Location Description

Badia Agnano is a charming little village in the heart of Tuscany with shops, bakeries, and markets as well as old churches that date back to the 17th century. Arezzo is a much larger town located about 23 kilometers from the property and is considered one of the most important Etruscan cities. Arezzo is home to the renowned medieval square, The Piazza Grande, which features thirteenth-sixteenth century Romanesque architecture like the Episcopal Palace, and the Palace of the Lay Fraternity. Also in the area are several gothic churches, including the Cathedral of San Donato, as well as medieval and contemporary museums. It was also a filming location for the film Life is Beautiful. If you decide to vacation during the summer, annual festivals are a great way to learn more about the history and culture of Italy. The Joust of the Saracens is celebrated every June and September and the popular music festival is celebrated each July. Day trips to other famous cities, like Siena and Florence, are easily feasible via train from Arezzo or there are any number of destinations that can be accessed easily by car.

This villa is surrounded by a large garden and vineyard with flourishing olive trees and views of the Italian countryside. Renovated in 2005, it is secluded and promises privacy at all times for there are no other houses nearby. Just outside the kitchen is a patio with a marble table, four chairs, and a bench big enough to seat two. There is also a barbeque area and nearby is a large grass garden. A second patio with a large table outside the living room faces the large, private swimming pool (6m x 12m) open from early May to the end of September. Reachable by stairs, the enclosed pool is surrounded by a lawn area with gazebo and a paved patio with lounge chairs. There are two full bathrooms outside with showers - just right for bathing after your swim!

Interior Description
(250 m2/2,690 ft2)

Ground Floor: In the living room you will find a lovely floral couch, which is also a sofa bed suitable for one, situated in front of the stone and brick fireplace as well as a satellite television. Behind the couch is a large dining room table made out of wood in which one side offers a connected bench-like seating, whereas the other side has four chairs. There are many windows, each with views of the surrounding countryside. From the living room is direct access to the adjacent patio through glass doors. Also on this floor is a well-equipped kitchen with an oven, dishwasher, and toaster. There is also a bathroom with a shower.

First Floor: The first floor is comprised of four bedrooms and an open anteroom with a sofa bed suitable for one person. Three of the bedrooms have king-sized (180 cm) beds while the fourth bedroom has two single beds (90cm).(twins can be joined by request). Each bedroom has an ensuite bathroom with a sink, toilet, and shower. Please Note: One of the bathrooms has a step up from the bedroom.

Badia Agnano. It is a substantial walk with steep hills. Not recommended.
Tips or Restaurants:
The local restaurant in Badia Agnano was excellent.
Directions:
Our GPS got us to Badia Agnano OK. Roberto met us in town and took us to the villa which was very helpful.
Check In Out:
It would be very helpful if there were more than one gate key pod. We had six people with two cars so had to coordinate entry times.

Overall:
Wonderful! We enjoyed it very much. Ah, this is my idea of Italy! Our two weeks at Podere della Fraternita were perfect. The villa was more than spacious for three couples and was immaculate and comfortably furnished with a table large enough for a dozen people. Roberto and his wife were wonderful. One of our guests needed to go to the hospital emergency room, and Roberto was there to take him within ten minutes! We loved the privacy of the villa . . . it is in the country a mile or two from Badia Agnano (a small village) and our magnifcent view from the patio was olive trees, vineyards and hills. So beautiful. We spent a lot of time out on the patio and around the gorgeous swimming pool on the warmer days. This is a really outstanding property with four bedrooms, six well-appointed bathrooms and spacious living areas. Five stars all around!
Enjoyed Most:
Its tranquil location, the pool, the view and the owners who were so accommodating.
Surrounding Area:
We really enjoyed the quiet countryside. We also liked the very small towns short distances away. Civitella, an ancient little town set on a hilltop, was no more than 20 minutes.
Nearby Events or Locales:
Badia Agnano. It could be within walking distance but it's a steep walk.
Tips or Restaurants:
For dinner out, we would highly recommend Antico Portale in Capannole, about 5 minutes away, and we had wonderful dinners there three times. Two others, not far away, that we really enjoyed were the L'Antico Borgo in Civitella Val di Chiana (15 minutes) and Osteria dei Vignaioli in Pieve a Presciano, only a couple of miles away. I can't recommend L'Antico Borgo enough the first course of gnudi and main course of duck breast were to die for!! The Osteria serves a GIGANTIC t-bone, enough for four people! But their filets were excellent too. Fabulous.
Directions:
Perhaps find Badia Agnano on Google Earth before leaving home. It would have been helpful if we knew how to put GPS coordinates into our rented automobile. Ask at the rental company how to do that before leaving the rental lot it would have really helped us!

Overall:
Superb. The podere - which, we learned, means hilltop farmhouse - is elegant, relaxed, and Italian. The views are stunning in all directions. The podere is thoroughly upscale without any pretentiousness. For one week we all felt like we truly lived in Tuscany.
Enjoyed Most:
The several comfortable outdoor sitting and eating areas. We enjoyed dining outside in large and small groups, morning and afternoon swim in the beautiful pool and the friendliness and hospitality of owners Roberto and Donella. Location was perfect for day trips to the hill towns and nearby cities, Florence and Sienna.
Enjoyed Least:
There was nothing we would change.
Surrounding Area:
Best days were spent in Montepulciano, SanGimigianoand Siena. Roberto recommended a small nearby restaurant in Ambra where we loved the antipasti, the stone walled courtyard, and the owner's hospitality. No tourists but us when we were there.
Nearby Events or Locales:
Bucine. We did not try to walk. It's very hilly and we saved our walking for daily activities.
Tips or Restaurants:
The podere is very well stocked. We didn't need to bring anything and didn't use/wear some of what we did bring. (Leave dress-up clothes, jackets, ties and heels at home.). We brought and used several adapters for hair dryers already in the house and for our cell phone chargers. The podere has a an upstairs WiFi router that only works upstairs. Instead of a rented GPS, for one car we rented a portable router from the car rental agency and used it with the cell phone GPS. We used the portable router in the car and also at one of the covered patios. It saved our international data usage and also provided WiFi for the entire downstairs and pool.
Directions:
We drove easily to Bucine then drove home in circles trying to find the road to the podere. The taverna owner where we stopped for lunch called Roberto who picked us up in town and we followed him up the hillside to the podere.

It was easy.
