Overall:
Our experience exceeded our expectations. The apartment was very spacious, comfortable and well maintained. The grounds were lovely and we looked forward to sitting outside each morning to enjoy the fresh baked goods that were delivered each day.
Enjoyed Most:
We appreciated the proximity to the places we wanted to visit while in Tuscany including Lucca, Florence, Pisa, Viareggio, Greve in Chianti and San Gimignano.
Enjoyed Least:
We would have enjoyed being able to walk into the towns of Capanne or Montopoli D'Arno but the road outside the gates of the property was too busy and not conducive to this.
Surrounding Area:
The views from the apartment, the swimming pool and our outside dining table were beautiful. It was a lovely area to run without ever leaving the grounds of the estate.
Nearby Events or Locales:
Capanne and even Montopoli D'Arno are within walking distance but it is a very busy road right outside the gates, making this option too difficult.
Tips or Restaurants:
If you have room you should pack swim towels. Also, we stayed at Fattoria Capponi in August when many businesses in Italy are closed because the owners are on vacation. This sometimes made finding a restaurant or small grocery store difficult. We did have wonderful meals at La Gioconda in San Romano and at the small restaurant just outside of Pontedera which was listed in information provided to us at check in.
Directions:
We used a GPS and had purchased Italian maps. It was an incredibly worthwhile investment. In eighteen days traveling throughout Italy we never got lost.
Check In Out:
The check in/check out process went very smoothly.

Overall:
Our experience was very nice. The location was beautiful and the unit was very large.
Enjoyed Most:
The view was beautiful and it was very nice being in the winery.
Enjoyed Least:
The kitchen was small and did not have many pots and pans.
Surrounding Area:
The location was convenient to all the sites in the Tuscan region.
Nearby Events or Locales:
Caponne was the nearest town. It was not in walking distance.
Tips or Restaurants:
Don't count on the baker coming as scheduled. She did not come 3 of the 6 days.

Enjoyed Most:
The incredible views, the beautifully manicured grounds, the comfortable, clean indoor areas. The fact that we were surrounded by a working farm growing, among other things, sunflowers, which were in bloom. Lovely, all!
Enjoyed Least:
The lack of good directions to the supermarket, train station, ATM.
Surrounding Area:
It is the heart of Tuscany, what else is there to say? Volterra was a particularly beautiful side trip with a car. We went to Florence both by car and by train from Pontedera; finding the station was an adventure. Our daughter and her husband went to Siena and San Gimignano in the evening while be took care of the children, and loved them both.
Tips or Restaurants:
Go to Mapquest or Google Maps and download detailed maps for the surrounding area and... then ask for directions when you get there. We had a two-year-old with us and spent some anxious moments in our second story apartment, because the windows were low and no barriers for little inquiring minds. I am not sure what to do about it, but renters may wish to know.
Check In Out:
When we arrived they told us the security deposit had to be in cash. Most experienced travelers carry as little cash as possible. Very irritating.

Enjoyed Most:
The tranquility and the outstanding views! The people who worked there were all very friendly and helpful.
Enjoyed Least:
The kitchen was small and the AC did not work very will in one bedroom and the living room area.
Surrounding Area:
It was close to the highway and many interesting towns and cities. The views of the vineyards were simply beautiful!
Nearby Events or Locales:
Montopoli and Pontadera. We always drove because Italian drivers drive aggressively and we didn't want to put our lives in jeopardy by walking in the street!
Tips or Restaurants:
Buy/bring paper towels, napkins and toilet paper. All of the restaurants that the local staff recommended were outstanding!!
Check In Out:
I appreciated the fact that someone stayed at the villa later than the check in hours. I was nervous that no one would let us in past 7 p.m.

Overall:
Great property, convenient location to Northern Tuscan sites.
Enjoyed Most:
The apartment was great, spacious bedrooms and well appointed. It was VERY private, despite being one apartment in a building of four.
Enjoyed Least:
The kitchen is too small, no water pressure to the shower heads but the handhelds worked fine. The laundry facilities are too far away, and did not work well on top of it.
Surrounding Area:
The views from the property are stunning. The small towns nearby are inviting and economical to enjoy. The property is very convenient to the major highway connecting Pisa to Florence.
Nearby Events or Locales:
Caponni and Montopoli were very close by, but not within walking distance. You MUST have an automobile for this property.
Tips or Restaurants:
Matilde, the property manager, was very good in recommending restaurants. All were good and good values. We needed to purchase soap and shampoo.

Overall:
It was quite wonderful overall.The vineyards were beautiful as well as the surrounding area. Since it was getting warmer, having air conditioning was quite welcome.
Enjoyed Most:

The modern amenities and the spacious bedrooms and private bathrooms. It was also a treat to have a laundry facility on the premises.
Surrounding Area:

The complex is surrounded by a large vineyard. Each villa has its own outside picnic bench and some lounge chairs, and its own barbecue. There are lovely views of the surrounding vineyards and forests. There is a pool nearby which was welcome since the weather was warm.
Events or Locales:

Mathilde, the concierge gave us great advice. We went to Lari for the Sagra della Ciliege (Cherry Festival) and to Calcinaia for the Regatta and the Festival in honor of Santa Ubaldesca, both of which took place on June 1st. They were not long rides and were wonderful for their local color.
Tips or Restaurants:
We had a wonderful meal at Club La Giaconda in La Serra, there was no menu the owner just told us what we should order. Another great meal was at Montevecchio Agriturismo, with beautiful views and a lovely dining room--not too far, just past Montopoli.

Overall:
I was amazed at how beautiful the property was. You can't fully appreciate the place just by the pictures on the internet. It really is breathtaking.
Enjoyed Most:
The centralized location to the major spots in Tuscany. The villa itself is impeccable. Everything works properly and is in excellent condition. Very tastefully decorated.
Enjoyed Least:
The laundry facilities were a walk/drive away and the dryer did not work properly. Although this really wasn't a major issue it just made it difficult to do laundry mid-week.
Surrounding Area:
The grounds are beautiful and so is the pool area. You could really relax and enjoy the property or take a short drive to the country side or to Lucca, Siena, Pisa, etc.
Nearby Events or Locales:
Everything is really close (by car). Groceries, local restaurants with great food, gas stations, all the major sightseeing in Tuscany.
Tips or Restaurants:
The property should be rated a 5+. The service and hospitality matched that of a 5 star hotel and the villa is absolutely perfect.

We would have choosen a lower floor for our needs, and maybe some instructions on how to use the washing machine.

Overall:
If I could, I would give this property 10 stars. It exceeded our expectations in EVERY way. The on-site manager is professional, gracious and extremely thoughtful. She speaks English very well. She provided us up front with information about restaurants, activities for children, directions to local grocers and other services, and gave us water, wine and olive oil upon our arrival. The apartment itself was pristine and very well appointed. It was well stocked with items such as toilet paper and dish soap, and laundry soap in the laundry room (and they even have a dryer). They even changed our towels mid-week. The property is very peaceful, beautifully maintained and landscaped, and the pool area is fabulous. This property is truly a gem and I would HIGHLY recommend it to anyone.
Enjoyed Most:
This is hard, because we adored so many things. The peacefulness of the setting was hard to surpass, though. Each apartment has its own outdoor table and chairs with umbrella, and we ate many meals enjoying the view of a distant village beyond the grapevines, under silver-leaved trees. The pool is wonderful, and our small children enjoyed it immensely.
Enjoyed Least:
The kitchen is not very big, and the cupboards storing dishes and pots and pans are out in the other rooms, which is a little awkward for anyone doing much cooking, but this is a VERY minor item!
Surrounding Area:
We loved the hills to the south and west, particularly the village of Peccioli. Driving in the area was a lot of fun with wonderful views across the valleys.
Nearby Events or Locales:
We enjoyed the produce market on Sunday in Palaia, the Certosa di Pisa (monastery and museum of natural history - both fascinating to our children), and Lucca.
Tips or Restaurants:
Our favorite place to eat was the pizzeria/trattoria in Palaia, with a large outdoor terrace and a delightful view.
