Very nice.

A great base for us to visit Florence, Pisa, and Siena.

Kitchen was lacking in electrical outlets. There were no instructions for using the TV. The dryer cycle was slow.

Overall:
Fantastic. I wanted to stay another week. Can't wait to go back.
Enjoyed Most:
Everything. The view was fantastic and it was so centrally located. We did three day trips.
Surrounding Area:
The central locality. The nearby towns. Cinque Terre, Piambino, Island of Elba, Pisa, and Chianti with surrounding villages and walled cities.
Tips or Restaurants:
You don't need to bring a thing. Ask the staff. All of their suggestions were great.
Directions:
We didn't have a GPS. We thought we had gone too far and pulled over at an AutoGrille (which by the way are FANTASIC) and found out it was only two more exits down the autostrada.
Check In Out:
The staff was very friendly and helpful. They drove up to our villa and personally showed us around. The wine was great and when we were in Volterra, we went to a cheese shop and got sausages and cheeses and fruit and got back just in time to catch the sunset. Dreamy!

Overall:
This property was perfect for us. We received a warm greeting and check-in was flawless and quick. The estate was impressive, the view from all angles was gorgeous, and the property was centrally located in the Tuscan region, so that we could easily drive to other villages. The pool was beautiful with lovely furniture where we could sit and enjoy wine and the estate winery. We could easily drive to a great little coffee shop in the morning and to other restaurants in the evening. You do need a car if staying at this villa.
Enjoyed Most:
The entire experience was outstanding. The views were incomparable. It is hard to single out one particular thing. I only wish we had been able to stay longer and relax more at the villa vs driving to Pisa, Lucca, San Gimignano and other areas. I want to come back and stay longer the next time!
Enjoyed Least:
We did have a problem with the washing machine, which was a great plus to have, but one of the two was not working properly. Small glitch in the overall big picture.
Surrounding Area:
The little village that was a close drive, and meeting the owner each morning and the people who frequented the coffee shop. The owner greeted us with warmth every day.
Nearby Events or Locales:
No, one needs a car.
Tips or Restaurants:
We drove to the nearest Coop and bought wine, cheese, baguette, fruit and a few other essentials. All restaurants are good--fresh food and great Italian flavors.
Directions:
We rented a GPS that spoke Italian to us, which was useless. The first night at a local restaurant the waiter fixed the GPS to speak English.
Check In Out:
Check in process was quick and smooth. We showed our passport and did not need a copy. There were no problems.

Enjoyed Most:
The quiet peacefulness and the view.
Enjoyed Least:
The distance to a village. I would have preferred a decent-sized village to be within walking distance, so that I could walk to and from supper. This, of course, cannot be changed

It is Tuscany. The area to the south was beautiful.
Tips or Restaurants:
A GPS is required if you are not familiar with the area. Maps are OK, but many streets and roads are very poorly marked, if at all. The restaurants recommended by the staff were very good, once you found them (more detailed descriptions of exactly how to get to them would be helpful).
Directions:
I did not have a GPS but easily found it from the FI-LI-PI autoroute.
Check In Out:
I arrived Saturday afternoon. The directions said to ring the bell and proceed down the tree lined road to reception. You cannot do that as the gate is locked. It should say to ring the bell and wait at the gate until it is opened.

Fabulous, and filled with memories!
Enjoyed Most:
The beauty of the land, and being there during off season, with no else at the properties.
Enjoyed Least:
The master bedroom mattress! Very uncomfortable and squeaky.
Surrounding Area:
Easy access to Coop and restaurants but directions of road systems difficult to follow sometimes.

The property's staff was very informed and friendly.

Montopoli, was within walking distance although you have some busy roads to cross to get there.

Definitely need a car when staying in villas, renting bikes to explore estate is great fun, Roberta will organise this for you. Roberta will give you list of local restaurants to try, we found them to be fantastic restaurants with great Italian food.

Overall:
Delightful experience. We were pleasantly surprised by the beauty of this property. The area was perfect for numerous day trips and our kids loved the pool.
Enjoyed Most:
That it was a mini Italian oasis. From the highway you'd never even know this wonderful place lay behind. It was very relaxing and close to so much.
Enjoyed Least:
We liked it, so hard to say.
Surrounding Area:
The proximity to so many different areas and choices for day trips. Little villages, big cities, tourist attractions, beaches etc.
Nearby Events or Locales:
It was a few km to the nearest town, but not within walking distance due to the highway outside the gates. I think it would be a difficult property to be at without a vehicle.
Tips or Restaurants:
There are great restaurants and locations all around. The property managers will help with recommendations. They even have a book - but really, the choices are limitless.
Directions:
Extremely easy to get to. We flew to Rome but would have been better, of course, to fly to Florence or Pisa.

Overall:
Would definitely return. Lovely spot. Great pool.
Enjoyed Most:
Convenient location. Very clean. Very quiet. The manager was awesome.
Enjoyed Least:
The bed was a bit hard and the pillows thin, but acceptable. Could have used a few more towels, and would be nice to have the sheets changed mid-week. Nothing major for sure.
Nearby Events or Locales:
We had a car. Walking was a non-issue, as we covered a lot of ground from Siena to Cinque Terre.
Tips or Restaurants:
You were correct about the list of things to bring along. La Giaconda in La Serre suggested by the manager was awesome. Highly recommended.
Directions:
A bit tricky the first time. Best to arrive in daylight.

The manager and her assistance was much appreciated.

Enjoyed Most:
The setting and the quality of the accommodations were everything we hoped for. The staff is outstanding.
Enjoyed Least:
During our week-long stay, the owners harvested a large grove of poplar trees adjacent to our villa. That involved all-day work by a large crew using huge wood-chippers, chain saws, and trucks. The noise they made was awful.
Surrounding Area:
The view was spectacular and the property is relatively close to a major roadway FI-PI-LI, giving us an easy jumping-off for day trips.

The ambiance was fantastic. Located on a very large estate. The views are splendid. The service was cordial and excellent. The location to visit other cities is unmatched. We are planning to go back with our whole family in the future.

Master bathroom has a step that is dangerous.

Gorgeous. Being so well located to Florence, Pisa, Lucca, Siena makes this an ideal location.

Nearest small town is Montopoli Val d'Arno. You could walk, but a car would be preferable.

The unit is extremely well equipped. I would bring a cheese slicer.

Overall:
A secluded and wonderful property. Access to major store about 6 miles away for groceries. Overall it was a wonderful experience
Enjoyed Most:
The property was very centrally located to many great sightseeing areas. We traveled very easily from Pisa to The Cinque Terra to Siena, San Gimignano to Florence. The train station was very easy to access and provided wonderful ease of travel.
Enjoyed Least:
Nearby restaurants were scarce and hard to locate. The time we traveled was the local holiday season, but if you don't want to cook, it was a bit of a trek to get a good restaurant.
Surrounding Area:
Absolutely beautiful area with rolling hills, vineyards and incredible sunsets.
Tips or Restaurants:
Beach towels are a must. The kitchen was very adequately equipped. The wine on-site was very good and reasonable. Montevecchio was an outstanding meal and Il Melograno was a smaller family run but very nice restaurant.
Check In Out:
We were a bit late arriving due to hellacious traffic from Rome and the property manager waited for us ....very nice

Overall:
Lovely - would stay again without hesitation!
Enjoyed Most:
The grounds were wonderful! Absolutely gorgeous groves of olive trees and wine grapes, as well as a very wooded area with a long drive of tree lined street takes you to a very private villa area! The views were incredible and each villa has a private outside dining area to use, and the villa was just charming as can be!
Enjoyed Least:
The coffee pot took an hour to make coffee! The reservation office took care of this for us and we enjoyed our stay. The laundry facility was a challenge and the machines took a long time for use. Other than that - it was magnificent - - oh by the way - - bring bug spray - the mosquitoes are huge!!
Surrounding Area:
The area was very private, you drove far back on to the property to reach your villa, and there are several small clusters of villas, each very private and far away from each other, again surrounded by groves, etc.... each with a swimming pool, BBQ area and laundry facility for use.
Nearby Events or Locales:
We rented a car - really a must - but found our way around Tuscany quite easily. Close to Pontadera and Volterra and not a far drive to Florence, Siena, etc. Also close to train stations where you can park and get to other large towns without worrying about traffic or getting lost.
Tips or Restaurants:
August is the holiday time for Italians. We found this to be a disadvantage, because many businesses and restaurants were closed. If I were to travel again, I would not go to Italy in August. Bring your Rick Steve's guide books and bug spray!!
Directions:
Found easily. Close to highway access. Easy to find.
Check In Out:
In August, it is challenging. Even check in and check out times were altered due to the Italian holiday schedule.

Overall:
We had a lovely stay. Other than our one bad night with the late party, we had a very relaxing and enjoyable stay in the Tuscan countryside.
Enjoyed Most:
The setting was beautiful - the grounds, pool and surrounding property. The apartment was very nicely kept and comfortable for four people.
Enjoyed Least:
Nothing - other than one unfortunate incident with a party on the property during our stay that kept us awake until 3:00am.
Surrounding Area:
Driving to the local small towns and exploring both sites and every day Italian life
Nearby Events or Locales:
Montopoli and Capanne were the nearest small towns but not really within walking distance.
Tips or Restaurants:
Bring pool towels. As I read the property description I thought they were included but it is 8 euro per towel to have the property supply them. Also, the kitchen and fridge for the unit is a little small, so planning simple meals worked out best.

I wish I could go there more often!
Enjoyed Most:
The fact that it is part of a very expansive domain which produces wine. it is still a very "local place" full of charm, tradition, and culture. The apartment is well furnished and well kept, definitely up to the best standards, even in comparison with European ones on this agriturismo market.
Enjoyed Least:
The bed pillows and the creaking bed. Yet it is not very important since the whole ambiance and site you are staying in is unique; what an honor.
Surrounding Area:
It is in a huge property in the middle of an expansive forest and part of a winery. It is extremely accessible with the FI-PI-LI autostrada right outside of the entrance.
Nearby Events or Locales:
Montopoli, Pontedera, Fucheccio are some of many nearby towns full of charm and/or needed goods.
Tips or Restaurants:
The only thing we brought from France was the electric mosquito plug ins, which are badly needed. The rest was great! No restaurant recommendations, but you need to try the markets. This is the ultimate way of living like an Italian and actually tasting home-cooked food... the flavors, the smells and the ambiance is unique. Go for the prosciutto, the pecorino and rucola amongst many other goodies.

It was good, very basic. The attentions by Roberta were great.

Suggest you try and arrive before dark. We were late, and with the darkness we missed the turn off for the property.

The estate is beautifully maintained. We loved everything about the villa. It was spacious, well maintained, and beautifully furnished and decorated. Having an outdoor dining area was a real bonus. We also enjoyed the wine tour with Roberta. Her overview of the estate wine production was very interesting. The wine tasting culminated in a very well-appointed and picturesque Tuscan dining room.

We enjoyed everything.
Tips or Restaurants:
The villa provides a good range of restaurants and grocery shopping options.

Enjoyed Most:
The peace and quiet, pool, central location to many sights in Tuscany. The laundry room was right across from the apartment and very handy since we were traveling with children

Nothing. It was wonderful.
Surrounding Area:
The little towns nearby were fun to explore. The kids loved the pool. It was perfect for pre or post-sightseeing as it was quite warm while we were there at the end of June.
Nearby Events or Locales:
Pontedero. It was a 10-15 minute easy drive to the large grocery store. Montopoli in the other direction about 5-10 minutes. Great little restaurants.
Tips or Restaurants:
The apartment comes with a great guide to the surrounding area. Check out the restaurants they recommend in Montopoli and make reservations, they are great.

Overall:
I wish I could be there during wine harvest or at least when the grapes are on the vine. The pool looked fabulous, too, and we wish it had been warm enough to swim. Loved our time there.....phenomenal
Enjoyed Most:
We loved the beautiful countryside and the location. So close to the freeway, but secluded in such a way as to make you feel like you were out in the country. We loved the bathrooms, the showers, the towel warmers. The fireplace was a welcome amenity since it rained and it was cold while we were there. Also loved the window shutters that made the place very dark so that we could sleep in. What a treat while on vacation
Enjoyed Least:
The fireplace was a little smoky.
Surrounding Area:
We traveled to Pisa, Lucca, Siena, Florence and San Miniato and loved the central location of the apartment.
Nearby Events or Locales:
Capanne. The town was not within walking distance but it did not matter, since it was a short ride.
Tips or Restaurants:
I would bring some staples with me the next time, salt, pepper, coffee, sugar and teas. We had to buy all of these and threw away most of them because we did not want to pack them to carry them all the way home
