The property is ideally situated near a public beach, and the private grounds have a swimming pool, lawns and an alfresco dining area that is perfect for sunrise coffee, summer barbecues and evenings under the stars.

Location Description

The property is situated near the rural hillside village of Rezzonico, surrounded by the serene enclave of Marena, in the commune of San Siro. Guests can walk along the quiet residential road from the villa to the village, which has a quaint lakefront and a restaurant, in about 30 minutes (this is not a flat road, so walkers must be in good physical condition!). Menaggio, the largest town in the central lake area, is 7 kilometers away (about a 10-minute drive). Menaggio has Roman origins and boasts a charming historic center. The town has a wide range of delicatessens and grocery shops, and it is a favorite haunt of locals and tourists alike. It has a scenic lakefront promenade with cafes and the largest lido on the lake, Lido Giardino Menaggio, which has a large pool (25 m), children’s pool, and a beach with sun loungers, lake access, volleyball, playground and a pizzeria. There is very good public transportation via buses and ferries. Bellagio and Varenna are also important to visit, even if the former is filled with tourists during the summer season. A car is essential.

Exterior Description

A private driveway leads from the hillside road up to the villa, which has an elevated location with gorgeous views of the lake. The property sits along a gentle slope, and the villa is partially built into the mountainside. There is a large lawn with a stone terrace that surrounds a swimming pool (open May to September) and sunbeds, and there is also a dining table for six and a barbecue. The covered stone terrace has a small table, two chairs and an armchair, and on the upper floor there is a balcony that wraps around three sides of the villa. The property has a private garage.

Interior Description

Ground Floor: The open living and dining room features an L-shaped sofa, flat-screen TV, DVD player, dining table for six and windows with spectacular lake views. The bright kitchen is equipped with a gas stove, oven, dishwasher, microwave, toaster, electric tea kettle, coffee maker and breakfast table for six.

First Floor: There are three bedrooms. The first and second bedrooms are each furnished with a king-size cherry wood bed (180 cm) with double wardrobes and private balconies. The third bedroom is furnished with a single cherry wood bed (90 cm) and a double wardrobe. There are two bathrooms, each with a shower, sink, toilet and bidet.

Attic Level: There are two bedrooms. The first is a master bedroom with a king-size brass bed (180 cm) and an ensuite bathroom with a bathtub, sink, toilet and bidet. The second bedroom features two single cherry wood beds (90 cm each) and an ensuite bathroom with a shower, sink, toilet and bidet.

Basement Level: There is a game room with a snooker table and foosball table (table foootball), as well as a laundry room with a washing machine, clotheshorse, iron and board. A bathroom with a shower, sink, toilet and bidet is also located on this level.
