Overall:
When we arrived Maria had wine, fruit, bread, apricot jam (my favourite) and goodies for us (what a lovely touch)! A charcoal BBQ on the patio as you went into the villa was also a nice idea (which we used once to cook an amazing Bistecca al Florentina) yum! We loved the kitchen and dining room where when at home we spent most of our time, as it was early April, temperatures were still cool so the open fire was a wonderful cozy feel. We did enjoy a couple of sunny afternoons with wine up on the deck off the bedroom overlooking the vineyard with beautiful sunset. Also a glassed in area off the living room with comfortable chairs that we were able to sit in the sun with a wine and feel cozy.
Enjoyed Most:
Cozy and well-equipped kitchen/dining with the open fire. Overlooking the small vineyard was very calming.
Enjoyed Least:
The mattress and pillows were a bit firmer than we would have liked (in saying this though, I should point out that we have had several trips to Italy and stayed in both hotels and villas and it seems always mattresses are hard and pillows could be more comfortable)!
Surrounding Area:
We had the most wonderful Sunday brunch at Villa di Sotto, it happened that same day a couple had their wedding anniversary with huge family and friends helping them celebrate. The owner and staff were amazing and not only looked after the celebration and us. The food was out of this world... really had no room for dessert but the owner had made tiramisu and asked would we try it.. it was yum! It was their first day opening up for the season, how lucky could we be. That is only a short walk to from the villa if a person did not want to drive.
Tips or Restaurants:
Face cloth and soap. Best restaurant a short walk away in Villa a Sesta Osteria Villa di Sotto. We also enjoyed a short drive to San Gusme, a cute little village and stopped into a little shop/cafe for morning coffee--the only one open at this time of the year--for our cappuccino and macchiato and sat at a small table with an older gentlemen that came in to pick up his dry cleaning.
Directions:
We did use a GPS but that kept telling us once we reached the small town of Villa a Sesta a short way from where we needed to be we had reached our destination.
Check In Out:
After contact with Maria by phone check in/check out was easy.

Overall:
The property was absolutely beautiful! Maria, the property manager, was wonderful and very accomodating. When we arrived, Maria had a vast arrangement of fruit and 2 bottles of wine and water.
Enjoyed Most:
The kitchen is very well equipped. The gardens are amazing.
Enjoyed Least:
It really isn't 2 bedrooms... the second bedroom is a small ante-room off the master bedroom. And, the 2nd bathroom off the kitchen really needs fixing up. The lights on the stairwell were burned out so it was quite dark from the kitchen to the living room level.
Surrounding Area:
The area is beautiful! The towns surrounding are great and there is quite a choice of great restaurants.
Nearby Events or Locales:
The nearest town was Villa a Sesta which had 3 restaurants but nothing else. It was a long walk from our place but doable. The town with more amenities was Castelnuovo Berardenga a few kilometres away which you had to drive to.
Tips or Restaurants:
The villa had a very comprehensive book listing the nearby restaurants and amenities.
Directions:
We had great directions to the property. We did use google maps on our iPhone which helped a lot.
Check In Out:
Maria, the property manager, was very accommodating so the check inout process went very smoothly.

Overall:
The property manager was a gem. The garden was so wonderful. Very inviting place and it was so convenient to go to Siena and so many wineries. One of the best vacations ever... and I have been to over 35 countries.
Enjoyed Most:
Quiet. And it had everything you would want for a quiet vacation.
Enjoyed Least:
Televisions did not always work - cable issues - but we just looked at the stars and opened another bottle - beautiful.
Surrounding Area:
The small towns near by were very inviting. Siena was very close.
Nearby Events or Locales:
Villa de Sesta. We made good friends with one of the waiters at the local restaurant. Young man and full of jokes and stories. We just let him pick the menu and it was never disappointing. Wonderful experience.
Tips or Restaurants:
Siena was spectacular and worth two days. Depending on the time of year, bring layers. We did in early May and it paid off. Make sure to read up on the art you are about to see...the more informed you are... the more your eyes will be filled with amazement. You cannot get a bad meal in Tuscany - even the soup is out of this world.
Directions:
GPS off your smart phone is all you need. Plan to spend an hour at the car rental place - it was very congested and slow. Everything with the property was fantastic. Cannot say enough about the property manager Maria - wonderful lady and her husband kept the grounds like a palace.

One word - friendly and easy...ok, that is two words.
