Location Description

This vacation villa is located at the top of a hill, and enjoys a fantastic location in the heart of Tuscany, within an hours' driving distance of all the main Tuscan art cities: Florence, Pistoia, Lucca, Pisa, and Versilia (Siena is 1.5 hours). The rental villa is only 10 minutes away from the Firenze/Mare motorway, making access to major routes easy. In the immediate area you can find a number of different leisurely activities, such as a beauty spa in Monsumano, three 18-hole golf courses, horseback riding, bowling, cooking and painting classes, and tours with cultural, artistic, gastronomic, and wine themes. The villa itself is located in an area of characteristic, natural Tuscan countryside. Within a range of fifteen or twenty minutes, one can reach the Giusti Grottoes with their hot thermal baths, the Monsummano caves, the Pistoia hills and mountains (with winter skiing), the Svizzera Pesciatina (ten medieval villages), innumerable Romantic churches, and the Fucecchio swamplands. You can find public transport (buses and taxis) down in Monsummano and the nearest train station is in Montecatini.

This property is surrounded by 18 acres of olive groves (which give the villa its own oil). The stone villa itself is surrounded by a 3000 m2 garden where there is the private pool (8 x 16 m, open mid April to mid October) with overflow system and hydromassage. Closer to the kitchen is a barbeque area and a furnished veranda for al fresco dining. A paved road leads to the villa from the main road, and there is private parking for up to 5 cars on the grounds. The owners have another villa on the estate, listed on this site as Villa Alessandro, which is located in front of this villa; however, since the orientation of each villa is different, they are completely private from the other.

Interior Description
(350 m2/3,767 ft2)

Ground Floor: This floor is accessed via an entryway decorated with 17th and 18th century artworks. The eat-in kitchen has a fireplace and dishwasher, microwave, and Italian and American coffee machines. There is a dining room with table and chairs for up to 14 people, with a 14th century fireplace. There’s also another sitting room decorated with antiques from the 17th-19th centuries, which has chairs and couches, one of which is a couch bed (most comfortable for one). The eat-in kitchen, which has a table and 17th century chairs, a fireplace, 2 ovens, dishwasher, microwave, and an antique ceramic sink. There’s a bathroom decorated with antique tiles, with a Jacuzzi shower, sink, and toilet. This floor has a bedroom with a king-size bed (180 cm). There are two verandas on this floor for al fresco dining, and a laundry room near the kitchen with a washing machine.

Lower Floor: This floor has three bedrooms. The first has a king-size bed (180 cm) and an en suite bathroom with a Turkish bath/shower, sink, and toilet. The second bedroom has a king-size bed (180 cm). The third bedroom has twin-beds (85 cm) that can be joined together to form a queen-size bed upon prior request. The second and third bedrooms share a bathroom with a shower, sink, Jacuzzi tub, and toilet.

    The house and grounds were magnificent. Beautiful furnishings and tastefully decorated.
    Enjoyed Most:
    The view and the privacy. A group of 18 people had rented the property next door but we hardly ever saw or heard them.
    Enjoyed Least:
    The kitchen was the room we used the most - for eating breakfast, making cocktails and as a gathering place. The various trash cans at the entrance were too small and unsightly.
    Surrounding Area:
    We visited Montecatini Terme, Lucca and Pistoia, all close enough for a short car ride away.
    Nearby Events or Locales:
    Monsummano Terme was about a 15 minute car ride downhill. Definitely not a walking route, especially after dark.
    Tips or Restaurants:
    La Foresteria is the restaurant on the next hilltop which also housed a monastery. We ate delicious beefsteak alla Florentine while enjoying a beautiful view!
    We definitely needed our GPS! We followed the owner's instructions which were detailed and accurate, except that the last street sign to go up the hill to the property was not visible.

    Better than expected... and we expected a lot!!
    Enjoyed Most:
    View, privacy, pool, beds, accommodations.
    Enjoyed Least:
    Slow WiFi.
    Surrounding Area:
    All that Tuscany has to offer
    Nearby Events or Locales:
    Monsummano Terme. Too far to walk, especially for the uphill return.
    Tips or Restaurants:
    We were three couples who rented one vehicle large enough to handle us and our luggage. The roads are much easier to travel in smaller cars, so think twice about having one large vehicle. And by all means make sure to rent a GPS. It's essential.

    We had an absolutely fabulous time and the villa was more spectacular then we could have ever imagined.
    Enjoyed Most:
    The villa inside and out were equally wonderful, it didn't matter what direction you looked you had amazing views. The inside was so very beautiful and very charming.
    Enjoyed Least:
    Driving to the Villa; we had a van and going up and down the hill was quite stressful.
    Surrounding Area:
    The proximity to the train station made visiting other areas very convenient.
    Nearby Events or Locales:
    Monsummano Terme, a bit of a hike but, one of the couples walked there and took a taxi back up to villa.
    Tips or Restaurants:
    The name of the restaurant in Montecatini Alto was recommended by owners (the name ! don't recall) but we took the funicular to get to it.
    Directions were fine; tried to use a GPS, not always helpful due to the fact we kept losing signal.
    Check In Out:
    It went very smoothly once we got to the villa; we had a bit of trouble with our rental van breaking down. The owners were so patient with us since we got there a little late.
