LocationDescription

Badia Agnano is a charming little village in the heart of Tuscany with shops, bakeries, and markets as well as old churches that date back to the 17th century. Arezzo is a much larger town located about 23 kilometers from the property and is considered one of the most important Etruscan cities. Arezzo is home to the renowned medieval square, The Piazza Grande, which features thirteenth-sixteenth century Romanesque architecture like the Episcopal Palace, and the Palace of the Lay Fraternity. Also in the area are several gothic churches, including the Cathedral of San Donato, as well as medieval and contemporary museums. It was also a filming location for the film Life is Beautiful. If you decide to vacation during the summer, annual festivals are a great way to learn more about the history and culture of Italy. The Joust of the Saracens is celebrated every June and September and the popular music festival is celebrated each July. Day trips to other famous cities, like Siena and Florence, are easily feasible via train from Arezzo or there are any number of destinations that can be accessed easily by car.

(40,000 m2) This villa is surrounded by a large garden and vineyard with flourishing olive trees and views of the Italian countryside. Renovated in 2005, it is secluded and promises privacy at all times for there are no other houses nearby. Just outside the kitchen is a patio with a marble table, four chairs, and a bench big enough to seat two. There is also a barbeque area and nearby is a large grass garden. A second patio with a large table outside the living room faces the large, private swimming pool (6m x 12m). Reachable by stairs, the enclosed pool is surrounded by a lawn area with gazebo and a paved patio with lounge chairs. There are two full bathrooms outside with showers - just right for bathing after your swim!

Ground floor: In the living room you will find a lovely floral couch, which is also a sofa bed suitable for one, situated in front of the stone and brick fireplace as well as a satellite television. Behind the couch is a large dining room table made out of wood in which one side offers a connected bench-like seating, whereas the other side has four chairs. There are many windows, each with views of the surrounding countryside. From the living room is direct access to the adjacent patio through glass doors. Also on this floor is a well-equipped kitchen with an oven, dishwasher, and toaster. There is also a bathroom with a shower.
First floor: The first floor is comprised of four bedrooms and an open anteroom with a sofa bed suitable for one person. Three of the bedrooms have 180 cm king-sized beds while the fourth bedroom has two 90cm single beds. Each bedroom has an ensuite bathroom with a sink, toilet, and shower. Please Note: One of the bathrooms has a step up from the bedroom.

    Overall:
    We had a wonderful time and the villa was amazing. Very clean and well maintained. I would highly recommend it.
    Enjoyed Most:
    The owners were as lovely as the villa. The view could not have been better.
    Unpleasant Surprises:
    The only problems were small: the American coffee maker did not work, and because of the damp spring weather, a change of towels mid week would have been nice.
    Tips or Restaurants:
    The owners showed us a restaurant nearby where the Tuscany T-bone steak was out of this world, along with the pasta dishes.

    Overall:
    It was a very enjoyable week. The house was very clean and the owners were helpful without being intrusive.
    Enjoyed Most:
    It was nice that each bedroom had an en suite bathroom. The large dining table was very nice, as were the sitting areas outside. There were plenty of places for our entire group to gather comfortably.
    Unpleasant Surprises:
    Access to one bathroom was via a step-down entry. The people using it had to be careful.
    Surrounding Area:
    It was picturesque and colorful.
    Nearby Events or Locales:
    Badia Agnano was the closest town but it was not within walking distance.
    Tips or Restaurants:
    Bring soap,food storage bags, and washcloths if you use them.
    Directions:
    We met the owner at the highway exit, but one couple used a GPS and found it all right.

    Overall:
    It was a fantastic week for 6 adults and 3 young children. The property was the highlight.
    Enjoyed Most:
    Hard to specify one thing but it can be wrapped up in this ... spectacular view, pool, bedrooms with king size beds and private baths, private, and reasonable access to all of Tuscany. And helpful owner.
    Unpleasant Surprises:
    We were there in cool weather so no problems with bugs since there were no screens. Its very private and rural but those were pluses for us.
    Surrounding Area:
    It is Tuscany at its best. Spectacular views and access to several beautiful small Tuscan towns. Property even has small vineyard and olive grove.
    Nearby Events or Locales:
    Adia Bagnano then Bucine. Definitely need a car. Too far to walk.
    Tips or Restaurants:
    We ended up doing a lot of cooking in. Coops in Bucine and Montevarchi. Suggested items in literature were helpful, especially zip-lock bags, soap, detergent and basic cooking needs. Pay attention to store hours.
    Directions:
    We had a relative in Siena who met us in Florence so we got there on our own. A GPS with an Italy card is extremely helpful.

    Roberto, the key holder and owner, was very helpful and available if necessary.
