This villa is set on a hill and overlooks the beautiful countryside as well as the nearby town of Montalcino. Location Description

The property is located three kilometers from the hamlet of Seggiano where there is a market, bakery, gas station, shops selling unique local products, and restaurants. Montalcino isn’t far and should definitely be visited. Although it’s known primarily for its fine wine Montalicno is great for exploration and relaxation. There are great shops, restaurants, and art galleries as well as many interesting historical sights. Some of the sights include the Duomo of San Salvatore, the Piazza del Popolo with the Palazzo Communale, and the Church of San Francesco with frescoes by Vincenzo Tamagni. Of particular note are the 12th century Abbazia di Sant'Antimo, a beautiful Romanesque monastic church, and the 14th century fortress that dominates the valley. Other great day trip destinations include Montepulciano, Cortona, and Siena.

Exterior Description
This independent villa offers amazing panoramic views of the surrounding towns and countryside. Just outside the villa is a covered patio furnished with a table, chairs, and barbecue, which all look out to the surrounding countryside. There is a private swimming pool surrounded by sun loungers and a gazebo. There is a bathroom with shower near the pool. A paved road leads to the property and parking is available within the grounds.
Interior Description

(200 m2)
Ground Floor: The entrance leads to a living room with a fireplace, large couch, armchairs, windows overlooking the garden, and two French doors leading to the garden. A loft overlooking the living room has armchairs. There are two bedrooms on this floor. The first bedroom has a 160 cm queen-sized bed and the second bedroom has a 160 cm queen-sized bed as well as a loft overlooking the bedroom. There is also a bathroom with a sink, toilet, and shower.

Lower Ground Floor: A wooden staircase leads down to the lower floor where there is granite fireplace made from an ancient Roman doorway. The dining room has a table and ten chairs and the kitchen is equipped with a cook-top, oven, coffee maker, and dishwasher. A small sitting room has armchairs and couches as well as a French door leading to the garden. There is one bedroom with a 160 cm queen-sized bed and French door that leads to the garden and one bathroom with a sink, toilet, shower as well as a room with a sauna and hydro-massage tub. Near the bathroom is a laundry room with a washing machine.

It was like our own villa. The owners were so helpful in making everything work and we enjoyed our holiday. The sun room was a special place. We set it up as our dining area. The villa art and furnishing are very artistic and from around the world. Great style.
Enjoyed Most:
We thoroughly enjoyed our week at Seggiano. The property is beautiful and as depicted. It is very secluded near the top of a hill overlooking villages below. You can sit on 3 sides of the villa on the terrace as well as the pool. So many choices! We barbecued several nights and ate al fresco (bring candles!) and also had several fires in the outdoor fire pit. Lots of wood. Overall it was very private, natural retreat and led to great group meals together. An upscale exotic version of our cottage.
Enjoyed Least:
The dining room was dark, no windows we called it the dungeon. It's a function of the villa built into the hill top. We only ate our formal meal here. Not an issue as we ate al fresco upstairs all the time. The kitchen sink was very artistic, large natural stone piece but rather unsanitary as it's not smooth and a very porous rock. Coffee was done in a one cup espresso pot - Italian style which is slow for Canadians.
Surrounding Area:
We had considered a villa beside Montalcino but much preferred the privacy and natural setting of Seggiano. We did our excursions during the day, eating lunch out and made our own dinners at the villa most nights. The surrounding areas are hilly with great vistas, top wineries and wines. Montalcino, Montelpulciano and Pienza are beautiful and much quieter than Siena over run by tourists on market day.
Nearby Events or Locales:
Seggianno was not walkable. Very steep road and 5 km away. There is a restaurant 2+ km away but also quite steep. We considered the walk but did not. We ate in Seggi at Caffe 60 which was very good food - family restaurant. Excellent informal inexpensive dining. See my comments regarding groceries. I strongly suggest buying provisions on the way in at a larger centre.
Tips or Restaurants:
I recommend picking up initial groceries on the drive in at Querce al Pino (the exit off the toll route from Rome) as the choice is greatest there and little is open Sunday. We purchased a lot of food and drink and were well set up requiring only small purchases during the week.
We used GPS. Our local contact relayed where we were to meet the owners who drove us to the villa. No issues. Our friends flight arrived later and they had great difficulty arriving at night even with a Tom Tom car navigation. We provided directions by phone and met them at the road. They would not have succeeded on their own. I recommend travellers use GPS and give them the restaurant destination by name and then the escort by the owner.
Check In Out:
Denyse the local manager was a great facilitator. Roberto and Laura the owner work hard to ensure all is well. They had a new WiFi antenna and modem installed when they learned our service was poor. A deposit was never taken by Laura. She and Roberto are special hosts.

My visit to Italy was spectacular in part due to Villa Seggiano. The location and view were beautiful and the villa impeccably decorated. We had everything we needed and the hosts were gracious and accommodating. There was plenty to see and do in the area with Montalcino, Siena and Montalpulcino all within reasonable driving distances. Any question we had was quickly answered and the home had wireless connection which was a big help with making day plans. Our hosts, Laura and Roberto, also prepared a magnificent dinner for us one evening which was the highlight of the trip! Laura prepared a tart for us one day which was waiting upon our return from a day out and about-so thoughtful! I planned our trip online and Villa Seggiano was exactly as described however, the pictures did not do it justice. I would highly recommend the villa. It was worth every penny and then some.
Enjoyed Most:
It's hard to define what we liked most about the property but the living space and hosts made our time together incredibly memorable.
Surrounding Area:
Many towns were within an easy distance by car.
Nearby Events or Locales:
The nearest town was Seggiano. Seggiano was roughly 5 kilometers by car and though an easy distance to walk to, the roads were tough to safely navigate on foot.
We met the owners of the villa and followed them to the property.
