Although situated on a large estate with other luxury villa rentals, this Italian villa in Tuscany is unique for its private setting and beautiful views. The estate's vast private land borders a National Park so it is not uncommon to spy deer, pheasants, and other wild game. Beautifully landscaped with native flora, the private grounds surrounding this farmhouse holiday villa in Tuscany include a lovely swimming pool with comfortable lounge chairs. It is an ideal spot to enjoy peace, quiet, and spectacular views of the Tuscan countryside. This is a great holiday villa in Tuscany for a large group or family because each beautifully furnished bedroom has its own large en suite bathroom. There are trails and dirt roads on the estate for jogging or walking. Conveniently located in Southern Tuscany, it is possible to take day trips to Montepulciano, Montalcino, Pienza, and Cortona, as well as destinations in Umbria, such as Perugia, Orvieto, and Todi. You can arrange to have a cook prepare meals in your own home, or drive 8 minutes into the nearby town for dinner.

The estate is located south of Siena, 12 km southwest of the Chiusi/Chianciano exit of the A1 autostrada. The nearest town is Sarteano (10km.) It is not within walking distance. The nearest grocery store in Sarteano is open in the morning until 1:00 pm and in the afternoon from 4:30 - 7:30 pm. There is also a large supermarket off the A1 autostrada which is open all day until 8:30 pm. Sarteano has good restaurants for lunch or dinner. Chiusi offers a large supermarket and good restaurants also. It takes about 1 ½ hours to drive to Siena and Assisi.

(2000 acres) An 11th century abbey is the focal point of this estate. There are eleven independent, Tuscan luxury villa rentals decorated in a similar minimalist, architectural style. Each villa is separate and private from other structures, and each has a wonderful view. Casa Grappa is a beautifully restored 15th - 16th Century farmhouse and is located near a small lake. There is a beautiful two-level garden. There is an exterior wood pizza oven. The private swimming pool (6m x 12m) seems poised over the lake. The lounge chairs at the pool provide views of the lake and the beautiful Benedictine Abbey.

Ground floor: On the ground floor is a large kitchen with a door to the garden, WC, spacious living/dining room with a door to the garden, and three twin-bedded rooms with en suite bathrooms with showers. One of the bathrooms is wheelchair accessible.
First floor: On the first floor is an entrance from the upper garden, a sitting room, and four twin-bedded rooms with en suite bathrooms with showers.

Activities on the estate: fishing, jogging, hiking, and swimming. A gym and sauna are available for an additional charge.
Nearby attractions: There are thermal pools and spas within a 15-minute drive from the estate. The closest tennis court is in Sarteano, 5 km from the estate (reservations are necessary). There are two horseback riding establishments 5 km away. The nearest golf course is 25 minutes away by car.
Please Note:Although this property is internally handicap accessible and has a roll-in shower, it is externally extremely difficult for someone in a wheelchair.

Security Deposit
- Upon arrival at the property you are required to pay to the property representative a security deposit, payable by cash (euros or US dollars), personal check, traveller's checks, or by credit card (Visa or Mastercard) The security deposit will be refunded prior to your departure from the property minus any extra charges or accidental damages to the property. The listed security deposit is: 750 EUR

Overall:
This was the best way to spend a second week in Italy. The beauty, the peace and quiet, helped to calm everyone down and the huge dinner table allowed all ten of us to enjoy a family dinner at the end of each day.
Enjoyed Most:
The grounds. Absolutely stunning. Words can't describe the complete peace and serenity that you experience at this villa.
Unpleasant Surprises:
There is nothing at all to complain about. The only sad moment came was when there was a convention up by the abbey. There were more cars, but not more noise. It was just something that caught me off-guard. That's how spoiled we were!
Surrounding Area:
Everything. The rabbits that came right up to us, the pheasant that led us out on the roads as we drove from the villa, the greenery, the birds in the morning, the frogs at night, the serenity of the lake in the morning, the gorgeous horses... Need I say more?
Nearby Events or Locales:
Sarteano is the closest town, and it's not within walking distance, but it's an easy car ride to get there. Chiusi is the next closest, where you find the train station to take you wherever you need to go.
Tips or Restaurants:
We wound up cooking every evening, so we didn't hit any restaurants. Bring a good camera, bring good shoes, and bring curiosity. Make sure you travel all the way into the little surrounding towns, and not just travel through them. I discovered more things on this trip by just getting out of the car and walking then I have in my prior trips.
Check In Out:
The person meeting us was wonderful and fun and full of information. She led us to the villa, and walked us through, explaining everything to us. One of the owners stopped by on the first full day to say hello. Nadia, our maid, was cheery and great fun.

Overall:
We selected the property because we had a group of 5 couples and wanted 5 equal-sized rooms. This is hard to find, but "Casa Grappa" exceeded our expectation and we are all very picky. I would heartily recommend this property for a large group.
Enjoyed Most:
The location was the best and worst if you can believe that. It is a bit of a challenge to find, and the property is not near a large town or city, but as we adjusted, the location was fabulous.
Unpleasant Surprises:
The location was the only negative and soon wore off as we adjusted to our stay. This area of Tuscany is very hard to negotiate and even with good maps we were always lost. A cell phone is a must and a compass.
Surrounding Area:
We explored all the cities such as Chianciano Terme, Chuisi, Montepulciano, Montalcino and really had a special time in all the little towns. The food, wine and most of all the people were great. Language was not a problem - most spoke some English and we had an Italian phrase book that was very helpful.

Sarteano was the closest town and not within walking distance
Tips or Restaurants:
Things to bring: Everyone says maps and I thought I had a good one - Michelin 1400,000 -and it wasn't detailed enough; compass; and a very good attitude. Look on this trip as an adventure and you will have it. Restaurants - one in Chuisi-Osteria La Solita Zuppa, Montalcino - Entoce, Osteria, Osticcio. For an outstanding meal in the town between Chuisi and Sarteano try Il Patricia - Michelin 1 star - and unbelievable food and service.

Overall:
The staff was fabulous and couldn't have been more helpful. The girls that helped us cook were worth their weight in gold.
Enjoyed Most:
The beauty, the spacious quarters, the country feeling.
Unpleasant Surprises:
Someone should have told us that the biggest bug threat was not mosquitoes...it was scorpions. The wildlife was not deer, but wild boars.
Tips or Restaurants:
Tell people that the roads are dirt and that walking between villas at night might put you face to face with the local boar.
