At this large villa in the Tuscany, you and your group of up to 18 guests can enjoy being located in the Italian countryside, and yet be within 3 km of a small train line which goes directly to Arezzo. From there, fast trains will take you to Florence and Siena. Of course, once you see this villa’s gorgeous interior – with wood beam ceiling, classic tile floors, and ancient stone walls – and huge yard, spending your vacation at this home away from home might be just as tempting!

This villa is located in the province of Arezzo in the small hamlet of Baciano that dates back to the 12th century. The Baciano train stop is 300 meters away with service into Capolona and Arezzo. Three kilometers away, the village of Capolona offers stores and food shops. There is a small 2-coach train at the same distance away that goes to Arezzo (17 km away). There are train tracks 80 meters from the villa, so you can expect to hear train noise. Arezzo is the beautiful city that’s the setting for Roberto Benigni's Life is Beautiful. Arezzo is a city characterized by an array of architectural styles, from Etruscan ruins to the Roman amphitheater and the Medici Fortress. The first weekend of each month features a popular antique fair, while annually the town hosts a festival called Joust of the Saracens, where all of the citizens dress in medieval attire to watch knights charge at a target (representing the Saracen king). Arezzo also has a train station, convenient for accessing other cities in Tuscany like Florence and Siena.

This villa is made up of the main house and a smaller apartment across the courtyard (not attached to the main villa). The villa has been recently restored inside and out, and occupies a large, fenced yard with trees, flowers, and large grassy areas. There’s a private pool (12 x 8 m) and furnished outdoor areas for al fresco dining and a hammock for enjoying a nap. The pool is open from the middle of April to the end of September.

Main Villa
Ground Floor: This level is accessible up ten steps. There is a large dining room with a decorative fireplace and a small living room with satellite TV and a decorative fireplace. The kitchen equipped with an oven, microwave, dishwasher, and American coffee machine. There are two bedrooms. The first has twin beds (85-90 cm). The second has a queen size bed (160 cm). There are two bathrooms, each with a bathtub and hand shower, sink, and toilet.
First Floor: This floor has 5 bedrooms. The first has a standard double bed (140 cm). The second, third, and fourth have queen size beds (160 cm). The fifth has a queen size bed (160 cm) and an additional single bed (85-90 cm). There is a large living room with satellite TV and a decorative fireplace. There are two bathrooms, each with a bathtub and hand shower, sink, and toilet.

Annex Apartment - Not attached to the Villa
Ground Floor: Accessible from the courtyard, this floor has a large living area with tables and a fireplace. There is a game room room with table tennis. The kitchen is equipped with an oven, freezer, dishwasher, and bread oven. There is a guest bathroom with a toilet and sink.
First Floor: This floor has a living room with a fireplace and wood stove. The dining area has a table and chairs, and the kitchen corner is equipped with an oven, dishwasher, and American coffee maker. There are two bedrooms. The first has twin beds (85-90 cm). The second has a queen size bed (160 cm). There is a bathroom with a shower, sink, and toilet. There’s also a storeroom with a washing machine.

Overall:
Beautiful property that provided all the space needed for a large group traveling together. The gardens were well cared for. The living room is upstairs in the main house and we only used it one evening but it was the perfect size.
Enjoyed Most:
The villa is the picture perfect Italian property. The rustic charm of the property with restored home standing next to ruins that tell their own story. The views from the pool are gorgeous and far enough out it was a tranquil setting.
Enjoyed Least:
The mattresses were uncomfortable.
Surrounding Area:
The house is set far enough outside of Capolona to feel secluded. Capolona is a small town that offers groceries and some restaurants. Arezzo is close enough to go and enjoy a larger town atmosphere.
Nearby Events or Locales:
Market, Pharmacy, Restaurants. NO, they are not walking distance from the property.
Tips or Restaurants:
There should be a guide book in the home. BIGGEST suggestion would be (for US travelers in particular) to note the name of the train platform that is walking distance from the house (BACIANO). List that it exists and that the train schedule is posted at the platform. There is LIMITED taxi service to the property and they never knew how to get to the home. Even offering the coordinates didn't seem to help some of the guests that came without renting a car. They could have easily and very cost effectively caught the train at the house into Capolona and into Arezzo.
We were only given ONE set of keys. With 16 people that was a problem because someone had to be at the house or in a grouping to arrive at the house in time to let the others inside. If there is a way to entry to at least one door with a code lock or phone lock access that would be ideal.
Directions:
Visitors MUST use the GPS coordinates. There is no sign or marker to confirm the house address. I felt terrible because some friends attempted to book taxi rides for several days and they cab company could never find the property and they had to call Alexandra to get instructions on how to find the home. They bothered her more times than I care to admit (I had a car).
Check In Out:
Check in and Check out process was simplistic. For someone looking to leave early to make flights in Florence there could be an issue because you have to wait for someone to come to refund the cash security deposit.

Overall:
The villa was beautiful. Overall we had a wonderful time.
Enjoyed Most:
We felt safe! Loved the pool and sofas by the apricot tree.
Enjoyed Least:
The noise from passing trains.
Surrounding Area:
We liked that it was close to many villages including Florence.
Tips or Restaurants:
There is a simple food store around the corner. Note that the apartment isn't attached to the main house.

Overall:
The facilities were palatial! There are large bedrooms and a dining room. This was important because we were a family of 19. The house was very accommodating with a large walled back yard and pool. The hit of the two weeks was a large apricot tree that rendered fresh fruit each morning.
Enjoyed Most:
It was spacious, private, beautiful, comfortable.
Enjoyed Least:
The train that ran by every morning. The bathroom showers were not enclosed properly so water ran onto the floor.
Surrounding Area:
The views, the proximity to Arezzo, the proximity of trains to wherever you may want to travel. A few local restaurants.
Nearby Events or Locales:
Capolona was the nearest small town. Definitely within walking distance. Approximately a 20-30 minute leisurely walk although it was along a road with many cars.
Tips or Restaurants:
Several local family restaurants: Chennos in Subbiano and Hotel Relais de Flores a few minutes away. The owner can give you the name of a couple of others. There are a couple of supermarkets very close by to get food for the kitchen.
Directions:
The GPS does not recognize the address given but when we put in the coordinates we found it.
Check In Out:
Call ahead of time to tell them when u will be there. It was a pleasure to meet Lydia and Eugenia was a constant source of help and information when we needed it.
