Overall:
Our villa was beautiful, clean, amazing. So quiet and peaceful. Just what I have envisioned and hoped it would be!
Enjoyed Most:
Our villa and the surrounding views. Central location in Tuscany. We had rented a car but also used the trains to travel into Florence and Siena.
Enjoyed Least:
Nothing, everything was great.
Surrounding Area:
Tuscany is peaceful and beautiful. We visited Greve, Siena, Pisa, Florence and two wineries near Greve on the Chianti Road (SR 222). The drive was breathtaking.
Nearby Events or Locales:
The nearest small town was Capanne. You could have walked there but would have to walk along a busy road so we drove.
Directions:
We did not have a GPS but the directions were good. We arrived around 8 pm and missed the turnoff from the main road and had to go around the roundabout again. There was also a small store right after the entrance and know that would have helped us find the turn into the driveway of the property.
Check In Out:
Even though we arrived after regular check-in hours due to a flight delay, we just called Francesca from the gate and within 10 minutes we were met by security and gained access to the property and were taken to our villa. Didn't have to check in until the next morning which was great since we were all tired from our long flights from the US. Everything in the villa was perfect upon arrival and there was even a bottle of the Estate's vino which was much appreciated!

Overall:
We had a wonderful time. Our 3 young kids particularly liked the beautiful swimming pool which had the best views on the property. The pool was surprisingly large and very clean! Much appreciated.
Enjoyed Most:
The apartment was spacious, and well-organized. The kitchen was fine if a little short on cooking utensils, but overall no complaints. The property itself was beautiful and quiet. We loved the wine tasting and tour of the facilities.
Surrounding Area:
All of the many small hilltop villages, and nice restaurants.

Definitely not walking distance

We used GPS, but it does not send you to the main entrance.

Overall:
Tuscan paradise! Spent a wonderful week with our daughter and our close friends and their daughter, so the 3 bedroom/3 bathroom configuration was perfect. Francesca and Roberta were incredibly welcoming and gracious. The apartment was clean and comfortable. I can't say enough about this stunning estate and our wonderful hosts!!! Whether you are a couple or small group or multiple families, there are many accommodation options to suit every need and the hospitality is extraordinary!

The views are breathtaking in every direction!
Surrounding Area:
We found the location to be perfect for the itinerary we planned. Be mindful that you are out in the country, so it would be next to impossible to be without a car. Our day trips included San Gimignano, Cinque Terre, Certaldo and Certaldo Alto, Lucca and Florence as well as several winery tours/tastings, including our on-site tour. All were easily accessible. For our visit to Cinque Terre, we drove to Pisa, parked our car in a secure lot very close to the train station and took the train up to La Spezia where we transferred to the regional train for the five villages. For our day in Florence, we drove to nearby Pontedera and took the train to Florence.
Nearby Events or Locales:
There are several small towns near the estate, but not in walking distance. It takes 5-10 minutes to drive from where the houses are down to the main gate. There are several large grocery stores within a 10-15 minute drive of the estate, including the Panorama in Pontedera, and a COOP and Pam in San Miniato.
Tips or Restaurants:
The restaurant suggestions provided by our hosts were excellent. The closest option is Lago Varramista (aka Ganzo's) which can be seen from where the houses are perched on the property but would be difficult to walk to. It's casual, family friendly with delicious pizza and even burgers and fries. At Quattro Gigli we enjoyed a fantastic meal in a unique atmosphere. Another nearby find was La Tagliola - just minutes from the property, it was a great place for our first meal.
Directions:
We used a GPS and it proved to be invaluable. It led us directly to the property and was indispensable during our adventures in Tuscany.
Check In Out:
Francesca and Roberta were extremely accommodating. Check in and check out were smooth and easy. I generally travel with at least one set of copies of our passports, so I made an extra set because I knew they would need them and it was greatly appreciated.

Overall:
A really pleasant holiday in a beautiful part of the world.
Enjoyed Most:
It was really peaceful. The estate was lovely. The views were awesome.
Surrounding Area:
It is easy to get around with a rental car, and we found lots of nice restaurants in which to enjoy the local cuisine.

You definitely need a car!

Use Trip Advisor for local restaurant suggestions. San Miniato is lovely and worth a visit.

We used a GPS. We would have (literally) been lost without it!

Overall:
We enjoyed our stay. It was very peaceful.

The location--near the highway but you couldn't hear it.

Kitchen is very small and the kitchen knives very dull.

Close to Coop for groceries and winery areas within a couple of hours.

Castel del Bosco-yes, it's within walking distance.

Try the butcher shop in Cappone--great meat and sausage

Overall:
It exceeded our expectations. We had a wonderful week there and hated to leave.
Enjoyed Most:
The location was convenient to visit many areas of Tuscany with an easy drive. All of the amenities were first class. Rebecca (the manager) was extremely helpful and friendly. We loved the view and the many areas to walk. The pool was beautiful.
Surrounding Area:
The convenience to the highway and grocery shopping.
Nearby Events or Locales:
The nearest small village was Capanne and the nearest town was Montopoli. They were not really in walking distance.
Tips or Restaurants:
If you are eating dinner out plan to eat after 8 PM. Since these are small towns the restaurants do not open until at least 7:30 since it is not a tourist area. Several days we had a nice late lunch while visiting Florence or a hill town and then snacked on local products and wine in the evening.

Overall:
We had a wonderful time and our villa was perfect for our vacation.
Enjoyed Most:
The property was beautiful and secluded, yet a very, very short trip to everything we needed, including a major highway.
Enjoyed Least:
The only things that were somewhat uncomfortable in our villa were our beds. They were very hard compared to what we are used to. Also, there were mornings where either the cleaning crews were making a lot of noise or someone would honk their horns on our driveway very early.
Surrounding Area:
We really enjoyed the nearby restaurants. We had a hard time finding a few that were recommended and would suggest that the office supply maps to the restaurants they recommend.
Nearby Events or Locales:
There were no small towns within walking distance for us, but two of our group are handicapped and could not even have made a short walk.
Tips or Restaurants:
There is a very nearby restaurant in Marti that was very good, but it is not on the recommended list. It should be, as we went there twice and loved both visits.
Directions:
We had GPS, but didn't use it.

They were so nice and helpful.

The excellent accommodations and the beautiful surroundings.

The beauty, the vinyards stretching as far as the eye could see, the variety of trees and the lovely flowers.

Montopoli, which can be seen from our villa, could have been within walking distance except for the traffic on the narrow streets.
Tips or Restaurants:
Stay as long as you can in order to take advantage of so many tourist attractions withing driving distance. We had to pick and choose in our one week there and will have many more interesting places to visit on our next trip.
Directions:
We used only a map which was sufficient.

Overall:
We were at Fattoria Capponi - Krizia for 12 days. We had a wonderful experience. The setting is stunning and it's easy access to everything in the area. The staff was very accommodating.
Enjoyed Most:
We have three young children, and we most enjoyed the pool area and the al fresco dining.
Enjoyed Least:
The beds were very uncomfortable, and I would suggest updating the beds with better mattresses.
Surrounding Area:
The surroundings were stunning, vineyards on the horizon for miles around. Very easy access to lots of little villages.
Nearby Events or Locales:
Capanne wasn't within walking distance. And the highway is just off the property, so even riding a bike there could be a little daunting to a tourist.
Tips or Restaurants:
Take advantage of the services the concierge offers. It would have been nice to have some of the staples in the house already for us upon arrival. Even if just for breakfast food. The kitchen is modestly stocked, but we already knew that and weren't disappointed.

Again, Very accommodating staff.

Only having one outlet in the kitchen, so we had to unplug the coffee pot to use kettle or toaster.

Castel del Bosco - we drove to it, and it was very handy. Pontedera had the bigger groceries that we needed.
Tips or Restaurants:
Stock up on food before Sunday. When they say closed on Sunday they mean everything! Our favourite nearby restaurant was La Piazzeta in Castel del Bosco. Excellent pizza and wonderful service. They didn't speak English and we didn't speak Italian but we both did our best to communicate and had fun doing it!

Overall:
Everyone we came in contact with was very kind and helpful -- they were very patient with our lack of the Italian language, and their use of the English language was wonderful.
Enjoyed Most:
The property would have been just perfect for our adult paraplegic son..... unfortunately, a blood clot in his leg prevented him from enjoying the beautiful, handicap-accessible property.
Enjoyed Least:
There was nothing to not like!!
Surrounding Area:
The great views and the "local" setting....yet, it was very easy to get to Pisa, Florence, Lucca, etc.
Tips or Restaurants:
You don't need to bring anything with you for household supplies; everything is available and the furnishings are very nice. The management gives you a folder with some local restaurant suggestions which are all very nice.

Overall:
This is a great property for a family vacation at a good location to visit Florence, Pisa and Lucca.
Enjoyed Most:
Sitting outside enjoying the pool, view, and a good glass of local wine.
Enjoyed Least:
The kitchen was a bit small and there was no microwave.

Peace and quiet; vineyards
Tips or Restaurants:
Bring pool towels; otherwise, you will have to rent them. All restaurants suggested by the property manager were great. Bring a dictionary, though, as some menus are in Italian only.

Overall:
We all loved this property, including our 3 teenage girls, and hope to return! We will definitely recommend the property to others. Both of the property managers were lovely and very helpful. We accidentally left a piece of luggage on the platform at the train station in Florence, and Roberta called Tren Italia to find out what we should do--we just picked it up the next day at the Baggage Claim area. We also had a great experience one night at a local restaurant, recommended by the managers. All of the local people we met were kind and helpful, but this was almost unbelievable!
Enjoyed Most:
The location was very convenient for day trips through out Tuscany and Liguria, but at the same time it was peaceful, with a nice view of the surrounding vineyards and Tuscan hills, and with a number of good local restaurants for dinner. The villa was spacious and comfortably furnished for a family of 5. We loved the pool after mornings of sightseeing. Although, there were three other families in the building, all with children or teenagers, the property did not seem busy or crowded and there was no problem with noise. We would love to go back.
Enjoyed Least:
The kitchen is very small. We used the ironing board as additional counter space when needed.
Surrounding Area:
The property was very close to the FI-PI-LI, which made day trips very simple. Nonetheless, the estate itself was very private and peaceful, with no views or sounds of the highway. There was a lovely view across the vineyards and hills. There were numerous small villages close by, which offered necessary services such as a pharmacy and a plethora of good restaurants. Our usual daily plan was a 45 minute or so trip to a scenic spot Florence, Lucca, Siena, San Gimignano in the morning, returning to the villa after lunch for swimming, resting, and a good, quiet meal in one of the nearby non-touristy villages. We could recharge in the evenings for the next day of sightseeing.
Nearby Events or Locales:
The villages nearby were not within walking distance, mainly because the estate was large. There were several villages within a 5 minute drive.
Tips or Restaurants:
All the restaurants recommended by the property managers were good. We did not get all the way through the list in one week! We found it easiest to go the the Panorama market in Pontedera for groceries because of the enormous selection, plus it was easy to find and about 10 minutes away. We found the villa well stocked with detergents, soap, and toilet paper when we arrived, and a laundry room with 2 washers and a dryer had been added next to the pool. It would have been nice to have a clothes line. My 1 piece of information for visitors regards the train station in San Romano about 7 minutes away, and convenient especially for day trips to Florence You buy your train tickets at Dumbo's pizza across the street from the station and then cross under the tracks to get to the platform for the train to Florence.
Check In Out:
The managers kindly staggered the checkout procedures throughout Friday evening and Sat. morning so that people did not have to wait.

The fabulous setting. A local baker came by every morning, which was really nice.

The proximity to things we wanted to do. Centrally located.

Had no trouble finding local restaurants. Worked out wonderfully. Explored nearby towns.

Enjoyed Most:
We rented three properties, and we loved this one. It was more of a small apartment complex, but we were the only ones in our building, and nothing but positive comments on the professional staff and the quality of the place. We really loved it. We used the local town for purchasing food for cooking; the kitchen had excellent cooking items. The outside seating area was outstanding; the bedrooms were great, and the environment was outstanding. Would go back to this place in a minute. Least expensive of the three villas, but really enjoyed it. The staff were very concerned about our stay, helped us with travel and followed up with answers to questions.
Tips or Restaurants:
We bought some wine that is made there. You must have a car when staying at this place.

Overall:
This was honestly more wonderful than represented. It provides the perfect blend of being close enough to train stations for getting to Lucca, Florence, Pisa, Napoli or easy driving distance to countless wonderful sites, or serene enough for just lounging by the pool.
Enjoyed Most:
It's hard to choose, beginning with the entry drive, everything is fantastic. The pool overlooking the vineyards is not to be missed. The fresh bread delivery every morning, right to our villa was an unexpected treat, too.
Enjoyed Least:
We never did figure out how to use the phone other than to call the main reception. Thank goodness for international cell service!
Surrounding Area:
The small towns, markets and their restaurants. The people in Montopoli, Pontederra, San Romano and everywhere else were so very friendly and open in spite of our murdering their beautiful language.
Nearby Events or Locales:
Marti was the nearest small town, but none are within walking distance. A car is a necessity, although you need not drive too far.
Tips or Restaurants:
Don't forget to bring your own soap, but the villa is well stocked otherwise. The Panorama market in Pontederra is huge and has whatever you need. We loved Dumbo Pizza - they have a couple of locations, Quattro Gigloi in Montopoli and La Tagliola in Marti 0571-461010
