This estate is located down a 2 km/1 mi private, unpaved road and is 3 km/2 mi from the medieval hilltop town of San Gimignano, which dates back to the 10th century. San Gimignano is one of the most visited towns in Tuscany and is full of life and things to do. From the property, you’ll be able to see the town’s famous towers, the 12th century Duomo. Be sure to visit the People's Palace, and the museums dedicated to artwork and archeology. There are also plenty of wine tasting, art galleries, shops, and delicious restaurants. Numerous celebrations and gatherings are held every year including a music festival featuring theater, ballet, and opera performances, and a Medieval Harvest festival where the people of San Gimignano dress up as knights and play medieval games and have tournaments. If you’d like to explore bigger cities in Italy, a local bus can take you to the town of Poggibonsi where there is a train station that can connect you to destinations like Siena, Florence, or Pisa.

This estate on a hillside, right on what was once the old country road leading to the town of San Gimignano, and boasts a stupendous view of the town’s famous towers. Set magnificently within the splendid Tuscan countryside, the property is surrounded by olive groves and vines that produce oil of superb quality and the excellent white wine, Vernaccia. There’s also a large park with cypress trees and flowers. The property was recently renovated, but dates back to the Middle Ages. The villa has been divided into independent apartments. Guests can make use of the pergola for al fresco meals, or enjoy the shared pool (8m x 16m, open Apr 24 - Oct 30). There’s parking on the property.

- WiFi can be found outdoors, near the Reception Office. It cannot be received in the units as the walls are too thick.
- Air conditioning is available and included in the rental price from the beginning of June through the beginning of September.
- People beyond the maximum number of sleeping spaces, including children up to the age of 2, are not allowed.
- Given the structure of the house, the antique furniture, and the absence of equipped areas suitable for playing in, parents must pay special attention to the children present. This is to guarantee a peaceful and serene holiday for guests.
- Finally, guests must read the regulations of the house and respect them during their stay. Any group bookings must be agreed upon beforehand.

Wonderful!
Enjoyed Most:
The owners, the view. The best part were the meals prepared by one of the owners' mothers! Amazing, they were the best meals we had in all of our time in Italy.
Enjoyed Least:
Our unit was a bit noisy as we could hear others coming and going. Also, our unit did not have any balcony which we will ask for next time.
Surrounding Area:
Absolutely. We went walking on two different occasions, seeing birds and deer both times.
Nearby Events or Locales:
San Gimignano--no, it is not walking distance. Having a car is necessary.
Tips or Restaurants:
No need to really bring anything. There is a PAM grocery located a few kilometers away that is great and would have everything you might need. An absolute must is eat at least one meal at the villa!
Directions:
The directions were fine. We did use a GPS which helped but wasn't essential.

Overall:
We had a wonderful stay. They are the most delightful people and they maintain the villa superbly. The dinners you can elect to attend prepared by the owner's mother were amazing. Great place. Great people. Great food. Fantastic time. I would definitely return.
Enjoyed Most:
hmm..the dinners were superb. The location was great. The swimming pool was lovely. The people were wonderful.
Enjoyed Least:
The bed in the upstairs bedroom needs a new mattress. That's all. The bugs - well they are part of Tuscany and we left our windows open all night and let the bugs come and go.
Surrounding Area:
The scenery was beautiful and there was a supermarket about 5km away that was very handy for sundry items.
Nearby Events or Locales:
San Gimignano. You could walk to it I'm sure but we didn't try. We only went there one day. The other days we were exploring other places.
Tips or Restaurants:
You should definitely dine all three nights at the villa when the mum prepares dinner. You can't get much more authentic and fantastic Tuscan dishes than that.
The kitchen was well stocked and the microwave is an oven, too, so with some creativity, you can prepare some great stuff. Find out where the PAM supermarket is and pick up all of your supermarket sundries there. Felsina Winery is amazing if you are fortunate enough to be able to visit there.

We did not use a GPS. We followed the instructions you provided us. Thank you.
Check In Out:
They picked our suitcases up in a little van and delivered them to our room, even though everything is so close by. Very good service. Check in was lovely. They are relaxed and gentle people.

To be honest, I liked everything about the property. I can honestly say that I have nothing bad to say.
Surrounding Area:
Everthing. This property is in the perfect location. It it close to all the major towns for day excursions.
Nearby Events or Locales:
We were halfway between San Gimignano and Poggibonsi. They said that you could walk but it was a little too far.
Tips or Restaurants:
We brought our own toilet paper, salt and pepper, sugar packages--little things that you would not necessarily want to buy in large quantity.
Directions:
We used GPS, but the written directions were also useful. The initial turn off for the property was well marked but more signage to the property along the dirt road would have been helpful.

Both were very easy and fast. Everthing was very well organized.
