Location Description

On the eastern coast of Italy, this villa is located in an ancient medieval suburb next to the church of Annunziata outside the Gate of the Sun, formerly the San Rocco gate. The villa is well connected to the town below as well as other tourist resorts, and of course the beaches. If you're up for a longer walk, you can stroll to the center of town and to the old St. Andrew stronghold, located on the opposing hill. By car you can reach the beach as well as many other cities throughout the Marche region.

Exterior Description
This four story villa has been renovated with special care for the furnishings and trimmings, using materials that reflect the natural environment. The balcony and garden offer wonderful views of the sea and areas to enjoy al fresco meals. The hills behind are covered in olive, oak, and pine trees, characteristic of the Adriatic Sea.
Interior Description

(180 m2)
Ground Floor: An entryway leads into a living room with a couch and a decorative fireplace. The couch turns into a sofa bed suitable for one. There is also a bathroom with sink, toilet, bidet, and shower.

First Floor: Upstairs is the main floor of the house, with a spacious living room including an open-plan dining room and kitchen. The living room has a couch and two chairs, while the round dining table has seating for four. The kitchen is fully equipped with refrigerator, electric oven, microwave, toaster, American coffee maker, dishwasher, and plenty of space. The living room opens out onto a balcony with a table for four, an umbrella, and a long padded bench overlooking a stone wall to the sea. This level also has access to the garden, with grass, flowers, and trees.

Second Floor: On the second floor you will find a bedroom with a 170 cm large queen-size bed and a bathroom with a sink, toilet, and shower. The bedroom has sliding glass doors that open onto a covered terrace with open stone arches looking out onto the sea and the hillside. There is a table with two chairs here.

Third Floor: The third floor houses one large bedroom painted in a beautiful green. Above the 170 cm large queen-size bed there are two huge skylights that open to admit sunlight and fresh ocean breezes. There is also a bathroom with sink, toilet, and shower.

It was an excellent experience. This is a less touristy part of Italy and not many people in the town spoke much English, including our hosts, but that is what we wanted and we were able to communicate well enough to get by.
Enjoyed Most:
I enjoyed the outdoor area most. There is a hammock and garden area and a great outdoor table that overlooks the little town. The main bedroom also has a very nice private balcony overlooking the town. It was also nice that there were two excellent restaurants nearby, Ristorante Castello and Osteria Pepe Nero so you could eat up on the Castello.
Enjoyed Least:
There was a very treacherous gravel road leading up to the villa that we were initially shown Saturday evening during check in. Our vehicle slipped several times trying to ascend the gravel road. We were scared to drive back down the first night for dinner and only a few days into our stay we found the other way to drive up which was paved and while a bit longer going up, it was still treacherous and unnerving.
Surrounding Area:
The Castello area was nice. There were areas to hike around and just walking around exploring the gardens and surrounding areas of the castello was interesting. There were two excellent restaurants up there as well and we ate the first night right around the corner from our villa at Ristorante Castello and the last night we ate at Osteria Pepe Nero.
Nearby Events or Locales:
The town of Cupra Marittima is down the hill from the villa in walking distance. It is very seasonal and since we were there before the main season which starts June 1st, a lot of the shops, particularly grocery were closed on Sunday. We checked in Saturday evening and had to drive about 25-30 mins to the next town San Benedetto del Tronto to get groceries on Sunday because we needed essentials like coffee, sugar, etc. and the shops in Cupra Marittima weren't open Sunday.
Tips or Restaurants:
If possible, try to check in early on Saturday. We flew a redeye into Milan, then got a train to Bologna then rented a car to drive to Cupra Marittima so it was impossible to arrive before 7pm. By that time all the shops in Cupra Marittima were closed. If we could have checked in earlier that afternoon we would have had time to shop for essentials and get settled instead of having to drive half an hour away Sunday morning.
I would highly recommend the owners to show guests the paved road up to the Villa. The gravel pathway we were shown was much shorter, but more steep and tricky to navigate. It was though very convenient to meet in the square and follow them to the villa. I just wish we would have known about the paved road going up Via Roma earlier in our stay. We were avoiding driving at night due to this.

We spent a wonderful, peaceful week at Villa Annunziata. The villa is beautiful offering great views of the surrounding area and in walking distance to good restaurants, the little town and sea. The villa is as beautiful as it looks in the photos.
Enjoyed Most:
The views, the outdoor seating area and sweet kitchen. We cooked dinner at the villa a few nights and it was wonderful being able to sit outside and enjoy our food and wine.
Enjoyed Least:
The stairs are a bit steep. It only caused one member of our party any issue and she happily slept on the pull-out on the first floor which worked out great as she had her own bathroom and a large area in which to spread out.
Surrounding Area:
I loved being able to walk into town or to the sea. We were there a couple of weeks before the season started so the town felt a bit sleepy. We enjoyed a day at the beach and many of the restaurants. I loved that the area didn't feel as touristy as other places in Italy. Most people don't speak English (and we unfortunately do not speak Italian) but everyone was so friendly and welcoming, we were able to get by.
Nearby Events or Locales:
The villa is in the medieval part of Curpa Marittima within walking distance of restaurants, shops and grocery. The villa is located at the top of the hill so be prepared to walk uphill a good bit if you want to walk around town.
Tips or Restaurants:
We arrived at 700 after a long flight our first night and happily found Ristorante Pensione Castello right next door to the villa. The staff were so friendly and we sat outside and watched the sunset while enjoying our meal. We had a great time exploring and eating our way through Treia, Offida, Cingoli, Urbino and Ascoli Piceno. Had the best gelato of my life in a small town on the way to Urbino- Gelateria Maki in Fano.
We used GPS to get to the square in Cupra Marittima and the owners met us there and we followed them the short distance to the villa. It all went very smoothly.
Check In Out:
The owners were so kind and made check in and check out a breeze.

It was wonderful. I loved being on top of the hill so that we could see everything. The villa was so clean and the view picturesque. The owners provided us with local produce and wine and it was a great way to start our visit. The villa has Wi-Fi and the kitchen was fully stocked with plates and utensils so that was nice
Enjoyed Most:
The view and the bedroom at the top of the stairs. And the two nearby restaurants- some of the best food that we ate in Marche. The ability to do laundry was also much appreciated.
Enjoyed Least:
The stairs were a bit steep so it would not be a good spot for someone elderly but they were doable and I loved being on the top floor. The drive getting up to the villa was very steep on one side and quite gravelly on the other.
Surrounding Area:
Walking around the hill city was so interesting and I really enjoyed something new at every turn. Also, the beach was fabulous! What a beautiful place to vacation
Nearby Events or Locales:
Cupra Marittima. Yes it was within walking but getting back to the villa was a pretty decent uphill clime. Helped work off the calories from the pasta!
Tips or Restaurants:
Clothes that hang to dry easily as there are no dryers in Italy, I don't think. I can't remember the name of the two restaurants on the hill top but both were fabulous and I would highly recommend them

They were very gracious to meet us and take us to the property
