This charming villa is located in a quiet residential area of Eze, one of the most beautiful locations on the French Riviera, between Nice and Monte Carlo. The house faces south, overlooking the sea. The beach, walking distance, is only 300m away down a steep path. There is a one-way street that leads from the beach to the residential area. One block away is a public tennis court surrounded by trees. It is walking distance to a bus stop, shops and restaurants.

(1300m2) This magnificent single-story Mediterranean villa, originally constructed in 1955, was completely renovated in 2005. The south-facing terraces overlook the Mediterranean garden with a panoramic view of the sea and the mountains. They are furnished with patio furniture, wrought iron dining table, a barbecue, and lounge chairs for relaxing and dining al fresco. There is a private infinity swimming pool. The property is fenced and very private. The garden area is surrounded by tropical vegetation, orange and pine trees. The garage - only suitable for a small car - is attached to the house and has an automatic door. Three additional cars can be parked outside on the street. There is a security system with a video camera and a microphone at the gate. From the street there are 28 steps to the front door of the villa.

InteriorDescription

(155m2) This villa in the South of France has tile floor throughout, and exposed wood beam ceilings. The open, warm and rustic living room of 60m2. has wonderful views of the sea, as well as a fireplace, piano, and two comfortable leather sofas. Within the living room there is a Satellite TV, stereo, CD and DVD player. At the other end of the room, the spacious Provencal-style dining area, also with sea views, has a wood and wrought iron table which seats 10. The living room opens onto large private terraces, complete with patio furniture and a barbeque. The open-plan kitchen is fully equipped with a cook top, oven, microwave, American-style coffee maker, and dishwasher (new appliances added in October 2005). There are three double bedrooms, each with their own bathroom. The master bedroom has a king-size bed and a bathroom with a tub with handheld shower head, sink, bidet and WC. The other two bedrooms have queen-size beds and each bathroom has a sink, shower and WC. There air conditioning units in the bedrooms and the living room.

Overall:
The house was great overall.
Enjoyed Most:
The patio and view were gorgeous.We enjoyed the beach and beach restaurant. It would have been unbelievable had there been a pool on site.
Unpleasant Surprises:
The dying gardens were very sad to see each day... the property is set up for rejuvenation with only a bit of effort. We wonder if the owner is aware of the neglect.
Surrounding Area:
Eze village is a must - despite the cost, Eden is a must, as is Monte Carlo. Do NOT spend the 10 euros to enter the casino; there is far more action at Cafe de Paris - have a meal or drink, and share in the excitement.
Nearby Events or Locales:
There was no town within walking distance. However, a small grocery and many local restaurants were within walking distance in Eze sur mer.
Tips or Restaurants:
The house has everything you could want we found the VERY BEST restaurant- Les Agaves in Beaulieu sur mer. You must not miss this!!!
Directions:
You must have a GPS. Plug in the address and you will do fine.

Overall:
The overall experience was wonderful, the property is beautiful and the view of the sea incredible. We had rainy weather so were not able to be outside much but it was lovely. And Gerard, the "property manager" was terrific - he was there to meet us.
Enjoyed Most:
There were tangerine and orange trees on the property which were so full of fruit that we enjoyed tangerines and orange juice freshly squeezed daily. The train and bus are at the foot of the hill leading up to the property so it was convenient to get around - Monaco, Eze, etc, are all accessible by public transportation - we did not have a car so that worked out well
Unpleasant Surprises:
The only drawback is the hill that you have to climb to get to the property and we even grew accustomed to that even in the rain.
Surrounding Area:
We enjoyed exploring Nice, Eze Village, Monaco, Villefranche, and other small towns.
Tips or Restaurants:
At this time of year, the beaches are quiet and there is not a market in the village so it would be a good idea to pick up essentials before you arrive at the villa
Directions:
We walked from the train station and did get lost - but that was probably our own fault.
