This rustic stone villa, within walking distance of Cortona, overlooks the beautiful Valdichiana Valley, and offers two bedrooms and two bathrooms. There is a private swimming pool and a covered terrace for outside dining. The location is ideal for visiting Eastern Tuscany and Umbria.
Location Description

The city of Cortona, with its shops, restaurants and open air market is a 20-minute walk away. Cortona has all the necessities and services including banks, bars, a post office, antique shops, pharmacies, and grocery stores. This city is an encounter with art, history, and culture. You'll rediscover Tuscany's past in Cortona, which has changed very little in the last 400 years or so. Sitting in the center of the triangle formed by Arezzo, Siena, and Perugia, as well as being near Lake Trasimeno and the Apennines, In Cortona there is no end to picturesque streets and historic buildings. Tour frescoed churches from the 13th century; explore the original city walls; see and art exhibit in the 16th century fortress. You can also visit the local museums and libraries, tiptoe around ancient monasteries and tombs dating back to the second century B.C., and dine on the best Tuscan dishes.

Exterior Description
Immersed within a private landscape of woods and olive groves, the house is nestled into the hillside overlooking the Valdichiana Valley and the city of Cortona. The private garden can be accessed from both the ground and first floors. A special note about this villa is that it sits only a few hundred meters away from the villa owned by Frances Mayes, the author of Under the Tuscan Sun. This villa has a private swimming pool within a well-kept garden and against the house, a covered and furnished terrace with a barbecue. Parking is available on the property.
Interior Description

Ground Floor: A typical stone farmhouse of the region, the restoration has preserved many of its original features including wood beamed ceilings. Furnished with rustic charm, the living/dining room has chairs, a wooden table, and an old stone fireplace. The reading room with a sofa has a Satellite TV to the garden. The fully equipped kitchen has an oven, a dishwasher, a toaster, an American coffee maker, and an Italian moka stove-top coffee maker (for espresso). One bathroom has a shower. The villa has a washing machine but no clothes dryer.

First Floor: There are two double bedrooms. The first bedroom with a queen size bed (160 cm) has a nice balcony with table and chairs. The twin bedroom (90 cm), which can be made into a king size bed (180 cm) upon prior request, has a set of French doors going out to the garden. Both bedrooms have en suite bathrooms with showers.

It was a lovely house for just the two of us to stay in.
Enjoyed Most:
The front outdoor covered area.
Enjoyed Least:
The main bedroom at the front of the house had an uncomfortable mattress. We slept in the back bedroom and the beds were just fine.
Surrounding Area:
There is a nice restaurant just up the road and the owner/chef is a very hospitable friendly guy. The same can be said for the cafe/store.
Nearby Events or Locales:
Cortona is close and obviously worth a visit.
Tips or Restaurants:
There is a very good restaurant with fantastic views a few kms away along the ridge road leading away from Cortona. Worth the visit.
Pretty good.
Check In Out:
We found both to be very easy. The gardener was very happy to be left with the leftover beers...

Casa Toscana was exactly as described and absolutely perfect for a romantic Tuscan holiday for the two of us. Our friends joined us for one evening and kept saying "pinch me" this place cannot be real! We truly were able to live the Tuscan life for our week including walking into town, cooking with the fresh produce and herbs that were abundant, enjoying delicious wine by candlelight outside while enjoying a spectacular view. The location was wonderful for our day trips to neighboring hill towns and Cortona had so much to offer!
Enjoyed Most:
We most enjoyed the privacy and view of the property. From the minute we arrived and meandered down the winding stone stairs lined with rosemary, lavendar, fig trees and more, we literally could not believe how lucky we were to be there.
Enjoyed Least:
To be very honest, the property needs some love in the living room furniture department. The sofa and chair in that room were the most uncomfortable to sit on. On chillier nights, we really had no place to "hang out" inside. The mattresses could also be upgraded, not terrible but not up to the quality of the property or super comfy for a week's worth of sleep.
Surrounding Area:
We truly enjoyed so much about the surrounding area from the walkability to Cortona to the vistas like we have never seen, to the fragrant smells in the air from the herbs, the trees and the wood burning. We felt we really picked well with this villas both from its own offerings and the location itself.
Nearby Events or Locales:
Cortona was a twenty minute, easy walk (albeit one needs to be careful of the cars as there are no sidewalks.).
Tips or Restaurants:
The absolute best restaurant in Cortona is AD-Braceria. We went there on our second night and loved it so much decided to celebrate our last night of our whole trip there. The food was amazing, the ambience (you are seated in a wine cellar) is so charming and the service was delightful. And, the cost...very reasonable for the quality of food and wine! In terms of what to bring, we had been told the villas was self catering, which it was, but found it to be stocked with paper goods, laundry detergent, dish detergent, salt and pepper, olive oil and some hand soap and shampoo samples.
The property is hard to find because it is tucked down a tiny drive that is essentially hidden (which makes this villas so wonderfully private.) BUT, the management, when we called, insisted upon meeting up at the bottom of the town and escorted us directly to the house without our ever even trying to find it with GPS. With that said, our friends found us using GPS with the directions you provided.
Check In Out:
The management was extremely nice and very laid back. I would say, as Americans, we are not used to such laid back service. The gentleman who showed us to the property handed us the keys, mentioned a thing or two about how to use air conditioning and left. We had an initial issue with no Wifi and within an hour on a Saturday night, the management sent someone out to fix it! We had no idea what the procedure was for checking out. We were leaving very early to catch a flight from Rome so I ended up calling the management the day before to ask what we were to do with the linens, keys, etc. They were very, very nice and just told us to leave everything as it was and place the key in a location they mentioned. If I had not called, I would not have known what to do. Fortunately, they did not ask us for a security deposit as the materials had suggested so we did not need to connect in person to retrieve it. Very, very kind people!!!

Very relaxing and quite location while being very close to the village of Cortona and easy access to explore other villages and the countryside.
Enjoyed Most:
The location was great.
Enjoyed Least:
The driveway offered a challenge in getting into the property and there was a problem with the hot water that was fixed when a part was replaced.
Surrounding Area:
The little café just up the hill was great for stopping for morning coffee or a snack during the day. The view was wonderful and the owners were terrific. We had a couple of great conversations with the locals over coffee.
Nearby Events or Locales:
Cortona was a good walk for the young at heart. There was easy access to a parking lot about 12 minutes way there that offered a pleasant walk for the rest of us.
Tips or Restaurants:
Bring a good GPS for exploring the area and we did not find a bad restaurant.
Our GPS that we got from the car rental company did not have an up-to-date set of maps so getting to the property and was a problem. We called and met the property manager at a parking lot outside of the village and he led us in.
Check In Out:
Check in and out went smoothly the only problem was the airline causing a 4 hour delay in our arrival. The property manager was wonderful and assisted us in every way we asked. They were GREAT!
