This estate is located down a 2 km/1 mi private, unpaved road and is 3 km/2 mi from the medieval hilltop town of San Gimignano, which dates back to the 10th century. San Gimignano is one of the most visited towns in Tuscany and is full of life and things to do. From the property, you’ll be able to see the town’s famous towers, the 12th century Duomo. Be sure to visit the People's Palace, and the museums dedicated to artwork and archeology. There are also plenty of wine tasting, art galleries, shops, and delicious restaurants. Numerous celebrations and gatherings are held every year including a music festival featuring theater, ballet, and opera performances, and a Medieval Harvest festival where the people of San Gimignano dress up as knights and play medieval games and have tournaments. If you’d like to explore bigger cities in Italy, a local bus can take you to the town of Poggibonsi where there is a train station that can connect you to destinations like Siena, Florence, or Pisa.

This estate on a hillside, right on what was once the old country road leading to the town of San Gimignano, and boasts a stupendous view of the town’s famous towers. Set magnificently within the splendid Tuscan countryside, the property is surrounded by olive groves and vines that produce oil of superb quality and the excellent white wine, Vernaccia. There’s also a large park with cypress trees and flowers. The property was recently renovated, but dates back to the Middle Ages. The villa has been divided into independent apartments. Guests can make use of the pergola for al fresco meals, or enjoy the shared pool (8m x 16m, open Apr 24 - Oct 30). There’s parking on the property.

- WiFi can be found outdoors, near the Reception Office. It cannot be received in the units as the walls are too thick.
- Air conditioning is available and included in the rental price from the beginning of June through the beginning of September.
- People beyond the maximum number of sleeping spaces, including children up to the age of 2, are not allowed.
- Given the structure of the house, the antique furniture, and the absence of equipped areas suitable for playing in, parents must pay special attention to the children present. This is to guarantee a peaceful and serene holiday for guests.
- Finally, guests must read the regulations of the house and respect them during their stay. Any group bookings must be agreed upon beforehand.

We four girls absolutely LOVED it! It was what I imagined. The owners are VERY dedicated!
Enjoyed Most:
View, walking opportunities. Sandra, Simone, Ricardo, and Nicola were SOOOOOOOO patient and accommodating. They set up a cooking class, checked on transportation, set up horseback riding. They REALLY spent a lot of time trying to help... We really needed help wwith directions. Cooking class was a blast! Teacher so Italian, so great! Also important to note that I received great service from RentVillas--thank you to Nicole and Ashley!
Enjoyed Least:
The breakfast basket was a disappointment... After talking with friends who stayed elsewhere, I was expecting fresh fruit, fresh pastries... received processed cookies, crackers.
Surrounding Area:
Little towns, beauty, substantial, old homes/properties, taking the Chianti road tour was GREAT! We especially enjoyed Emma Winery...
Nearby Events or Locales:
San Gimignano...not really within walking distance. But, what a great little town! Loved the shopping, feeling, tone, restaurants... could have spent more time there.
Tips or Restaurants:
There was NOTHING in the apartment, BUT it seemed to work out. We had leftovers from dinners out for lunch. We did bring extra TP and napkins. Apartment was well-equipped with silver, dishes, pans. We wanted to eat out. Lovely restaurant on site BUT open only 3 nights per week. Nicola was so nice to bring us cappuccinos from kitchen because we were so bad at making espresso.

Use a GPS and arrive in the daylight!

Overall, it was a good experience. Views were incredible and owners were very nice and helpful.

Views and size of villa.
Enjoyed Least:
Beds were uncomfortable. Also, the air conditioner had not yet been installed for the season, even though it was late May and the weather was warm.
Surrounding Area:
Tuscany and San Gimignano, in particular, was beautiful.

San Gimignano; it's about a 3-mile mile walk on a dirt road.

Perfect place to spend time in Tuscany.

The view from this unit was the best on this property.
Surrounding Area:
All places we wanted to visit were easily accessible, the furthest being 1 1/2 hr ride.

San Gimignano. Not within walking distance.
Tips or Restaurants:
Take advantage of dinner offered at the Villa. We only had dinner once on our last evening and it was one of the best meals we had. Would do other evenings when offered.
Directions:
We came from Pisa so directions were not specific enough. We did have GPS and once we put in coordinates, we had no problem finding the property. Puttng coordinates in at beginning should avoid any difficulty.
Check In Out:
Process was easy. Staff very helpful in showing us around the unit and where everything was.
