Not only will you love the exterior of this beautiful stone villa, but you will enjoy the comfortable furnishings. This is a wine producing estate, so you can expect vistas of vineyard clad hills, as well as the opportunity to purchase the wine. The location is well suited for day trips to the small towns of Poppi and Bibbiena, as well as beautiful Arezzo and Cortona. Lake Trasimento, Umbria, and Florence are also interesting day trips.

Location Description

The property is 900 meters from Subbiano, a characteristic Tuscan village on the left bank of the Arno. Here you will find a Monday morning market, and if you're traveling in September you may be in time to join with the locals in their celebration of the grape festival, with product tasting and other traditional activities. The Museo dell Casa Contadina (farmhouse museum) is worth a visit, and you should also keep on the lookout for the remains of numerous water mills along the banks of the Arno. However, you'll probably spend most of your local hours exploring Arezzo, the charming town used as the backdrop for Roberto Benigni's "Life is Beautiful." Once one of the most important Etruscan cities, today Arezzo is beautiful for an array of architecture spanning centuries, from Etruscan ruins to the Roman amphitheatre and the Medici Fortress. The first weekend of each month brings a popular antique fair, while annually there is a festival called "Joust of the Saracens," where all of the citizens dress in medieval attire and knights representing each part of the city charge at a target representing a Saracen king. The area is also well-situated for day trips throughout Tuscany. Florence can be reached in 30 minutes by train from Arezzo; a train to Rome takes about an hour and ten minutes.

This villa is situated in the quiet hills surrounding Arezzo on a large estate that is partially farmed and cultivated with vineyards that produces a nice wine (which is available for purchase). There is a covered terrace with a barbecue, table, and chairs. A landscaped garden features a private swimming pool (6m x 12m), open from early May to the end of September, that is surrounded by a grass lawn with sun loungers. An unpaved but well-maintained road leads to the property and covered parking (150m2) is available within the grounds.

(400 m2/4,305 ft2)

Ground Floor: The entrance leads to a living room with a couch, armchairs, satellite TV, and DVD player. A dining room has a table with chairs and the kitchen is equipped with a cook-top, oven, toaster, American coffee maker, and dishwasher. The kitchen also has access to the terrace. There is one bedroom with two single beds (90 cm) (which can be connected upon prior request) and one bathroom with a sink, toilet, and shower.

First Floor: A staircase leads up to four bedrooms and four bathrooms. The first, second, and third bedrooms each have a queen-sized bed (160 cm) and an ensuite bathroom with a sink, toilet, and shower. The fourth bedroom has two single beds (90 cm) and an ensuite bathroom with a sink, toilet, and shower.

Overall:
We thoroughly enjoyed our stay. Alessandro couldn't have been nicer. He gave us directions to the local supermarkets and places of interest to visit.
Enjoyed Most:
The location is great for taking day trips in Tuscany. When at the villa we spent our time on the outside terrace and pool area.

The villa is very well located for taking day trips around Tuscany.
Nearby Events or Locales:
Subbiano, could have walked but we didn't.
Tips or Restaurants:
I would suggest the guests talk with Alessandro and ask for his recommendations.

Overall:
Wonderful. We loved the villa and the owner was very helpful The nights were cool and we kept the windows open.
Enjoyed Most:
Loved being on a working farm and enjoying the peace and quiet

It was in Subbiano
Surrounding Area:
Subbiano was the closest small town. Not so good. Hard to walk - down a steep hill and once you got there, not much there. There was a gelato place we went to, but nothing in that town is quaint, like the other small towns we went to.
Nearby Events or Locales:
It was if you are good at walking, but you need a car for groceries. Don't count on a Taxi. We could never get one. The restaurants were open and closed at strange times. Wanted to eat at one and were told they were closed. We did fine one small restaurant and we would have returned, however, they went on holiday.
Tips or Restaurants:
Coffee pot is Italian. Only makes 3 cups at a time. Bring soap and toilet tissue. There was a bakery in town that had great pastries. We went there to refresh our supply almost every day.
Directions:
We had a driver get us there.
Check In Out:
Alessandro was wonderful. Loved our experience with him. He showed us his basement and wine making process. Left his wine for us. 10 Euros bottle. It was good.

Overall:
Overall we had a nice stay at the villa.
Enjoyed Most:
The outside amenities: pool, covered seating area by pool, covered loggia by kitchen with its large, round table and chairs for eating outside at night, the views of the vineyards, each bedroom having its own bathroom, and the large dining table in the kitchen.
Enjoyed Least:
The huge hill/driveway you had to walk up to get to the villa, the slow WiFi.
Surrounding Area:
Did not enjoy the town of Subbiano--very few restaurants and a difficult walk from the villa.
Tips or Restaurants:
If you plan to cook any, or at least have breakfast daily, bring everything! There were dishes, glasses and pots and pans but no basics - salt, pepper, napkins, paper towels, dish detergent, etc. Stock up at the Coop before you get to villa.
Directions:
The only way we found the villa was because we had a wonderful driver who transported us from the airport to villa.

No - it was fine.
