Location Description

This stunning villa is set in the hillside just above Menaggio – high enough to benefit from the seclusion of a private road but close enough to walk into the town center in less than 20 minutes. There are two pizzerias which are less than a 10 minute walk from the villa.

Exterior Description

(100 m2) The villa has extensive outdoor lounging and eating areas on 3 terraces. In the evening the lights from Bellano, Varenna and Bellagio along with numerous other mountain villages on the other side of the lake create a dramatic backdrop for dining on the terrace. Guests will also enjoy the shared swimming pool, which boasts stunning lake views. The villa is accessed by a gated tunnel which leads to the private garage with automated doors.

Interior Description

(220 m2) Four floors (with elevator).
Ground Floor: There is a laundry and utility area.

First Floor: There is an open plan living and kitchen area, with beautiful lake views and doors to the main terrace. There are two double bedrooms on this floor, one of which has direct access to the main terrace and full views over the lake. There is also a bathroom with tub, overhead shower, toilet, and sink.

Second Floor: There is a stunning kitchen which includes a central island with built in Teppanyaki grill and seating. The dining table can seat 8 people and the living area offers comfortable sofas, flat screen Sky TV, and wall-mounted Bang & Olufsen CD player. There are three glass doors along one side of the room which look directly over the lake and lead to a balcony which runs the full length of the house. There is another sliding door which leads to the villa's sunny terrace, which offers comfortable outdoor dining for up to 8 people, as well as panoramic lake and mountain views. There is also a guest bathroom with toilet and sink.

Third Floor: The Master suite features a double bedroom, walk in wardrobe, bathroom with shower, toilet, and sink, views over the lake, and access to a sunny terrace. The second bedroom has two twin beds and views over the lake. There is a bathroom with tub, overhead shower, toilet, and sink.
