pettirosso one night - good food and great views from the terrace, and for one special occasion, the property manager recommended a place just 10-15 minutes away the name escapes me, but I DO remember it specialized in truffles. YUMMMMM!!! The estate offers several services, such as babysitting, massage, etc., so be sure to ask for a list when you arrive.
Check In Out:
The property manager was efficient and quick. Make sure people know to have cash US or Euro for that security deposit.

Overall:
This was fabulous place. the setting--on the top of a winery overlooing the Pisano Mountains--was breathtaking. Great service by Mathilde who provided many extra services for us. This place far exceeded our expectations.
Enjoyed Most:
The house was clean--tasteful and high quality furniture. Everything matched. It was not a house that was pieced together haphazardly. There was a sense of style to all the rooms; there were eight of us in the house and we had plenty of space--both inside and out. The outdoor pool refreshed us after a hot day of sightseeing. The landscaping made us feel we were aristocratic Italians. We felt overall we had a great value for the money. Eating outdoors for breakfast and dinner was pleasant.
Enjoyed Least:
No screens on the windows--but no one in Italy has screens. Air-conditioning didn't work in two rooms--but it was quickly remedied. Kitchen could have used more light space. Pool hours could have been longer in the evening; it does't get dark until almost 10 pm. these are very minor complaints. This place far exceeded expectations.
Surrounding Area:
The small towns surrounding the property were much larger than expected. the vistas from the room were breathtaking. The great advantage was its location near the superstrada.
Nearby Events or Locales:
We went to the Miss Tucany Beauty Pageant held on the square of Pontederra. It was a terrific slice of life. Pisa was 20 miles away and Florence only 30 miles. It's a central location for Northern Tuscany--Siena, Florence, Pisa, the Mediterranean.
Tips or Restaurants:
Bring washcloths to Italy. Two major grocery stores in Pontederaa provided us with all our cooking needs. We were provided with a small portable grill too. A nice touch. What a great place.
