This estate is located down a 2 km/1 mi private, unpaved road and is 3 km/2 mi from the medieval hilltop town of San Gimignano, which dates back to the 10th century. San Gimignano is one of the most visited towns in Tuscany and is full of life and things to do. From the property, you’ll be able to see the town’s famous towers, the 12th century Duomo. Be sure to visit the People's Palace, and the museums dedicated to artwork and archeology. There are also plenty of wine tasting, art galleries, shops, and delicious restaurants. Numerous celebrations and gatherings are held every year including a music festival featuring theater, ballet, and opera performances, and a Medieval Harvest festival where the people of San Gimignano dress up as knights and play medieval games and have tournaments. If you’d like to explore bigger cities in Italy, a local bus can take you to the town of Poggibonsi where there is a train station that can connect you to destinations like Siena, Florence, or Pisa.

This estate on a hillside, right on what was once the old country road leading to the town of San Gimignano, and boasts a stupendous view of the town’s famous towers. Set magnificently within the splendid Tuscan countryside, the property is surrounded by olive groves and vines that produce oil of superb quality and the excellent white wine, Vernaccia. There’s also a large park with cypress trees and flowers. The property was recently renovated, but dates back to the Middle Ages. The villa has been divided into independent apartments. Guests can make use of the pergola for al fresco meals, or enjoy the shared pool (8m x 16m, open Apr 24 - Oct 30). There’s parking on the property.

- WiFi can be found outdoors, near the Reception Office. It cannot be received in the units as the walls are too thick.
- Air conditioning is available and included in the rental price from the beginning of June through the beginning of September.
- People beyond the maximum number of sleeping spaces, including children up to the age of 2, are not allowed.
- Given the structure of the house, the antique furniture, and the absence of equipped areas suitable for playing in, parents must pay special attention to the children present. This is to guarantee a peaceful and serene holiday for guests.
- Finally, guests must read the regulations of the house and respect them during their stay. Any group bookings must be agreed upon beforehand.

Overall:
Absolutely fabulous. What a beautiful location! And the owners are the most generous of people. They made our stay so enjoyable. We would live there in a minute!

What a perfect place for our day trips. We loved being so close to San Gimignano...what a magical town! And our trips to Florence, Siena, Cortona, Montepulciano and all the hill towns in the Chianti Classico were so memorable.

San Gimignano...probably not walking distance unless you want a good hike!
Tips or Restaurants:
Ask the owners for suggestions! They offer a wealth of information about the surrounding areas. They have predrawn maps of most surrounding sites. Also, eat at the villa on the nights they offer meals! VERY good! And drink Chianti!
Directions:
We used GPS and it was spot on!

Overall:
The property was a dream. The location is perfect for day trips to Siena, Chianti, Florence, etc. and you could ask for a better "local" spot than nearby San Gimignano. We absolutely loved every bit of our stay there and would definitely return!
Enjoyed Most:
It's hard to pinpoint what we liked the most...the owners are amazing. We arrived late our first night in the midst of a torrential rainstorm and not wanting us to get lost on the dark local roads they met us at the local supermarket so that we could follow them to the property...the service only got better from there! The actual apartment was fantastic and quite roomy for just 2 people. There was nothing we were without.
Enjoyed Least:
The walls are thin. Be prepared to hear all your neighbors comings and goings if you're in the main house. Save for the mornings this wasn't an issue for us but it's something to be prepared for. The beds are very firm and we did struggle to adjust to this. Although the apartment is equipped with two bathrooms, they are both on the first floor whereas the main bedroom is on the the second. The stairwell is very steep, narrow and winding so navigating your way in the middle of the night can be a little treacherous.
Surrounding Area:
The convenience to everything. It's quite literally the best location for taking day trips to the varying surrounding areas and very easy to navigate.
Nearby Events or Locales:
San Gimignano. It's a gem of a town and we happily spent many evenings dining at restaurants here - Chiribiri is not to be missed...best meal of our trip. It's very very small and you must book. Don't miss the best gelato in all of Italy at least the best of our trip in the main piazza. You can't miss it. We walked the first day and it was a palatable 50 minutes...however we wouldn't advise doing this if rain is in the forecast. It was a very wet and dusty walk home!
Tips or Restaurants:
Wash cloths, beach towels, bug repellent and ear plugs for sleeping. Pick up some candles and matches if you intend on using the private terrace that is part of this apartment. The home cooked meals at the property were very good and a nice convenience rather than getting in the car to go elsewhere.
Directions:
We used a GPS to get us off the correct exit but from there don't trust it! The directions provided by the villa are adequate from there.
Check In Out:
The baggage service was fantastic. We were very grateful because our bags were verrry heavy!
