Ideally situated between Florence, Siena and Arezzo, this property overlooks the majestic Tuscan countryside. The villa is designed to make the most of the exquisite natural setting and features gardens, a swimming pool and terraces with plenty of places to dine or simply relax under a shade tree.
Location Description

The villa is a short drive away (7 kilometer) from the ancient Tuscan town of Figline Valdarno, which sits in the middle of the triangle formed by Florence, Siena and Arezzo. The town’s historic area has a medieval piazza, and there are many shops and restaurants. The main sights include Saint Mary Collegiate Church, the Palazzo Pretorio, and Saint Francis Church. The annual “Palio Si San Rocco” (Saint Rocco Horse Race), a town-wide celebration, is held on the first Sunday in September. There is a train station in Figline Valdarno, which offers frequent trips to Florence and Arezzo. Near the train station there is a bus terminal that connects Figline with other towns nearby. The tiny Tuscan village of Ponte Agli Stolli, which has a small market and a bar that serves delicious pizzas on the weekends (be sure to make a reservation), is 3 kilometers away. Great day trip destinations include Greve in Chianti, which is the unofficial wine capital of the region, as well as Radda in Chianti, Gaiole in Chianti, Florence and Siena. A car is essential.

Exterior Description
The villa overlooks the surrounding vineyards and rolling hills, with views extending over the Valdarno Valley and distant Pratomagno hills. Gardens wrap around the villa on three sides and feature lawns, mature shade trees, shrubs and flowers. The terrace just outside the villa features a long dining table, and a few steps down there is another paved terrace featuring a swimming pool (12 x 6 m, 1.3 to 2 m deep, open May to September) surrounded by sunbeds. The bordering trees shade a second dining table with bench seating, and there is also a covered loggia with another dining table and furnishings. A shaded parking area is provided onsite. Please Note: the villa shares a back wall with another property.
Interior Description
(200 m2/ 2,153 ft2)

Ground Floor: A covered loggia leads to the entrance of the villa, which opens on a wide entrance hall with a bench, two chairs and terracotta tiled floors. The living area features a sofa, two armchairs, plasma-screen TV and double doors to the terrace and garden. The dining room features an oval dining table and chairs, a wooden dresser and open fireplace. The semicircular kitchen is equipped with a gas stove, modern oven, microwave, dishwasher, large windows and a door to the terrace. There is also a utility room with a washing machine, internal access to the covered loggia, and a door to the garden, close to the pool. Near the stairwell there is a bathroom with a shower, sink, toilet and bidet. A staircase leads to the first and second floors.

First Floor: There are three bedrooms on this floor. The first bedroom has a queen-size bed (160 cm), a sofa bed (140 cm, comfortable for one, cozy for two) and an ensuite bathroom with a bathtub, handheld shower, sink, toilet and bidet. The second bedroom has a queen-size bed (160 cm), and the third bedroom has two single beds (90 cm each, may be joined to form a king-size bed upon request). There is a separate bathroom with a bathtub, handheld shower, sink, toilet and bidet. A staircase leads to the second floor.

Second Floor: There is a bedroom with a painted wooden queen-size bed (160 cm) and large wardrobe. A separate bathroom houses a shower, sink, toilet and bidet.

Outstanding! The villa was even better than it looked in the pictures on the website. Check in was very easy and staff were very helpful in answering any questions we had.
Enjoyed Most:
The pool area and the views! The location was also very central to travel around Tuscany by car.
Enjoyed Least:
Only that the sneaky geckos that would run out of the bushes and scare me!
Surrounding Area:
There were lots of interesting little towns to explore on short day trips very close by.
Nearby Events or Locales:
Ponte Agli Stolli. It was a 3 min walk to the delicious pizzeria and small grocery store.
Tips or Restaurants:
Definitely eat at the pizzeria in Ponte Agli Stolli (it is only open on Friday, Saturday, or Sunday).
The directions were great!

Check and and check out was very easy!

We enjoyed the location.
Enjoyed Most:
The bedrooms and baths were beautifully decorated, the beds were very comfortable. The rest of the place seemed to be a 'work in progress' with maybe future painting and furnishing.
Enjoyed Least:
The busy road (was only 3-5 feet from the kitchen windows). The neighbors that were always around and sometimes noisy. The school and the house remodeling going on across the street.
Surrounding Area:
The location was excellent for day trips. The surrounding views were breathtaking in spots close by.
Nearby Events or Locales:
The nearest was Figline di Varno. Was not close at all.
Tips or Restaurants:
We brought clotheslines but did not need them. Stopping at the store first was necessary. There was an American Diner in the nearby city and was a treat to see the 1950's decor and the food was great.
We had a GPS; otherwise I think it would be very difficult to find.

Check in and out couldn't have been any easier .

Lovely experience. Thoroughly enjoyed the villa. The bedrooms were beautiful, and some of the views were amazing.
Enjoyed Most:
We loved the bedrooms, beautifully decorated, and loved the views from one side of the villa. The outside pool area was gorgeous and we were disappointed that due to the time of year we were visiting, we were unable to use it. I could see where this would be the perfect place to stay in the summer.
Enjoyed Least:
Some of the rooms looked out to another's property, which wasn't very appealing. The road the villa is on was busy at times (especially mornings...) I was expecting a remote place out in the country.
Surrounding Area:
We loved meandering through the small towns and wine tasting in the local region. Many of the towns we traveled through were not even in guide books so we very much felt like we were living like a local!
Nearby Events or Locales:
There is a small town of Dudda nearby but not a lot is available there. We found a small store where we were able to get some bread, and a church, but other than that, not a lot there. It was not within walking distance. The village of Stolli is within walking distance, but again, not anything there. You need to go to Figline Valdarno to get groceries or find restaurants and that is a good 10 minute drive.
Tips or Restaurants:
No. The villa is very well equipped.
We had a GPS and it was ESSENTIAL. It is hard to read the street signs.
Check In Out:
They were very accommodating and pleasant when we arrived, despite the fact that we were late.
