Location Description

This Tuscan rental villa is located about 5 km away from the quaint hilltop village of Palaia, where there are two restaurants. Forcoli, slightly further, is a more modern village with a supermarket and other conveniences. Take a drive into the diverse city of Pisa, renowned for its main attraction: the Leaning Tower. The Pisa Baptistry, cathedral and leaning tower are all located together to enjoy. Pisa is well known for its castles, churches and monasteries, all scattered on the tops of hills along the rivers and taking a stroll along its ancient streets is sure to reward you with delightful adventures. This villa is also well-located for taking day-trips to other famed Tuscan locales, including San Gimignano, Florence, and Siena.

Exterior Description

(1360 m2) Set within the private estate of an historic Tuscan borgo, this farmhouse has been lovingly restored and transformed into luxurious accommodations for up to fifteen guests. An open terrace for outdoor dining runs the length of the house in the back, where you will find a barbecue and outdoor furniture for your use. The terrace overlooks a private, enclosed garden with a large lawn area interspersed with mature olive trees and flower beds. There is also a heated private swimming pool (12m x 6m) with its own sun terrace. Pool towels and sun lounges are provided. The property is also secured by an electronic gate. The estate itself also includes an ancient villa with a 13th century clock tower, a family chapel, an olive press, an old water mill, and a number of farmhouses, of which this is one. It is possible to tour the rest of the estate upon request; many of the older buildings have yet to undergo restoration and the farm is active, so guests must be accompanied by a member of the staff.

Ground Floor: A large living room occupies most of the ground floor of this farmhouse villa. It is furnished with comfortable sofas and armchairs, a card table, satellite TV, and an open fireplace. There is also a large kitchen/breakfast room, well equipped with an oven, microwave, dishwasher, kettle, coffee maker, toaster, and juicer. There is also a utility room with a washing machine, tumble dryer, iron, and ironing board. One bedroom on the ground floor has a 160 cm queen-size bed and an ensuite bathroom with a sink, toilet, and shower. This bedroom also contains two single sofa-beds, suitable for children.

First Floor: Upstairs there are a total of six bedrooms and four bathrooms. The master suite includes a 200 cm large king-size bed and an ensuite bathtub, along with a walk-in shower and separate toilet. The second bedroom has a 190 cm king-size bed and an ensuite bathroom with a sink, toilet, and tub. The third and fourth bedrooms each have a 160 cm queen-size bed. The fifth bedroom has a 190 cm king-size bed. The sixth bedroom has a 140 cm standard double bed (suitable for one). There are also two bathrooms, each with a sink, toilet, and shower.

Limonaia: A few meters away from the farmhouse, the lemon house has been turned into a bedroom with a 160 cm queen-size bed and an ensuite bathroom with a sink, toilet, and large walk-in shower.

• 15 is the maximum number of guests allowed at the villa.
• Housekeeping is provided for 2 hours per day, Monday through Friday. Additional Housekeeping can be arranged for an additional fee.
• This villa supplies a welcome pack which inclues; shampoo, conditioner, hand soap, toilet paper, 1 loaf of bred, 1 liter of milk, 2 fruit juices, jam, butter, corn flakes, 100 ml of the estate's olive oil, and 1 bottle of the estate's wine.
