Overall:
Fattoria Capponi - Missoni is the perfect place to get away and relax!! The views of the Tuscan hillsides along with the vineyards are stunning. Sunrise and sunset are picturesque. We had a wonderful stay and will definitely return again someday.
Enjoyed Most:
The beauty, peace and quiet of the property.
Enjoyed Least:
Nothing. Well maybe the fact that the jackrabbits were faster at getting away and hiding than I could take their picture!!
Surrounding Area:
The rolling hills of Tuscany are amazing. There are 3 towns fairly close by, with grocery, fuel, ristorantes, an ATM, and of course, gelato!!
Nearby Events or Locales:
The nearest town was Capanne, and you could walk to it, but we chose to drive. Montopoli is a few km past Capanne. San Romano has a nice grocery.
Tips or Restaurants:
The villa was fully furnished. It has a CD player, so guests might want to bring their favorite music. We ate at a hotel ristorante in Montopoli called Quattro Gigli.
Directions:
The directions were fantastic!! For your US travelers, the entrance is on the service road of the Fi-Pi-Li highway at the Montopoli exit. Although we had my maps app on the phone, we used the directions provided by RentVillas.com, and had absolutely no trouble finding the property.
Check In Out:
Francesca greeted us as we checked in. She is a delight!! Everything for check in and check out was very smooth.

Overall:
Calm and serene! I have never been to a place that was so overwhelmingly serene.
Enjoyed Most:
The property with all the sights of nature and being able to just look out any window and see the beauty
Enjoyed Least:
There was nothing I didn't like, it was a chance in a lifetime experience.
Surrounding Area:
Seeing the hills and rows of vineyards and knowing that everything is recycled and used for many things. I also enjoyed touring the winery and seeing how the wine is produced from start to finish. Enjoyed the wine tasting. Francesca is so personable and very knowledgeable about all of the property and everything there. We enjoyed talking to her, a delightful person!!

Can't remember the name,but it was very close for groceries and eating.
Tips or Restaurants:
Just stay as long as you can. It seemed to have everything you would need. Great restaurants
Directions:
The directions were superb; we did use a GPS, but RentVillas gave right on target directions.

Overall:
Our group loved staying at the property. It was so relaxing and the staff person was very very helpful. She took care of all of our needs - taxis, where to order in pizza, restaurant recommendation, towels for the pool (some returned and not used because of the cool weather so she didn't charge for those) etc. Everything added to our experience.
Enjoyed Most:
The villas gave a feeling of being old, but were new. We loved the view and the peacefulness of waking up to such a gorgeous view - expansive sky, vineyards that went on and on, ad the lovely pool. If only it was a bit warmer we all would have been relaxing by the pool. Only a few hardy people went in once or twice. The pool was well maintained.
Surrounding Area:
It was so nice to have wine tasting right on the property. It was easy to get to Pisa, Lucca, and Siena. I keep using the word peaceful, but that was what it was. It was a delightful change to our hectic lives.
Nearby Events or Locales:
We did not have a car. We had to order a large mini van to go to dinner and get back. We recommend renting a car to get around. However, driving in Pisa, Siena and Lucca would have been a challenge. I'm glad we did not have to do that.
Tips or Restaurants:
Sit back and enjoy this opportunity to unwind and enjoy nature. Long walks on the property were delightful. It truly was everything we hoped it would be.

We had a driver so all was fine.

A/C unit was a bit too small for some of us. The washing machines and dryers were very difficult to figure out - one load took hours. First floor unit would have been nice, but not a big deal.

Bring clothes you can hand wash.

Overall:
The overall experience was amazing! The property is beautiful and very well managed. We even had a rainbow and beautiful sunsets over our own private view of the beautiful and expansive vineyard! It is everything we could have asked for and more! There is even a pastry delivery truck that comes each morning with fresh baked goods! We had a perfect time and would love to return! We found our GPS to be a total necessity. The local directions take a bit of getting used to and driving in Italy is not for the novice!
Enjoyed Most:
The overal spaciousness of the unit and the amenities provided: WiFi, laundry, local phone, reservation assistance, view, view, view! We had lovely neighbors in the other units - from the states and Norway - such fun!
Enjoyed Least:
The distance from local attractions. Although, this is probably the norm in Tuscany, at least the northern part. Nothing is really in walking distance and it's at least 20 minutes to get to any sizeable store. The dryer was difficult to figure out, but a maintenance person was quick to attempt to assist.
Surrounding Area:
The VIEW! The wine, food and the lovely local people. We did Lucca, Pisa, Siena, Florence, and some hill country wine tasting. It was great fun to just drive around and enjoy the scenery!
Nearby Events or Locales:
Montopoli - and not within walking distance.
Tips or Restaurants:
Bringing your own music source would be good. Our unit had a CD player, but, I did not bring any CDs. Internet was free - so, an iPad would be nice to look things up. The kitchen was fully stocked - so, utensils were not a problem. The suggestion of Ziploc bags was very helpful! I suggest you DO NOT go without a GPS and a sense of humor as you WILL get lost - probably daily - but, that's part of the adventure! The local wine is wonderful and very inexpensive! Gas is expensive, but, food is very reasonable. There is a restaurant in Montopoli called "The Four Lilies" - can't remember the Italian version - it was amazing - garden terrace dining and magical at night! We rented a 4-person touring bike in Lucca - what a fun way to see the old town!
Directions:
We had a Tom Tom and couldn't get the coordinates entered. We had some difficulty, but, some of that could have been that we were not used to reading the Italian street name formats. Once we got the street names plugged in - it was much easier.
Check In Out:
The 300 Euros seems a bit steep for a security deposit. We received it all back, of course, but, it left us with 300 Euros to convert on our way back to the airport. Also, we had a member of our party with some mobility issues and there was a misunderstanding regarding stairs. They were very accommodating and gave us a more workable unit at no additional cost. Please be aware in Italy "no stairs" may not reference the initial stairs required to access the unit. Please be very careful to ask about any stairs, if that is a concern to your party.

The interior of the villa and the view.

I would have preferred a main floor unit that would have allowed more outdoor living during our stay.
Surrounding Area:
We did not allow sufficient time to explore the surrounding area but enjoyed the country setting of the villa.
Tips or Restaurants:
If the intention is to have most of your meals at the villa and you want to do so outside, specify a ground floor unit. There was one electrical outlet at counter level in the kitchen so you may want to bring a power bar or splitter if you intend to use the toaster, the tea kettle, or coffee pot at the same time.
Directions:
We did use a GPS but the directions were very good. We had no trouble finding it.
Check In Out:
The staff was knowledgeable and very helpful.

Overall:
The property was fantastic! Better than I expected in terms of location, size, and setting
Enjoyed Most:
The setting was stunning--pure movie set Tuscany. The property we rented was VERY large and spacious and was recently renovated.
Enjoyed Least:
Nothing really. The directions could have been better--that was my only complaint
Surrounding Area:
The views were fantastic and we enjoyed walking all around. We also did a personal on-site wine tour and tasting that was great.
Nearby Events or Locales:
Montopoli, which was not in walking distance.

Overall:
I thought the accomodations were wonderful. The grounds, the views, the villa was all that I had hoped for.
Enjoyed Most:
The grounds they were stunning!

The beds. They were not of the same quality as the rest of the Villa.

The close proximity we were to everything. Within an hour drive in any direction to the sights.
Tips or Restaurants:
I would bring some CD's because the Villa has a CD player. Other than that it was easy to get what you needed from the local market just 15 minutes away.
Directions:
Yes we used a GPS. But we could have easily found it from the written direction given to us.
Check In Out:
Valentina was our check-in girl. She was very sweet and spoke excellent English.

Overall:
The property was beautiful and you really felt like you were in the Tuscan countryside.
Enjoyed Most:
The building was beautiful and really had an old world charm, but he surroundings of grape fields and the view of the countryside were just outstanding.
Enjoyed Least:
There was not one thing we didn't like.
Surrounding Area:
The views, of course, but the proximity to area cities was perfect. On day trips we visited Pisa, Lucca, Florence twice, Siena, and Assisi.
Nearby Events or Locales:
Montopoli was the nearest town. You could walk there if you wanted but we never did.
Tips or Restaurants:
When you pull in at the gate for the property, ring the bell at the gate. The estate is enclosed with security gates. After you register you get a clicker for the gates.
Directions:
As I stated you come to a large gate at the entrance. We weren't sure if we were at the right place. Ring the bell and they open the gate then you can proceed to the office area.
Check In Out:
The receptionist was very nice and extremely helpful. She arranged tickets for us at the Uffizi and Accademia in Florence which was extremely helpful.

Overall:
Very grand, located on wine estate. Brick walls and electric gates allow entrance to the estate. About 3 km from there to villas which was lovely and peaceful. Nice pool but we were travelling to much to take advantage of it.
Enjoyed Most:
The rooms were very private from each other. Nice countryside and mountain views.
Enjoyed Least:
No problems except the shower nozzle in the second room needed to be repaired, as water only came out of one of the 3 holes. There was also a handheld shower so this was not a big problem.
Surrounding Area:
Nice countryside and lovely gardens on the estate
Nearby Events or Locales:
The nearest grocery shop was about 5 minutes away by car.
Tips or Restaurants:
Very friendly restaurant right at the gates to the estate - ate there several times. Also nice restaurant in next village.
Directions:
GPS will get you close even if you use the postal code - no street number so it will get you near, but you have to look for the entrance.
Check In Out:
Easy.

Overall:
Overall the stay exceeded our expectations and the staff were extremely helpful and friendly. The pictures that were displayed on the website do not do the property justice.
Enjoyed Most:
Bedrooms, en suite and living areas were all great
Enjoyed Least:
Power was a slight issue with the Air Conditioner tripping constantly which was frustrating. Also, there are insects at dusk so had to shut the windows.
Surrounding Area:
Lovely outlook from both the Villa and Pool areas.
Nearby Events or Locales:
Went to a couple of the local towns by car; all were very pretty with great views but didn't go to any restaurants or shops.
Tips or Restaurants:
Remember to bring insect repellent and things like coffee, salt, pepper, but just about everything else was provided. Great grocery shopping just outside Pisa with good quality fresh food including bread, vegetables,cheeses and meats.
Directions:
We used a GPS and it found the reception fine.
Check In Out:
We didn't arrive until after 8pm so reception was closed, but the caretaker was on-site to show us to the property.

Overall:
It was a great experience....we were like explorers...bring along a good attitude and a good sense of humour...life and people are very different. If you can, study Italian, or bring along a phrase book...people in the countryside DO NOT speak English...of course there are some exceptions...directions are sometimes difficult to understand...
Enjoyed Most:
The peace, quiet beauty...and the convenience to many side trips, the simplicity of the place...the gracious attitude of the management who ran the place.
Enjoyed Least:
The poor lighting in the living room and bathrooms, only 3 English-speaking stations on the television, the 2-hour washing machine and 2-hour dryer, the soap in the baths.

Tips or Restaurants:
Warn new renters about the steps needed to walk to get into the villa and up to one of the rooms....the lighting. I think renters should be alerted to the dining customs...i.e. lunch between 12-2, and they will not expand these hours; dinner AFTER 7...at some restaurants after 8....

Enjoyed Most:
We have stayed twice at this property and loved it both times because of its location, comfort, beauty, modern amenities, and the helpfulness of reception staff. It is a bargain for a villa apartment of this quality in this area of Italy.
Enjoyed Least:
No screens.
Surrounding Area:
Convenient to Florence, Lucca, Pisa, Siena, and the hill towns around them. The FI-PI-LI makes getting everywhere quick.
Nearby Events or Locales:
There are several small towns nearby but they are not walkable. You need a car to visit the towns and cities in this area.

Overall:
The apartment is very clean and a traditional Tuscan building. The bathrooms were huge and well equipped; the bedrooms were large and bright and the living room with kitchenette served our needs very well. It is a beautiful property. Enjoyed Most:
The grounds, the privacy and the space. Also the proximity to the FI-PI-LI freeway- it was right off of the exit.
Enjoyed Least:
There is nothing that we found within walking distance and the nearest driving area seemed to just have supermarkets. So, although it is quite convenient to everywhere - including Florence, Siena, Pisa, Livorno - it is still a minimum 45 min. drive.
Surrounding Area:
The grounds were spectacular with beautiful views - we even saw a pack of wild boar on the property! Also there is a beautiful winery on the property and the manager, Matilde is great.
Tips or Restaurants:
A car is a must. This is a great place for people who want to see alot of different areas of Tuscany in one trip.

Overall:
This 3 story apartment in a large villa - was beautifully appointed, clean and airy. The views over the working vineyards were gorgeous, and the layout of the apartment was well thought out - room for togetherness and privacy too.
Enjoyed Most:
The quietness, the views and the beautiful pool in the garden. Also, the closeness to Pisa (where we flew into) and a major highway for fast road trips to surrounding towns.
Enjoyed Least:
The bugs! The windows had no screens and we were bitten quite often, although we were warned about this by the property manager.
Surrounding Area:
To be honest, the surrounding area was very disappointing - industrial with a couple of small factories and enormous American-style grocery stores/retail areas. However, the property was right off the "FI-PI-LI" highway, so it was extremely easy to navigate to Florence, Lucca, Pisa, San Gimignano, etc. You DEFINITELY need a car as there was nothing closeby to walk to!
Nearby Events or Locales:
There was a major medieval festical in Montopoli - the closest town - the day after we arrived. Also, Lucca is closeby and beautiful, and there is an outdoor antique market held every Saturday and Sunday that was great fun to walk through, as well as another medieval tournament. Lucca was our favorite town by far!
Tips or Restaurants:
As much as we hated going there (picture a Super K-Mart in the middle of beautiful Tuscany), the huge grocery store, "Panorama", in Pontedera was great for shopping as it had everything you needed for a week's stay. This was very useful for us as we ate out only once in the surrounding area, and spent our days exploring farther towns, and cooking dinners at home.

Overall:
Set on a beautiful estate, this apartment was an excellent choice for 2 couples. The scenery was incredible, manager very accessible, personable, and most helpful. Interior spaces were nicely thought out and well-maintained.
Enjoyed Most:
The quietness. It had a very private feeling especially after dodging all those tourists in Florence! Also, the kitchen was well-stocked with pots, pans, dishes. Nice since we chose to cook much of that great Tuscan food at "home".
Enjoyed Least:
I can think of no negatives other than the cold pool water but that will not change with the high Italian electricity prices.
Surrounding Area:
The villa is located near many of the most-desired hilltowns as well as to Pisa, the Cinque Terre, Lucca, and various wineries. Naturally....all of that was wonderful!
Nearby Events or Locales:
Checked out a Sunday Renaissance Fair but it proved to be a bit costly especially since we had our 16 month old grandaughter with us and she was getting restless! Loved the small towns of Vinci, Empoli, and Montelupo. Very few tourists and many interesting museums, etc. Great gelato, too!
Tips or Restaurants:
Visit the less popular places to avoid crowds. Gear up for Florence. Hot, humid, and crowded even in September!

Overall:
This property fulfilled our expectations and then some. It was a beautiful view, very professionally run; clean, good location and did I say beautiful?
Enjoyed Most:
The views over the vineyards and the beautiful sunsets from our veranda; the open lawn with table and chairs to sit outside and eat; the swimming pool; the helpful staff; the close proximity to many places; the comfort and cleanliness of the apartment; the nicely decorated interior; the well equipped kitchen; the towel/sheet service; the fax/internet access; the great running/walking trails; the secured gates.
Enjoyed Least:
No laundry in our building (we had to drive to the other villa where there were laundry machines); no bike shops to rent bikes nearby.
Surrounding Area:
The vineyard itself was on a beautiful estate. We enjoyed staying put and watching the wildlife. We were right off the autostrade so it was very easy to get places. We were 30 minutes from Florence and went several times (by train from empoli or pontedere)and it was very convenient. We were 20 minutes from Pisa and went there, 30 minutes from Lucca and went there. We were 40 min. from the Italian Riviera and went there one day. Also visited Carrara, where the famous marble comes from, San Gimiango, Siena. We were also very close to the ceramic capital and the leather tanneries so did some great shopping (good buys).
Nearby Events or Locales:
There was a renaissance fair in a neighboring town near pontedere that the staff told us about. There was a parade and boat race. It was a great local experience. There was also a costume parade in the streets of Florence one day while we were there. If traveling with kids, which we were, there is a wonderful park called, pinocchio park, in Collodi, where the story came from. It was great fun for kids and adults.
Tips or Restaurants:
We ate most meals at the villa. We really got into cooking. There are great local markets with wonderful, fresh produce, meats, etc. Matilde, the host at the villa, was great about recommending restaurants and places to go. She is a good resource. We were unable to do wine tasting on the vineyard b/c the timing didn't work but we heard it is fantastic and worth doing.
