Location Description

The village of Guardea is situated two kilometers from the villa. Here are all the necessary shops for shopping: a supermarket, grocer, butcher, and market. There are several restaurants in the vicinity using the freshest meats, olive oils, and wine from the local region. One of Italy’s most beautiful hill towns, Orvieto, is less than twenty minutes away. Perched on top of a large volcanic rock formation with sheer vertical cliffs, Orvieto yields some of the best views in Europe. The town has many shops, cafes, and restaurants. The famous Gothic Duomo dates back to the 13th century and features a beautiful façade and interiors. Visit the papal palace, Etruscan ruins, and embark on a guided tour of one of the villages many underground caves. Be sure to purchase a bottle of Orvieto’s famous Classico wine! Orvieto's position on the main north-south rail network and autostrada makes it a perfect jumping-off point for day trips to many popular tourist venues in central Italy, including the ability to take fast trains to both Rome and Florence.

Nearby Attractions: A perfectly preserved historic town, Todi has a world-wide reputation for its beauty and cultural events. The city center’s piazza is ideal for dining outdoors or for sipping cocktails as you take in the surroundings. Todi holds many impressive architectural sights, such as the Palazzo del Popolo, one of the first indoor public spaces in Italy, which was built in the 1200s. The city has also made recent headlines for garnering recent acclaim for its livability, sustainability, and ability to successfully reinvent itself over time.

Exterior Description
(10 hectares/25 acres) Made of local stone, this 100 year old Umbrian villa was completely rebuilt and renovated just two years ago. Lovingly adorned with wood carvings, from the donkey on the wooden gate, to the myriad of animal carvings within the villa, this villa is unique. It is located within a large park of about 25 acres, in a panoramic position overlooking the Tiber River and the Alviano Oasis. The surrounding park is covered in trees, plants, flowers, and has many resident deer, goats, and donkeys. A landscaped garden around the villa has multiple areas for lounging and dining al fresco. The villa’s swimming pool and spa services are located indoors, but with sliding doors that open fully to the outside. The facilities include a heated (upon prior request), salt water swimming pool, a heated Hydromassage Jacuzzi SPA tub, a spa with a tropical shower and Turkish bath, and a bathroom.
Interior Description
(500 m2/5,382 ft2)

Ground Floor: Enter the villa, adorned throughout with wood carvings, to see an impressive stone arch separating the living and dining area. The living room is furnished with colorful sofas and has a guest bathroom with a sink and toilet. It opens to the dining room, through which the villa’s pool and spa are accessed, which is framed by natural stone, wood-beamed ceilings, and painted panoramic views! There is an additional large lounge room with a sofa bed (160 cm) for two and a separate bathroom as well as another entrance to the pool and spa. The villa’s kitchen is well equipped with an oven, microwave, toaster, electric tea kettle, American coffee maker, Italian moka and espresso machine.
Note: There is a game room with professional pool table and table football available 24 hours per day, available for an additional charge of 350 euros per week.
Four bedrooms, each with en suite bathrooms with showers, are on the ground floor. The first, Asinello, has a large queen size bed (170 cm) and one narrow bed (80 cm, most suitable for young people) in the loft. The second, Gallo, has a queen size bed (160 cm) and a decorative loft. The third bedroom, Capretta, is the children’s blue and yellow room. It has two narrow single beds (80 cm; most suitable for young people); one on the main floor of the bedroom and the second in the bedroom’s loft. The fourth bedroom, Gatto, has a queen size bed (160 cm) and a decorative loft. All of the bedrooms have access to the villa’s garden.

First Floor: Stairs from the lounge lead up to one double bedroom with an en suite bathroom, the Gufo Suite, on the first floor. This suite has a large queen size bed (170 cm) and a narrow single bed (80 cm, most suitable for young people) and within the bathroom is a Jacuzzi tub with a shower head. It has a private boardwalk connecting it to the upper level of the garden.

  • Cost is associated with turning on and heating the SPA/Pool facilities (see below) which must be requested at least one week before arrival at the villa. Guests do not have to have all facilities turned on and they may choose which they would like (or not like), including using the pool unheated(average temp 22/23C). The pool is heated to 30° C (86° F) and open 24 hours a day. The Jacuzzi (hydromassage SPA) is heated to 33° C (91.4° F) and the Turkish bath and tropical shower are heated to 27° C (80° F).

It was absolutely lovely. The property is gorgeous, and the amenities are terrific. We had a relaxing week.
Enjoyed Most:
The outdoor area, and the attention to detail in the decor. The hosts were wonderful and attentive- very generous. They had the outdoor area sprayed for bugs before we arrived, and we were relatively mosquito free.
Enjoyed Least:
The 'extras' such as hot tub, air conditioning, and pool heating were expensive and the cost added up quickly.
Surrounding Area:
The views were gorgeous. The town of Guardea is charming- and Orvieto was easily accessible.
Nearby Events or Locales:
Guardea- it is not really in walking distance- given the gravel road and the heat.
Tips or Restaurants:
We went to the Cinghale festival in Guardea which was a truly authentic experience. We didn't really go out- the better supermarket is near Amelia. Bring your own tea lights- there are lots of beautiful holders. The road to the villa is unpaved. We also rented a car that was too big for the small towns and roads we were navigating.
We used a GPS that only really worked when we set it to the town of Guardea, then reset it to the property.
Check In Out:
The hosts were very charming, and welcoming - and accommodated us when we asked for an earlier check in.

My family had an AMAZING time in one of the most beautiful homes and areas we've ever stayed in. The home was large enough for the eight of us, from the bedrooms to the common areas. We cooked every night for five nights, and the kitchen, while smaller than we are used to, provided most everything we needed to make fantastic meals.
Enjoyed Most:
The view and the beautiful landscaping! And we loved the pool and all its features.
Enjoyed Least:
The showers were pretty small, but that wasn't a big deal. And the kitchen did lack some of the tools we are used to, but again, not a big deal.
Surrounding Area:
Umbria is one of the most beautiful and historical places we have ever been. The surrounding area was just so beautiful and pristine. We loved traveling to the medieval villages and learning about the history of each. It was also one of the most peaceful, quiet places we had ever been to.
Nearby Events or Locales:
Gardea was probably the closest, and it would have been about a 30 minute walk, maybe? But we never walked - the roads were not safe for pedestrians.
Tips or Restaurants:
I would suggest cooking at home - it's countryside, culinary dream! Definitely figure out where the closest farmers' markets are, and definitely try your hand at cooking typical Umbrian dishes using quality, in-season ingredients from the area's farmers. Definitely bring non-toxic bug spray - there were lots of mosquitos!
The directions were great, which is surprising because the house was very remote!

The property is lovely. The views were spectacular, the villa itself was beautiful and very comfortable. We enjoyed the donkeys, sheep and deer as well as the lovely indoor pool and spa. We will go back again some day!

Orvieto was a lovely city and quite close. We enjoyed the area immensely.
Nearby Events or Locales:
Guardea was the nearest town and you could walk there.
Tips or Restaurants:
The kitchen in the villa is wonderful and we like to cook so we cooked every night. There are great grocery stores in Orvieto and a nice small store in Guardea. If you want to go to nice restaurants, Orvieto is the closes place to go.
The roads aren't all paved.
