Location Description

The villa is located in an exclusive area 3 kilometers from Sainte Maxime, a picturesque town along the Cote d’Azur. The property is within walking distance (less than 1 km) to La Nartelle Beach and is close to a small grocery shop and pizzeria. La Nartelle can be accessed by walking along a private tarmac road that is exclusive to the local villas, and then via a small pedestrian pathway. The beach has both public free areas and numerous private beaches with restaurants. Jet ski rentals, banana boat rides, paragliding boat trips and canoe rentals are also available. A short drive away is Sainte Maxime, where there are sandy beaches, a pier, boutiques, food markets, restaurants, a post office, bank, cinema and a museum. There is also a shoreline promenade with parks, pine trees and a tourist office. For day trips, the marina in Ste Maxime offers boat service to nearby St Tropez (10-minutes by ferry), Port Grimaud, St Raphael and the islands of Porquerolle and Port Cros.

Electronic gates open onto the property, which is located above the coastal road and La Nartelle Beach, with beautiful views of the sea. The terraced grounds slope downward from the entrance to the villa, descending to the tennis court. There are lawns and gardens with flowers, plants and trees (including a 300-year-old olive tree) and three seating areas. There is also a swimming pool (15 m x 4 m, 3 m depth, has a cover), Jacuzzi pool (6 m x 2 m), sun loungers, pool shower, petanque area and ping pong table. The outdoor dining table seats 16. The terrace off of the main house is partially covered for alfresco dining for up to 16 people. It has teak flooring, table and chairs, mobile gas barbecue, comfy sofas and enjoys stunning views of the Gulf of St Tropez. The terrace off the guest house has a plunge/Jacuzzi pool, fountain, built-in barbecue and stone table with seating under a shade tree. The full-size tennis court has flood lights, and tennis equipment is available. Onsite parking is available for several cars.

Main House
Ground Floor: Large double doors lead into a living and dining room which features a large L-shaped sofa, wood dining table for eight (converts into ¾-size snooker or large pool table) and a modern piano. The open-plan lounge is furnished with three sofas, a fireplace, firewood, TV, a lounge chair and doors to the furnished outside terrace, which has views of the Gulf of St Tropez. The Bulthaup kitchen is equipped with a stove, two ovens, microwave, two dishwashers, toaster, coffee machine, electric tea kettle, and a glazed island with a casual dining area that seats eight, and doors to the terrace. There is a guest bathroom with a sink and toilet between the living room and two bedrooms. The first bedroom is air conditioned and has a king-size bed (180 cm) and an ensuite bathroom with a shower, sink and toilet. The second bedroom has three single beds (90 cm each, can be rearranged to form a king-size bed and additional single bed), TV and ensuite bathroom with a shower, sink and toilet. Both bedrooms open onto the garden and pool. A separate guest bathroom features a sauna, walk-in shower, sink and toilet. A staircase leads to the lower ground floor, swimming pool and garden.
Lower Ground Floor: There are two air-conditioned bedrooms and a utility room with a washing machine, dryer, iron and board, wine rack and access to the driveway, gardens and pool. The first bedroom has a king-size bed (180 cm), wardrobe, easy chair, wall-mounted TV and an ensuite bathroom with a bathtub, huge walk-shower, double sinks, bidet and toilet. The second bedroom has a king-size bed (180 cm), easy chair and ensuite bathroom with a shower, sink and toilet.

Guest House
Ground Floor: The living-dining area has two sofas and a dining table for eight. A staircase (a bit shaky, not suitable for toddlers or the elderly) leads to the first floor. The American-style kitchen is equipped with an oven, stove, microwave and a door to the terrace. There is a small bedroom with two single beds (90 cm each). There is a separate guest bathroom with a sink and toilet. First Floor: There are two bedrooms. The first has three single beds (90 cm each), and the second has two single beds (90 cm each) and a small balcony overlooking the courtyard Jacuzzi pool terrace below. There is a separate shared bathroom with a sunken bathtub, walk-in shower, double sinks, bidet and toilet.
