Location Description

This wonderful Italian rental is situated on a hillside above the town of Magliano Sabina, in the area of Sabina in Lazio with easy access to the main A1 motorway. The area of Sabina in Lazio features medieval hilltop castles, towns and villages, natural parks, medieval pilgrim routes and notable archaeological sites. Magliano Sabina is a town nestled amongst the rolling hills of the Lathium, land of Etruscans, Ancient Romans and Popes. The town has several bars, a chemist, bakers, butchers, banks, a post office, toy shop, clothing stores, ice-cream parlour, supermarkets, grocers, delicatessens, petrol station and a new hospital. There's even a small theatre and a museum featuring lots of Etruscan and Roman remains. There is also a 15th century cathedral (rebuilt in the 18th century), the Bishop's Palace, the town hall and the Santa Maria delle Grazie church which conserves a Roman crypt with 15th century frescoes. Rome is also within daytrip distance.

(100 hectares) Owned by one of the oldest aristocratic families in the Sabina area, this Italian estate villa rental enjoys stunning views of the estate vineyard and lower Tiber Valley. Villa Emilia and Villa Appia share a swimming pool whereas Villa Aurelia and Villa Tuscolana each have private pools. Pools are open June to September. Each unit has a private garden and dining terrace. Villa Emilia and Villa Appia are semi-detached apartments and share a wall as well as the swimming pool.

Villa Emilia – Unit 1
(250 m2)
Ground Floor: Enter the villa through the spacious and well-lit living/dining room with terracotta floors, high-beamed wood ceilings and access to the garden and dining terrace area. A leather couch and four comfortable chairs are arranged in front of the fireplace and satellite TV. There is a dining table with seating for ten. The fully-equipped kitchen features an oven, dishwasher, washing machine and a breakfast room. There is a bedroom with two 85 cm narrow single beds and an ensuite bathroom with a sink, WC and a shower. The bedroom and ensuite bathroom are handicapped accessible.
First Floor: Going up a flight of stairs, there is a 160 cm queen-size bed and an en-suite bathroom with a sink, WC and bathtub with a handheld shower. The second bedroom has two 85 cm narrow single beds and an en-suite bathroom with a sink, WC and bathtub with a handheld shower. The third bedroom has two 85 cm narrow single beds and an en-suite bathroom with a sink, WC and shower.


Villa Appia – Unit 2

Ground Floor: The front door opens up to a light & bright living/dining room with a fireplace and satellite TV. The fully-equipped kitchen features an oven, dishwasher, washing machine and breakfast room. On this floor there is a bedroom with two 85 cm narrow single beds and a bathroom with a sink, WC and shower.
First Floor: Stairs lead up to three bedrooms. The first bedroom has a 160 cm queen-size bed and an en-suite bathroom with a sink, WC and bathtub with a handheld shower. The second bedroom has two 85 cm narrow single beds and an en-suite bathroom with a sink, WC and bathtub with a hand-held showerhead. The third bedroom has two 85 cm narrow single beds and an en-suite bathroom with a sink, WC and bathtub with a handheld shower.


Villa Aurelia – Unit 3

Overall:
We really enjoyed staying at Podere Tevere. If we were home in time our photographers were always taking pictures of the sunsets. It was difficult to leave some days to go sightseeing, since we so enjoyed the place. I would recommend having a car, as it is quite far from stores and other conveniences.
Enjoyed Most:
The property was well kept, with lots of hot water, a beautiful view of the valley that sparkled day and night.
Nearby Events or Locales:
The nearest small town was a long walk away. We did go to the small grocery store there once, but it was really driving distance.
Tips or Restaurants:
Have a car and book some time to just stay there! You don't always have to travel.
Check In Out:
The host was most gracious, welcoming us and coming whenever we needed them, and then coming by to send us on our way. It was great!

Overall:
Very good. The place is a little isolated from restaurants and food shops but if you have independent transport it is fine. Cold weather meant heating was required. Generally, though, an excellent stay.
Enjoyed Most:
The property was very clean and well appointed. Large living areas and generous bathrooms were excellent. The surrounding countryside is magnificent and it is only an hour's drive from Rome.
Enjoyed Least:
The small single beds in most rooms were tiny and not wide enough for an adult. More blankets in cold weather would help.
Surrounding Area:
The views were spectacular and the air clean. Excellent walking country.
Nearby Events or Locales:
No town was within walking distance except a trattoria a kilometer away that was only open on some nights.
Tips or Restaurants:
Be prepared to cook your own food. There is a great open fireplace but no wood.
Directions:
A GPS helps because the roads are quite complicated.
Check In Out:
There was nobody there when we checked out. The key holder was available by phone. Check-in was smooth and easy.
