The village of Montagnana is located two kilometers away and has a small food market, pizzeria, and bar. Montespertoli is only five kilometers away and has a wider range of things to do and see. Here you can buy groceries, go wine tasting, visit medieval and ancient castles and churches, shop for souvenirs, attend food fairs, or eat at one of the many restaurants, pizzerias, or wine bars. Festivals are also held throughout the year if you would like to learn more about local and national cultural celebrations, such as the Chianti Wine Festival in June or the Doughnut Festival in March. Only a day trip away are Florence, Siena, and Pisa!

(4500m2) This villa in Tuscany was originally a barn and has been restored and turned into a charming independent house situated in a panoramic location in the green hills of Chianti. The house is quietly located and has nice views over the surrounding countryside and towards a castle, which is only 500 meters away. The property provides wide green areas with olive-groves and a nicely equipped garden. Behind the Italian villa is a large covered terrace (40 m2) with fireplace and a patio table seating 12 people. The terrace provides access to the dining-room. There is a large private parking area.
InteriorDescription
(210 m2) This Tuscan villa is tastefully furnished with mostly antique pieces.
Ground floor: There is a large parlor (80 m2), a living-room with fireplace, and a dining area with a table for 10 people with access to the covered terrace. There is a double bedroom with king size bed and a bathroom with shower. The kitchen is fully equipped and has a dining area seating seven people. Newly purchased for 2006: washing machine, dishwasher, stove, hood, and refrigerator.
1st floor: There is a passage-way room. There is a large double bedroom with king size bed, an extra bed, and an en suite bathroom with shower. There is a third large double bedroom with a king size bed, CD player and hi-fi stereo, and a large bathroom with shower and tub.

Available amenities: Heating (available Nov 1 to May 1), satellite TV (CNN, BBC), hi-fi stereo, CD player, DVD/video, bug screens on all windows, fans in every room, hairdryers in each bathroom, microwave, oven, toaster, dishwasher, Italian and American coffee makers, washing machine, Iron and ironing board. There is a computer with WIFI Internet connection (available from January 2011) and unlimited Skype access. There is a partially above-ground prefabricated swimming pool (9m x 4m, maximum depth 1.20 m, open from May 1 to October 1), with a solarium terrace (50 m2) with lounge chairs, and an outdoor shower with hot and cold water. Pool towels are provided.
Extra Services: Maid service is available upon request (€ 13 per hour to be paid on the spot). A cook is available on request for dinners - € 55 per person (minimum 6 people) or € 65 per person (5 people or less), excluding wine. 2 extra beds and 2 baby beds (€ 80 per week / per bed to be paid on the spot) are available on request.

Q: Which is the best area in Tuscany to Visit?
A: City of Lucca is just amazing and definately Florence.

A: From Rome maybe 45 minutes. From Los Angeles 14 hours depending on the flight conditions.

A: We thought Poggio Antico was terrific, especially for its location. We took lots of day trips to fabulous places like Sienna, San Gimignano and Florence. The pool was great after a long, hot day. The bedrooms were very comfortable (tv in every room, although we never turned them on!) and the outdoor terrace was lovely for dinners. My only complaint was that there were no real wine glasses! We would definitely go back.
A: We had a very lovely week at Poggio Antico, even though we picked a hot week to visit. The house is really very beautiful and the views all around are wonderful. The location is central to Tuscany and an easy ride into Florence and other surrounding towns. It is very close to the house across the lane and they do have a couple of dogs that they keep outside that do bark. We didn't hear them every night, but we did hear them. Even with that, I might pack a pair of earplugs, but I would defintely consider Poggio Antico if I went back to Tuscany.

A: Everything at Poggio Antico was first rate: the villa was furnished with beautiful antiques, the view was spectacular, and the grounds were lovely with huge planters of hydrangea and roses. We spent quite a bit of time on the terrace and in the pool. We would happily return any time. In June, it was a bit hot in the upstairs bedrooms since there was no air conditioning, but it cooled off with the help of fans and opened windows, and the beds were quite comfortable with plenty of pillows. One bathroom was small, but it was of no consequence given the property's many assets. Don't hesitiate - it's a gem!
Q: Would you recommend this villa form 4 people (2 adults, 2 18-year olds), or is it too big?
A: No, I don't think the villa would be to big for 4 adults (18 is close to an adult to me), parents could have downstairs bedroom and each teenager their own room and bath. We enjoyed our stay there so much.
Q: Are the views as wonderful as listed? Are there showers in each bathroom?
What is the pool like - is there a view from there? For 6 people, is the house spacious?
A: 1. The views are 360 degrees and wonderful. All vineyards and olive groves.
2. There are 3 bathrooms all with showers, although they may be smaller than people in the US are used to.
3. The pool is an above ground pool but very nice size and since you are at the top of the hill, the surrounding views are very nice. The pool side patio is very nice as well.
4. The house would fit 6 people very easily. There are 3 large bedrooms which would each sleep 2. You could probably go 8 or 9 in the house comfortably.
Q: How hot does the house get without Air conditioning. We are considering going in August.
A: Of the 4 villas that we have rented in Italy, This is the only one that I have seen that has window screens on all the windows. I'm not sure about August because we always go in October, but I would recommend this villa to anyone. It is a beautiful property with very nice owners.
A: It was not hot at all; however, I think our weather for late August was uncharacteristically cool. I would not hesitate to go to the property. It was very special and the owners were delightful. A big win.
A: i am happy to answer any questions. however, since we were there the last week in may, i cannot answer about august. i can simply say that the nights were very cool, and the days were quite comfortable. there were six of us and each of us agreed that the villa was the very best part of our trip to italy - without a doubt. sorry i cannot tell you more. -kelly
Q: My husband has had knee surgery, so I am concerend about the grounds, are they hilly or a lot of stairs, ie, hard to in and out of the home, If you were rating this home like a hotel would it be a 3 or a 4 star hotel
A: I have had hip surgery two years previous to renting the property. In addition I have two bad knees (from palying sports when much younger). Your husband will have no problems with the grounds and his knee. The only concern would be the stairs going up to the 2 upstairs bedrooms.... but I did not have any issues while staying on site. There is a downstairs bedroom and washroom... so if it was a concern then you could always use the downstairs facilities.
As for rating this property it is definitely 4 star! My wife and I really enjoyed our stay there and would like to go back; My one complaint about the star rating would be that the owners frequently visited the property to carry out work on the grounds while we were there. The owners are very very nice and kept to themselves and did not go inside the property while we were there but we found it a bid odd that we rented this place and they were present I think all but one day. I am not 100% sure why that is but all in all we became very friendly with them and so we did not mind it.

A: Hello! My husband has had knee surgery before as well so I understand. The area getting in and out of the house should not present a problem. In fact he can get go the whole perimeter of the property without encountering any hills, etc. There is a bedroom downstairs with a bathroom right outside the door. The other two bedrooms are up the staircase along with two more bathrooms. He can easily enjoy this beautiful house downstairs. The kitchen, living room, dining room are all downstairs and access to the wonderful pool and outdoor eating area are just outside the kitchen.
As to your other question, I am having trouble answering it. It is a very different (and for me wonderful) experience living in a home for a week versus staying in a hotel. It felt like we were coming home everyday after a day of sightseeing. The house is well-appointed, has everything you need and the beds were comfortable. I found mattresses all over Italy to be firm but my husband and I like that. If I was rating it as a villa it would definitely get a 4 star rating. My husband's only concerns for your husband is the amount of walking in Italy (depending on how healed he is) and driving a stick shift (it would bother his knee at times). Other than that, we are hoping to go back to Poggio Antico. It was a fabulous trip. Hope this helped! Have a lovely time.
A: The grounds of Poggio Antico are flat, beautifully groomed and maintained, with no hazzards that I can think of, other than maybe getting out of the pool. Maybe one or two steps to enter the house. The home has a very nice bedroom and bathroom downstairs, as well as two more beds/bath upstairs. Definately 4-star. It exceeded our expectations in every way. (there were 6 of us) and owners were delightful.

Overall:
Our overall experience was well beyond our expectations. It was excellent! The house and property were immaculate, and words can not express the beauty of both. The owners were wonderful and very helpful. The whole experience was one of the best that I have ever experienced at a rental property and I hope to return some day.
Enjoyed Most:
There was so much that we liked about the property that it is hard to pinpoint just one thing, but the views were absolutely outstanding. Also, the kitchen was very well stocked with everything you could possibly need, the bedrooms were roomy and comfortable and the fans were a nice touch. The pool and veranda were airy with a nice breeze always blowing through. I can not say enough good things about this property.
Unpleasant Surprises:
There was nothing about the property that we did not like. The only thing that we thought was a little off was the 45 Euros per person for cleaning. There were six of us which equated to 270 Euros which is quite a lot of money for cleaning.
Surrounding Area:
The house was very centrally located. It was an easy bus ride to Florence, and an easy drive to all of the major towns. We drove to Pisa, Lucca, Sienna, Montepulciano, and San Gimignano with no problems.
Nearby Events or Locales:
The nearest small town was Baccaiano. It was a good place to pick up the bus to Florence, which I would advise rather than driving. There were no towns within walking distance, but very close when driving.
Tips or Restaurants:
The house is fully equipped, so I can't even think of a thing that one would need other than their personal items. There was a hair dryer, a computer was available for a fee, they had a converter for electrical items to charge cameras and cell phones. We brought our own toilet paper as instructed, but it was not necessary, as they did provide it. Il Virginio was a nice restaurant that we went to twice. It seemed more authentic than most of the restaurants that we went to in the touristy towns. Just take an Italian-English dictionary as the menu is in Italian only! The servers were very helpful and nice, as was everyone in Italy!!!
Directions:
We used a GPS which I would highly recommend when traveling around Italy. It worked very well.
Check In Out:
Check in and check out were excellent. Renata speaks excellent English and explained all appliances and how to use them to us prior to turning the property over to us. They informed us of what we were to do when leaving the property so there were no questions or misunderstandings. Everything went perfectly.

Overall:
We LOVED Poggio Antico! It was even better than we expected. The owners were very nice and helpful.

The views were amazing, the pool was a real bonus that the kids really looked forward to enjoying after a day of sight seeing. The house was beautifully decorated, and comfortable.

Poggio Antico is so close to Florence, we had a WONDERFUL lunch at a nearby winery, and it was within driving distance to many Tuscan delights. We visited Lucca, Pisa, San Gimignano, Siena, and Florence.
Nearby Events or Locales:
Montespertoli - wonderful winery Castello Sonnino. Served us a great lunch with a tour. One of the highlights of our trip, as far as food goes.
Tips or Restaurants:
The house is very well equipped.
Directions:
GPS was a real blessing, it got a little mixed up at the end, but no real problem finding it.

Overall:
The villa itself was beautiful and immaculately clean, with everything we needed for a perfect vacation. The owners were very friendly and helpful, and gave us great advice for day trips and recommendations for dining, shopping, etc. We would definitely return to Poggio Antico, and will recommend it highly.
Enjoyed Most:
We liked that the villa was away from traffic areas, but was close enough to other towns and cities that we could easily make day trips and then come back for a swim at the end of a long hot day out.
Unpleasant Surprises:
As other renters have said, there were bugs, but mostly wasps around the pool area. We didn't find the mosquitoes to be a big problem - it was also very hot the two weeks we were there. When we left the villa in the morning, we shut all the windows and shutters and when we came back, it was a lot cooler than it was outside. As for the bugs, we were happy for the Vape plug-ins, and the window screens!
Surrounding Area:
The views from the villa were amazing - you could see olive trees and vineyards for miles around. Tuscany is beautiful in the summer, and there are many larger cities and smaller towns within driving distance, so you are never short of something to do.
Nearby Events or Locales:
The nearest town is Montagnana, which could easily be walked to. We spent a lot of time in Montespertoli, about 10 minutes drive. We shopped at the Coop and ate three times at a fabulous pizzeria in the square.
Tips or Restaurants:
Bring mosquito repellent. Make sure you get some groceries before you arrive on Saturday. Our flight was late, so we didn't arrive until 8:00, so it was too late to get any supplies. We walked to Montagnana the next morning to get a few groceries from the little shop there, since the Coop in Montespertoli doesn't open on Sunday.
Directions:
We used a GPS to find the property, but it told us to turn off at the wrong place once. We managed to find it, though.
Check In Out:
I thought the cleaning fee was reasonable, considering the size of the house, and that there were 4 of us staying there. Check in was easy and quick.
