You can really experience the charm and beauty of Cortona, from this "Under the Tuscan Sun" villa accommodation in Tuscany. It is located just off of the road leading to the town. From this holiday villa in Tuscany there are lovely views of the surrounding hills. Day trips to Arezzo, Siena, Southern Tuscany and Umbria are all possible from this centrally located villa to rent. At the same time, you can enjoy close access to a beautiful town for your morning cappuccino or evening stroll.

This stone farmhouse is situated in a panoramic location with splendid views over the Chiana Valley and over the ancient church of S. Maria delle Grazie al Calcinaio. The property is very close to the center of Cortona, a beautiful small medieval town whose origins date back to the Etruscan period. The access to the house is through an unpaved but well-kept road. The road for Cortona passes approx. 50 m away from the property. There is parking within the grounds.

(300 m2) The house has been recently restored but still preserves many of its original details such as the ancient terracotta tile floors. There is a terraced garden. There is a nice table with chairs in the garden for outdoor dinners. There is a small but very charming stone pool (6m x 3 m, max. depth 1.5 m) with Jacuzzi area.

The house is tastefully furnished with some antique pieces.
Ground Floor: There is an entrance, living-room with satellite TV, fireplace, and a dining area. The kitchen is equipped with oven, refrigerator/freezer, and dishwasher and has a fireplace and dining area. There is a bedroom with a single bed. and a bathroom with a Jacuzzi tub.
First Floor (accessed by an internal wooden staircase and an external stone staircase): There is a double bedroom, a twin-bedded room, and a bathroom with Jacuzzi shower.

Q: was the air conditioning in the bedrooms effective? was it needed in August?
How bad was the road noise?
A: We did not need any air conditioning and to be perfectly honest, we have never used air conditioning any time we have traveled in Italy. We just open windows and enjoy fresh air! Although Calcinaio is situated close to roads, we never heard road noise at all. We loved this property and would not hesitate to return again.
A: 1) We didn't use the air conditioning. We visited in early September, and the aircon wasn't needed at all. I don't imagine that heat would be a significant factor in August. (We even found it a bit cool when at the property's small pool in the afternoon.)
2) Road noise wasn't bad at all. The home is centered on the property about 100 feet from any roadway, and the living space is positioned in the middle of a terraced olive grove away from the sound of traffic. Our preference was to enter the property at the higher road and exit via the lower one.
Everyone's taste varies, but we had a VERY nice experience at this property, and would visit again. The location was great for Tuscan/Umbrian day trips, owners were very sweet, view from the Master bedroom was beautiful, Cortona is only 3km away. Have a delightful trip!

Overall:
We enjoyed our stay at Casa Chiana. The location was very private and beautiful. Cortona was a wonderful city. Beautiful and friendly.
Enjoyed Most:
Casa Chiana looked exactly what I though a Tuscan villa should look like. It had two working fireplaces, terra cotta floors, stone walls, etc.
Enjoyed Least:
We had trouble with the washing machine.
Surrounding Area:
Everything was wonderful around the surrounding area. Cortona was stunning. Wonderful, kind people. Restaurants were great and their owners were very welcoming. Camucia had great grocery stores with everything you might need. Wine - yum - good prices, too.
Nearby Events or Locales:
Camucia was the nearest small town and it was within walking distance. I didn't feel as though I should walk on the narrow streets - which was a little disappointing. I'm a walker (3.5 miles a day) and I didn't even try to walk on the street. I would not let that stop me from renting the villa.
Tips or Restaurants:
Pay close attention to the location of the villa. My sister had trouble finding the driveway.
We left the cards from restaurants we enjoyed.
Directions:
The directions were not to the villa. They were to the owners house. Our GPS did not work on our car, but, my phone was spectacular.

All good. La Bucaccina is an excellent restaurant in Cortona.
